Experts in the field of neuroarchitecture have posited that beauty in architecture can have a positive impact on a person’s health and wellbeing. whether your preferred palette is wood, metal, stone or light-heavy, there will be something that makes you say “Aah!” within the segment. In continuation of this beauty and best performance theme, our writers have profiled some extraordinary projects that achieve impressive energy performance and sustainable design benchmarks, while simultaneously existing as beautiful spaces. The Loom House in Bainbridge Island, Wash. is the first residential remodel in the world certified as a Living Building by the International Living Future Institute that also offers stunning views and a place where its owners can unwind with family and friends. In the case of Perkins+Will’s Southwest Library in Washington, D.C., the structure, on track to achieving LEED Platinum levels, pushed the boundary of what was previously possible, while still serving as an inviting community hotspot where people can mingle with neighbors, expand their horizons, and be inspired. Beauty in architecture is not a trivial accomplishment. In fact, experts in the field of neuroarchitecture have posited that beauty in architecture can have a positive impact on a person’s health and wellbeing. Donald H. Ruggles, , in the book Beauty, Neuroscience, and Architecture explains that “visual patterns have the ability to trigger physical responses so powerful they encode themselves in our genes.” These visual patterns have evolved to become biological triggers which

It is an interesting thought: Beauty in the built environment may help to make life better for those who experience it. Here’s hoping the products, systems, and stories shared within this November/ December issue support those endeavors—creating a space or structure that will impact the way people live their lives, for the better and add a little beauty too. —Jeanie Fitzgerald Pitts, managing editor

“Reducing Fire Risk at the Perimeter of High Rise Structures,” sponsored by Owens Corning, covers high-rise fires, which are not new to us. In fact, we have seen an increase in fire incidents in Asia, Europe and the Middle East in the last five to 10 years that have amplified awareness on fire safety performance of taller structures. High rise buildings present a greater risk with an increased number of occupants that have a limited means of escape in the event of a fire. That is why the time element for containing a fire is so critical. Also, as we have seen in actual fires, vertical fire spread at the exterior façade can rapidly overwhelm fire fighters means of interceding the fire from ground level. As the fire accelerates and upward spread progresses, it often reaches a height beyond the reach of fire services water streams. That is why containing a fire and preventing it from spreading vertically is so critical for both occupant and first responder safety.

Best Practices in Sustainable Design ››
Mounting Solar Panels on a Metal Roof
Explore Mounting Options for Solar PV Systems: Tilted vs. Flush-Mount There are several synergies that can be created on a project when the decision is made to pair solar photovoltaic (PV) systems and a metal roof. Identifying the right mounting method for a specific project can have a dramatic impact on preserving the integrity of the roof and solar PV system, as well as maintaining code compliance, and delivering the greatest return on investment (ROI) by keeping initial and life-cycle costs low and extending the life of the components. Unfortunately, there can be confusion around the pros and cons inherent in different mounting methods. This article, which summarizes the recommendations of a longer whitepaper Metal Roofing and Solar PV Systems, authored and published by the Metal Construction Assn. (MCA), will attempt to clarify this issue.
Current trends favor low-cost, flushmounted systems that facilitate additional module installation, resulting in higher power density and less severe structural impact. Let’s begin by discussing the offset. Modules are generally offset from any roof type by some dimension. The offset allows air flow between the roof surface and the solar module, for lower cell operating temperatures and improved production. The optimal minimum offset dimension has been demonstrated by studies to be 4-in. (100mm). Beyond this offset dimension, there is no significant increase in module output. Modules may then be flush mounted or tilted to achieve an optimal sun angle. Both methods result in different energy output from a given module or number of modules. Each option has differing roof space, structural engineering factors and cost implications, so initial cost and ROI should be analyzed individually when considering and comparing mounting options. When PV modules were at their highest cost per watt and lower efficiencies, tilted systems were the norm to achieve optimal sun angle and were also demonstrably financially prudent. Array designs were driven primarily by the high cost of the PV module, hence achieving optimal sun angle with added mounting costs was financially sound within cost recovery calculations. Within the last decade, PV module costs have fallen dramatically and the increase in power production attained by achieving optimal sun angle no longer offsets the premium costs of the mounting
12

system. Current trends favor low-cost, flushmounted systems that facilitate additional module installation, resulting in higher power density (watts/sq. ft.) and less severe structural impact.
Introducing Flush-Mounted Systems Flush-mounted systems are commonly used on metal roofs with slopes as low as 0.25:12 (2°). These “near-flat” PV modules do not achieve the energy density of modules positioned at an incline at optimal sun angle. The reduction in energy production may be as little as 5% in southern areas or as high as 12% in northern areas. However, these “near flat” roof applications also enable north-facing roof areas to carry arrays with power production only a few percent lower than their south-facing counterpart. Consequently, flush-mounted systems may have the best life-cycle cost on large, commercial, lowslope roofs, particularly in the southern areas of the U.S. There are two common types of flush-mounted systems often applied today.
Flush Rail-Mounted Method A typical flush rail-mounted system utilizes aluminum or coated light-gauge steel rails mounted above the seams or ribs of a metal roof. This method normally orients the rails traversing the seams or ribs of the south-facing metal roof. Most module producers specify that the modules be installed with a portrait orientation to the roof slope. This allows for neighboring modules to be within an inch or less of each other, sometimes maximizing power density. This method also allows for a generous offset above the base roof surface (usually 7-in. to 9-in.), which allows for easy access during installation and extra space for optimizers and rapid shut-down equipment.
Flush Rail-less-Mounted (a.k.a Direct Attached) Solar modules may also mount directly to the seams of a standing seam metal roof or to the ribs of a face-fastened metal roof, eliminating the rail and related components entirely. When this mounting method is used, the seams or ribs inherent to the metal roof serve as the mounting rails. This method is similar to the flush rail-mounted system; however, it is several inches lower in profile, which can provide a more uniform load distribution to the roof structure with as little as 15% of the added weight (collateral dead load) of rails.
Tilted Mounting System
achieve further incline to the existing roof slope. Other methods of tilting are emerging for more moderate tilt angles. This type of installation improves or maximizes module-level energy density. However, there are several negative considerations for these types of installations, including an increase in the initial cost due to the extra materials involved and added collateral dead load of those materials on the roof. The additional cost may not be justified by the increase in efficiency, extending the payback period. SOURCE: Whitepaper—Metal Roofing and Solar PV
Systems by Metal Construction Assn.
KE Y TERMS
Collateral Dead Load The self-weight of permanently installed materials attached to the roof or supporting structure with the exact location unknown at the time of design. The primary difference between collateral dead loads and ordinary dead loads is collateral loads are generally not considered to counteract wind uplift. Energy Density The annual average energy produced by the PV array divided by the area it occupies or otherwise makes unusable for solar power generation. Optimal Sun Angle The annual mean angle of the module measured in degrees to the earth at which the sun is at a right angle to the module. (The optimal sun angle is equivalent to the altitude of the project.) Power Density The rated power output of the PV array divided by the area it occupied or otherwise makes unusable for solar power generation. Solar Zone The exact roof area most appropriate to install solar for reasons of sun angle, roof obstructions, shading effects, etc. Standing Seam Metal Roof A metal roof that is attached via concealed clips within its side joints (seams), thus avoiding penetration of the weathering membrane.

