T

hey say it’s impossible to travel back in time, but some places bend that rule in spirit. Step across the threshold and time becomes something you feel rather than measure.

Larbert Cottage near Braidwood is one of those rare places – a restored twostorey colonial stone homestead where history is stored in the walls, and the landscape holds tight, silent memories.

Set on 4000 square metres of gently sloping land, this romantic cottage sits sheltered by bushland to the west and opens to sweeping valley views towards the Shoalhaven River.

Incredibly, the bones of Larbert Cottage reach back to around 1830, built by

a local family in a rural settlement that once supported early life in the Braidwood district.

Larbert parish was a waypoint towards the goldfields of Araluen, but as they declined, it faded from the map, leaving only scattered traces.

Larbert Cottage could also have disappeared if it hadn’t been for a Sydney family who returned to their roots when they bought it some 40 years ago.

Today, it stands restored. Historic stonework has been repaired, the roof replaced, interiors refurbished, new flooring laid and a country kitchen created that conjures scents of roast dinners and home-made pies.

Romancing the stone Almost two centuries on, Larbert Cottage is ready for its next chapter, after a restoration that honours its history.

Daughter Loreta Portelli has happy childhood memories that she has been able to share with her family in turn.

“It’s wonderful to come here – it’s like time really slows down, and you notice everything,” she says. “What’s growing, what’s fruiting – the passing of the seasons.

“We can head down to the river for a swim or into Braidwood for a coffee, a pancake and to read the newspapers.”

Portelli says the renovations were undertaken with great care and painstaking attention to detail.

“It was important that we honour the home and get it right,” she says. “Many of today’s techniques and materials just wouldn’t have worked. We needed to go the extra distance to complement the cottage’s unique character.”

One example was the recreation of the pale pink exterior render, which required significant testing.

“Modern render wouldn’t have allowed the stonework to breathe – that sounds odd, but it was really important,” Portelli

says. “It needed lime-based render and mortar.

“And we had to get the pink tint right – to match the story that it was the original colour chosen nearly two centuries ago.”

Beyond the main house lies a fully selfcontained studio with its own kitchen, bathroom, wood stove, king-sized bedroom and double carport.

The property has water tanks and has also been adapted for modern rural life, with solar panels and an off-grid energy system with battery storage.

Also on the grounds are the romantic ruins of another old stone building, alongside a potting shed, poultry run, raised vegetable gardens, an orchard and a spring-fed stone well.

Portelli says the family is sad to let go of Larbert Cottage, but feel they have given it a new lease of life.

“It’s like we’ve come to the end of our chapter and the home is ready to create new memories in the next,” she says.

Neglected your garden over winter? Here’s how to restore order, refresh your space and get it ready for the season ahead.

I

t’s easy to let the garden slide during winter. But as the days warm and we start spending more time outdoors, all those overlooked jobs become harder to ignore.

The good news is you don’t need to tackle everything at once. We’ve broken the job down into manageable steps so you can work through the garden in a logical order – and get back to enjoying it sooner.

Fresh start for spring

Clear the clutter Start by deadheading spent flowers and removing the three Ds: dead, damaged and diseased growth. Then be ruthless – cut back any plants encroaching on paths or crowding their neighbours. Rake or blow leaves from lawns and paths but leave a light layer in garden beds to break down naturally. Pull weeds from garden beds and between pavers after rain or watering, when they’re easier to remove, roots and all.

Tidy and repair Clean paths, paving and furniture, paying particular attention to mossy or slippery surfaces. Tackle any small repairs while you’re there, such as resetting loose pavers or securing leaning stakes and trellises.

Revive the lawn Now is the time to renovate your grass. A lawn that feels spongy may have a build-up of thatch – the layer of dead stems, roots and other organic matter between the grass and soil. Use a de-thatching rake or scarifier to pull through the lawn in two directions, collecting the loosened material. Aerate compacted soil by pushing a garden fork 10 to 15 centimetres into the ground at regular intervals and rocking it gently. For larger areas, consider hiring a core aerator. Finish by levelling minor dips with topdressing mix, repairing bare patches, applying an organic lawn fertiliser and watering well.

