What makes a place feel like home? As we explore in this edition, the answer often lies beyond our own four walls and in our connections with family and community. In the first of a two-part series, People & Places (p12), we speak to Canberrans – many you may recognise – about how the capital became home.

A good deal of us hail from other towns but stay for a lifestyle that takes advantage of our bush setting. That’s the backdrop for one of Canberra’s newest suburbs, Ginninderry, which is being built right on nature’s doorstep – more on page 18. Singing the praises of the ‘Bush Capital’

These well-known Canberrans all started life elsewhere, but have made homes here and wouldn’t think of moving out.

Home. For some, it’s the four walls that shelter us or a postcode on a map; for others, it’s a connection to the surrounding environment. Ultimately, its meaning is unique – a personal feeling shaped not by bricks and mortar, but by family, memories and the community we build around us. In a city as diverse as Canberra, viewpoints are as varied as the people who live here. In the first of a two-part series, we speak with residents from all walks of life about their path to the capital and what they love most about the place they now call home.

My wife Judith and I came to Canberra from Albury so I could work for the CSIRO. We bought our first house in Macquarie in 1969 for $12,900. As a public servant, you received a government loan of $8000 at a flat 2 per cent for 25 years, but the banks still made it hard to borrow the remainder because they would disregard the income of women.

All of our friends were in a similar position. We had house parties and spent summer weekends at the Cotter. Yarralumla Nursery gave new home owners 30 shrubs and 10 trees, though most died from our lack of gardening knowledge. That turned out to be

rather ironic since my family were grape growers and winemakers in the Rutherglen region.

Many of us at the CSIRO loved food and wine, so along with my colleagues, Edgar Riek and John Kirk, we searched for land to plant some vineyards around Canberra. I purchased a small block in Murrumbateman in 1973, and moved into the house we built in 1979. We’ve lived there ever since.

They say if you stay in Canberra for more than three years, you never leave. The region is home now. A family makes a house a home, and for me, also a comfortable chair, a cat, a dog, music, art, books … and, of course, a wine cellar.

– but it was in our price range and close to Red Hill Nature Reserve.

I grew up in South India in the 1970s before moving back to Canberra aged nine. My parents still live in the house they bought then.

I was used to mayhem, dust, stray dogs and cows on the road, scooters and rickshaws. But Canberra was functional and clean, like it had been vacuumed. It felt like a movie set. Outsiders perhaps saw Canberra as too perfect, but I liked that about it because I didn’t want to live in crowded chaos and rambling, unfettered development.

As an adult, my partner and I bought a run-down 1970s brick townhouse in a cul-de-sac in Garran. It had a giant, in-ground swimming pool that took up most of the backyard, but it was northfacing with three bedrooms. He first had to be convinced – it needed a lot of work

After the renovation (which I did basically none of), we welcomed our first-born and then our second child a couple of years later. We didn’t expect to stay long, but the days turned to years. We ended up selling last year and I felt so sad. I have always been sentimental and hated goodbyes.

Life in Canberra has offered a slower pace, and I have loved raising kids here. The arts scene has been welcoming; it just feels like the right scale for trying new things and being creative.

No matter where you live in Canberra, there’s proximity to nature. It struck me immediately when I moved here in 2012. I’ve spent a lot of time along the Murrumbidgee River and love the calls of yellow-faced honeyeaters, the mist over the water and sitting quietly under a casuarina to watch platypuses forage. I feel a sense of urgency to help ensure we take care of the environment for future generations to experience the magic of living in the “Bush Capital”.

I grew up on a farm in Zimbabwe before my family moved to Queensland when I was 14 and shifted to Perth to play rugby for the Western Force at 17. Of all the places I’ve lived, it’s not the houses that stand out to me; I’ve felt more of a connection to the mopane and msasa forests on the farm, the beaches and swamps of the west, or Bruce Ridge and Namadgi National Park here in Canberra.

Home ownership is still the Great Australian Dream, but it’s increasingly out of reach for so many people. Unless you have access to the bank of mum and dad, I’d say most young people think owning their own home is beyond their reach. It doesn’t have to be like this. It’s the result of policies and political inaction, but there are levers parliament should be pulling to put this dream back within the grasp of young people. That’s a big focus for my team in this term of parliament. We have to start treating housing as a human right … rather than an investment vehicle for wealth creation.