Daydream Believer Described in the Lightfair 2021 program guide as, “a session delving into the intersection of lighting and daylighting,” the nitty-gritty of noted daylight researcher Lisa Heschong’s presentation at the conference proved quite a different lesson. Rather than delving into strategies of layered lighting that incorporate daylight as a key element, the session challenged attendees to think alternatively about issues such as glare and wellness. She questioned the need and effectiveness of electric lighting systems designed to replicate daylight in lieu of the real deal. Citing findings from her latest research, as featured in her new book, “Visual Delight in Architecture,” she called the much-ballyhooed tech “placebos,” and at best, “just OK,” in spaces with a total absence of fenestration. Heschong noted such buzzed-about technology is not only expensive, but has proven, thus far, not to translate the positive biological and sleep-facilitating solutions as being marketed. Rather, she argues windows, windows, windows. Her new research more specifically focuses on the positive effects of staring out the latter. Odd as it sounds, staring blankly out the window is a good thing. The researcher found that people spend roughly 40% of their day on such acts. Furthermore, she noted, 80% of that time is spent on thinking and processing. In fact, she found that 40% of people in such daydreaming states are likely to give better answers than those who don’t. While she did concede that strong daylight can create glare in many spaces, shading solutions, both interior and exterior, can be managed—even without complicated control systems. She noted shade placement can be staggered to partially shade, but not detract from the view. This strategy, in combination with the growing trend of open/non-permanent desking, means users can simply move if the sun or glare gets too intense. She also advises space owners to seek greater opportunities for indoor/outdoor spaces, as getting people physically out into the sun is the best means for boosting their circadian rhythm. Take a look at the products and news items that reflect good daylighting strategies, as well as some of the best lighting on the LFI floor. —Jim Crockett, editor at large

Its Ojibwe name translates to “where creator sits (Manitou a bi) and brings light (Bii daziigae).” The heart of Manitou a bi Bii daziigae is the agora, conceived as a place for campus-wide events as well as for groups and quiet study. Its skylit atrium brings diffuse light to the two-story space accented with balconies on all four sides. Also key to its net-zero strategy is its façade, which is made of dynamic Kromatix Building Integrated Photovoltaic (BIPV) panels that change color depending on the angle of view and the weather. Seeking Round, Shaded Skylights
FOUNDING PILLARS
The educational concept of the LamiKita is based on four pillars, which are mindfulness, cooperation, nutrition and digitalization.
The unique educational concept of the LamiKita day care in Rehau, Germany, is based on four pillars: mindfulness, cooperation, nutrition and digitalization. An open concept is lived out in the light-flooded, spacious new building. Almost all rooms are connected by glass elements and visual axes, thus enabling exchange across rooms, and giving the LamiKita a special atmosphere of expansiveness, transparency, openness and closeness to nature. Skylights are a big part of this. A total of eight round, one-anda-half metre LAMILUX Glass Skylights F100 and a LAMILUX Glass Roof PR60 with additional shading elements create a pleasant daylit atmosphere inside the LamiKita. Extra sloping round flat roof windows were also developed for the project. According to Joachim Hessemer, Technical Director of LAMILUX Skylights, the challenge was to model a round base three-dimensionally in such a way that it would not appear as an ellipse-like surface. Due to this fivedegree inclination, the round flat roof window creates a certain self-cleaning effect. The LAMILUX Glass Skylights Circular, can also be darkened at any time with shading elements. Historic School Upgrades 100-Year-Old Windows Avon Old Farms School in Connecticut replaced its 100-year-old windows with new aluminumframed units manufactured by Winco Window Co. and finished by Linetec in a steel wool color to match the historical aesthetic. Opened in 1927, the boarding school for boys was founded and designed by one of the first licensed female architects in American history, Theodate Pop Riddle. The private school’s Cotswold Tudor architectural style follows the form of medieval village structures in England’s rural southwestern region. Replicating the original windows’ appearance was simplified with WINCO Series 1150S 2-in. fixed and casement units in multiple configurations. These windows have an integral beveled glazing stop and applied muntin grid to simulate the historic look of true divided lites without compromising on performance. Winco Window Co.

“Being flexible is key,” said Todd Heiser, co-office managing director, Gensler Chicago. “There is no silver bullet; workspace design needs to be tailored and specific to workers’ needs.” In agreement, Natalie Engels, global work sector leader, noted, “We’re seeing a lot of clients want to test a site or location that has a variety of people to simulate what a future work environment is going to be.” The pandemic has flipped traditional real estate paradigms. Private sector clients are looking to maintain or grow their portfolios, while institutional public sectors, like government, healthcare and education, are looking for efficiencies and new purposes for underutilized space. In the tech industry, the architects note large companies are taking advantage of the pause in rapid expansion of space and using this moment to transform their global portfolios. Smaller or emerging clients are rethinking their real estate models, looking at decentralized hub-and-spoke models. This is impacting recruitment strategies,

“For many, work is no longer a binary choice between working from home or the office; it’s far more complex. Workers’ expectations have changed, and that’s shifting how and where people work. And with these changes, commercial real estate leaders are evaluating what’s best for their organizations to drive business performance, innovation, and employee engagement.” This is how the blog, “5 Trends CRE Leaders Can Use to Reimagine a New Workplace Reality,” written by Gensler’s Janet Pogue McLaurin and Natalie Engels, begins and it quickly shares five trends driving the future of the workplace: The employee experience is the new differentiator. Experimentation is key; prototypes and pilots are the new normal. Real estate is changing in a hybrid/work anywhere era. Leadership sets the tone to bring people back. Listen, model and learn.
In reimagining the work place for Wilson Sporting Goods return to downtown Chicago, Gensler used colors, light and textures to parallel the careers of its customers—athletes—in evoking the latter’s strong sense of energy, pride and achievement.
allowing companies to cast a wider net. These trends bear out many of the products on display at NeoCon this past fall in Chicago. Beyond flexible and mobile furniture systems, and products that allow offices to carve out individual nooks, storage items—reflecting the trend toward open, unassigned spaces—really stood out. Check out the solutions profiled below. One was even co-developed with Gensler (Hollman Lockers).
STORAGE SOLUTIONS
SOUND-ABSORBING STORAGE Hollman’s new Acoustic Locker Collection incorporates smart technology for next-generation storage solutions. The collection—developed in collaboration with Gensler— pairs sound-blocking and -absorbing design with smart locking technology from Vecos, for a flexible storage solution that meets the needs of today’s hybrid workplaces. “Today’s variable work schedules and large, open office layouts can present a challenge,” says Rajat Agarwal, Director of R&D at Hollman. “We developed the Acoustic Locker Collection to help maximize square footage and meet employees’ needs for quiet, multifunctional workspaces with ample storage.” With these goals in mind, Hollman incorporated several unique attributes into the collection, starting with the sound-absorbing design that gives the Acoustic Locker Collection its name: The lockers have an impressive 0.31 NRC (noise reduction coefficient) rating, which help reduce the noise level within surrounding offices. Antimicrobial Nanolam surfacing prevents the growth of mildew and mold, which can cause stains and odors. Hollman

