“A growth scare” (The vibe has definitely changed)


Things have changed over last couple weeks 1) 2) 3) 4)

Disappointing data Consumer confidence declined by the most in 4 yrs Fear = flight to safety (stocks down, bond prices up, yields down) Tariffs now in effect and counter-tariffs announced (we’re in an escalating trade war (a risk to global growth))

5) Increasing inflation concerns, BUT… 6) Despite inflationary policy (tariffs, immigration, deficits), the bond market is more worried about recession and slower growth. Haphazard, unchecked policy. 7) But that means Fed may be likely to cut more and sooner, shouldn’t the market like that? (Tug of war b/w economic forces)


But what about housing?! 1) 2) 3) 4) 5) 6)

30-yr fixed down to 6.74% from 7.1% a month ago Lower rates should spur some sidelined demand But we still don’t have enough inventory Is what’s bad for the economy actually good for housing?! Yes and no. Lower rates help, but layoffs and stagnating earnings won’t. Tug of war b/w forces. There’s enough pent-up demand to absorb new inventory, so still unlikely to see oversupply or price declines. (FL, TX, CA are a different story)


Here’s the key thing to watch… Does the increase in seller activity from any downturn outpace increases in sales from lower rates.

That’s the key.


In the case of “stagflation“…. Which is stagnant/slowing economic growth combined with rising inflation (bad thing) What is the Fed to do?? 1) Raise rates to combat inflation and risk slowing the economy down further 2) Cut rates to spur growth and risk inflation rising even more and faster

No great options and no guarantees, BUT…. The Fed is more likely to raise rates to control inflation The Fed is less likely to cut rates to stimulate growth


This isn’t new. This is why it’s messy. The economy is plagued with contradictions. We want farmers to get high prices and yet consumers to have cheap food. (gov’t subsidies)

We want childcare workers to have high wages yet have affordable childcare for families (gov’t subsidies?) We want cities that are safe, efficient and well-planned and yet want it easier to build homes


Three quick questions though… 1) WHAT ABOUT GAS & EGG PRICES?! 2) AND WHAT ABOUT DEBT & DEFICITS? 3) AND WHY DO I SUDDENLY DISLIKE CANADA??