I grew up in a grand house in Greenwich, Sydney. It was poorly laid out, inefficient and easily accumulated junk, but it was an amazing place to live in. My grandfather bought it in 1956 and was criticised for living “out in the sticks”. When I was born, my parents moved back in, and we lived in an extension that you entered through a cupboard in my grandparents’ room. It had enough space to entertain, and we were never short of friends or relatives who would pop by with no notice.

I came to Canberra for university 15 years ago. When I moved in with Dash, my partner and business co-owner, we had to bring along our favourite housemate, Josh Lundy, the previous co-owner and chef of Bar Rochford. We all love Canberra – the defined seasons, the bush, the national attractions and the ease of walking or cycling around. You can drive a few hours and end up at the beach or the snow. We love the culture of the city and its hidden gems.

Dash wasn’t always a “Canbassador”, but that’s because she grew up here and didn’t look hard enough! Sometimes the best places are the ones you need to find. Our home is a place that’s comfortable to live and work in, and reflects our personalities. This translates to our restaurants, too. You have the ability to add your personal touch and style when it’s a small owner-operated business, which is what we most enjoy.

• Where

I moved around as a kid while growing up in small towns in Queensland. Most of my teenage years included dorm living at boarding school and college – think small spaces and shared common areas – but it didn’t feel confined. It’s probably why I’ve mostly lived in apartments as an adult.

The place that’s meant the most to me is my home in Belconnen. For the past 12 years, it’s been one of the few constants in my life.

I have a large outdoor space that I love, and it’s so central, close to work

or places where I can relax and meet up with friends.

I’m a big advocate of Belconnen. It has a genuine vibe! Everything clicked when I moved here. There’s a strong sense of community, and the “Belco pride” is real. One of the reasons I entered politics was to contribute to this community. When I started my blog, I wanted people to see Canberra through the lens of someone who was newly appreciating it. I’ve come to love its history, access to the bush, convenience and ingenuity. I love

how suburbs often reflect a point in time, or people are willing to get behind the things they care about. There are two elements that have created a home for me. The first is my dog, Bailey (it really is her house!) and my husband James. As friends, we became “bubble buddies” during COVID. His presence and the ease we had around each other added an element to my life and to my home that had been missing.

A house becomes a home because of the memories created and the experiences within it.

Timeless design on a grand estate

Palm Springs has been transplanted into Forrest through this memorable house that channels a pure mid-century-cool vibe.

It only needs Frank Sinatra lounging by the pool and sharing a martini with Bob Hope to complete the picture.

The legendary guests may be absent, but the home’s star power is undeniable.

The spotlight shines brightly on the super-sized block of 1599 square metres, and the numbers continue to stack up in the house. It has 505 square metres of living space, a garage of 85 square metres, and a 61-square-metre covered outdoor entertaining area.

A community blueprint

Ginninderry is crafting a complete community from the ground up, combining premium land, planned amenities and innovative, diverse housing options.

In the rapidly expanding region of Ginninderry, a holistic community vision is taking shape.

It's one that thoughtfully combines a prime natural setting with the essential infrastructure and diverse housing needed to create a thriving place to live.

The latest chapter in this story is unfolding at Macnamara Ridge, a premium enclave promising a lifestyle connected to nature.

Macnamara Ridge

Macnamara became Ginninderry’s second suburb and has already had successful land releases. The latest is at Macnamara Ridge, a premium enclave in an elevated position with views of the Brindabellas next to the Ginninderry Conservation Corridor.

The corridor provides more than 10 kilometres of scenic walking tracks and access to the Murrumbidgee River.

The generous blocks at Macnamara Ridge range in size from 540 square metres to 873 square metres, with prices from $625,000. There is also land available in Macnamara from 419 square metres, priced from $522,750.

Ginninderry development director Steve Harding says about 300 dwellings of all types are set to be completed in Ginninderry in the next 12 months. Some 2600 residents now call Strathnairn (the first suburb) and Macnamara home, but it's estimated Ginninderry will be a thriving community of 30,000 by the 2050s. Ginninderry head of sales and marketing Marcus Mills-Smith says the developer is committed to being there for the next 25 years or more.

“That’s a statement of belief in what we intend to achieve, but also in the measured way we intend to foster a sense of community over this period,” he says.

Schools and shops

Mills-Smith says it shows in the way key elements are introduced in line with community growth.

“Schools and shops are a great example,” he says.

“It would be hard to mount a business case for them without a critical mass to sustain their viability.