Prepare for new growth Give plants a boost by spreading compost or well-rotted manure over garden beds to improve the soil, then apply a fertiliser at the recommended rate. Pots need attention, too. Repot root-bound plants, apply a controlled-release fertiliser and water in well with diluted seaweed. Add a five to seven-centimetre layer of mulch to garden beds and pots to retain moisture and suppress weeds, keeping it clear of trunks and stems. If you have irrigation, run the

system and clear blocked drippers, repair leaks and adjust timers.

Plan before planting With the groundwork done, decide where new plants could fill gaps, add colour or provide something to harvest. For inspiration, visit Floriade 2026: Feast of Flowers, where the garden beds celebrate seasonal harvests, edible landscapes, produce-inspired colour and outdoor dining. Photograph plant combinations you like and implement them at home.

Choose plants suited to the available light, soil and space, allowing for their mature size. If late frosts are still possible, wait before planting frost-sensitive varieties.

Putting the capital on the design map For architect Ben Walker, the secret to great Canberra homes lies in responding to the city’s seasons, scenery and sense of place.

S

ince its inception, Canberra has worn the label of Australia’s government town. But look beyond Parliament House, brutalist bureaucratic domains and masterplanned boulevards, and another story has been unfolding.

Across the capital, a growing number of contemporary homes are attracting national attention – not because they’re the loudest houses on the street, but because they’re intimately connected to the place in which they are built.

Architect Ben Walker has spent much of his career exploring what makes living in Canberra different. His homes don’t rely on grand gestures or eye-catching forms. Instead, they’re designed around the city’s own rhythms – its seasons, light and connection to nature.

“The city is maturing as it grows,” he says. “The transition from a country town to a major urban city

is taking effect, and I think this is being reflected in the value that is now given to architects and architecture by the community.”

While many cities are defined by density, Walker says Canberra offers something increasingly rare: neighbourhoods woven through mature landscapes, with mountain ranges, parks and nature reserves often sitting just beyond the back fence.

“We are fortunate to be surrounded by pockets of mature landscape,” he says.

“The opportunity to engage with these landscapes is an exciting proposition for an architect.”

That connection might mean elevating living spaces to capture sunsets across the Brindabella Ranges, positioning windows to frame street trees, or using high-level glazing that allows home owners to watch the city’s oak and poplar canopies shift through the seasons.

The capital’s climate plays an equally important role. “The climate here is wonderful for about 70 per cent of the year,” Walker says.

Spring, autumn and most of summer are light-filled and temperate, encouraging homes that blur the line between indoors and out and invite residents onto terraces, courtyards and gardens for much of the year.

That philosophy is evident in Walker’s recent works. Batten House, which received the Australian Institute of Architects (AIA) Malcolm Moir and Heather Sutherland Award – the ACT’s highest honour for a new house – is set in Curtin.

Its steel-framed structure of sliding batten screens, off-white brickwork wrapped around a central terrace, and recycled ironbark ceilings echo the midcentury houses the clients admired. It balances openness with privacy through

careful screening – a response to the risk of over-exposure that comes with opening a house to the landscape.

It’s a strategy, he notes, that hasn’t been as common in Canberra as it has in coastal or denser city settings, where public realms have grown busier over the past 20 years.

At the foot of the Mount Ainslie nature reserve, Walker’s Duffy Street project reinterprets the traditional Australian verandah in charcoal timber battens, wrapping an upper level of ply and recycled blackbutt that opens onto views.

It explores similar ideas of landscape integration in a different way, and won the AIA Robert Foster Prize for Light in Architecture.

Despite the awards, Walker remains a sole practitioner by choice, preferring to keep a spread of work – from modest renovations to larger houses and dualoccupancy developments – rather than scaling up to any one type of project.

Each project is planned to create regular “moments” throughout the day – glimpses into planted courtyards, changing light filtering through interiors, and proportioned spaces that feel generous regardless of size.

