Tunable Glass ‘Snapshot’ Study Reveals Notable Productivity Benefits As I write this the weather outside my window has shifted from dense fog to light rain/cloudiness, to bright sunshine… But in welcoming the return of Sol, I confess I’m squinting as the glare is intense.

Variability of the weather is something no one can control, but as the design community tries to deliver greater comfort in work, wellness and educational spaces, intensity of natural light—not just solar heat gain—is something that must be addressed, Historically, solutions have come in the form of passive shading elements in the architecture itself, glazing coatings, or manually/automated shading—or a combination thereof. “Smart” technology advances offer a new solution—electrochromic glazing— where glass actively “tunes” itself to external conditions. Like a lot of new, and “smart,” technology, it’s costly compared to traditional measures. But one such tunable glazing supplier—View—has released a study suggesting occupant health and productivity gains offset additional, up-front costs. Workers within facilities with tunable glazing, in fact, suffer less headaches and get generally less drowsy during the day, so says the research conducted by Dr. Alan Hedge, a professor in the Dept. of Design and Environmental Analysis at Cornell University. The study results, specifically, are as follows: Workers in office environments with optimized natural light reported:  

51% drop in the incidence of eyestrain; 63% drop in the incidence of headaches—

both of which can detract from productivity.

More natural light translated to more alert employees. Workers in offices with smart glass reported:  56% decrease in daily drowsiness.

Enhanced individual performance was tied to access to natural light. Workers sitting close to smart windows with optimized daylight exposure reported:  2% increase in productivity—the equivalent of an additional $100,000/year of value for every 100 workers, or around $2 million over the window’s lifetime, according to the company.

Optimal amounts of natural light created better experiences—workers in offices with smart glass reported:  82% improvement in daylight quality.

In commenting on the findings, first and foremost, Hedge clarifies the study is a “snapshot,” not a before-and-after—although that’s coming.

“Historically, there’s been good evidence that daylight helps, so we wanted to try to quantify that in this study, and see if these cross-section results would tell us anything,” says the researcher.

Specifically, Hedge studied six total buildings— the first a beta to develop a base questionnaire.

Once that was established, it was adapted for occupants in five other buildings in the study in Seattle, Salt Lake City, Boone, N.C., Gainesville, Fla. and just outside Toronto. Of that universe, 268 participants were in areas with the smart glass, while 45 had only a view of low-E glass; two test cases—both the Salt Lake and Seattle buildings—had both. As far as methodology, Hedge said it was based on a series of questions focused on frequency of conditions, such as glare, users experienced from “never” to “every day.” Regarding the productivity measure, the questionnaire asked participants to score a number on a scale that ranged from 5% or above, to -5%. Overwhelmingly, Hedge noted participants had a positive reaction in tunable environments. The study’s 2% productivity increase jibed with past research Hedge has conducted, particularly a study regarding occupant reaction to direct vs. indirectly illuminated spaces, where people in the latter environments indicated a similar result. Brandon Tinianov, View’s VP Industry Strategy, anecdotally offered that 2% was also the number the CEO of Overstock.com, a client, proclaimed in an interview in Forbes, in justifying his commitment to tunable glazing.

As noted, further research is forthcoming, including plans to develop objectives to gauge and track employee performance. Hedge also hopes to study the physiological effects of the drowsiness the snapshot report points out. Tinianov notes better research is where the rubber meets the road.

“When an owner can, not only get better value for his assets in energy savings, but substantial value from his or her employees via improved productivity, that’s a tipping point.”

Hedge adds that this kind of data dovetails with where the market is evolving as far as evidencebased design, suggesting the real value in all this is the positive impact on people. “That’s the heart of the matter,” adds Tinianov, “How do we evolve more to focus on people.”

Getting Acoustical: Alternatives to Suspended Ceiling Systems Most acoustic experts agree that the most efficient solution for noise control is the traditional wall-towall acoustic panel and grid ceiling. And while the design options for this tried-and-true solution have evolved with smoother panel finishes, creative edge details to minimize the grid visibility, and a wider variety of panel shapes and sizes, there are always projects where a suspended ceiling just won’t cut it.

Sometimes, the reason is purely aesthetic.

Trends toward open plenums, exposed ductwork and soaring high ceilings are driving demand for more inspiring design solutions. As Syairah Hanis Shaharuddin, project manager at Stern Architects in Santa Ana, Calif., puts it, “Any time we are looking at renovating a lobby, lounge area or large gathering space and see a T-bar ceiling, we want to get rid of it and open the space up.”

Other times, the reasons are more practical than visual. Roughly 40% of the acoustic ceiling market is renovation. Former factories, warehouses and mills are popular candidates for adaptive reuse as they not only suggest a particular design aesthetic, they have existing structural elements that simply won’t accommodate a suspended ceiling.

None of these design trends or structural challenges reduce the need for acoustic solutions in the space. If anything, they magnify it. Polished concrete and wood plank floors combine with expansive windows, exposed brick and glass partitions to create echo chambers of acoustically reflective surfaces. Open plenums provide no protection against the sounds of mechanical systems. Sound absorption in some form is an absolute must to make the space functional.

Fortunately, alternatives to suspended ceilings are more attractive and attainable than ever before.

From simple direct-to-deck (or direct mount) panels created to solve straightforward structural issues to colorful cloud forms designed for unlimited creativity, there are dozens of ways to achieve an acoustically optimized space without a single suspension grid.

Choosing becomes a matter of design vision and structural realities.

Clouds With a wide variety of colors, shapes and sizes available, as well as the opportunity for creative positioning, angles, stacking and layering, acoustic clouds provide incredible design flexibility. Because they absorb sound from both sides, clouds deliver the maximum acoustic value per square foot. On average, 40% to 60% coverage with clouds can achieve a level of sound absorption similar to a wall-to-wall suspended ceiling—an important fact to keep in mind when comparing costs. Square foot pricing for clouds will be considerably higher than panels and grid, but the total square footage required may be half as much.

When it comes to specifying clouds, whatever the shape or size, the placement is even more important than the quantity. In fact, installing clouds in the middle of the space, rather than close to the ceiling, maximizes the impact of having doublesided sound absorption.

Baffles Clouds’ vertically hanging cousins can be used to create a distinctive linear visual in spaces with average ceiling heights, offering excellent sound absorption with a shallower system depth. In high ceiling spaces like atriums and clerestory spaces, baffles allow designers to maintain the sense of magnitude, leaving clear sight lines to the top of the space. Like clouds, the dualsided absorption means fewer square feet of product are required that in a traditional ceiling.

Direct-to-Deck Panels Acoustic remediation for occupied spaces as well as renovation often require working around multiple existing obstacles. Fire suppression systems in particular may limit ceiling options, as they are essential to the space and reconfiguring them is cost-prohibitive.

Upright sprinkler heads are one of the main reasons to use a direct-to-deck solution. Installed with glue or attached with screws, these panels are also ideal for spaces with low ceilings, angled ceilings, or exposed wood or metal beams. Acoustically, directto-deck panels perform similarly to a suspended ceiling, but they require considerably less labor

to install. This reduces disruption in occupied spaces, making them a great solution for remediation.

