Dufy is a Canberra suburb that epitomises the idea of the “Bush Capital”. Not only is it a convenient drive from the City, Woden and Belconnen town centres, but its location on the western fringes of Weston Creek also ofers easy access to the foothills of the Brindabellas.
Dufy is the perfect starting point for a bushwalk on Narrabundah Hill or a picnic at Cotter Reserve. For mountain bike riders, the world-class facilities of Stromlo Forest Park are nearby.
More than 200 Dufy homes were lost in the deadly 2003 bushfres, but the tragic event brought the community together. New houses were built alongside the original 1970s homes, and neighbourhoods prospered once more.
Niugini Arabica cafe is a focal point. Grab a slice of spanakopita and head to the refurbished playground where the kids can clamber over nature-play elements or try the climbing equipment.
Justine Burke of Momentum Property says Dufy appeals to many buyers.
“It’s an established area that is very family-friendly with good schools and lots of green space around, but it also ofers opportunities for investors and frst-home buyers,” she says.
“The market is performing well, backed by solid buyer interest. We’re fnding that renovated, well-presented homes are attracting the most attention.”
There are apartments and townhouse developments, along with homes on blocks larger than 2000 square metres.
“In the past 12 months, there have been sales ranging from $410,000 through to $3.5 million,” Burke says.
This high sale on Settlement Drive last December through the Agent Team agency broke the suburb record.
The fve-bedroom house ofered a resort-style experience, but with everything that’s within easy reach of Dufy, the whole suburb ofers that.
Niugini Arabica ofers great cofee as well as delicious pastries and cakes. It’s also conveniently positioned right next to a playground, so it’s the perfect cofee spot for families.
Head up Narrabundah Hill, and within minutes, you are completely absorbed in nature. There are even some farm animals around to really make you feel like you’ve escaped the city.

“So, if you round it up to four, that’s the sweet spot,” Paliwal says. “These were also for properties with an average purchase price of around $700,000, which also shows that people don’t need to have multiple multimillion-dollar properties; just three, either afordable or expensive properties, can achieve their goals.
Invest wisely, not widely

Is there such a thing as owning too many property investments?
According to the experts, there certainly is, and the absolutely perfect number is one most of us would never have guessed.
“Just imagine you have 50 investment properties – that means 50 tenants, 50 roofs and 100 bathrooms to manage,” says Abdullah Nour, the founder of buyer’s agency Mecca Property Group.
“Instead, it should be about quality rather than quantity.
“Investors should be looking at buying four to fve quality investments where you can create extra value. That’s, for instance, an old house on a good block that you renovate, then later build a granny fat behind and, 10 years on, subdivide the land and build three houses.
You want good growth and the ability to create income.”
It’s pointless owning more than fve residential properties, Nour believes. The purpose should be to build enough equity to invest in other, perhaps higher-yielding assets, such as commercial property.
That’s a general philosophy that many others agree with, too. Arjun Paliwal, chief executive and head of research at InvestorKit, is one.
His company conducted a deep dive into the question of the optimal number of investment properties to buy by reviewing over 1100 of their clients’ portfolios, focusing on couples aged 30 to 44 with a goal of $100,000-$150,000 in passive income in retirement. He came up with a similarly startling low number: 3.54.
“The real problem is that, on Australian Tax Ofce data, 94 per cent of Australian property investors own, personally, one to two properties – which isn’t enough to really make sure of their futures. The only reason other investors might choose to have, say, six, is if they want to reach their goals sooner and retire earlier.” Wise investors, however, tend to consolidate their wealth-building residential property portfolios in their retirement year and transition to commercial property for income.
Investment specialist and author Scott O’Neill, the chief executive of Rethink Investing, says the idea that investors should aim to buy as many investment properties as they can is probably “one of the greatest fallacies in the industry”. He says it’s a myth sometimes spread by a few buyers’ agents who use their own massive residential property portfolios – bought through their company – as a calling card to clients they’d love to collect commissions from.
“Otherwise, owning a lot of investment properties is more of an ego play, like a game of Monopoly, to people,” O’Neill says. “They accumulate properties like accumulating toys. The number of properties is irrelevant; it’s what you’re buying that’s important.
“And why would you buy so many when you’re getting a 4 per cent gross yield, when you’d get a net yield of 7 per cent on commercial assets, and should be diversifying your portfolio? It’s simply not good to accumulate properties for the sake of it.”

