While Canberra’s house prices have shifted into high gear, its apartment values reversed by 1.3 per cent in the December quarter.

Market segments into two speeds

The Australian housing market ended 2025 with undeniable momentum. Across the nation’s capital cities, prices climbed to fresh milestones, fuelled by improved borrowing capacity, a resilient labour market and a chronic shortage of housing supply.

However, nowhere is the complexity of this recovery more evident than in Canberra, where the market has split into a distinct “two-speed” economy.

The Domain House Price Report for the December 2025 quarter reveals that Canberra’s detached house market is ofcially in high gear. House prices surged by 3.6 per cent over the quarter – an increase of roughly $39,309 –pushing the median to $1.14 million. This marks the highest price point for the capital since the market’s historic peak in June 2022.

Firmly entrenched recovery

According to Domain chief of research and economics Dr Nicola Powell, this isn’t just a fash in the pan. Canberra houses have now recorded three consecutive quarters of growth, marking the longest uninterrupted stretch of gains in four years.

“Quarterly growth accelerated to its strongest pace in more than two years, lifting annual growth to 6.1 per cent,” Powell says. “With prices now just 2.8 per cent below their previous peak, Canberra’s house market recovery is frmly underway and on track to reach record highs in 2026.”

While the national narrative is one of widespread gains, Powell explains that the upswing is no longer uniform and that afordability is increasingly dictating the pace.

Backward step: The median price of a Canberra apartment is now $611,466.

Units are outperforming houses in Sydney, Melbourne and Brisbane as buyers seek relative value, while the smaller capitals such as Canberra, Adelaide, Perth and Hobart are seeing houses lead the charge. In the ACT, the appetite for land and space currently outstrips demand for high-density living.

The great divide

In a stark contrast to the house sector, Canberra was the only capital city in Australia to record a decline in unit prices over the December quarter.

Apartment values dipped 1.3 per cent to a median of $611,466 – the weakest annual outcome in 15 months.

This divergence has created a historic price gap. A free-standing house in the capital now costs 86 per cent more than a unit, a three-year high.

for a second consecutive quarter in the ACT,” Powell says. “This highlights a two-speed market in which demand for detached housing is recovering far more quickly than demand for units.”

Zac Morris of My Morris suggests this unit suppression is a natural by-product of the city’s recent construction boom.

“The suppression of unit prices is due to a very large supply, especially [of] one or two-bedroom apartments,” he says.

“In Belconnen and Gungahlin, we’ve all seen new skyrises go up over the past fve years. There’s still demand, but it takes time for it to catch up to supply.”

The resilience of the $1.14 million median is being supported by more than just local demand. Morris points to a “cumulative impact” of the interest rate cuts that trickled through 2025, which have fnally had enough time to fow on to buyer borrowing power.

Additionally, the federal government’s Australian Government 5% Deposit Scheme, which was expanded last year, is beginning to move the needle. “I think there’s been a pressure across the market from the scheme and we’re just starting to see the impact,” Morris says.

While the higher end of the market has shown a slight “bounce back”, the most intense activity remains in the $1 million and sub-$1 million price bracket. This is where buyers are clashing over the few remaining afordable free-standing homes in suburbs across the territory.

Hot spots for 2026

Looking ahead, the focus is shifting to Canberra’s established suburbs, where value remains. Morris believes the low to mid-range of the market – specifcally in Tuggeranong, Weston Creek and parts of Belconnen – will be the star performer. “Kambah has all the metrics for strong growth and has already achieved a lot,” he says. “I think other suburbs that are going to see similar results will be areas like Rivett, Holder and Fisher. This is where it’s still relatively afordable for a quarter-acre block and a liveable freestanding home.”

Despite the record-approaching medians, the market of 2026 is far removed from the “buy at any cost” frenzy of the pandemic era. Buyers remain price-sensitive and discerning.

“Preparing strong marketing campaigns will still make a big diference,” Morris says. “During COVID, buyers were purchasing properties regardless of their presentation, but that’s not going to be the case in 2026.” Powell echoes this sentiment of cautious optimism. “Growth remains widespread, yet increasingly uneven, with local afordability constraints, supply shortages and buyer behaviour determining the pace of price gains,” she says. “Prices are expected to continue rising into the new year, though higher interest rates are likely to slow momentum and lead to markedly diferent growth rates and durability across cities and property types.”

anberrans in earlier generations shared in the original Australian dream of homes on big blocks, often 1000 square metres or more.