Wall Panels Vertical sound absorbers have come a long way from the acoustic tack-boards of decades past.

Designers can now boost the effectiveness of freehanging, direct-to-deck or suspended ceilings by mixing and matching shapes, sizes and colors of smooth-surfaced, frameless panels. Panels are particular useful for reducing echoes and improving speech intelligibility in spaces with high ceilings or in smaller spaces where short-distance sound reflections from walls are problematic.

Exit Hatches Add Vital Safety Component on Major Rail Project

Underground construction is especially dangerous, particularly in large urban areas with pipes, wires and infrastructure that keep a city connected. When Walsh/Shea Corridor Constructors started to build a long rail line in Los Angeles, Calif. that included underground stations, one of its first objectives was to plan for emergency egress for underground workers.

The 8.5-mile Crenshaw/LAX Transit Project rail line includes six emergency exit hatches and four large doors to access underground control systems. The hatches and doors, manufactured by The BILCO Company in New Haven, Conn., provide code-compliant egress for underground workers, and eventually, subway riders.

“Even before there were any designs, the engineering team knew that they needed doors that would provide safe and reliable emergency egress’’ said Dave Pebley of Specialty Building Components, the sales representative for The BILCO Company in Pico Rivera, Calif. “The doors had to meet code requirements, but also stand up to the demands of the job.”

Installed at stops along the entire length of the line, the doors are equipped with many custom features that make them ideal for use in this application. Each is equipped with engineered lift assistance and a two-point panic locking mechanism that allow the doors to open with less than 30-pounds of force, a critical requirement for safe egress in an emergency. Additional features will also be added at the ground level where the doors will be installed in sidewalks to ensure reliability and enhanced safety.

To prevent structural damage, the doors are reinforced for vehicular loading to withstand the weight of an occasional car or truck that may drive onto the sidewalk. They also feature a slip resistant coating on the walking surface to ensure safety in these high pedestrian traffic areas.

There are two emergency doors at the Expo/Crenshaw, Martin Luther King, and Leimert Park underground stations. The stations at Hyde Park, Fairview Heights, Downtown Inglewood and Westchester/ Veterans are at-grade and the Aviation/Century stop is elevated, so emergency evacuation doors are not required.

specifications, but are also light enough to be opened easily by one person. which is an engineering challenge.”

Planning for this $2.058 billion project started in 1992 and the extension is designed to better serve transit-dependent residents in the corridor and provide economic stimulus in the region. The project will be the first rail line to serve Crenshaw Boulevard and the city of Inglewood since streetcars of the Los Angeles Rail Line stopped running in 1955. The new light rail line will use the alignment of the streetcars in some instances.

It is expected to be operational in 2019.

BEST PRACTICES IN PREVENTING MOISTURE ›› MASONRY WALLS

Achieving Water Penetration Resistance Moisture is commonly known as the single greatest threat to the durability and long-term performance of brick masonry wall systems—or any structural component, for that matter. Limiting the amount of water penetration is crucial for the successful performance of a masonry wall.

To achieve a water-resistant masonry wall, it is best to assume that some water will breach a single outer wythe. The goal is to control the moisture once it begins to penetrate the surface and provide a mechanism to divert it to the outside. To accomplish this goal, there are four essential factors that should be considered: design, materials, construction and maintenance.

Design Proper wall design is essential for minimizing water penetration and increasing the long-term performance of a wall system. Drainage wall systems provide maximum protection against water penetration.

These systems include cavity walls and anchored veneer walls designed with an air space, flashing and weep holes, which allow water to flow inward toward the space between the wythes and down the back face of the outer wythe. Water is then collected on the flashing and redirected out of the wall through the weeps. Caps and sills must be sloped to shed water, and should include an overhang and drip notches to divert water away from the wall.

These key design features are the hallmarks of modern brick construction—but they’re actually 2000 years old (refer to “De Architectura [The Ten Books on Architecture]” by Marcus Vitruvius Pollio).

Materials Because exterior masonry will be exposed to the elements, the use of quality, durable construction materials is of prime importance in achieving a satisfactory degree of water resistance. It is important to choose materials, flashing and accessories that are compatible with brick’s long-lasting capabilities.

Flashing is a necessary component of the wall assembly to assure the resistance of moisture penetration in brick cavity walls. It serves to collect any moisture that penetrates the exterior wythe and divert it to the outside of the wall system.

Flashing materials—including sheet metals, composite materials, and plastic or rubber compounds— should be waterproof, durable, and resist puncture and cracking during and after construction. Flashing should also extend across the cavity from the exterior face of the brick wythe and turn upwards a minimum of 8 in. against the backing or interior wythe.

Water-resistant barriers (WRB) are often placed behind brick wythes as a secondary measure of protecting a masonry wall from moisture intrusion, minimizing the risk of damage and associated repair costs. They are required by code in exterior cladding when brick veneer is anchored to wood, steel framing, concrete back-up and other building materials.

Construction Proper construction practices are essential for achieving a water-resistant brick masonry wall. All masonry units, mortar materials, ties and reinforcement should be stored off the ground, preferably in a dry location, and covered with tarps or weatherresistant materials to protect them from the elements, as well as salt and dirt that can result in staining or efflorescence.

The bond strength and water resistance of the wall will depend on the proportions of the mortar mixture, and the timing of the brick laying and joint tooling. Mortar mixes need to have consistent sand and mortar proportions, which is achieved by using metered batching systems, pre-mixed silos, or a 1-cu.-ft. box for hand-mixing operations, as opposed to measuring with a shovel.

Choose a mortar that is compatible with the weather conditions, with the moisture content of the brick units, and with IRA (Initial Rate of Absorption) or suction of the brick units, and adjust the timing of the joint tooling as required. For low IRA units, consider adding a small amount of Portland cement to the mortar mix.

Mortar must completely fill all bed and head joints to form a proper bond and greatly reduce water penetration as the time interval between spreading the mortar and laying the brick increases.

Tooled, concave mortar joints reduce water permeance, while flat, brushed or raked rough joints have been found to increase water permeance.

Weep holes also enable water to drain from the interior of a brick wythe, channeling moisture collected on the flashing to the exterior of the wall assembly. They must be installed directly on the

flashing in order to best aid in the drainage of any unwanted moisture. Open head joint weeps are most commonly used, spaced no more than 24 in. o.c. (on center).

Maintenance It is important to schedule regular maintenance to keep even the most watertight brick walls working as intended. Periodic inspections of the brick wythes, as well as their water-resistant infrastructure, should be implemented to define areas in need of maintenance. Any required work should be performed promptly in order to prevent significant damage from occurring.

Roof drains, gutters and weep holes must be kept clean to avoid clogs. Maintain caulking and sealants, and replace them if they are cracked or separated from the substrates. Fill in any cracks that form along the masonry.

Replace or repair broken or cracked masonry units and mortar joints.

Maintain grade elevations and ground surfaces to ensure they are sloped away from the building in order to direct water away from the walls. Make certain that landscaping sprinklers are diverted to spray away from building walls.

Salt of the Earth New York’s Manhattan District Garage and Salt Shed—the latter a fascinating concrete structure—earn AIA honors.

