Residences that put the ‘town’ into townhouse

opping down to the shops will take on a rather literal meaning for future residents of Marigold. The new Taylor development will place 38 two and three-bedroom townhouses directly above the suburb’s emerging town centre, putting groceries, coffee and everyday services within easy reach downstairs. Civium’s Wayne Harriden says the homes have been deliberately designed to feel distinctly residential, despite their position above the shops. Developed and built by Monarch Building Solutions, Marigold comprises a collection of two-storey residences designed by Dezignteam, with interiors by Studio & You – an entirely Canberrabased project team.

Across the full range, every townhouse includes two bathrooms plus a powder room. The lower level centres on an open-plan kitchen, dining and living space, with a powder room nearby. In the two-bedroom residences, both bedrooms are tucked away upstairs, while the three-bedroom floor plans place one bedroom on the lower level and two above. A European laundry is also located upstairs, while three-bedroom homes add a bathtub to the main bathroom. “It’s been very well considered from the point of view of a live-in owner.” Wayne Harriden Every townhouse also includes side-byside basement parking for two cars. “The Marigold building entrance and driveway to the car park are also completely separate from the commercial space,” Harriden says. “It’s been very well considered from the point of view of a live-in owner.” Outdoor spaces vary between residences, reaching up to 69 square metres in some three-bedroom homes. Although technically elevated above the commercial podium, they’re designed to feel more like courtyards than balconies, with homes oriented either north or east, Harriden says. As a new development, owneroccupier buyers can also take advantage of recent changes to ACT stamp duty exemptions, removing another upfront cost from purchasing.
And one of Marigold’s most appealing inclusions sits beyond the townhouse walls. Taylor Town Centre is taking shape directly below, with Harriden saying the planned tenancy mix includes cafes, a speciality grocer, food outlets, a chemist and medical services, alongside Coles, which has been confirmed as the centre’s major supermarket. For Taylor, the arrival of a local shopping precinct fills a gap in a suburb that has otherwise become increasingly established. Nearby are Margaret Hendry School and Aunty Agnes Shea High School, alongside childcare centres, parks and an extensive network of walking and cycling trails. The Centenary Trail runs behind Taylor, while Gungahlin Town Centre is about four kilometres away.
But for Marigold’s future residents, one of the biggest changes to daily life may be that needing milk or eggs, meeting a friend for coffee, or picking up dinner will no longer necessarily mean getting in the car and driving a certain distance away, but quite literally popping downstairs. Construction of Marigold is already well underway, with the basement and commercial shell taking shape and work progressing on the townhouses above. Completion is expected in mid-2027.

ould Casey Market Town be Canberra’s peak shopping centre? Not only did it win an Australian Institute of Architects award when it was built in 2017, but it has its own train! Yep, Happy Harold toots his way around the centre on weekends, keeping the kids amused while you get some shopping in. They might need to do a few laps because there’s plenty to see here, from supermarkets to health and wellbeing businesses, cafes and bars. One of the bars is the stylish gastropub Casey Jones, and I wonder, continuing with the train theme, whether Happy Harold’s driver is related to the infamous American railroader of the same name. There’s a dining area with an elevated menu, a sports bar with large-screen TVs, and special deals throughout the week. Kids eat free on Mondays, the wonderfully named Tightass Tuesday will help the hip pocket, there’s trivia on Thursday nights, and plenty of live music and sport on the weekends. Surrounded by bushland on Canberra’s northern fringes, with easy access to Gungahlin, Belconnen and the city, “Casey has developed into a suburb where so much of what you need day-today is right on your doorstep,” says Stone Real Estate’s Shaye Davies. While the suburb does appeal to young families – the median age is only 32 – there is a broad buyer pool, Davies adds. “That’s one of its strengths,” she says. “It naturally appeals to first-home buyers and young families looking for an established home in Gungahlin, while the larger three and four-bedroom homes attract buyers wanting more space without necessarily moving further away from the major town centres.” There is also a good mix of townhouses and more compact homes, which creates opportunities at different price points. It looks like there are plenty of good reasons to get aboard the Casey train.

