The leaders of the pack for pet-friendly living

Canberra has emerged as Australia’s top city for those with pets, with a large number of suburbs catering to people living alongside furry companions.

Canberra has been crowned the number one capital city for petfriendly accommodation.

New research shows that almost one in fve rental listings ofer pet-friendly amenities, with three Canberra suburbs making the top fve nationally.

Domain’s How We Rent: Australia’s Lifestyle‑Driven Suburbs in 2026 report analysed rental listings across Australia and found Phillip, around 12 kilometres from Canberra’s CBD, to be the top spot. Coming in second was Sydney’s Wentworth Point, and third was South Brisbane. The ACT’s Braddon and Belconnen rounded out the top fve. Given that around three-quarters of Australians own pets, and people are renting for longer due to housing afordability issues, “the rental market is increasingly about how people live, not just where they live”, says Domain chief of research and economics Dr Nicola Powell.

State-by-state diferences

The results, however, are a little skewed, given rental rules difer by state, which explains why not all listings expressly state that they are “pet friendly”.

In Victoria and Queensland, for instance, it is legally harder for a landlord to refuse a pet, which makes them generally accepted and reduces the need to promote pet-friendly accommodation in a rental listing.

In NSW and the ACT, however, pet approval still requires landlord consent. “When landlords do allow pets [in NSW and ACT], they are much more likely to advertise it clearly,” Powell says. She adds that vacancy rates in the nation’s capital “have generally been higher, which suggests landlords in the ACT are more open to allowing pets to attract a larger pool of potential tenants”. Powell notes that Phillip, Braddon and Belconnen are higher-density locations.

“There are more apartments and units [in these areas], and when these lifestyle elements are added, whether it’s a gym, whether it’s a pool, whether it’s pet friendly, [it is] a deciding factor for many renters,” she says.

TLS Real Estate Agents property management partner Emily Marchant cites the WOVA building in Phillip, which houses 800 apartments across four buildings, as an example of this.

“WOVA has a huge amount of amenities, like a pool, sauna and things like that, so you usually get younger people with pets wanting to live there,” she says, adding that nearby dog parks also add to the appeal.

Marchant says apartment buildings closest to Canberra’s CBD tend to house more transient tenants, such as international students and contract workers, who are less likely to own pets.

However, Phillip, just 15 minutes from the city centre, has a more longterm residential demographic, which explains why there are more pets on applications there.

These pet-friendly towers aren’t exclusive to Canberra, however.

In order to attract apartment investors, Powell says developers are now considering what tenants want, which is driving this increase in “amenity-rich high-rise locations” across the country.

For example, several of Mirvac’s LIV build-to-rent developments in Melbourne, Sydney and Brisbane include “sky high” pet parks on top of buildings and other dedicated pet spaces, plus on-site pet-washing facilities, in addition to a two-pets-perapartment policy (subject to size and breed restrictions).

“Australians are renting for longer, which means that we need to provide the security of tenure, but we also need … a stock of rental choice that allows us to make it our own home,” Powell says.

Tenants’ Union of NSW chief executive Leo Patterson Ross agrees.

“Renters deserve the same choice as everyone else to keep a pet,” he says. “We don’t dictate what people cook or how they spend their weekend. This ultimately isn’t any diferent.”

Ross says that although people are slowly feeling more comfortable seeking permission for a pet, barriers remain.

“Renters are not able to disclose that they have a pet during the application process, because they can be discriminated against on that basis,” he says. “It’s already a very tough, competitive market, and the application process is efectively unregulated.”

Renting with pets

Canberra resident Alex Addison, a real estate agent, who has been renting with his partner Hana and their two pet chihuahuas for the past fve years, has always declared Joa and Jiggy when making rental applications.

The couple frst got Joa, whose life they have been documenting on Instagram at @sweet_baby_chihzus, when they were living in a one-bedroom apartment after moving to Australia from the UK and Korea.

“They were happy for us to get a pet,” Addison says of their former landlord. A recent job change for Hana has seen the couple relocate across town to Rivett. They took the opportunity to upgrade –for both themselves and the dogs – and found a place with a secure backyard and practical features such as vinyl fooring.

When applying, “we declared the dogs and even included photos”, Addison says, yet they were initially concerned that it might work against them, especially as they were applying for a rental at a competitive time of the year.

They applied for four homes, were successful in one and were short-listed for another.

“That was quite encouraging, to make the short-list [with] dogs,” Addison says.

“When I was at the inspection, I thought, what if there were other working professionals without pets, would we then be seen as a hard applicant?”

However, the couple decided it was best to be as honest as possible, providing as much information as they could.

“So, when they do get to that shortlisting process, you’re not going to get penalised for not having provided the information,” Addison says.

That honesty paid of and now the dogs have a secure backyard to run around in.

“They can wander about and we don’t have to worry about them getting out, so we’re all really happy,” Addison says.

A home that honours its stately surroundings

In one of Canberra’s most private and historic streetscapes, this Grifth home blends modernist design with thoughtful detailing.