He also designs his buildings with the future firmly in mind.

“Every project has a set of principles for ‘now’ and a set of principles for ‘then’,” Walker says.

The goal is to create homes that adapt alongside the families living in them – whether that’s children growing older,

celebrations filling the dining room, or morning coffees overlooking the garden.

For visitors still convinced Canberra begins and ends with politics, Walker offers a different itinerary. Wander the streets of Reid or the Corroboree Park precinct in Ainslie. Explore the interwar neighbourhoods of Forrest and Griffith, or the Tocumwal Housing precinct in O’Connor. Seek out homes by Enrico Taglietti in Aranda or Hughes, or track down Robin Boyd’s houses in Red Hill.

As Canberra evolves, Walker believes residential architecture is evolving with it. Its most compelling buildings may, in the end, not be its public monuments, but the homes quietly redefining what it means to live there.

The kids are all right – and so is the house They may not hold the purse strings, but don’t underestimate the sway kids can have on a property purchase.

hen Kylie Harding’s sons were little, she remembers going house hunting and noticing how they reacted to one particular property.

“The boys were running around the garden, squealing and chasing each other and running up and down the stairs outside, and I thought, ‘Oh wow, isn’t that a great sound?’ ” she says.

“I was immediately connected with the place, because I knew that they were relaxed and happy there.”

While her boys’ excitement wasn’t the only factor, it was still a crucial one, with Harding and her then-husband eventually buying the home.

In her work as a property stylist, Harding tries to help vendors win over potential buyers – and their children – by building that same sense of connection.

“That can make or break a sale, that feeling that the family would be happy there,” she says, noting that if children leave an open for inspection arguing about which bedroom would be theirs, that’s a great sign for the seller.

Property stylists say a subtle approach is usually best, with the help of a few strategically placed items.

Maree Nelson, lead stylist at Achieve Property Styling, says it pays to avoid gender-specific colours or accessories.

“I always suggest a very soft palette ... I’m not going to go pink and bunny rabbits and butterflies, or blue,” she says.

“But there will be elements that I use to make sure that it’s a child’s bedroom.”

For a younger child, that might include a cute throw, a fun lamp or a print geared toward a younger demographic, she says. Bunks are also usually popular.

Nelson says teens love having their own space, particularly an upstairs area or a rumpus room where they can imagine hanging out with their friends.

“So I will select really big comfy couches, big throws and oversized slouchy things,” she says. “I create a bit of a retreat, like a big TV, and the prints I choose are a little bit edgier.”

Pre-sale renovation consultant Kristen Jackson, who also offers property staging, says children often have far more influence over a buying decision than sellers or agents realise.

Strategic: A cubby can be a good addition, as long as it doesn’t dominate the yard.

“I think people sometimes forget that buying a home is often ... emotional and lifestyle-led, rather than just numbers and logic,” she says. “And the kids really bring that emotion into the sale.”

For vendors, Jackson says the first step is to identify your buyer, which often depends on the price and type of home.

“If it’s an entry-level home, then the kids are probably going to be younger, versus a home that has five bedrooms and is probably at a higher price point ... they probably have teenagers,” she says.

Once you’ve determined your buyer, it’s about being neutral and providing “universally liked” features, Jackson says.

For younger kids, she suggests setting up a tent in one of the bedrooms, plus a few toys and a table where they can draw while their parents are having a look.

For teens, game controllers in the rumpus room and a desk in the bedroom are usually winning ideas.

Outside, Nelson likes to create defined seating areas for children and their parents, rather than opting for a cubby house, which might put some buyers off.

If there’s a swimming pool, she’ll add big floaties, bright beach towels and speakers into the mix.

Harding says that a cubby house or a swing set can be a good addition for family buyers (including grandparents buying a home), but only if it doesn’t dominate the yard.

“Sometimes if it’s too much of something, it locks it in to a certain thing, and people can’t see past that,” she says.

“They leave with that feeling of, ‘This is a house for a family that’s not us.’ ”