“We have planned and timed their introduction in alignment with population growth.”

The first of these local centres with a range of shops is set to open in 2027.

Two more local centres and a market centre are also planned to be completed by the time the project is fully matured.

Parents will also be looking forward to the new Strathnairn School, which will begin a phased opening from 2026. It will ultimately be able to accommodate around 900 students up to year 6.

Mills-Smith says parents and students can expect a school that reflects the latest in learning environment design.

“A school often becomes a focal centre of a community, and Strathnairn School has been designed to also provide options for broader community use,” he says. “We believe it will increase the sense of ownership – it won’t just be a 9am to 3pm venue.”

Community events

Mills-Smith says Ginninderry is about the people as much as the landscape.

“It’s a place where neighbours become friends, and a vibrant calendar of community events brings even more people together,” he says.

The community is gearing up to welcome all Canberrans for the Inspire Festival on September 6.

The event i’s billed as “a free, all-ages event filled with creativity, connection and community spirit”.

Celebrity guests include Dr Karl Kruszelnicki, Gina Chick and Indira Naidoo. There will be live music, face painting, workshops for all ages, food vans and markets showcasing locally made products.

“I’m sure Ginninderry’s living appeal will not be lost on those who come to the festival,” Mills-Smith says.

The missing middle

There’s ongoing home buyer exasperation about the “missing middle” – a part of the residential mix, such as a terrace home or townhouse, that’s underrepresented in ACT housing options.

Supplying the missing middle is viewed as a way to increase housing density without resorting to sprawling development or high-rise construction.

Ginninderry has answered this with its “flexi-living homes” category.

These are terrace homes on individually titled blocks with internal living spaces ranges from about 90 square metres for two bedrooms to 130 square metres for a three-bedroom home. Rear garages are offered in a range of options. Harding says the approach has resonated strongly with buyers.

Choices: Ginninderry offers a range or property types and has a focus on community with a calendar of events.

“We’ve already delivered 115 flexi-living homes in Strathnairn and are on track to deliver another 60 in the next six months or so,” he says. “It’s a great option for first-home buyers looking to get onto the property ladder, but who want more space and a stronger sense of privacy.”

Another attraction of the flexi-living option is that a home can be secured on a 5 per cent deposit with the balance due on completion.

Harding says missing-middle type homes have always been an ingredient of the Ginninderry master plan.

“The plan was an outcome of significant community consultation, and it was clear that terrace and townhouse options needed to be in our dwelling mix,” he says. “Potential buyers wanted diversity in building types.

“That’s certainly been proved by the uptake, but this dwelling option is only part of the Ginninderry mix.”

Harding says detached homes remain the popular choice, but the distinction is narrowing.

“I’d say there’s a 60:40 edge, but the tightness in the ratio demonstrates the appeal of the missing middle,” he says.

It’s easy to think about the suburb of Kingston in terms of the old and the new. On the west side of Wentworth Avenue is what is generally known as “old Kingston”, centred on the communal Green Square, with stately homes along Telopea Park and Kennedy Street.

Head towards the lake and you’ll find the flashier Foreshore, with its residential developments, bars and restaurants, sitting right on the water.

As one of Canberra’s oldest suburbs, with a history dating back to 1913 when it was known as Eastlake, Kingston was the industrial hub for the new capital.

“I find that Kingston operates in two different kinds of markets,” he says.

“You’ve got old Kingston, more ’80s and ’90s style of construction, with one and two-bedroom apartments or traditionalstyle brick homes that have stood the test of time. Then you’ve got the Foreshore, where people are buying for the lifestyle, in many ways.”

Purnell says many properties on the old side offer a great entry point to Canberra’s coveted Inner South.

“You’ll find prices around $600,000 to $650,000 for older two-bedroom places, and that price point can be appealing to a lot of people,” he says.

At the other end of the market, if you’re after a water view and some industrial design, the Foreshore is the place to buy.

Kingston has always been a suburb of contrasts, and that’s what sets it apart.

Lava Coffee on Eyre Street is the perfect spot for grabbing a coffee at any time of the day. If you’re there at lunch, try one of its fantastic toasted sandwiches.

Saigon Foodies is a hidden gem on Giles Street. It’s run by Cam and Alice, a motherand-daughter team who are just the most beautiful people. Their banh mi are the best in town.