With the dawn of sustainable architecture and enhanced design of all buildings, it comes as no surprise that the AIA honored New York City’s Salt Shed and Manhattan District Garage with a 2018 Honor Award. The facility houses three district garages for the New York City Dept. of Sanitation. The 425,000-sq.ft. multi-story building accommodates over 150 sanitation vehicles, personnel facilities for three districts, as well as centralized fueling, truck wash and repair facilities. The garage also houses office, locker and lunch spaces for more than 200 staff members.

Incorporating infrastructure at this prominent location, the AEC team committed to design excellence in civic architecture and environmental responsibility.

While the design meets the complex functional and technical requirements, it responds to the site on a pedestrian scale with an articulated masonry base, a decorative sidewalk and with modern cast iron fencing—a handsome backdrop to landscape plantings—that add to the building’s civic character and pedestrian scale.

A double-skin façade wraps the building, comprised of glass curtainwall and 2600 custom perforated-metal fins that reduce solar heat gain and glare, the facade creates a uniform wrapper to obscure views into the facility while allowing views out; it also breaks down the project’s mass into smaller, rhythmic elements. The fins on the south-facing Personnel Areas, and on the west side Repair Bays, are operable and track and modulate the sun’s location and intensity throughout the day. A 1.5-acre green roof protects the roof membrane, enhances stormwater retention and thermal performance, and softens the view from surrounding buildings.

The ramped up requirements for the highprofile design of the utilitarian edifice includes LEED Gold, and it is also a benchmark for the New York City’s Active Design’s guidelines for buildings that encourage daily movement and improve occupants’ fitness levels. Its complex program, expert and pedestrian-friendly design also draw design enthusiasts to the facility.

Look-Book of the Latest in Tile Lead by the Spanish Trade Commission and Tile of Spain, the Cevisama experience brought a delegation of designers, bloggers and journalists to visit an international ceramic tile expo in Valencia, Spain. Of the hundreds of diverse designs featured, the above selection is a curated collection of emerging trends, which characterized by their refined printing and glazing techniques.

Held in Valencia each year, Spain’s largest ceramic tile show, Cevisama, was a veritable feast for the eyes. Going to visit exhibitors with tile expert Ryan Fasan was like having my own personal tile nutritionist on board. I asked questions and he had answers; if I didn’t have questions, he volunteered top tile trends, finishes and techniques along the journey throughout the Tile of Spain experience.

Although top trends were clearly identifiable, the number one stand-out for me was the desire to authentically replicate aged-in-place colors, textures and embellish the look of imperfection in finishes and glazes. In addition to plank styles,

large-format tiles are becoming more elongated.

sible for documenting the chain of custody, and cannot visually classify wood species. 80% of the top 10 woods commercially specified are endangered,” says Jeffers. Much of it is illegally logged and processed in China, she says, recalling the case of Lumber Liquidators, which was sued for illegal importation of hardwood from China.

Jeffers and sponsor, Wilsonart, have combined resources to influence the specifying community in “Sourcing Against the Grain,” a trend of specifying responsible wood. “You wouldn’t upholster a chair in Siberian Tiger, so why would you specify an endangered wood species?” posits Jeffers. Using Wilsonart’s extensive library of laminates, architects may easily specify a laminate or wood alternative, because even 67% of licensed harvests includes four endangered or threatened tree species.

The definition of a forest can get tricky. As in the U.S. and in many other countries, trees are treated as an agricultural crop. Meaning that replenishing a forest as a monoculture of trees could pass for reforestation, although that monoculture will never attract the same biodiversity in flora and fauna as an original forest. And farmed trees are all harvested years before maturation, which also provides habitat and promotes biodiversity. “The lifespan of a tree is not the same as a harvest age of a tree—the age of a tree when it is cut. Trees with lifespans up to hundreds of years are cut at 25 to 35 years. Eucalyptus lives 250 years, but is cut after eight to 10 years.”

So, although trees are renewable, forests are not, stresses Jeffers, which is why Global Forestry is a critical topic. “We’re cutting down trees to the detriment of the forest,” says Jeffers. Surprisingly, mining is a major cause of deforestation, as extraction operations leave roads leading loggers deep into old growth forests. Once these forests are poached of their oldest growth trees, they are degraded and become clear-cut and used for agricultural activities. Jeffers equips inspired specifiers with resources, such as the IUCN red list and CITES list, so they can search the most endangered species and forests, and in which regions they occur.

Students Apply Timber Design Knowledge Nashville-based LP Building Products and the Nashville Civic Design Center recently hosted an Urban Design Studio challenge for fourth-year architecture students from the University of Tennessee.

The urban design studio was co-sponsored by LP Building Products and the UT-Oak Ridge National Laboratory Governor’s Chair for High-Performance Energy Practices in Urban Environments.

The design studio challenged students to develop a high-rise, multi-use wood-framed structure in downtown Nashville, taking into account every step of urban planning and development.

Wood Polymer Reigns in Benelux Business Park Denmark’s Biological House is the first domicile constructed entirely of upcycled agricultural waste.

The modern modular home designed by Een til Een, a design-build firm known for digital manufacturing processes, built the house in secrecy. The home is setting a new, high standard for eco-friendly buildings, constructed of upcycled waste, products primarily of residual agricultural composition, including grass, straw and seaweed, which would normally be considered waste and burned for energy.

The housing concept has a specific focus on materials, indoor air quality and unique design.

In addition to the upcycled materials, Een til Een

riven by an acute construction worker shortage and building owners’ needs to get facilities up and running as quickly as possible, more project teams are experimenting with out prefabricated bathroom pods, and are quite pleased with the results.

By streamlining the construction process, lowering construction costs, expediting schedules and delivering a higher quality product, bathroom pods are particularly suited for hotels, student housing and hospitals that include a volume of repetitive designs.

“Owners are in a race with the competition for speed to market and prefabrication allows us to resource level the manpower on the project,” reports Raymond Rigsby, project executive, Gilbane Building Co., Cleveland.

Breaking down these benefits, Bill Seery, director of business development, Oldcastle SurePods, Boston, explains a typical bathroom requires 10 or more construction trades, necessitating multiple contractors to work in a small space where damage to previously completed work can often occur.

Bathroom Pod Evolution 1940

Factory Construction Geodesic dome inventor Buckminster Fuller received a patent for pre-fabricated bathrooms in 1940. The first stage of modular bathroom development was moving construction from job sites impacted by weather to controlled indoor environments in a factory.

Software Efficiency CAD and BIM software to design buildings are adopted. Programs like Revit enable manufacturers and architects to share project details electronically, resulting in tighter tolerances and building efficiency.

“Anything that can reduce that bottleneck is helpful for completing a highquality project on time and on budget,” agrees Les Bluestone, partner, Blue Sea Development Co., Huntington, N.Y. Because much of the work with bathroom modules is pre-fabbed, this significantly reduces the time and coordination required by typical construction. As opposed to assembling the bathroom piece-by-piece on-site, the pods are fully fabricated in a controlled factory setting, trucked to the project and crane-lifted in place. The unit is then quickly and easily connected to the building’s power, water supply and wastewater systems.