LIGHTING
Lighting Trends New research shows lighting trends have been influenced by the pandemic. In its Annual Survey on Trends in Commercial and Residential Lighting Design, aspectLED polled hundreds of designers to share insights on the impact of the COVID-19 pandemic on lighting design. The research indicates that 96% of the respondents believe that lighting design trends have been influenced by the pandemic. More specifically, 90% of the participants said that they have seen more interest in lighting designs for outdoor spaces, and 89% have seen an increase in hands-free/non-contact lighting designs, such as motion-activated under-cabinet lighting in restrooms and public spaces. In addition, 83% have seen lighting design being used to de-emphasize crowded spaces by spotlighting specific areas like tables in restaurants, and keeping the lighting low in general spaces where crowds form. In short, designers are finding ways to use lighting to meet the new pandemic-inspired demands of their client base, and as new products continue to launch into the market, new possibilities emerge.
LIGHTFAIR 2021’S MOST INNOVATIVE PRODUCT OF THE YEAR A ground-breaking product design from PureEdge Lighting, the Lazer Line 0.5-in. wide aluminum tape is a direct and/or indirect LED lighting system that provides general illumination in architectural applications. Winner of Lightfair 2021’s Most Innovative Product award, the suspended system’s turnbuckles can be mounted wall to wall, ceiling to floor, or ceiling to wall. The turnbuckles also allow Lazer Line to be positioned 0-60 degrees relative to the mounting surface, creating a 3-dimensional appearance that is as functional as it is visually interesting. This solution mounts to standard 4-in. square junction box with round plaster rings+ and the canopy can be painted to camouflage the product into wall for a seamless look. PureEdge Lighting

By connecting the new Breuninger Hall via a three-story, glass-enclosed commons with the existing Gerig Hall at Taylor University in Upland, Ind., students in both residence halls are benefitting from indoor and outdoor spaces for socialization and study. An outdoor pond and plaza area serves as a popular destination spot and houses a geothermal loop with vertical bore holes and a pond loop to reduce energy consumption. “The design combines the traditional red brick of Taylor University with modern elements like metal panels at the main entrance,” explains Chuck Tyler, , project executive, Fanning Howey, Indianapolis, Ind. Fanning Howey’s design integrates a geothermal system coupled with a Daikin water-cooled variable refrigerant flow system to heat and cool the dorm rooms, common areas and offices. The water flow through the geothermal loop is controlled based on the load and delivered via variable speed circulating pumps. The geothermal loop is isolated from the building loop by a plate and frame heat exchanger and the pumps circulate water throughout the building as needed. Energy recovery heat exchangers precondition the incoming outdoor air and reduce operating costs. HEATING AND COOLING EFFICIENCY

HEALTH & WELLBEING
COVID-Conscious Skyscraper/Medical Center Unveiled As the world braces to battle yet another COVID variant, the city of Miami unveils the Legacy Tower at Miami Worldcenter— the world’s first COVID-conscious, pandemic-ready, all-in-one, residential, hotel and medical center skyscraper. The 55-story, $500-million, 681-ft.-tall tower will feature a broad mix of uses, notably 310 MicroLuxe residences, 219 hotel rooms and 10-floors of medical facilities, which include the world’s first Blue Zones wellness center. Designed by awardwinning Miami architect, Kobi Karp, founder of KKAID, the project will be a one-of-a-kind residential, hospitality, health and well-being urban ecosystem— designed in dramatic style for both the best and worst of times. The term Blue Zones, first coined in a 2005 National Geographic Magazine cover story, refers to areas of the world where people live longer lives—sometimes beyond age 90—as a result of lifestyle, diet and exercise. The Blue Zones medical center will adopt and administer established health and well-being practices, designed by Adventist Health’s Blue Zones Project, and employ them in conjunction with the application of 21st century medical technologies to create an urban

development where residents can strive to live healthier, more productive lives. Project architect Kobi Karp says, “What’s interesting is that, as this pandemic came around, we saw that these kinds of designs became more progressive. This whole building was designed about health, wellness, well-adjusting, not only physical, but also mental and sociological.” As such, there are several incredible features on the property that cater to supporting this multi-faceted concept of wellness, offering residents and guests several opportunities to be active and connect with the outdoors. Legacy Tower will include downtown’s largest pool deck, the city’s first enclosed seven-floor rooftop atrium, and the city’s first Singaporeinspired cantilevered pool held 500 ft. in the sky. “The indoor and outdoor spaces are harmonious, and they flow together,” adds Karp. The tower is also designed to accommodate residents and

guests when they are ill or facing another pandemic, providing access to teams of physicians and practitioners, an onsite lab, full AI-powered diagnostic center and a pharmacy. “The entire tower is equipped with an array of COVIDconscious amenities and technologies, including hospital-grade ventilation systems, UV robots, touchless elevators, voice-activated technology, water filtration system and even antimicrobial material on all the furniture throughout the project,” explains Daniel Kodsi, CEO, Royal Palm Companies, the developer. Beyond design, the architectural firm collaborated with engineers to create an air decontamination system. “We have technologies that allow us to have safe mechanical systems that we can put into the lungs of the air conditioning system; special units of light that will allow us to have a very clear filtration system of breathing air for the people who inhabit the building,” says Kodsi.

Due to its prefabricated design, the VELUX Modular Skylight (VMS) system eliminates the need for on-site glazing, allowing it to be installed quickly and in practically any weather. CHALLENGE Find a commercial skylight system that would enable architects to use older bow trusses as an architectural feature, while also flooding the interior of the co-working space with natural light. Furthermore, an active railway runs right in front of the building, so creating a construction site outside was not a possibility.

There have been some incredible innovations in both the form and function of architectural products over the past year. From highperformance façade solutions that make an incredible curbside statement to stunning interior wall coverings that multitask as a sound absorber or biophilic design element, and interior and exterior lighting solutions that place beautiful light more precisely where it is needed than ever before, this year’s PIA winners offer something for everyone—architects, lighting designers and interior designers—enabling the design community to push the boundaries of what is possible in a space, while blurring the lines between art and architecture.
11 . 2021
2111APPIA-opener.indd 27
This balance of beauty and performance is evident in the awardwinning projects profiled and possessed in so many of the products that captured the hearts and imaginations of our distinguished judging panel. The winning products contained within also offer solutions that cater to the heightened awareness of germs and the importance of creating healthy and safe interior environments that enable people to collaborate without risking contagion. This is the 11th year that Architectural Products has compiled its list of winners for the Product Innovation Awards. While some years are marked by a new technology or material that has catapulted onto the market, or a new application that has sent manufacturers scrambling to address, this year the overwhelming theme of the award-winning products seems to be simply performing better than ever before and doing it beautifully.

