Energy solutions shoot for the stars Energy efficiency standards are improving in ACT homes, offering greater comfort and household savings to home owners while attracting higher premiums for sellers.
I
t wasn’t that long ago that a home’s green credentials in Australia were a novel curiosity – a “nice to have” feature for a select, environmentally conscious and forward-thinking few. However, over the past couple of decades, environmentally responsible and sustainable housing has become increasingly mainstream nationwide, driven by heightened consumer awareness and demand, stricter building regulations and net-zero targets. In the ACT, the very design of entire suburbs, such as Whitlam in the Molonglo Valley, now focuses on maximising passive solar gain to minimise energy consumption. Future stages will also be gas-free – in line with the government’s plans to implement a complete gas phase-out by 2045 – which should reduce household costs for those with rooftop solar. When given a choice, two-thirds of Australian home buyers would

choose an energy-efficient home over a comparable standard dwelling, according to the 2025 Domain Sustainability in Property Report. Listing data from Domain backs this up: almost one in two homes now flag at least one energy-efficient attribute in their property listings. The green shift is no longer a future forecast. The desire for lower house running costs, increased comfort, and a preference for minimising environmental impact is shaping how we value and choose a property.
Energy-efficiency premiums According to the Domain report, over half of all houses (52.2 per cent) and more than a third of units (39.1 per cent) sold this year mentioned energy-saving features in their listings, a significant increase over the past five years. Solar remains the most common feature, found in nearly 38 per cent of

houses sold, as home owners embrace long-term energy cost savings. This trend addresses a critical issue, as residential properties consume around 24 per cent of the nation’s electricity, largely due to poor thermal performance. Energy-efficient homes offer a proven pathway to reduce consumption, enhance liveability and shield households from volatile energy prices. Light House ArchiScience director Jenny Edwards, who is a scientist and licensed ACT building energy efficiency assessor, says it pays to look at energy star ratings since performance between stars can vary widely. “To put things into perspective, an eight-star design requires half as much energy per square metre as a six-star design for annual heating and cooling,” she says. “An eight-star design requires 30 per cent less energy than a seven-star design. It really is worth shooting for the stars.”
The financial incentives for energyefficient housing are equally compelling. The Domain report shows that, in Canberra, an energy-efficient house attracts a 10 per cent price premium ($94,000), while units command a remarkable 17.6 per cent per cent difference ($84,000). Edwards believes energy efficiency not only saves on energy bills but also improves your comfort, and therefore your physical and mental health. “Your home is the place you spend the most time with the people you love – it is worth getting right,” she says. “Nobody regrets having a home that is warm over winter and cool over summer without relying on air-conditioning.”
Shifting building regulations for new homes
that all new residential buildings would be all-electric from 2024. According to the Housing Industry Association’s chief executive of industry policy, Simon Croft, building regulations are reshaping new homes in Canberra. “The National Construction Code (NCC) 2022 contained substantive changes for all new homes and major renovations for the ACT,” he says. “This included increasing the energy rating to seven stars under NatHERS and incorporating a new ‘whole of home’ requirement to control the collective energy usage of fixed appliances, including hot-water systems, heating and air-conditioning, lighting, and swimming pool and spa [heaters and pumps].” The next iteration of the code, expected later this year, will push this further.