Reaching a Pain Point According to the Associated General Contractors of America’s annual industry-wide survey, performed in conjunction with Autodesk, 75% of surveyed construction firms are having a hard time filling the hourly craft positions that represent the bulk of the construction workforce.

Stemming from the economic recession of 2008, when a large percentage of trade professionals left the industry and never returned, there are currently 1.5 million fewer tradespeople today than there was in 2007, while the level of construction activity is approximately the same. “We have potential clients approaching us every day saying they’re in crisis mode and are not getting any bids for certain trades,” explains Seery. “They have identified their ‘pain point,’ and are now willing to try something that to them is new—modular bathrooms—to help alleviate that pain.”

The primary driver is a necessity to take that next step, followed by a willingness, agrees Rigsby. In addition, a growing interest in Lean methodologies is also driving project teams to find new ways to be more efficient.

Case in point, American Life selected Oldcastle SurePods for their 23-story LA Live Marriott Hotel in Los Angeles hotel and trimmed eight weeks off the project’s construction schedule. The company then decided to go with the SurePods for Seattle’s 282-room Embassy Suites by Hilton Hotel, which opened earlier this year.

“We only see advantages to using Oldcastle SurePods, especially given Seattle’s tight construction labor market,” relates Greg Steinhaeur, president, American Life President, Seattle.

Pleasantly surprised with the outcome, Hotel Owner Gibby Gabriel was impressed with the quality control and consistency of each pre-fabbed pod. “When it’s actually in place, it looks fantastic.”

There are currently 1.5 million fewer tradespeople today than there was in 2007.

Meanwhile, Edward Kirk, a former senior vice president with the Seattle-based SODO Builders, relates that part of the decision to install 393 modular bathrooms in the LA Live Marriott was driven by schedule. “We could not do a better job of guaranteeing our construction schedule using the modular bathrooms versus doing it in a conventional way,” he explains. Furthermore, “from my seat, I think the quality of the bathrooms is exceptional.”

Offering up yet another testimonial, Mills Group recently specified 107 bathroom pods for the Courtyard by Marriott in Morgantown, W.V.

Project Process When working with pre-fabricated components, Hunter Benton, project manager, Golden Construction, recommends setting up project scopes with the subcontractors in order to avoid any duplicate pricing or added contingency stemming from the unknown. Similarly, Seery advises making the decision to specify bathroom pods as early as possible in the design process— and no later than design documents—to get the full value out of the pods. A preliminary cost analysis to validate the economic decision and a determination of how much the project schedule will be expedited will help determine if the pods are right for a given project.

“In the pre-construction phase, the pod supplier can walk the architect and contractor through the small, but important design elements that are impacted such as performing a Revit conflict analysis to ensure there are no MEP conflicts, or assisting the architect with the drawings to ensure the sizes of the pods are reflected correctly in the framing details,” reports Seery.

In fact, Oldcastle works natively in Revit, delivering pod models for the architect to drop directly into their building model. “Our Revit models translate directly into machine code for our production robots to produce many of our production pieces, which reduces labor and provides better overall tolerances and accuracy for the pods,” he explains.

Similarly, another pod provider, Dallas-based BakerTriangle, relies on virtual design construction to enable their prefabrication process possible, according to Director of Virtual Design and Construction, Keith Giddens. “We’re able to use the

software and get in and build things exactly like they’re going to be built in the field.”

Today’s pods are available as basic dormitory bathrooms all the way up to high-end, five fixture, five-star level hotel finishes.

Tracking the Trend As time goes on, Rigsby foresees bathroom pods growing in popularity, particularly as manufacturers work out the bugs to produce a truly viable project.

Focusing on improving their product, Oldcastle is currently working on improving fire rating and acoustic offerings, and in strengthening their supply chain partners.

Moving forward, Seery anticipates project owners selecting pre-fabbed bathrooms from an extensive menu of designs including countertop styles, toilet options, finishes, etc., to easily customize and arrive at the desired aesthetic.

“Modular bathrooms will continue to move more into the mainstream—not just being used in big hotel projects—but increasingly into multi-family housing, and eventually single-family residences,” he predicts.

“I definitely think this is just the start of a whole new movement,” agrees Michael Sireno, president, BakerTriangle, San Antonio.

Pre-Fabbed Bathroom Pod a Win for Birmingham Senior Care Facility In expanding and renovating the Fair Haven Retirement Community’s assisted living, long-term care and short-term stay units in its Birmingham, Ala. campus, Golden Construction’s decision to go with prefabricated bathroom modules was motivated by project costs and schedule. “We needed to bring speed to the project to drive financing cost down and create room in the budget for items important to meeting the owner’s vision for these buildings,” relates Hunter Benton, project manager, Birmingham, Ala. With a shortage of labor resources in the area, the bathroom pods were also a strategic way to reduce Golden’s need for subcontractors. With the pods streamlining the construction process, the building team was able to reducing construction time by two months. “Any problems and complexities are solved up front ahead of all the men getting here to install everything,” relates Benton. “It created reliability and predictability in the construction schedule.”

To make the pods ADA-accessible, Bestbath roll in showers were also specified for the project. To ensure safe floors leading to the baths, Golden worked closely with the pod manufacturer to develop floors for the bathroom pods with tight tolerances.

by John Kasarda, the University of North Carolina’s KenanFlagler Business School professor predicts airports will shape business location and urban development in the 21st century as much as highways did in the 20th century, railroads in the 19th, and seaports in the 18th.

That begs the question, how could such loud, polluting behemoths weave themselves into the fabric of civic life in major cities?

It’s actually happening quite organically, says Curtis Fentress, principal in charge of design at Fentress Architects, Denver. Known for his expertise in forwardthinking airport design, including LAX’ new facilities, Fentress believes this evolution is due to a shift in having to accommodate passengers on long layovers and delays, meaning such facilities must be able to let passengers “live.” “The airport really has become a cultural building with museums and art stores and classes,” says Fentress.

In other words, people on a long layover in South Korea, conceivably, could take a craft class to make something made there 2000 years ago. “It is fun and teaches people about the history and culture,” he says.

How about when you’re caught in the airport for a night or two?

This can get tricky if a traveler does not have a visa or permission to enter their country of layover. Dubai, for example, is addressing this issue by furnishing red carpet clubs on both the air and the

land side, in addition to hotel and meeting and conference venues. How about unticketed visitors, which are on the rise? Besides accommodating business travelers, these places have become bustling civic centers with destination restaurants, concerts and political rallies.

“The airport has really come into its own as a civic building,” says Fentress.

Using the airport as a venue for large events makes them easily accessible to crowds by taking advantage

of existing civil engineering, high-capacity infrastructure, such as parking. In the 2017 election, for example, one candidate used airports for most of his political rallies. “After 15-20,000 people parked and checked into a seven-hour security ordeal, he would drop in, pull up a podium, and like that, do three events in one day,” recalls Fentress.

“You can now work as comfortably in an airport as you would at your office or Starbucks.”

Other dramatic performances, like concerts, have been held in hangers. In fact, the president’s travel ban set the stage for airports as a great venue for major protests.