Vetrotech Saint-Gobain
Special Citations
Backed by a 350-year history of innovation, Vetrotech Saint-Gobain’s roots go back to the founding of the pioneering Swiss glazing company Giesbrecht Glas. When tempered glass processing became more industrialized in the 1960s, subsidiary Temperit AG led the industry in developing a safer and more reliable way to produce strengthened glass. And in 1980, the strengths of those two companies came together when Vetrotech was founded to produce Pyroswiss, the world’s first fully tempered, fire-resistant safety glass. This alternative to wired glass, combining fire-resistance with impact safety, paved the way for a new era in fire protection. These roots gave way to new innovations. The hydro-gel technology for fire-resistant glass with heat insulation properties. The first-generation fire-resistive Contraflam, glass ceramic Keralite, and VDS, Vetrotech’s fire-rated framing system. Today, Vetrotech operates in 66 countries, manufacturing in seven main production sites on three continents. IFTS is Vetrotech’s in-house ISO 17025-accredited fire test laboratory, home to about 200 tests per year to support customer requirements and research and development testing. It also contains an in-house shooting test laboratory that allows for bullet-resistance testing and certification. Innovation is key at Vetrotech Saint-Gobain. Saint-Gobain has eight research centers worldwide, employing 3,700 employees who file nearly 350 patents per year. One out of four Saint-Gobain products did not exist five years ago. Vetrotech alone has filed 35 patents in the fire and security space, and launched dozens of new products over the past five years, including Vetroflam Screen, Contralfam Mega 30/60, Contraflam Structure Vibrance and Elegance and Contraflam Climalit Screen. Vetrotech SaintGobain North America exclusively carries Keralite SafeGuard, which combines fire protection and ballistic safety to protect schools and other living places from fire, intruders and terror attacks.
PIA recognizes project applications and industry leadership. These notable companies and products with outstanding solutions are highlighted.

This’ll Be the Day Buddy Holly’s legacy lives on in West Texas’ largest dedicated performance venue. The modern design reflects the prismatic and layered rock formations of Texas canyons. Targeting LEED Silver, the façade balances various approaches to creating shade to counter the South Plains’ extreme temperature fluctuations by using long overhangs, angled concrete fins and deep-set ribbon windows to cool the building and filter light, without obstructing views from the Buddy Holly Hall of Performing Arts. Expansive spans of glass blur the lines between indoors and outdoors, creating a seamless transition for visitors entering the space. Almost 80 ft. of sloped glazing above the main entrance creates a unique skylight, flooding the atrium and its impressive circular stairwell with light. Interior glass creates a sense of openness throughout as visitors walk from spacious lobbies to intimate studios and theaters. One of the biggest challenges was the project’s timeline, and ensuring material was delivered in a timely manner. During the project’s preliminary stages, YKK AP was intricately involved as the entire team—from manufacturer to glazing contractor and architect—worked to stay ahead of the curve in terms of product selection, lead times, etc. The scope of the project itself was extensive, with a combination of oversized glass, sloped glazing,
curtainwall, window wall, multiple sets of all-glass entrance doors, acrylic panels, and custom box office framing and glazing. Architectural details included mullion extension caps, electrified operator doors, a smoke evacuation system integrated with entrance doors, and almost 80 ft. of sloped glazing at a height of 150 ft. It was also a showcase project designed by renowned architect, Diamond Schmitt, so the execution of glass and glazing systems had to be flawless. To meet the desired aesthetic for the integration of the curtainwall system with the box office, a transition from the 10.5-ft. curtainwall system to a 3-ft. surface-applied veneer system with uniquely shaped glass in between was required. Magnificent Wood Detail The new JST Production and Engineering Center is the Japanese electrical connector company’s newest facility. The 52,000-sq.-ft. design, development and production center houses offices, connecting decks, a lunchroom and manufacturing space with a machine center, shipping and receiving. It also earned the Project Application Award for its incredible commercial fenestration, manufactured by YKK AP America. The geometry of this expansive single-level timber and glass building is striking, with more than 70 corners inside and out. The building represents a deep connection to nature, taking inspiration from tree roots. As the building flows back, it becomes taller and wider to represent this growth. This series of connected wood structures reveal an unexpected, novel and yet sustainable design approach using poplar laminated beams, deep roof overhangs, flow-through ventilation and a floor-to-ceiling glass exterior (composed of 40% glass). The wood components of the building are impressive, having been cut, milled and assembled individually, so none of the 5,000+ pieces used are alike. A project of this magnitude, with intricate timber
and glass design detail and aggressive sustainability requirements, meant that all parties collaborated often to identify challenges and overcome them. Many challenges referenced by B+D Builders, included the site gradation, soffit pitch and long beam spans. However, the most notable feat of glass and glazing engineering was YKK AP’s creation of what is believed to be the first thermally broken veneer wall system. This innovative solution was born out of the need to create a seamless sightline and extend the flow of the timber to the frame of the building, matching the existing depth of the 3-in. timber beams and achieving the floor-to-ceiling glass and flow-through ventilation. A horizontal aluminum tube was then set above and below the casement window, so that the YES SSG TU Vented Window could be set into the curtainwall pocket for easy installation. The champagne painted finish of the sustainable aluminum framing system blends impeccably with the surrounding timber. JUDGE’S COMMENT:

A Welcoming Beacon The world’s first building to use Bendheim’s fully customizable projectable glass rainscreen system as a 6,000-sq.-ft. media screen earned a Project Application Award for the company. The custom-imprinted glass scrim wraps an 80-ft. tall concrete stair and elevator tower and incorporates four unique fritted glass designs, ranging from 50% to 80% opaque. The designs were created by Osage graphic artist Addie Roanhorse and were inspired by traditional Osage Native American design motifs. Bendheim’s Lumi Frit glass cladding lends the tower a brilliant white, ephemeral aesthetic during the day. At night, the white frit pattern, applied to the outermost surface of the glass, bounces front-projected light to create a sharp image. During the museum’s opening, the system was tested as both projection surface and vertical “stage” through a suspended dance performance on the glass. On the back of the glass, Bendheim’s SatinTech etched finish also acts as a dispersion filter for LED back-lighting. It turns the glass facade into a beacon of light that can be used creatively to highlight special events. In addition to its artistic application, this glass rainscreen system is also highly
functional. The glass cladding stops over 90% of wind-driven rain from reaching the air-and-vapor barrier. The remaining moisture dissipates through drainage and natural ventilation. “Not only does the glass have art printed onto it via the frit pattern, but we also wanted to be able to use it as a projection surface for video art. The location and size of the rainscreen make it the perfect backdrop for projection. It’s located in the south courtyard, which provides a lot of space for people to sit or stand to view the projection. It’s also visible for a long distance, given it’s one of the tallest buildings in Bentonville. The Tower has become a kind of beacon for the Momentary,” says Calli Verkamp, project architect, Wheeler Kearns Architects.
JUDGE’S COMMENT:
“Very unique, innovative application of this projectable glass rainscreen on a large surface.”

5 ACOUSTICS AND AESTHETICS When designing office spaces, two key factors must be considered for a more productive and stimulating environment: sound and aesthetics. High noise levels in offices have been proven to disrupt productivity, while more scenic office spaces have been shown to increase morale. TURF’s innovative and patent-pending Scanlines combines the best of both worlds, creating sound-absorbing works of art. The acoustic wall panel uses carved grooves of different depths to translate any image and capture sound through TURF’s signature acoustic PET felt.

7 A TRANSFORMATION The legendary Marcel Wanders Studio partnered with Pure + FreeForm to design the Chameleon Collection, a series of eight new metal interior and exterior finishes that represent a new vision for the future of architecturally expressive surfacing. The collection explores how building façades can transform through changes in light, reflection, vantage point and movement. The collection is ideal for exterior metal cladding, acoustical ceilings, interior wall paneling, millwork, soffits, column covers, canopies and other cladding applications.
Specifiable as space dividers, walls, columns and exterior applications, Blendz Patina colorways offer designers more options to create safe, yet design-forward environments.
JUDGE’S COMMENT: “These finishes can energize any
space.” 6 PRIVACY & TOGETHERNESS The Horizon Collection features expertly engineered textiles embedded in the company’s translucent resin, Varia, and colored glass panels. Composed of concentrated, saturated yarn at the bottom of each panel, the Horizon textiles become more delicate and interspersed as they ascend, offering a solution to break up a space, without entirely compartmentalizing it. These materials balance privacy and togetherness, diffusing natural light and bringing texture to shared spaces.