One of the tests of architecture is how well a home fts into its built environment. Stakes are heightened when that streetscape has been around since Canberra’s early days.

That sensitivity has well and truly been answered in this new Grifth home, set in Bannister Gardens, a rare single-level streetscape that’s oriented around a central pocket of highly private parkland.

The modernist-infuenced residence, designed by renowned Paul Tilse Architects with interiors by Vanessa Hawes, has been meticulously realised by Third Generation Building.

The numbers tell their own story – 408 square metres under roof on a block of 906 square metres. Michael Morris of Hive Property says the design has quietly integrated into the neighbourhood.

“It has certainly responded to the streetscape and worked with the feel of it,” he says. “But, equally, the home is also the result of deliberate, considered decisions throughout the design and build. Every box has been ticked.”

The bold, geometric lines are apparent from the kerb. The rendered facade is juxtaposed with Abodo Vulcan timber cladding, and the palette is completed by Krause bricks, porcelain pavers and an exposed-aggregate driveway.

Interior details include engineered timber fooring throughout the living spaces and the basement lobby, solid American white oak detailing to the stairway balustrades, handrails and study, and further Krause brick features.

The front section includes three bedrooms, two bathrooms, a formal lounge and a study. The larger bedroom and a bathroom can be closed of to create a private suite with a balcony. Special touches include retractable fy screens, motorised roller blinds, linen sheers, and mosaic stone walls and porcelain tiles in the bathrooms.

Morris says it’s these inclusions that emphasise the thought and detail that have gone into the home.

make all the diference to the impression a home makes,” he says.

These can be seen throughout the house, including the central space that maximises northern light through high ceilings and expansive glazing, and provides pool views.

All eyes are then drawn to the kitchen with the unique hue of the Tifany quartzite benchtops and curved island detailing with stone-wrapped panels. Miele appliances provide the artillery with ovens and a warming drawer, an induction cooktop, a fully integrated dishwasher and a companion fridgefreezer. There’s a big butler’s pantry to help keep the main kitchen spotless. Beyond is a rumpus room or multipurpose space, followed by a secluded primary suite with further pool views. The latter has a walk-through wardrobe and a luxurious en suite with an oversized shower, dual vanities and a Victoria + Albert Lussari bath. Double-glazed windows and doors, and ducted heating and cooling, add comfort.

Outside, there’s an entertaining area and the undoubted star – a mineral pool. Landscaping is framed by bluestone retaining walls and maintained by an automatic irrigation system.

There’s a four-car basement that – in the absence of vehicles – ofers plenty of space for a home gym or workshop. The lower level also includes mudroom seating, a cellar and storage space.

Morris says the Bannister Gardens residence is the quintessential family home. “Every element has been considered in putting together a home with everything you could possibly want,” he says. “But best of all – you can move in right now into a location you’ll never want to leave.”

An old church to fall in love with

Built for £235 as a Methodist church in 1939, Woodhouselea is now a quirky four-bedroom home that could be yours for $780,000.

Many buyers assume the window has closed on sub-$800,000 character homes on “quarteracre” blocks in the NSW Southern Highlands, but there’s still an opening in one of the quieter pockets.

While prices in the Wingecarribee Shire have doubled over the past decade, bringing the median price to $1.2 million, according to the latest Domain House Price Report, this converted church in Penrose is on the market for $780,000.

A tiny hamlet, 10 minutes’ drive from Bundanoon, Penrose has a train station and a general store – a hub in which the locals exchange news and enjoy a cuppa. There are tennis courts adjoining a new village hall, and there are walking, cycling and horse-riding trails that can be accessed year-round in the verdant expanse of the Penrose State Forest. Set on 1334 square metres, Woodhouselea is a weatherboard house which started life in 1939 as a Methodist church and Sunday school, built for the tidy sum of £235 by a local builder.

Services continued until 1975, when the church began consolidating smaller congregations ahead of the formation of the Uniting Church in 1977.

Current owner Michael Allen says he was instantly smitten with the property.

“I didn’t really know what I was looking for, but I don’t really like runof-the-mill properties,” he says. “I like something with some quirkiness in

the design, or something that’s a little bit ornate. I saw the photos of the old church and I pretty much fell in love with it … I was taken by the history of it.”

King parrots sometimes break the spell, tapping on the window in the hope of a handful of seeds.

“You’ve got the beautiful fnches, you’ve got other parrots, you’ve got currawongs,” Allen says. “We had a bowerbird nesting here at one point, and there are little blue wrens hopping around the front near the shrubbery.”

The Sydney-based vendor says his family and friends have used the property as a weekender, but he believes it also holds plenty of appeal as a fulltime home.

“It would be a nice little place to have a family because you can have chickens there and there’s plenty of space to grow your own vegetables and put in more fruit trees,” he says. The meandering grounds already host citrus trees and a variety of herbs, plus a chook pen. For its age, the building is in great shape, although part of the home’s appeal for Allen is the opportunity to make changes. “It’s like an old car,” he says. “There are always things you can tinker with and improve on.”