Casey has plenty of great coffee spots, but Tinker Tailor is hard to beat. Tucked inside Casey Market Town, its coffee is always made with care and precision, and it is consistently served with a smile.
Casey Jones has such a welcoming family atmosphere. There’s an outdoor playground for the kids, a pet-friendly dining area and an outdoor theatre. The staff are always lovely, the service is fantastic, and the menu has a great selection of pub favourites.
Byte and Bean is one of my favourite places in Casey. The food and coffee are amazing, but it is the people who really make it special. I visit almost every week, and whenever family comes to town, it is usually the first place I take them. It is pet-friendly too.

hen you have a home with fantastic bones, the best kind of renovation doesn’t erase its history; it decides which bits deserve to come along for the ride. A 2023 renovation by award-winning MMM Designs has transformed this four-bedroom Narrabundah home while holding onto some rather lovely pieces of its past. Take the wall of handcrafted timber shelving in the open-plan living and dining room, made by an early owner who was a German carpenter. It now sits comfortably alongside a new kitchen that features white cabinetry warmed by timber detailing and a blue-tiled splashback, an oversized island bench, a breakfast bar, and dedicated space for a wine fridge. The same timber tones carry through to the bathrooms, where soft blue-green tiles add colour without overwhelming the otherwise restrained palette. There are two bathrooms, including a main and a full-sized en suite with a skylight and heated towel rail. Four bedrooms provide plenty of flexibility, while underfloor heating, double glazing and a 6.65-kilowatt solarenergy system do the less glamorous work behind the scenes. Recession-proof your portfolio
W
ith fears of a downturn lurking in the wings, many investment strategists are advising their clients to recession-proof their portfolios. In increasingly uncertain times, the best way to build resilience is by buying well in the first place, says Glen James, a former financial advisor turned podcaster and co-author of The QuickStart Guide to Your First Property. “You want to invest in quality assets to hold for eight to 10 years, recognising that there will be periods of low growth in there,” he says. “There are defensive assets too, like less specialised buys, majority owner-occupier established suburbs rather than investor-heavy
greenfield sites, and more blue-chip inner city. “It can also be a good idea to buy dualoccupancy property for more income; property that can be improved by, say, adding a granny flat or superficial improvements. Or even lower your risk profile with Defence Housing that gives a guaranteed tenant for 10 years.” As a possible recession approaches, James says it’s also critical to maintain a strong cash buffer to carry you through periods of rental vacancies or, with a new tenant, lower rent. Yet, come a slump, Buyers Agency Australia property educator Amanda Calabria says there’s one asset you need

to preserve above all others: your sleep at night. “For that, it’s important you start planning before any recession comes along,” she says. “Preserving your borrowing capacity by collecting positive-cash-flow properties, as well as negatively geared, is a good idea, as well as keeping cash in an offset account. “You should also be running regular portfolio reviews and checking rents are at market prices, seeing how your properties can be improved to get a higher yield.” Calabria also suggests asking your broker for a better interest rate on borrowings, as even a tiny cut could be significant over multiple properties. In areas where co-living is available, another tactic is to rent out rooms rather than whole houses to increase income. Diversification is an essential tactic for protecting portfolios in precarious times, says Anthony Ursino, chief operating officer and general counsel at private equity real estate platform Proinvest Group. As well as traditional residential and shares, he recommends also looking at other assets. “One of the things we are focusing on is the build-to-rent space and flexible living,” Ursino says. “Flexible living is both short and long-term stays, and we’re seeing a lot more singles and couples now choosing this kind of accommodation rather than buying their own homes because of unaffordability. “These aren’t just rooms; they’re places with a real sense of community and, through communal facilities ... offer plenty of opportunities to interact with other people.” The group has just invested a reported near-$100 million in buying the Coogee Sands Hotel & Apartments in Sydney, and is adapting it into a flexible-living building with 80 self-contained studios and one-bedroom apartments. “To make investment portfolios recession-proof,” Ursino says, “we all have to look for a little bit more depth within investments and at what trends will be there into the future.”