European Elegance The three new lines of Euro-style partitions— Float Series, Lucent Series and Loft Series— take cues from European influence and deliver restroom compartments that redefine the experience of a commercial bathroom stall. New dimensions, new materials, an expanded color palette, and new features give architects the options to create a comfortable, durable restroom retreat for their clients.
1
The new partitions offer extra height, width, and No-Site options to create the feeling of a private individual room. The Lucent glass partitions are constructed in enameled tempered glass that brings both light—and lightness—to the restroom. The new Phenolic LT material—used in the Loft and Float partitions—is manufactured with 0.125-in. phenolic face sheets supported around the perimeter with aluminum framing, creating lighter weight, yet durable panels that are impact and scratch resistant and perfect for high-traffic restrooms. They also feature an antibacterial coating and non-porous surface that can help reduce the spread of germs.

Wood 1 SUSTAINABLE WOOD AT ITS BEST A high-performance sustainable wood material, Accoya is stable, durable and resists rot. Applications include windows, doors, decking and siding. The wood is created with an acetylation process, which increases the already naturally-occurring acetyl content of wood. The result is a reduction in the wood’s ability to absorb water, lending enhanced stability and durability.

Biophilic design solutions are at the forefront of both commercial and residential design objectives today and are key to reinforcing our human connection with nature. The Koryak Ridge color palette provides the natural colors and textures of a traditional stone surface as well as fresh, bright tones to lighten up a space. In addition, the panelized format of Koryak Ridge Stacked Stone offers a simple panel installation system for expansive walls and column fascias, which reduces installation time for builders and designers working under tight timelines.
Stonework at its Best
JUDGE’S COMMENT:
Now offering a light color palette in the European stonework style, Arctic Hewn Stone is the lightest color palette available in the Hewn Stone profile’s natural, rough texture. The fresh color offers a timeless look that brightens traditional and contemporary spaces with enduring character and depth. Whether applied on an accent wall or as the focal point, Arctic Hewn Stone offers an artistically timeworn appearance that lends texture and nuance to any space. The Hewn Stone profile brings the chic solemnity of castle-work to modern architecture with rough textures and smooth colors, but the new Arctic color palette brings a fresh approach to the entire Hewn Stone profile. This offers masons, builders and specifiers the perfect contemporary touch for both residential and commercial spaces. JUDGE’S COMMENT:

2 IT’S SHOW TIME Doubling as a massive media screen, this projectable glass rainscreen stops more than 90% of wind-driven rain from reaching the air-and-vapor barrier and dissipates the rest through drainage and natural ventilation. Patented compression clips attached to the virtually shadow-free, building-scale projection screen eliminate the need for holes through the glass and the system is fully adjustable in multiple directions. Giving contractors the ability to order the glass cladding based on the approved shop drawings enables significant time savings.

As per FEMA, NFIP and Building Code standards, flood vents are required in certain applications in flood zones. Smart Vents can cover up to 200 sq. ft. in a foundation of a home or building, but sometimes there is not enough wall space to adequately install the correct number of vents. Customizable multi-frames can be used to protect a larger structure with limited space, or a larger area in general. They are fabricated in sizes ranging from 2-ft. × 2-ft. to 6-ft. × 3-ft. in order to meet the specific requirements. They are also powder coated and customizable to match the buildings look and aesthetic. JUDGE’S COMMENT: “In what seems to be an uptick in natural disasters, vents are a worthy option.”

DESIGNING WITH MASS TIMBER
The Perfect Post-Pandemic Library Featuring a unique mass timber structure and incredible acoustics, D.C.’s award-winning, highly sustainable Southwest Library is a quiet place that many people are talking about. by Barbara Horwitz-Bennett, contributing writer
“If I could conceive of the perfect library building to assist with pandemic recovery, it would have to include copious amounts of outdoor space, high ceilings, plenty of seating that is generously distanced, ubiquitous technology and tons of meeting rooms. Of

course, I’ve just described the spectacular new Southwest Library, an instant classic that reflects the very best of the Southwest Waterfront’s mid-century architectural style,” said Richard Reyes-Gavilan, Executive Director of the DC Public Library.
Echoing Reyes-Gavilan’s praise, the project, which is tracking to become LEED Platinum, has already earned a 2021 World Design Award and a Design-Build Institute of America 2021 Civic/Assembly Award. The design of this award-winning
public space is innovative inside and out—from the engineering of the mass timber, gable-styled roof, to the attention to flexibility and acoustics in the interior, to the thoughtful incorporation of the structure into the surrounding neighborhood.

Roofline The design team selected eco-friendly structural wood for the prominent roofline, a shape inspired by the bold mid-century style found throughout the Southwest DC area. “The crinkle folded plate bears similarities to historical cast-in-place concrete roof outlines of the 1950s, but without the burden of framework and with

a nod toward modern connection technology and low-carbon materials,” explains a Nancy Gribeluk, , associate principal, Perkins+Will, Washington, D.C., whose firm designed the library. “The design inspiration for the project was a series of interconnected gable roofs with tapered sides.” At the same time, structurally
engineering and constructing the unique shape of the long-span folded plate roofs were quite challenging. While folded timber plates have been done before, the project’s dowel-laminated timber (DLT) in a folded-plate structure was an industry first. “We had to come up with a way to design this folded plate, from a structural standpoint, while maintaining
the architectural vision for an elegant, cantilevered roof,” explains Lucas Epp, P.E., P. Eng, head of engineering, with the Abbotsford, Canada-based timber engineering and construction firm StructureCraft. reports Gribeluk. “In addition, the design strategy to expose the timber structure on the interior in lieu of drywall finishing, led to a greater reduction of resources and contributed to additional diversion to the landfill.” “The idea that we could actually bring Mother Nature into the building and show the use of wood in the structure is really something special,”
said Epp. Beyond the incredible aesthetic that the solid wood lends to the library space, the interior design contains many other special features, including heightened flexibility; creativityinspiring, kid-sized furniture; and carefully considered acoustics.
Meeting Rooms For the meeting rooms, Perkins+Will specified tables on casters and stackable chairs so patrons can easily adapt the space to their needs and preferences. innovative solutions including a two-story “Wow Wall” behind the monumental stair. Here custom, digitally printed, perforated metal panels display a historic image of the southwest waterfront and is backed with a sound-dampening substrate. Acoustic ceiling baffles, made from recycled plastic bottles, provide additional sound absorption and reinforce

Community Connection Connection to the community and the nearby park area were key design objectives of this project. The
architects solicited input via online surveys, focus group meetings, visioning sessions and multiple community presentations. As a result of the feedback they received, the team created a large front porch to provide vresidents with a beautiful and open place to gather. “The design enhances the library’s connection to the neighborhood
pedestrian networks by locating the main entrance at the northwest corner and orienting the reading rooms and a new porch towards the park itself,” explained Gribeluk. “The terrace’s northern edge is articulated as an expansive series of steps that both encourage access to the park and provides a perfect urban respite for reading, meeting and conversing.”