Bold makeover says ‘bye-bye’ to bland

When you open the door to an apartment, no matter the city, you usually know what you’ll fnd. White walls, coupled with a restrained palette of perhaps greys and blacks. Clean lines and minimalism.
Raspberry Jam is not that apartment.
Tucked inside a 2007 Fender Katsalidisdesigned building in Canberra’s NewActon precinct, the 160-square-metre, threebedroom, three-bathroom home has been reimagined as something unapologetically bold and unashamedly maximalist.
Designed for a creative family of three, the renovation was the result of a collaboration between Canberra-based studios MYMYMY Architecture and NWE. Interior Design, and started with a brief that refused to play it safe.
“They basically said, ‘we don’t want it to feel like any other apartment’,” says Mark Brook of MYMYMY Architecture.
“When they were looking to buy, they’d been through so many identical white boxes that were uninspiring. They wanted something that felt a bit diferent and more refective of them.”
The apartment had strong bones and substance, from the high ceilings to the full-height pivot doors, the Venetianrendered ceilings, and the generous proportions. So, the goal wasn’t demolition, but discernment.
“If you’ve got a good existing building, we don’t need to get rid of everything,” Brook says.
“The fundamental bones of [the apartment] have remained much the
same. We’ve only completed selective edits to make it more appropriate for the family and the way they like to live.”
That philosophy of restraint within boldness defnes the project. The renovation touched every room, but rarely through wholesale change. Instead, it focused on rethinking thresholds, upgrading surfaces, and inserting joinery where function and experience demanded it.
The most dramatic shift comes at the entry, where the original design landed you directly into the kitchen.
“The clients wanted to create a moment or a bit of an arrival sequence,” says Nina Exarhos of NWE. Interior Design.
The solution was found in a richly coloured threshold wrapped in custom joinery with burl veneer and bronzed mirror, fnished in a saturated raspberry hue that sets the tone immediately.
For the vibrant colour palette, the designers took their cues from the owners themselves – from the places they love to travel to, to key pieces in the clients’ wardrobes and their extensive art collection. India’s colour and intensity

sit alongside New York’s urban edge and Singapore’s compact pragmatism, creating an interior that shifts in mood from one room to the next.
Spatial zoning was also key. With a teenage son, distinction mattered.
“Apartment living can sometimes feel like you’re all living in each other’s pockets,” Brook says. “So, we felt that creating a distinct space between the parents’ zone and their son’s zone, and then a shared zone, was really important.”
Elsewhere, a study became a green-tilewrapped utility room. A third bedroom turned into a guest retreat and library.
In the main bedroom, a glazed wall to the en suite was given privacy by a curtain from Oat Studio, paired with matching wallpaper to create consistency.
Materially, the project championed reuse. The original stone and timber veneer in the kitchen was restored, with new appliances and subtle extensions of bronze mirror and burl veneer to tie the old and new together. Wet areas were redecorated rather than rebuilt.
“This aesthetic isn’t for everyone, but it works because it suits the client,” Exarhos says. “The fact that the apartment is quite big allowed us to be more playful. If it was a smaller space, it would be harder to bring all those elements in together.”
The resulting design is a masterclass in maximalism, and, as Brook says, a lesson in what apartment living can be when design resists the default of neutrality.
“There is a massive spectrum on what apartments should and could be for every person,” he says. “They don’t all need to be identical.”