Croft anticipates it will “introduce new requirements to pre-provision homes to enable the future installation of EV charging equipment”. This means new houses will require pre-run cables into garages and provision in switchboards for charging equipment, a change that follows similar requirements for new apartments. “The changes in NCC 2025, and those happening here in the ACT, are part of the broader transition to the electrification of buildings,” Croft says. “We’re already seeing more buildings and owners shifting to all-electric homes, and this will see future homes less reliant on the electricity grid.” Croft predicts Canberrans will continue the uptake of solar panels, battery storage and heat pump systems following a new $2.3 billion federal home battery subsidy initiative. “This scheme provides home owners with a 30 per cent discount off the upfront cost of household batteries,” he says. “I’m sure this will be popular with ACT households.”
Spotlight on Biraban House While new building codes are setting a higher benchmark for energy efficiency, experts argue that the key to creating truly exceptional homes lies in treating sustainability as a core design principle.
Edwards, whose firm is behind hundreds of sustainable Canberra projects, says home owners who are planning a new build should aim higher than the minimum standards. She warns against the common pitfall of prioritising floor plans and aesthetics over energy efficiency. “Thinking about energy efficiency at the end can prove costly,” Edwards explains. “Simple tweaks to orientation, layout and window position [early on] can mean the home exceeds minimum standards at no extra cost.” Her advice is to start with the sun: “Think hard about making the most of the low-angled northern sun in winter. Every square metre of window that the sun hits is equivalent to a one-kilowatt radiator inside your home. In our cold, but often sunny, Canberra winters, that is a lot of free heat.” Edwards recommends using energy modelling software early in the process as it is a “really powerful” design tool that can “massively improve the comfort and reduce the energy needs of your home”. A shining example of this philosophy is the firm’s Biraban House in Macquarie, which was completed by Brother Projects in 2021. The knock-down rebuild, which achieved an 8.2-star energy rating,

Efficient appliances
The goal for a seven-star home is to ensure its operational systems are as efficient as its structure. To meet new building requirements, the focus is on the installation of highly efficient appliances, opting for electric alternatives over gas appliances, and incorporating on-site generation to offset consumption with renewable energy.

Owner Emily Walter says the home’s solar-passive design and 10-kilowatt solar system mean the family of four virtually haven’t had an electricity bill since moving in. “It is such a comfortable home,” she says. “In summer, it’s cool inside, and in winter, it just feels warm. Even on the coldest mornings, we don’t need to turn on our heating.” The design process was meticulous. Light House oriented the three-
bedroom, two-bathroom house to be north-facing, while polished concrete floors and uPVC double-glazed windows help to regulate internal temperatures. The build was designed around an existing tree that is now a focal point in the view from the main open-plan living room. Emily says building a sustainable home aligned with her and her husband Tom’s values, but they didn’t require anything overly large. Their new home needed to be functional with enough space for a family of four (and two dogs) for the long term, with options to work from home. She says the long planning stage was a worthwhile investment that delivered a home that’s both practical and beautiful,
and adds, “I haven’t found anything that I would change.” The Walter’s experience underscores Edwards’ core message: comfort and efficiency are not mutually exclusive from great design. “Your thermal comfort and your energy bills will affect your quality of life just as much, if not more, than the aesthetics,” Edwards says. “Highly sustainable and energy-efficient homes can still look and function fabulously.” The combination of strong buyer demand, government regulation and industry innovation proves that sustainability is no longer a “nice-tohave” – it’s an essential component of a modern Canberra home.

Regaining lost ground: House prices in Canberra are now just 8.8 per cent below their 2022 peak.
C
anberra’s property market is heading into spring with high hopes for the usual flurry of activity. But agents say it is shaping up to be a slow and steady season rather than a sharp spike. The Domain House Price Report for the June quarter shows the city’s median house price rose 1.1 per cent to $1.07 million – its largest quarterly gain in 15 months. The median unit price
jumped 4.6 per cent to $610,752, marking its sharpest rise in almost two years. According to Domain’s chief of research and economics, Dr Nicola Powell, the national capital’s housing market is on a gradual recovery path. “House prices are now 8.8 per cent below the mid-2022 peak – having already recovered roughly a third of the earlier decline – and are on course to continue a slow recovery,” she says.
“Unit prices are now 2.9 per cent below their September 2023 peak, having recovered roughly two-thirds of their earlier decline. Units are now outpacing houses, narrowing the price gap, although a typical house still costs about 75 per cent more than a unit.” The improvement comes as national housing markets strengthen in response to the Reserve Bank of Australia’s (RBA) interest rate cuts earlier this year.
A slow and steady recovery As some buyers wait for more interest-rate cuts by the Reserve Bank, Canberra’s residential property market continues to see rises in price, clearance rates and sentiment.