‘PURRFECT’ DISTRACTION Designed and created

Holland Boulevard Boasts Dutch Culture and Commerce

CIRCULAR WALLS Strips of 7-cm. wide glass to form a solid, form curved glass walls. “The pavilion’s glass structure has a truly unique composition that is above all circular. This means that all single elements can be removed,” says Martin Weerhim, project leader at Saint-Gobain Glassolutions, who produced the U-shaped museum walls.

NEXT architects designed and coordinated a new installation dubbed Holland Boulevard, at Schiphol Airport in Amsterdam. Located in the international departure hall, the exhibit is a conglomeration of commerce, art and culture, and acts as a postlude for international travelers anticipating their departing flight. Its centerpiece is the glass domed Rijksmuseum.

The internationally renowned institution has lent part of its collection to this satellite venue to allow visitors to experience special Dutch sitting rooms, and get a taste for the Rijksmuseum’s unique glass pavilion, as well as preview the NEMO Science Centre.

“The Holland Boulevard becomes a calling card for the kinds of things that the Dutch can be proud of,” says Bart Reuser, Partner, NEXT architects.

SCHIPHOL AIRPORT, AMSTERDAM ”Holland Boulevard” is the brainchild of NEXT Architects to create a more diverse, even destination-like feel to Amsterdam’s main airport—an important hub for many international flights.

Inspired by the Dutch polder landscape—a lowlying tract of land enclosed by dikes that form an artificial hydrological entity—the 5000-sq.-m. venue comprises various typical Dutch-inspired sitting rooms. The systematic design of the landscape gives a quick overview to circulating passengers, while providing an opportunity for others to linger, and serenely wander through the landscape, discovering its specialized niches.

The Rijksmuseum Schiphol is the diva of Holland Boulevard, a modern and innovative framework for masterpieces exhibited by the Rijksmuseum at Schiphol Airport. More than 10,000 strips of 7-cm.-wide glass form curved glass walls. “The pavilion’s glass structure has a truly unique composition that is above all circular. This means that all single elements can be removed,” says Martin Weerhim, project leader at Saint-Gobain Glassolutions, who supplied and fabricated the U-shaped elements.

The resulting semi-transparent walls filter light, creating a gradual transition from the hustle and bustle of the airport to the art treasures of the museum.

Dutch designers Florentijn Hofman and Samira Boon also contributed installations specifically for the airport exhibit.

21st Century Power Plants While it’s terrific that culture and commerce are exploding, the energy costs associated with running 24-hour civic centers are significant. “With the [rising] cost of energy as a concern, the net-zero airport is a concern for the future.”

In fact, San Francisco’s newest terminal design aims to be a net-zero energy operation by 2021. Is that even possible? Yes, says Fentress, “I think it is possible if you don’t count the fuel going

into the airplanes.” He explains that there is plenty of space on airport property to operate renewables.

Denver’s airport is a prime example. Taking advantage of open space for renewable power is critical for a couple reasons, says Fentress: First, energy can be maintained with battery storage and switched off between the airport and the grid. Forward-thinking port authorities, he adds, view this as an additional revenue stream from charging

driverless cars at night, to possibly becoming an energy provider. “It is a different economy and with the competition for energy and the price of energy in the developing world, the U.S. will be exporting energy,” says Fentress.

At the moment the biggest footprint belongs to planes, not buildings, so the buildings must do all they can to mitigate the aircraft footprint.”

OLD AND NEW Chicago O’Hare Airport’s Terminal 5 was designed more than 20 years ago, so when it recently underwent a renovation and expansion, architects Epstein Global specified Starphire Ultra-Clear glass by Vitro Architectural Glass to enhance the existing architecture and continue it through the expansion. A two-story interior curtainwall serves as a partition separating secured and non-secured areas of the terminal.

The glass panels line up against one another and create a continuous image that shows the gradual changes in color and texture that can be seen when heading inland from Lake Michigan to Chicago and on to Illinois’ rural cornfields.

Walk Toward the Light A key element in making airports more people-friendly places is adding lots of natural light. With high ceilings a norm, airports are a natural for daylight harvesting opportunities.

Daylighting not only provides a comfortable space, it keeps people connected with their circadian rhythms, says Amelia Keller, V.P. of international sales at Kalwall. Its translucent daylighting solutions provide a crisp, fresh feel for passengers.

Fentress adds that using daylighting is critical to wayfinding and helps people flow through a space with ease. “It’s a [natural] physiological way for plants and people to behave,” says Fentress.

Other energy-conscious technology updates becoming more common in many airports are faster, quieter and more accurate baggage carousels. In restrooms, flushometers and sensor-activated faucets are becoming the norm. A major change coming to airports, says Fentress, will be the elimination of the energy-guzzling moving walkways. “We are very rapidly taking them out of airports because they take so much energy, and it only takes a few seconds off your trip.”

Daylight Design at Oslo Airport The Zumtobel Group was the full-service provider for the complete lighting solution in Oslo Airport’s Terminal 2. ZGS installed intelligent lighting controls and emergency lighting systems to go alongside 21,200 LED luminaires from Thorn and Zumtobel and various components from Tridonic. At the same time, ZGS helped the customer with additional services from the start, advising the project managers and providing specialized training for the numerous electricians.

Controls ensure maximum effectiveness and efficiency in regulating the large number of luminaires in the 117,000-sq.-m. terminal, saving up to 82% energy. The ZGS systems adapt the lighting in line with the natural daylight situation.

A Skyscanner device mounted on the roof constantly checks the current lighting conditions and sends this information to the LITENET lighting management system. LITENET then enables the best combination of artificial light and daylight—not only in terms of intensity, but also when it comes to the color of the light, creating an unparalleled visitor experiences.

REVIVING A SHUTTERED TRANSPORTATION FACILITY Thanks to Custom Window by Wausau’s historic restoration windows, Massachusetts’ Springfield Union Station original 1926 structure, which was shut down in 1973, has been revived. Now supporting Amtrak, regional rail service, and regional and intercity bus operations for the area, the new windows in the HDRdesigned facility precisely match the station’s historic look, while supporting its goals for energy efficiency, daylight and natural ventilation. More than 250 window bays were outfitted with 9250 Series double-hung windows and 8300 Series fixed windows were installed in an additional 17 window bays.



Is it ironic that the tools of renewables perpetuate the same old take, make, waste model of manufacturing? just as a seemingly unscheduled “guest” entered the broadcast trailer to protest the county’s recent requisition of solar buses for nearby national parks.

Actually a recurring character on the show, the “guest,” Brendan Maize, represents the dissenting view to all things wind and solar. According to past architectural leader, Werner Sobek, and this month’s subject, Doug Farr, the end of the Carbon Economy weighs heavily on the building and automotive industries. California is ahead of the curve in transitioning to renewables, so from where I sit, Maize’s perspective was ludicrous. However, when he argued about deaths related to mining rare earth minerals for PV, or groundwater drained from the Atacama Desert for the manufacture of PV energy storage batteries, he sounded almost noble.

