Our conventional loans can be fixed-rate or adjustable-rate mortgages. With a variety of down payment options, the minimum down payment requirement is 3%. There are also options that avoid mortgage insurance.

Sticks or stones, we o er One-Time-Close. Plus Gov’t favs (FHA, VA, and USDA) with program LTV max. Want to be Conventional about it? Up to 95% LTV.

HELOC. An alternative to cash-out refinance, our HELOC o er is as strong as any bank: 30 year note, 120-month draw feature, and interest-only pay option period (240-month principal and interest repayment period).

Stockton offers both delegated and correspondent lending options for Non-QM products.

DSCR/Investor Cash Flow This allows borrowers seeking investment property financing to use the rental income from the subject property to determine cash flow—supporting landlord goals by leveraging future rental income for easier qualifying.

ITIN Loan Program.

Helping many achieve the American Dream. We make homebuying happen for individuals with an ITIN, using bank statement payroll deposits in lieu of paystubs.

Asset Depletion Program.

This allows you to use a borrower’s assets to determine income.

Bank Statement Loans.

Self-employed borrowers can relax with Stockton Mortgage’s bank statement program, with alternative documentation options of 12 or 24 months of bank statements.

Non-Warrantable Condos.

This program is a match for borrowers interested in newer condo projects, including condotels, that don’t always meet conventional program requirements.