The median price in the combined capital cities has reached a record high, supported by improved borrowing capacity, still-tight listing volumes and resilient population growth. That momentum could lift further after the RBA’s decision this month to cut interest rates by 25 basis points, bringing the cash rate down to 3.6 per cent. The move is expected to add to buyer capacity ahead of the peak selling season.
Higher auction clearance In Canberra, July market data pointed to rising activity even before the latest cut. Auction clearance rates surged to 63.5 per cent – the city’s highest in two years – with volumes at their strongest since 2022. New listings jumped 21.1 per cent over the month, led by a 34.6 per cent rise in units, though total supply remained slightly lower than a year ago. Even so, local agents describe an uneven market. Samantha Linsdell from Hive Property says activity is far from uniform across the market, with some segments moving more briskly than others. “We are finding that a particular price bracket, between $800,000 and $1.2 million, is transacting quite well,” she says. “But we are still seeing that the top end of the marketplace is quite slow. Canberra’s average days on market have
blown out significantly in the last month, increasing by approximately 20 days.” Linsdell’s own figures show her days-on-market average typically sits at around 30, but in recent weeks has stretched to 45. Across the city, she says, properties are fluctuating anywhere between 70 and 90 days on market, on average. Putting the change down to a mix of supply dynamics and buyer caution, Linsdell says many are waiting to see the impact of the RBA’s latest moves. “Historically, we’d see at least two to three consecutive cuts before there was a significant change in the marketplace,” she says. “There’s been some positivity
around it, but I think people are waiting for that second or third cut before making a financial decision.” Linsdell also has found the clearance rates to be inconsistent, with some weekends performing strongly and others more subdued. “One week is really positive and the next is not; you really just don’t know where you stand,” she says. “It’s quite a reactive marketplace, and that’s [unusual] for Canberra … it is definitely a lot more unpredictable at the moment.”
First-home-buyer surge Michael Potter of Michael Potter Real Estate agrees the market remains fickle, with some homes generating strong interest, and others attracting little, as buyers take their time. “Listings have been quite tight,” he says. “I think last year was probably stronger than this year. “Buyers are not rushing. They’re making informed decisions and watching
the market. It’s not one straight line but an up-and-down trajectory.” As we head into spring, Potter believes the sub-$900,000 segment is likely to attract the most competition, while the top end will remain subdued. In particular, he says more first-home buyers are likely to enter the market, with the interest rate cut increasing their borrowing capacity. But rather than a dramatic rebound, Potter expects steady improvement through to the end of the year. “I get a feeling that things are not going to go boom, but we’ll start seeing more steady growth, with more properties selling through private treaty and clearance rates picking up,” he says. “I think we’ll have a really good, interesting spring. Is it going to be [frenetic]? I don’t think so. We’d like to think we’ll have a lot of activity in the market with [continued] growth, and getting back to a normal growth market around 3 or 4 per cent per annum.”