Howitt Street is lined with beautiful pin oak trees that are stunning year-round. The apartments are just a short walk from the shops, but the area is extremely quiet.

ARCHITECTURE

On a sloping block scattered with gums and native flora in Sutton, a 20-minute drive from Canberra, a home wrapped in terracotta-coloured steel sits gently within its bushland setting.

Ochre House, designed by MYMYMY Architecture and built by Megaflora Group in 2024, is named for more than its colour. It is a house drawn directly from the landscape, a study in restraint, and a reimagining of how one might live with the land, not just on it.

Right from the outset, the client brief for the home was less about square metres and more about values: modesty, sustainability and a deep connection to place.

When the owners, who had previously lived in a tiny European apartment, engaged MYMYMY principal architect

Mark Brook for the project, they had a simple request: help us determine how much home we really need.

“They are passionate about the location and the land,” Brook says. “They moved there to specifically engage with the bush and live among all those beautiful eucalypts, so they wanted to be really sensitive to the landscape.

“[Their aim] was to be as sustainable as possible, and with that comes keeping the house modest in size.”

The result was a compact, highly considered three-bedroom, twobathroom home with open-plan living and dining, plus a separate carport.

“The spaces are all comfortable and generous without being overly large,” Brook says.

The H-shaped floor plan splits the home into two wings. The living spaces are on one side and the sleeping quarters on the other, with a central breezeway and courtyard framing the outdoor area.

The home’s true defining element? Its bold terracotta corrugated steel cladding – an homage to the ochres of Indigenous pigments and the tones of native flora –that grounds the structure to the site.

Favoured for its affordability and durability, Colorbond is used in residential architecture in a range of ways, from roofing to walling, but it’s not often the star of the show. However, Brook says it was a practical choice for a bushfire-prone region, and the look was transformed by adding custom detailing.

“We wanted to show you can create something special with a fairly ubiquitous [material],” he says.

Precisely executed with craftsmanship and finesse by the builders, subtlety was key, with folded corners in place of flashings and concealed gutters that maintain a clean, sculptural form.

Inside, the house continues its quiet conversation with the land. Grey ironbark timber, untreated and raw, lines the ceilings and walls, evoking local shearing sheds while offering a more refined domestic version.

Stained-glass windows and custom light fittings refract the changing natural light, while the interiors lean into a palette of burnished concrete, native greens and earthy reds.

This is most vividly expressed in the bathrooms – spaces designed to capture a glorious outlook with the incorporation of glass panels that extend from the window to form part of the ceiling.

Beyond the aesthetic details, Ochre House acknowledges the environment in other ways. It functions entirely off-grid, utilising a solar-power system, rainwater harvesting and a septic tank.

Additionally, the use of low-VOC paint and finishes, and low-emission and sustainable products were important considerations for the clients.

Brooks says a “less is more” mentality shone through in this project, which was recently awarded the Australian Institute of Architects’ 2025 Colorbond Award for Steel Architecture.

“We set about trying to understand what wasn’t needed throughout the process,” he says. “[For example], we didn’t include carpet or other floor treatments because that would have been additional material use.

“Then, the timber is untreated on the inside, which reduces the amount of environmental impact from oils and stains, but allows it to move and change.”

The home may be compact, with just 150 square metres of internal space, but its design ensures it feels expansive.

Carefully framed views almost dissolve the interiors into the bush, drawing the eye outward and making the landscape the real ornament.

“It celebrates what’s outside, [as much as] what’s within,” Brook says.

After many years, what’s a challenge your agency has had to overcome?

Tough competition. Canberra punches above its weight in terms of the standard of its real estate professionals as a whole.

We are constantly challenged to improve to stay at the top of the industry through waves of new and very capable entrants to the market.

But we have met this challenge, and remain as dedicated as ever after 37 years at the forefront of the local real estate industry.

How do you measure the success of your brand beyond sales numbers?

I’m proud of our sales achievements and our team, which has featured prominently in local and national awards, with Blackshaw taking home four national agency of the year accolades. This is a great indicator of our standing in the industry. But for me, success is the growth and development I see in individuals within the team. I love to hear feedback from the community about the positive difference our team has made in their personal journeys.

We’re often helping clients through some of the biggest decisions of their lives, and we’re committed to supporting them every step of the way.

How does your agency stay connected to the Canberra community?

We take pride in actively participating in local events, while supporting charities such as the Stella Bella Foundation and the RSPCA.