Converging Architectural + Performance Goals
Loom House, Bainbridge Island, Wash. Located on a bluff overlooking Puget Sound, the 3,200-sq.-ft. Loom House is an extensive renovation of a 1960s northwest-style home that achieves Living Building Challenge certification and eyes net-zero energy goals. by John Mesenbrink, contributing writer
Often during renovations, houses are demolished to make way for entirely new structures. This wasteful cycle fights against the design and construction industry’s ability to address embodied carbon reductions and meet climate targets. Architect Miller Hull Partnership knew there was a better
76

2111APFXN03.indd 76
way to save not only a beautifully crafted home but to reduce the use of new materials and make the house more energy efficient. They ended up creating the Loom House, the first Living Building Challenge 4.0 Certified remodeled residence. The home is currently considered one of the most sustainable
residences in the world. During the renovation of the Loom House, the architectural team improved the building envelope and achieved net-positive energy status using an extensive photovoltaic array and battery system to generate and store energy. Rainwater cisterns and a graywater
treatment system ensure water resources are well-managed onsite. A 725-sq.-ft. detached carport and storage area was added to the property to house the owner’s electrical vehicles and bicycles. The team was also interested in exploring how far they could take the requirements for reducing chemicals
of concern to provide improved indoor air quality for the homeowners. For the latter objective, the project team went beyond Living Building Challenge requirements and extended Red List-free materials into all the home’s furniture and furnishings, permanently eliminating
chemicals of concern from a wider group of craftspeople, installers, vendors and manufacturers. “We wanted to go beyond the already strict requirements of the Living Building Challenge and ensure that all furniture and furnishings in the home were free of the harmful Red List chemicals,” says Chris Hellstern,

As part of the Living Building Challenge Certification, the all-electric home meets net-positive energy by producing 105% of the energy it uses. The incredible energy performance of Loom House is the result of both incredible positioning and extraordinary products. The home makes good use of its natural site to gather sunlight in the mornings and be shaded from it in the afternoons. Its proximity to the bluff means there are daily winds to provide natural ventilation. A well-insulated envelope, including windows with triple glazing, means the home is comfortable year-round and even fared very well during Seattle’s once-ina-lifetime heatwave of above triple digits during the summer of 2021. Daylighting is abundant throughout the home and the occupants can control glare. A grid-connected photovoltaic system consisting of LG 356 NeON panels with SolarEdge inverters and LG RESU1H batteries provides 105% of the home’s power. HVAC is provided through a Daikin Altherma heat pump with a radiant floor changeover system. Broan heat recovery ventilators provide efficient mechanical ventilation.

this home, the design team also wanted to make sure it became even more connected to the natural beauty of its site. Key points were selected to provide larger openings for sliding walls and new punched windows to connect the homeowners directly with their waterfront views and tree canopy. New skylights and operable
windows throughout bring the owners closer to nature. “Our careful attention to design details coupled with the craftsmanship of our contractor helped to save this home and its original character all while achieving net-positive energy performance and greater interior comfort for the homeowners.
The holistic framework of the Living Building Challenge to address building performance, occupant health and community equity fit perfectly with the homeowner’s lifelong values and foundation work to seek environmental justice,” says Hellstern. The goal of the project was to create a global
impact by showing a path to Living Building Challenge certification for all residential remodels. The design team successfully lobbied the City of Bainbridge Island to change the city code to treat grey and black water on-site, paving the way for other residents in the area to follow in the sustainable footprints of the Loom House.

Water Management One significant design challenge was preserving the heavily forested and landscaped site while implementing onsite water storage and treatment. The design team surgically located the Xerxes 10,000-gallon fiberglass cistern below grade while adding more landscaping. “Carefully snaked lengths of below-grade piping were installed among trees and plants in the garden to discharge the treated gray and black water as irrigation. We even worked with the local city council to change the building code to allow us to treat the home’s blackwater onsite,” says Hellstern.

Red List Interior Designer Charlie Hellstern worked closely with her artisans and furniture makers to identify safer alternatives to common furniture materials that often contain Red List chemicals. In addition to reusing furnishings the homeowners already had, all new pieces of indoor and outdoor furniture were composed of all-natural materials and contribute to good indoor air quality.
IMPROVED INDOOR AIR QUALITY
The team explored how far it could take the requirements for reducing chemicals of concern to provide improved indoor air quality, going beyond the already strict requirements of the Living Building Challenge and ensure that all furniture and furnishings in the home were free of the harmful Red List chemicals.

Flooring
Acoustic and Comfort Challenges at Historic School Newman Architects select resilient flooring that is comfortable and manages sound to deliver quality learning environment. CHALLENGE
Creative Minds International Public Charter School partnered with Newman Architects to transform the historic building they occupy into a modern space for learning. The school is located in the Sherman Building on the Armed Forces Retirement Home campus in Washington, D.C., a site that began serving as the first permanent retirement home for enlisted soldiers in 1852. This renovation occurred in a 6,000-sq.-ft. space in the unoccupied south wing of the building and included the addition of three new classrooms, an activated common area and other support spaces. According to the architect, “With the focus on the lighting and acoustical challenges, the design team reimagined the high-ceilinged common space at the heart of the unoccupied wing for innovative educational programming. The interior finishes are articulated to make the existing and new spaces read as a consistent and welcoming whole. In addition, we addressed deficiencies in the school’s current educational spaces, such as acoustics, technology, safety and security.”
At Creative Minds, 25% of the student body is recognized as having extra needs, which meant that creating a learning environment that was comfortable and offered good acoustics were of particular importance. Both design objectives demanded that special consideration be given to the material selection.
Altro Wood Comfort flooring offers a home-like and stylish option for incorporating the look of a wood floor in a resilient surface. There are multiple plank sizes and shades available. This solution also offers 15dB sound reduction, provides comfort underfoot and provides a slip resistance of R10.
SOLUTION
Both flooring products resist indentation up to 1,000 psi, are FloorScore certified for low-VOC emissions, and are manufactured with rapidly renewable, biobased content. They also offer incredible ease of cleaning, exceptional long-term durability and lowmaintenance costs.
For the flooring, Newman Architects prioritized materials that offered resilience, sound management and underfoot comfort, while creating a home-like feel that remained applicable to the historic context. They ultimately chose Altro Orchestra and Altro Wood Comfort. Altro Orchestra is a comfort-backed, high-design, smooth sheet flooring available in both neutral and vibrant colors. It contains an integrated impact sound insulation system, which cuts impact sound by up to 15dB. This better manages sounds that could be quite alarming and disruptive during the school day, such as dropping textbooks on the floor. It also reduces noise from footfalls in the corridors, lowering the overall level of ambient noise during passing periods.
In addition to these performance attributes, the design team appreciated the ability to create distinctive patterns and designs which they used for wayfinding, creating points of focus, and denoting clear space for egress in some of the mixed-used hallways. This was particularly useful in turning larger rooms into smaller separate spaces, and the faculty loved this feature.
ACOUSTICS
Altro Orchestra and Altro Wood Comfort’s combination of aesthetic appeal, underfoot comfort and acoustical performance aligned perfectly with the vision behind the project renovation.
A WELCOME FEELING
The finishes make the new and existing spaces read as a consistent and welcoming whole.