“Destroy one desert to save another?” His concern about wildlife subjected to the environmental impact of solar panels installed on park land, including avian casualties from wind farms, made his opposition to electric buses, solar and wind farms in the Mojave, not so crazy. On the show, Maize holds firm on this rant until the end of the interview, when host Layne outs Maize for his ties to fossil fuel interests. At this point I understand: the staged interaction illustrates the irony that even “clean” renewables are produced in the old “take, make and waste” model. Here’s hoping one day 100% renewable also implies it’s 100% just and sustainable.

Maryland Heights Community Center Maryland Heights, Mo. Until May 2017, the Maryland Heights’ community center was housed in a circa ’70s-era converted church that was well beyond its usable life. In building anew, the city wanted a facility that would stand out with a real presence in the area. “They wanted something on the existing site that has a unique presence—a beacon that lets you know you’ve arrived in Maryland Heights,” said architect William Schenck, CannonDesign, St. Louis. The challenge for the firm proved to be the existing site itself.

Sandwiched between a noisy highway and a strip mall meant considering high-performance exterior acoustical materials and a unique-shaped building that created an acoustical shadow on the entry side of the building. The result is a 90,500-sq.-ft., LEED Silver recreational destination for the St. Louis suburb.

The gym offers basketball, volleyball and pickle ball courts, but the city didn’t want a typical wood floor.

“They wanted something to easily accommodate a variety of events beyond gym activities—community lectures, conference exhibits—that’s why we went with a pour-in-place polyurethane surface,” says Schenck. The floor is built up on acoustical pads, two layers of plywood, then a 10-mm rubber pad, followed by a few coats of polyurethane.

Converging Architectural + Performance Goals

435 Indio Way, Sunnyvale, Calif.

A prime example of how net-zero can be incorporated into an office setting, 435 Indio Way offers a template for transforming Silicon Valley’s aging tilt-ups into desirable high-performance offices.

Built in the 1970s as a research and development laboratory and office for Hewlett Packard, 435 Indio Way is a simple one-story, tilt-up office that since 2006 had been left vacant. Building owners Huettig & Schromm and the SHARP Development Co. set out to revive the unoccupied building with zero net energy (NZE) goals in mind. With the help of RMW Architecture & Interiors and MEP engineers, Integral Group,

the project required a high level of collaboration within the design team. “We all kept each other on track since we shared a common goal. I don’t see how it would be possible to meet this goal without a collaborative and supportive environment,” says Shannon Allison, Integral Group.

“Sometimes the lines were blurred between the design of the building MEP systems and the design of the

architecture, as they influenced each other at almost every level,” says Steve Stenton project architect, RMW Architecture & Interiors.

It created a synergy and level of collaboration that doesn’t exist on most projects. “It was refreshing and exciting,” says Stenton.

The goal was to renovate the building to a target of NZE, for the same cost as that of a typical code minimum renovation, which

was the vision of the developer, Kevin Bates, SHARP Development Co. “He was confi dent that with creative and innovative design solutions, along with a tenant that understood the goal of energy efficiency, this could not only be achieved, but could potentially move the needle in how we approach renovations in the future,” says Stenton.

the market average, which means the owners received 15 months worth of rent during time that would typically have been idle.

Factor in the competitive market rent rates due to high demand and the property was immediately making more money than a conventional building.

There was clearly an interest in the fact that Indio Way was NZE; it was attractive to tenants for a number

of reasons. It produces its own power which means the tenant has no energy bill, but a common theme with perspective tenants walking the space was one noting the intangibles: how the space felt, how light it was, the materials, the natural air flow, the connection to the outdoors. “The main driver was NZE, but equally important was creating an interior space that was comfortable and energizing,” says Stenton.

ENVELOPE The design team retrofitted the existing uninsulated office building to R-20 walls and R-40 roof.

The walls were insulated on the outside, leaving the concrete exposed to the interior. This allows for passive cooling via thermal mass, decreasing the compressor cooling hours.

THICK SKIN The design team’s challenge with the envelope was really a combination of energy performance, aesthetic and the balance of cost. The building needed to be re-skinned given its dated finishes, which consisted of patterned slate and exposed concrete.

The building’s interior concrete walls and slab serve as an outstanding heat sink; however, insulation—an EIFS exterior insulation panel system—had to be added on the exterior walls so the thermal mass was exposed on the interior and available to exchange with cool air in the evenings. “This allowed us to insulate the building to the level we wanted while still using a developer budget,” says Shannon Allison, Integral Group.

“The main driver was net zero energy, but equally important was creating an interior space that was comfortable and energizing.”

Using a ceramic-based coating, 5 5⁄8-in. thick polystyrene was adhered to the outside of the building all the way down to the concrete slab. There was no insulation, so the building needed thermal protection. One of the most effective design solutions, which worked perfectly for this building type, was to add 5-in. of rigid insulation on the exterior side of the concrete with an applied exterior finish over the insulation. This allows thermal protection from the exterior, and also allows the concrete panels now on the interior side to absorb interior heat, which helps regulate the interior temperature. A reflective cool roof, and roof insulation was also installed to help minimize heat gain.

GLASS The existing punch openings and glazing were replaced with electrochromic glass. The glass is designed to turn to a low tint based on outdoor air dry bulb—to reduce peak cooling—and the location of the sun—to reduce glare.

The existing building roof only had two rooftop packaged units so in order to accommodate the added foam insulation, solar panels, skylight openings, solar thermal panels as well as more stringent seismic requirements, the roofing system was upgraded. The original lightweight roof had to be improved with insulated foam roofing to provide better insulation and additional support for the new solar photovoltaic system and daylighting design. A cool roof coating was applied over the foam roofing and 10-in. batt insulation was added to keep the building cool during summer months. After renovation, the roof has a R-factor of 40. New hold-downs and tie-rods were added at the roof diaphragm, as well as increased nailing of the plywood roof sheathing. Part of this too, however, had to do with the addition of 42 skylights cut into the roof.

Total Costs The hard costs of ZNE design were about 30% more than that of a code-minimum building, while the soft costs were approximately the same. Specifically, the hard costs of the ZNE design ended up being approximately $4M, versus a code-minimum building with comparable features with hard costs of $2.9M. “The comparison wasn’t necessarily on day one construction costs, but included things like anticipated higher lease rates, and relatively short payback periods for higher performing systems,” says Stenton.

PA SSIVE VENTIL ATION

Passive Ventilation with Nighttime Flushing The air movement and flow of a passive ventilation system required the design team to not only evaluate window locations and operability, but also the interior design and placement of walls and other interior elements that affect air movement. The HVAC system consists of two air-source heat pumps that serve as the backup heating and cooling for the passive systems of the building. The HVAC system is 22% of a traditionally sized system. “The design team provided guidelines for the tenant on how to best locate walls and spaces to maximize the benefits of natural ventilation,” says Stenton.

The natural ventilation design includes motorized operators on all of the windows and skylights. These are controlled by the BMS based on external and internal temperatures. In a climate with diurnal swings of 40°F, the concept relies heavily on nighttime cooling of the thermal mass in the floor slab and existing tiltup concrete walls. When mechanical conditioning is required, the windows and skylights close and the rooftop heat pump packaged units are enabled. “Due to the passive architectural design strategies, we were able to reduce the size and complexity of the HVAC systems for the building from a typical 350 sq. ft./ton to over 1200 sq. ft./ton,” says Shannon Allison, Integral Group.