That dream has signifcantly downsized in recent years, but big-block homes in older suburbs still ofer new generations the space to design their ideal lifestyles.

Sam Pearson of Hilton Advisory, who lists this week’s Hawker feature property, says its 1291-square-metre block has been a big drawcard.

“Particularly with a well-designed, spacious single-level home that wouldn’t

be out of place in the Eastern suburbs of Sydney,” he says.

“There’s plenty of room to further increase the outdoor amenity – perhaps with a pool.”

Pearson says there’s a growing trend among buyers to create a haven, a place that draws people together.

“A pool is just the tip of the wellness trend, a movement that lends itself to further luxuries like a sauna, jacuzzi and cold plunge,” he says.

Paul Tilse of Paul Tilse Architects says there can be signifcant red tape

around what can be built on a block, and due diligence is a wise frst step.

“Potential buyers might consider having an architect make a site feasibility study before any ofer to purchase,” he says.

“There are many factors that can restrict built home size and the siting of amenities like pools.”

Tilse says these can include heritage considerations, existing trees, solar envelopes, underground power, setbacks, green space requirements and more.

“It’s best to know exactly what you can build before making a fnal decision.”

Big spread

“They’re not making any more land,” goes the saying, and underscores the appeal of big blocks. More land offers the potential for extras such as large outdoor entertainment areas, including pools.

Large blocks have strong buyer appeal, but “big” doesn’t mean anything goes.

A cool way to heat up on the lake

Lake Burley Grifn’s new Floating Saunas provide the restorative and relaxation benefts of hot and cold therapy.

When Tasmanian-based serial entrepreneur Nigel Reeves frst saw Lake Burley Grifn, he immediately recognised its beauty.

“It might be a man-made lake but its sunsets are equivalent to the best in the world and every day seems to deliver a golden hour,” Reeves says.

With that in mind, the owner-operator of Tasmanian business Floating Saunas set about providing an opportunity for locals and tourists to take full advantage of the body of water.

After a two-year planning and approval process followed by a nine-month build, Reeves launched his latest venture of minimalist, dark wood-panelled foating saunas in December.

It’s fair to say they have created a bit of a buzz, getting nearly 200 bookings in their frst week and attracting nearly half a million views on VisitCanberra’s Instagram, where they were frst unveiled.

“Only about one in every 22 of my ideas work out, but I am pretty confdent this one is going to be a success,” says Reeves, who built Australia’s frst foating saunas on Lake Derby in Tasmania six years ago.

With tourist demand for wellnessinspired experiences on the rise, Reeves originally recognised a market opportunity to install saunas for the beneft of mountain bike riders who were the guests of another one of his businesses, the Return to Sender Lodge in Derby, Tasmania.

Upon the heels of this success, he has sought to replicate the experience in Yarralumla, where two large Scandistyle structures now foat of a pontoon at the end of a 14-metre gangway on Alexandrina Drive (halfway between the Yacht Club and the Canberra Rowing Club). Using cedar imported from Finland and original Finnish wood stoves, the saunas also feature two-metre foor-to-ceiling windows which provide a magical view of the water outside.

“I have always believed in the original healing properties and health benefts of wood-fred saunas and these provide the option of either having a cold shower on board or [using] a deck with a ladder to plunge into the lake,” Reeves says.

“The hot and cold plunge therapy is popular, and our consistent feedback is that people sleep really well after our sauna experience.

“Given its proximity to Parliament House and other government departments, I also imagine there will be quite a few bureaucrats coming in to calm down after a hectic day!”

With a full-time sauna master on hand to ensure the process runs smoothly, the saunas are open from 7am to 9pm seven days a week. Reeves’ hot tip is to book a sauna for a misty-morning sunrise or a Technicolor sunset.

“Just like in Tasmania, Canberra winters provide a really good opportunity to beneft from saunas,” he says. “The winters in both regions lend themselves

to recreating these perfect European experiences. I’m glad to provide the city with an opportunity to enjoy the lake from a diferent perspective.”

For $55 an hour, Reeves says guests can cold-plunge multiple times or just soak up the heat.