Exterior Panels/Cladding
University of Chicago Campus Building Shines with Zinc Panels Zinc panels were chosen to achieve aesthetic and sustainability goals on the project. CHALLENGE
The David M. Rubenstein Forum project at the University of Chicago is located on Chicago’s Midway Plaisance and offers views of downtown Chicago, Lake Michigan, and the university campus. The vision of the architectural teams at Diller Scofidio + Renfro of New York City and Brininstool + Lynch of Chicago was to create a retreat space, which would allow for both formal presentations as well as casual meetings. The uniquely shaped building has an auditorium, a variety of meeting spaces, a dining room and an elevated wine bar and cafe. The University Room, which is the building’s largest room, seats more than 600 people theater-style. On the exterior, vertical zinc panels were chosen to express the idea of connectivity on the façade. Zinc was favored because it is a natural and durable material that is timeless and creates its own patina which protects the material for a long time. Zinc is very flexible, which worked well with this building’s geometry, and the way it reflects sunlight was appealing to the design team. The vertical panels also accentuate the height of the building. SOLUTION
The project utilized 60,000 sq. ft. of custom VersaLok—a flat shingle-style wall panel—and custom fabricated wall panels that were manufactured by ATAS in 1.0-mm gray zinc. The panels were used as exterior wall cladding on this 166-ft.-tall building consisting of 10 stories—a two-story base and an eight-story tower. Beyond the obvious aesthetic impact, the zinc wall cladding was also selected for its sustainable design-supporting features. The Forum is targeting LEED Gold certification and using zinc wall cladding will help this project achieve its goal. Zinc is durable, resistant to corrosion and 100% recyclable, which makes it safe for the environment. It can be reclaimed and reprocessed indefinitely without significant degradation of its properties. In addition, the expected long-life span of zinc means that the wall cladding will not need to be replaced for decades. Depending on the environment, metal wall cladding can last well over 100 years, often outlasting the building itself. This project was the first-place winner in ATAS’ 2020 Project of the Year competition, in the commercial walls category.
AWARD WINNER
The project has already won several awards. ATAS International was the grand prize winner of the Metal in Architecture Awards, presented at METALCON in October 2021. The David Rubenstein Forum project was the overall winning project, and it also won the category of walls.

CASE STUDY
PromoWest Pavilion at Ovation | Newport, KY
Indoor/Outdoor Music Center Improves Safety With BILCO Smoke Vents Newport, Kentucky has reinvented its image in the past 75 years. Once known as “Sin City” for its history of gambling and bootlegging, the community of slightly more than 15,000 residents just across the Ohio River in Cincinnati is now a highly-regarded entertainment and cultural district. A new project that will swing open in September 2021 will enhance that reputation. The PromoWest Pavilion at Ovation is an indoor/outdoor concert venue that will host nearly 180 events a year, bringing up to 400,000 music fans to the site. The $40 million pavilion is part of Phase I of the Ovation project, which also includes a parking garage, office building and a hotel. While Corporex, the master developer, completes elements of Phase I, it is commencing work on the 1,600-car parking garage that will support the entire Phase II structure. Phase II includes a pedestrian walkway, structured parking, residential units, office space, retail, entertainment, hotels and an amenity club. Designed by ATA Beilharz Architects of Cincinnati, the pavilion includes a structural steel frame with interior mezzanine and two raised stages. The project includes a 24,000 square foot roof over the steel frame. The stages cover about 42,000 square feet. Below the pavilion is a 550-car parking garage with a bus dock for touring performers and their teams. The indoor/outdoor venue is the third such concert venue by PromoWest, and features state-of-the-art lighting, acoustical systems, and an innovative reversible movable stage. It is divided into three independent concert spaces – an indoor music hall, indoor club and outdoor amphitheater. One of the most distinctive features of the project is the roof that sweeps over the pavilion. “If you’re standing on the top it looks like a ski jump overlooking Cincinnati,’’ said Aaron Presar of TruCraft Roofing. The project includes three double-leaf smoke vents manufactured by BILCO. The 4-foot x 6-foot vents allow firefighters to bring a fire under control by removing smoke, heat and gasses from a burning building. The units include a Thermolatch® positive hold/release mechanism that ensures reliable vent operation when a fire occurs. BILCO’s double leaf vents are engineered with gas spring operators to open covers in snow and wind conditions.
Double leaf automatic smoke vents are the most economical way to add fire venting protection in large areas, and are available in steel or aluminum construction. The curb-mounted fusible link housing allows the latch to be quickly and easily re-set from the roof level. “When given a choice for smoke or roof access hatches we tend to go with BILCO,’’ Presar said. “We’ve never had any issues with latches or mechanical issues on a new product. They have great accessible literature online for their products and our reps in this case, Chris Graves with Mueller Roofing and Joe DeFrain with Welling, are always helpful in finding any specific nuances required from project to project.” Concerts are scheduled to begin in September, offering another clear sign that the Northern Kentucky town is now a cultural destination to behold.

Ohio Brewing Company ‘Opens Up’ The Buffalo Rock Brewing Co. transformed a dilapidated six-bay car wash into a brewery, keeping the industrial feel by adding glass garage doors to the old bay areas. CHALLENGE
Brothers Troy and Tim Burns, plus their close friend Brian Wilson, went “all in” to open the new craft brewery in June 2021. For the past 20 years each of them had experience in home brewing. Following the suggestion of friends, they put a business plan together and started searching for a location. INFLUENCE
According to Troy Burns, co-owner, Buffalo Rock Brewing Co., the old car wash was the only building in town that would meet all their needs. “It had been idle since 2013, but the structure was still sound, so we wanted to repurpose the building as much as possible,” says Burns. “We tossed around the idea of
adding windows, but quickly landed on using garage doors instead.” SOLUTION
The owners selected rugged Haas CA110i garage doors to help them achieve the modern, industrial look of the facility. “We chose the CA110i commercial line of narrow aluminum doors to maximize the glass in the garage doors,” says Burns. The narrow line, lightweight door has a small rail profile that gives the clean look of mostly glass. In addition, the garage doors feature half-inch insulated glass. Haas Door created custom sized garage doors to meet the opening sizes in the structure. The company also matched the garage door colors with the rest of the building. There are four insulated glass doors used in the front and rear of the building that open to patios, and two solid insulated Haas doors for operational areas. “The six Haas garage doors we selected are the perfect way to highlight both the interior and exterior of this old structure,” says Burns. “We want the brewery to be a place where people come to reconnect with each other. These insulated garage doors definitely open up the space when raised and we get great natural lighting in the facility that helps us save on electric bills.”

More Hospitality into Healthcare The Center for Advanced Healthcare at Brownwood is designed to feel more like an elegant home or a hotel than a hospital.
CHALLENGE
A hospital can be clean without appearing sterile, professional without being impersonal. It can feel more like a resort or hotel. This was a goal of the Center for Advanced Healthcare at Brownwood (CAHB) in The Villages, Fla. A goal supported by the fact that the new, 234,000-sq.-ft. ambulatory care hospital in central Florida’s master-planned retirement megacommunity, The Villages, was built concurrently and adjoining the Brownwood Hotel and Spa. INFLUENCE
This project was a collaboration between The Villages’ design group led by Tracy Morse—one of the three managing members of the family that founded The Villages—and ESa (Earl Swensson Associates), which provided planning, architectural and interior design. SOLUTION
The two buildings are deliberately different in interior design, but are nonetheless two sides of the same design coin and share certain aesthetics, such as the stylistic theme of the Floridian Cowboy.
© Chad Mellon Photography
The waiting areas on three floors of the CAHB, called Living Rooms, are comfortable and filled with light via generous glazing. A coffered ceiling pattern provides a note of elegance and offers a bit of traditional balance to the contemporary elliptical chandeliers. But unlike the old, heavy wood or plaster coffers they reference, these are actually conventional suspended T-bar grid ceilings, populated with lightweight three-dimensional Ceilume thermoformed panels. Ceilume’s shallow-coffer Oxford panels are bordered with flat Serenity panels, both in the Sand color.