Smart design: The heritage home was renovated to showcase light-filled, modern and family-friendly interiors.
I
t’s kind of ironic that Brumbies head coach Stephen Larkham has spent the past few seasons cooking up the club’s recipe for success in what used to be the butler’s pantry of his Canberra home. After a renovation, the space was rejigged to become his home office, where he can sit and review games, and work on training schedules and matchday strategies. The sink in the corner may be superfluous, but the addition of a personal bar is perhaps handy when analysing rugby games that didn’t go the Brumbies’ way. It’s also where Larkham keeps some memorabilia marking his playing career. But don’t expect a “man cave” with framed jerseys and showy displays – his humility (alongside his ability to read the play and elusive running style) has always been a trademark of his game. There’s a photo of Larkham with Wallabies teammates Joe Roff and Ben Tune after the 1999 Rugby World Cup win against France, some trophies, a couple of woollen Test caps and other snaps of his early Brumbies days. “I know a lot of people put these kinds of things on display, but no one really comes into this room,” Larkham says. “We thought about painting the old cabinet and putting it all out in the house, but we’ve been talking about that for a while.” Larkham, his wife Jacqueline and their daughters Jaimee, 22, and Tianha, 18, have been living in their Inner South home since 2011. It was bought in 2005, but before they could move in, Larkham signed with the Ricoh Black Rams, and the young family instead lived in Japan for a few seasons. The heritage home was designed by Oakley and Parkes, the renowned architects behind several early prestige homes in the nation’s capital, including The Lodge. In 2012, the Larkhams embarked on renovations to transform the interiors into a modern, light-filled and family-friendly space. Completed by Brother Projects under the direction of Fine Line Design, the home today features an open-plan living area centred on a five-metre stonetopped island bench for the family to gather around. Blackbutt timber flooring throughout is softened by large rugs,

while aspects of the Japanese aesthetic have been subtly incorporated, visible in the clean lines and storage options. A separate family room opens onto a north-facing terrace and pool area with a fire pit. Larkham still hosts the Brumbies’ annual Christmas party in the backyard, but he only smiles when asked how many props a trampoline can hold and who gravitates to the hot tub. On the large 1500-square-metre block, the surrounding garden of flowering shrubs and trees is a welcome retreat. “I loved living and playing in Japan, but everything was on top of you,” Larkham
says. “We lived right under a motorway and I developed claustrophobia, but that disappeared when we moved back here. “It’s spacious inside and around the house, and instantly everything just felt more comfortable.” Larkham enjoys tending to his garden but wouldn’t call himself a gardener. “I couldn’t tell you what the plants are called,” he says. “But I enjoy mowing and [pruning] … there’s something calming about it, a sense of achievement in keeping it all under control.” When spare time around the rugby schedule allows, he and Jacqueline also enjoy walking their pomsky (a

On a weekend night, if it’s not game time, the Larkhams might be found in the formal living area where there’s a slow-combustion fireplace and a stateof-the-art television. They love watching movies together, a habit that goes back to Larkham’s early playing days when the pre-game routine the night before involved popcorn, lemonade and a film.
Against a backdrop of traditions and memories, Larkham reflects on the changes to their home through the family’s life stages. “It’s a house that’s grown with us,” he says. “During the renovations, we incorporated a secret passage between the girls’ bedrooms through a loft area, but these days they have it blocked off. “What was the girls’ playroom has changed into a space where they can find some privacy. Other rooms now serve a different purpose to their original one.” Just like the former pantry-come-office, where Larkham now weaves his off-field magic to lead the Brumbies onwards.

The Sir George (Jugiong) The renovation of The Sir George hotel really put the tiny town of Jugiong on the map. Built in 1852, this two-storey pub now offers a rustic chic charm that is at its best when the winter fires are roaring. Located only an hour and a half from Canberra and just off the Hume Highway, it’s an easy drive that will see you back home on Sunday afternoon, refreshed for the week ahead. What’s next for the Canberra market? Canberra is a market of microclimates; what happens in Griffith doesn’t necessarily reflect what’s happening in Gungahlin. The mix of owner-occupiers, long-term public sector tenants, and investors gives it a rhythm all of its own. It’s also one of the most data-literate and transparent markets in the country, which means buyers and sellers are extremely well informed. As we move into spring, we’re seeing signs of a measured recovery. Buyer sentiment is shifting from hesitation to confidence, listing volumes are rising, and rental markets are showing signs of stabilisation. The next phase of growth will be led by well-priced, well-presented properties, especially in lifestyle-oriented suburbs. We also see a stronger investor return into the ACT market later this year as yields stabilise and regulation becomes clearer. This feature is part of an Allhomes package.