During the course of a day, the exposed interior concrete walls and floor absorb heat from the space which helps regulate the indoor temperature, keeping it close to optimal conditions. During the night, the building automation system opens up the skylights and windows, and allows the building to naturally flush out—with the help of ceiling fans—the warmer air with the cooler night air. “This allows the concrete walls and floor—thermal mass—to “reset” for the next day.

As part of a night flushing program for pre-cooling of the thermal mass in the warmer months, other perimeter windows are also operable for tenant adjustment. View Dynamic Glass was used at the vertical glazing locations. This product serves three purposes: glare control, peak cooling control and natural ventilation—since the windows are operable. As part of the passive flow for the space, conference rooms and other larger spaces are located at the perimeter so they can be passively heated and cooled.

The nighttime flush control sequence is initiated if the outside air temperature is less than the zone temperature and/or the CO2 levels are greater than 1200 ppm. More specifically, during unoccupied hours, if the radiant mass temperature is greater than the radiant mass temperature setpoint, the outside air temperature is lower than the radiant mass temperature setpoint, and it is before the pre-occupancy period, then HVAC subsystems shall operate as follows: mechanical conditioning shall be disabled, windows and skylights shall be commanded to open, and ceiling fans shall be disabled.” For security purposes, the windows and skylights have limits on how far they can open,” says Stenton.

 SOLAR PV Although anticipating the actual building energy use is sometimes a bit of a challenge, especially when the tenant is not yet known, setting parameters for energy use and integrating that into the green lease can be a helpful strategy, as it was for this project. For solar panel placement, panel design layout worked around the skylight layout to maximize solar exposure.

Balancing Daylighting with Lighting The space is near 100% daylit via existing window openings and a unique skylight design developed by Integral Group. Skylights face south and are tilted toward the sun to collect the maximum quantity of daylight with the smallest aperture. A diffusing filter is applied on the internal side of the glass to reduce glare. The skylights were designed to provide 100% of necessary light to the space during daylight hours most of the year.

In order to reduce energy load and provide a better source of light, the goal was to utilize 100% natural daylight to light the occupied spaces during the daytime. This required the addition of skylights.

The team prioritized access to natural light through skylights, windows and doors during the renovation.

More than 40 daylight cupolas are carved out of the roof to minimize heat loss and heat gain, while allowing more direct daylight as south facing cupolas than a traditional north-facing skylight. Studies determined the size, spacing, direction and degree of tilt to achieve the highest intensity of daylight while minimizing heat gain.

It was determined that a south facing skylight with a smaller aperture, says RMW’s Stenton, provided a more intense light, but required only one-sixth the amount of glass compared to that required for a north facing skylight. This essentially reduced the heat gain through the skylights by a factor of six. The light from the smaller aperture was then diffused on the custom shaped skylight interior.

Ultimately, with a relatively equal amount of light provided, the heat load was reduced significantly.

At 25%, lighting is still the second biggest energy consumer in the building despite the daylight responsive techniques used. For artificial lighting, minimizing the energy load was a top priority. To complement daylight, suspended Lunera linear LED fixtures placed further apart than normal supplement typical daylight levels when necessary.

The fixtures are wired to both occupancy motion sensors and infrared sensors, allowing tenants full control of the lighting while still responding to daylight availability. “Each interior fixture had its own occupancy and daylight sensor, so depending on where occupants are in the building, and how much natural daylight is near a particular fixture, the light fixture will turn on or off, independent of other fixtures in the space,” says Stenton.

Celebration with Spotlights: Relighting a German Church A recent lighting upgrade at the Grevenbroich parish church saw the pendant luminaires replaced by flexible spotlights on track. The results are convincing in terms of economy, technology and design.

CHALLENGE: The Roman Catholic parish church of St. Mariä Geburt in Grevenbroich, Germany, a small town near Dusseldorf, was built in 1930. The interior surprises, with an unexpected and similarly unusual, spatial form. The long rectangular, single-nave sanctuary is spanned by a low pointed barrel vault that instantly reminds one of an upside down hull. Deep lunette-type window reveals accentuate the vault, lending the space a rhythmic structure.

The interior was recently subjected to refurbishment. The renovation work also consisted of fundamentally redesigning the church lighting. The interior was previously illuminated by two parallel rows of glass pendant luminaires. Replacing the old, plastered-in cabling would have probably meant replastering the entire vault. For preservation reasons, but above all to reduce the renovation costs in Grevenbroich, alternative lighting options were sought.

CRITERIA: Whereas before, the decorative glass pendant luminaires had emitted diffuse, non-direc-

tional light, the track-mounted spotlights now allow for a differentiated and variable lighting concept, which combines general lighting with accent light.

SOLUTION: The answer was found in ERCO track spotlights, which offered an efficient and technically feasible approach to high-quality lighting design with maximum flexibility.

One of the many advantages for the builders was the fact that a track system did not require new wiring. Furthermore, the U-shaped layout of the track was achieved using the existing fixtures for the pendant luminaires. However, the most convincing argument as far as the parishioners were concerned was that the ERCO solution significantly improved the quality of lighting inside the church.

Doors Add Finishing Touch to Entertainment Center The new Toyota Music Factory in Irving, Texas, is a 410,000-sq.-ft., 16.7-acre, American Entertainment complex developed by The ARK Group and the City of Irving, and designed

by Gensler. The complex houses 20 restaurants and retail space.

CHALLENGE: The music arena converts easily from an intimate 4000-seat concert hall to an 8000-seat amphitheater, named the Pavilion at The Music Factory, the $40 million centerpiece of the complex.

At the exterior of the Pavilion, at the outside of the amphitheater, are a series of seven, side-by-side, bifold liftstrap doors, ranging from 35 ft. 1 in. to 36 ft.

9 in. in width. All seven doors have a clear opening height of 25 ft., 6 in.

CRITERIA: Seven separate doors were specified for the project because they partially wrap around the pavilion building that has a 10.5-degree curve to it.

These seven doors can be opened during sold-out concerts, approximately 30 minutes prior to the time an indoor performance is being held. Opening the doors close to the start of a show allows the indoor theater to retain enough air conditioning for the performers and guests, while allowing an additional 4,000 people to watch and hear the show. Those

spectators are seated on a 65,000-sq.-ft. open air sloped hillside lawn. The seven doors offer a clear sightline to the stage from the entire lawn.

“The original specifications called for rollup doors, but you are in a music venue, a sound-sensitive environment, and everyone knows those rollup doors can get loud when the wind starts blowing hard.

So, they then decided to look at bifold doors,” says Oscar Stout, manager of Hangar Rental, Brookshire, Texas, the company that installed the bifold doors.

Metal Panels

Outpatient Center Revitalizes Neighborhood What was once a vacant lot is now a vibrant outpatient surgery center to pump life into the neighborhood and generate jobs along the way.