This combination of coffered ceiling and contemporary chandeliers is repeated in the large corridor that connects the CAHB to the hotel as well. The thermoformed panels were installed with Soniguard acoustical backing to enhance the panels’ inherent noisereduction properties, and they have been effective, despite the large expanses of hard-surface floors and walls. The ceiling panels are also moisture-resistant and fully washable, making them hygienic and compliant with health codes for medical facilities. The reception area of the hotel’s medi-spa also makes use of thermoformed ceilings, but for a different, more contemporary effect, setting the lacelike Victorian style against a room dominated by rustic wood in strong lines and rectilinear shapes. Other styles of thermoformed Ceilume ceilings are used in the hotel’s main lobby, bar and outside of ballrooms.

Thin cast stone veneer saves time and money, while conveying Italian influence. CHALLENGE
St. Rita’s Church was built in 1939 in Milwaukee’s Lower East Side and for years served as the heart of the Italian American community there. Two years ago, Capri Senior Communities set out to replace the beloved St. Rita’s, which had fallen into disrepair, and several unused buildings in the area with a six-story, senior-care campus that would include a church. The name of the project was St. Rita Square. INFLUENCE
Designed by AG Architecture, the new senior living community incorporates architectural influences from the original St. Rita’s and Our Lady of Pompeii Church, another beloved religious structure at the center of Milwaukee’s Italian community. Setbacks at varied heights maintain a sense of modesty and scale, while providing residents with spectacular city views. The inclusion of an outdoor courtyard, or piazza, was a key programming component. “Italian piazzas are thought of as the heartbeat of Italian towns,” says Eric Harrmann, chief design officer at AG Architecture. “The piazza was created to be the heartbeat of this community, framed by the strong Sicilian feel of the masonry walls.” SOLUTION
Echelon’s Cordova Stone was chosen to complement

the Sicilian architecture that was identified as a precedent for the design of St. Rita Square. Cordova Stone was recommended by GC Pepper Construction during the value engineering phase of the project. “The plans originally called for the building to be 100% stone, but that couldn’t be supported by the budget,” explains Ryan Eberly of Pepper Construction. “We recommended Cordova because it fit within the budget, matched the intent of the design and has the kind of durability required to endure Milwaukee’s four-season climate. What’s more, it’s a product we, the architect and masonry contractor were all very familiar with and had success with on other projects.”
the larger stone at eye level (the bottom three stories) and then moved to the smaller Cordova (8-in. × 18-in.) for the higher levels,” says Eberly. “The reduced size stone also helped show the layering of the architecture, as the horizontal bands separated ‘layers’ of stone,” explains Harrmann. “The light-colored Cordova Stone and the horizontal layering of material and banding in this way is influenced by the type of Sicilian architecture the client wanted to reflect in this project.”
Arteaga Construction, the masons on the project, also recommended it when they were asked to find cost savings in material and labor. “Cordova Stone was the obvious choice,” says Jamie Sadowske, field superintendent and project manager for Arteaga. “We knew the product would sustain the elements of the project as well as Milwaukee weather.” Originally, 12-in. × 18-in. Cordova was specified for the facing of all six stories of the building. “It takes two men to lift each large stone, however, and that was impacting both the workforce required and the budget. The architect instead chose to instead use

Go Deep. Do Good. Be Bold. Miller Hull’s EMission Zero Program is a prime example of the firm’s commitment to designing a better world. Go Deep. Do Good. Be Bold. These are the guiding principles that are deeply rooted in Miller Hull’s history. “They represent our rudder in the face of fluctuating economies, evolving societal issues, and our increasingly urgent need to aggressively mitigate climate change. Individually, these words are powerful motivators. Used together, they enable us to practice in a manner that inspires positive change and results in a more inclusive, sustainable future for all,” says Ron Rochon, , Partner, The Miller Hull Partnership. Since its founding in 1977, Miller Hull has been at the forefront of ecological design. The firm’s EMission Zero program, an initiative targeting the elimination of greenhouse gas emissions incurred by the projects they design, seeks to reduce climate impact through design, education, advocating and offsetting greenhouse gas emissions released up to the point of occupancy for all their built projects. Miller Hull’s work to decarbonize its architecture takes a two-pronged design approach, first addressing operational emissions and then embodied emissions. “With a number of net zero or net-positive operational buildings, we have experience ensuring our design decisions support efficient operations,” says Chris Hellstern, , Living Building Challenge Service Director and Architect with Miller Hull. “We work to right-size our buildings, properly orient them, and include thermally efficient envelopes for the climate. We pursue all-electric operations and other efficient equipment to support our passive design strategies. We place emphasis on human comfort while reducing plug energy in an effort to reduce our building’s operational demands. We add renewables whenever possible either on or offsite,” continues Hellstern. In 2020, Miller Hull began performing Gap Analysis—a process that collects basic project parameters, such as building size, use and occupancy pattern, and generates a quick visual summary of three scenarios the project can follow in terms of energy, water and carbon usage. It is conducted as early as possible on every project to communicate a range of environmental performance scenarios to our clients and demonstrate how their project can be improved to a regenerative design standard. “This process provides a path toward regenerative design for clients to follow, or simply shows what it would take to incrementally turn the environmental performance dial further,” says Alex Ianchenko. Miller Hull also purchases Green-E certified carbon offsets to cover the embodied emissions of each built project upon completion. Using the tool Tally, upfront embodied carbon emissions are calculated to determine the amount of carbon offsets to purchase. Buildings are developed through the decisions and partnership of the Owner, Designer and Contractor; within this framework, Miller Hull is committed

to offset its portion of every project and to advocate owners and contractors to join in this effort. “To establish transparency, we are publishing our embodied carbon calculations and the amount and type of offsets purchased for every project on our website. Since 2006, Miller Hull has made an annual purchase of carbon offsets equivalent to our operational emissions—the emissions generated while doing our work—and will continue to account for and offset our direct operational emissions,” says Rochon. “As we start the next chapter of our environmental stewardship to create real, fundamental change, we invite all those responsible for the future of the built environment to join our commitment to action: design, educate, advocate and offset,” says Rochon.

Ron Rochon, , Partner, Miller Hull, has established a career-spanning passion for exploring how architecture can affect the significant role buildings play in carbon emissions and carbon management.
—John Mesenbrink, contributing writer SANTA MONICA CITY YARDS FLEET BUILDING
Part of the critical upgrade to the heart of operations for essential City of Santa Monica services, the total upfront embodied carbon impact of the structure, enclosure and interiors was calculated at 2,241 tCO2E. Miller Hull’s purchased offset contribution is 747 tCO2E— that impact is equivalent to the impact of driving an average passenger vehicle between Miller Hull studios in Seattle and San Diego 1,497 times—with the offsets funding Dempsey Ridge Wind Energy Farm Project and Winston Creek Forest Carbon Project.