Then in June, The Domain Rent Price Report showed coastal suburbs posted some of the biggest annual price hikes across the country, with perennial seaside favourite Coolangatta, on Queensland’s Gold Coast, leading the charge after weekly asking house rents swelled 29 per cent to a median of $1200. But while popular coastal towns, including Minyama on Queensland’s Sunshine Coast, collected the lion’s share of growth, experts say the resulting affordability squeeze has also put the spotlight onto underrated east-coast towns where rentals are around a third lower.
Just a bit back from the beach, quiet Dora Creek in Lake Macquarie is one of them. There, rents rose 20.9 per cent to $695 a week in 12 months, while further north in Tweed Heads West, unit rents climbed 18.2 per cent to $650. South of Sydney in Shoalhaven Heads, houses rose 17.2 per cent to $700, and in Batehaven they grew 16.7 per cent to $560. Domain chief residential economist Dr Nicola Powell says the rise in regional migration and subsequent rent growth stems from a “mental map shift” during the COVID-19 pandemic and, more recently, an affordability squeeze striking most capital cities.

In March, the Regional Australia Institute and Commonwealth Bank’s Regional Movers Index showed capital-to-regional moves hit a record high over the year, with the Sunshine Coast collecting 8.8 per cent of total net migration. Greater Geelong took 5.3 per cent of the migration pie, with Queensland’s Fraser Coast, Victoria’s Moorabool and NSW’s Lake Macquarie rounding out the top five destinations.

“People discovered these areas and realised they could live there … and now we’re seeing a growing preference for lifestyle over city living,” she says. “Social factors also impact these decisions, and when people become priced out of their own cities, they start looking elsewhere. “We have never seen so much movement to regional Australia … and affordability challenges are the big one.” Powell says the growth could inject life into some communities and fuel job creation, while enabling young people to stay. “What we typically see is these areas get older, so it does keep them alive; it’s definitely not negative for population growth,” she says. “But if we don’t sort out the housing supply, it could be.” Powell expects coastal towns within arm’s reach of A-list pockets like Byron Bay to be among the biggest regional migration and price growth winners.
who were pushed out from the big search locations. “The purchase rate is lower too, and that means it’s attractive for investors. “Some of these suburbs offer wellness, lifestyle and affordability balance, and that’s why they’re seeing such great growth. “But for others it’s also the proximity to larger employment areas, and Tweed is a great example of that. “I think all of this points to an affordability and lifestyle story.” On the far South Coast of NSW, weekly rents have skyrocketed in some coastal pockets as infrastructure upgrades and affordability constraints collide. Leading the charge is Batehaven – a small beach village a two-hour drive from Canberra and four hours from Sydney – where median weekly house rents rose almost 17 per cent to $560 over the past year.
Local agent Rebecca Shepheard of Elders Batemans Bay says much of the growth was down to the region’s relative bang for buck amid growing accessibility – though she adds that locals are feeling the pain. “We’ve found people are looking at us differently and there’s a shift between remote and accessible,” she says. “We’re only two hours from Canberra, we’ve got a regional airport and yet we’re not as busy as towns and suburbs further north like Wollongong, Kiama and Gerringong, where the cost of living is astronomical. Affordability is pushing people here.” Shepheard says the $20 million Batemans Bay Community Health Facility – on track for completion this year – has also attracted new residents and put pressure on already tight supply and rents. Yet despite the squeeze, she believes there’s more growth to come.
“It’s those cheaper locations surrounding lifestyle areas we may see really pick up,” she says. “It also might be those hinterland suburbs where you can hop on your bicycle with your surfboard and head to the beach.” Ray White chief economist Nerida Conisbee says demand rippling out to quieter towns is inevitable. “When you have seen such strong growth in key tree and sea-change markets it does have that flow-on effect to the undiscovered pockets of the coast,” she says. “And all those locations that collected strong growth over the past year offer much greater value for money. When we see rental growth not just concentrated in key spots, that tells me demand is spreading. “I think the concept of rising rents in these rising markets encourages Australians to widen their search, and then you see pockets like Batehaven and Lake Macquarie begin to attract people

North of Sydney, LJ Hooker Lake Macquarie property manager Linda Clack says affordability has been the main driver behind rental demand in the past year. “We’re seeing more people move away from the city, as they’re seeing the benefits of being close to the city but away from the hustle and bustle in cheaper areas around Lake Macquarie,” she says. Clack adds that this has further lowered already-low vacancy rates. “We have about 1000 homes on our rent roll but about two actually available right now,” she says. “And if they’re well priced, they move quickly – particularly anything under $700 a week.” She says plenty of budget options remain in coastal pockets just outside of hubs like Belmont. “Rathmines is one of those places. It’s Belmont on a budget.”