CHALLENGE: Located between the OMNI Plaza and Kirkland Day Habilitation Center Arc, the OMNI Outpatient Surgery Center was constructed on a decade-vacant lot to generate jobs and perform outpatient procedures to address pain management for its patients.

INFLUENCE: With a small staff of efficient medi-

cal professionals and surgeons, streamlining was the most common theme in the center’s culture. To match this unique concept in the building’s façade, Bennetts & Huysman Architects, PC conceptualizes a building design that veered off the path of traditional building products to grant it a new, unique identity.

CRITERIA: Insulated Metal Panels (IMPs) provided

aesthetic value and energy efficiency features minimize the ecological footprint of the building. The panels provide high-performance thermal efficiency, moisture control and include foamed-in-place core to minimize insulation gaps.

SOLUTION: CENTRIA metal panels were used to transform what would be an unsubstantial façade into a work of metal art. To achieve the desired aesthetic goals, the architect specified Formawall Dimension Series insulated metal panels. Featuring easy installation thanks to IMPs’ single-component construction and nearly limitless lengths, widths, thicknesses and reveal options, the architectural team was able to develop sharp angles and smooth expanses throughout the building’s façade to achieve their ambitious design goals with little lead time. The Formawall panels simultaneously contrast and integrate with adjoining brick, revealing sudden breaks that display the versatility of IMPs.

While the silhouette of the building provides a unique building identity, color was used to truly differentiate the building. The exterior of the building showcases CENTRIA’s visually stunning Kolorshift metal coating system. It changes color with varying angles of light, effectively shifting from one color to another as light reaches it. The Kolorshift coating, along with Fluorofinish coating used on adjoining panels, insulate the metal further by maintaining nearly exceptional color fastness and weatherresistant features.

THERMAL EFFICIENCY To match the building’s façade, insulated metal panels provide aesthetic value and energy effi ciency features, providing thermal efficiency and moisture control.

Access Floors

Flooring Provides Stylish Pathway to Sustainability Request for custom mixed flooring proves no deterrent in implementing an underfloor access system to achieve comfort and performance goals, including greater daylight harvesting.

INFLUENCES: At 30stories and 450,000 sq. ft., 350 Mission Street is the first LEED Platinum high-rise in the city.

Designed with a sharp focus on sustainability— not the least being more efficient HVAC delivery— a goal that fit in well with the desire of the developer, Kilroy Realty Corp. & Management, to create a high-performance work environment in every aspect. That philosophy led to the decision to utilize an underfloor air distribution (UFAD) system. With an access floor system, multiple services including cables, piping and ductwork were able to be moved under the floor. This allowed the building’s concrete ceilings to remain exposed, creating an 11-ft. floor-to-ceiling height, which provided room for larger windows to improve daylighting. Additionally, UFAD, in this case from Tate, allowed for 100% filtered outside air to be brought into to help improve individual employee comfort.

According to Saied Nazeri, principal-in-charge at MEP engineering firm WSP, it was important to provide flexible office space. All in all, UFAD, combined with other energy conservation strategies, is expected to lower energy costs by about a third.

Comfort aside, the interior build-out had a great architectural story. The interior is one of open floorplans with shared workspaces, non-walled communal meeting areas, and exposed ceilings. The top four floors are comprised of a group of executive suites and meeting spaces.

CHALLENGE: The design for these floors needed to convey a high-end professional feel while maintaining the benefits which had been achieved using an access floor system. The architectural firm of Mark Cavagnero Assocs. had a clear vision of materials: teak plank wood, multi-piece porcelain and carpet.

The challenge became how to blend these varying materials as transitions and maintain the functionality of the access floor system.

SOLUTION: Tate utilized its custom engineering and manufacturing capabilities to produce a factory-laminated hybrid panel solution featuring a curved transition. These hybrid panels arrived at the site ready for installation and allowed for a seamless transition from one finish to the other on a single panel without losing any accessibility to the UFAD services.

SMOOTH TRANSITION Custom hybrid flooring panels were created for the job in order to fulfill the architect’s desire for mixed materials while maintaining the functionality of the Tate underfloor air distribution system.

5 TILE THE TOWN This issue’s edition of Product Developments features design trends from the Cevisama show in Valencia, Spain (p. 24). An additional outdoor trend to come out of Cevisama was the variety of ceramic pavers that bring orderly and beautiful hardscapes to the landscape. The 2-cm thick pavers are lightweight and easily cut and installed onsite. In addition to 24-in. × 24-in. formats, Tile of Spain companies offer 16-in. × 32-in. and 24-in. × 48-in. plank-like pavers that may be cut down to form still slimmer 12- or 8-in. planks. Paver aesthetics include flagstone and cobblestone looks featuring softly weathered edges, cottos and French limestone looks.

Some ceramic pavers are made to imitate natural stone, concrete, or conventional hardscape materials, while others are meant to look identical to their interior counterparts in order to seamlessly extend interior living spaces outdoors.

Too Late to Break the Carbon Habit?

Douglas Farr is free with provocative architectural advice. An urbanist and author of two books encouraging architects to design stimuli that brings about a shift to more sustainable habits, he is currently working on the renovation of the Keller Center at University of Chicago.

it will take, and what it will take to reverse society’s carbon habit. In studying the issue and estimating a timeframe for change, he took a Freakonomics approach, looking at studies related to unsustainable behaviors, such as smoking cessation. At first the findings were discouraging, “For the carbon trend to reverse itself, it was predicted to be 100 years, and the rest of the book asks the question: are we screwed?” jibes Farr.

Determined to speed things up, the book equips architects with an instruction manual of urban patterns and six accelerants to change. “A lot of the lessons come from the health world,” says Farr. The book is based on proven initiatives, but Farr points out, “People are frankly emotional, not rational,” and suggests taking that into consideration when designing stimuli to effect change.

As Farr describes them, the “Urban Patterns” can be provocative; in fact, some that Farr recommends are contradictory to what is frequently built.

The sweet spot for a façade is about 40% windows, he says. But modernism, and ITT’s Crown Hall ushered in an age of buildings that are upward of 80% to 90% glass.

Another unpopular pattern that he argues must be stopped, is trying to build the world’s tallest building. For optimal urban density and housing infill, he suggests that four to eight stories is a sweet spot; capping at no more than 14 stories. In an Asian country, the ceiling rises to 60 stories.

Going forward, Farr advises architects to approach every project as if Passive House is a new code. “We spend a fair amount of time advancing that as what we do,” says Farr. He says it sets the stage for one last Urban Pattern he describes, which is product maturity among mechanical systems, envelopes and windows, to develop in

Stormwater, for example, can be treated in a beautiful, natural way within a public infrastructure, and he provides plenty of examples from around the world. “I wrote that book while I was chairing LEED for Neighborhood Development, so it shows how to apply those standards to downtowns, neighborhoods and cities,” says Farr. “It defined the field and gave a name to it.”

When embarking on a second edition, Farr discovered an entirely new book needed to be written. And so his latest, Sustainable Nation: Urban Design Patterns for the Future, examines how long

response to Passive House market demands. When he designed a townhouse to the standard, he could not source an HVAC unit small enough. “On the coldest day we needed 4,000 BTU/hour furnace, but we had to buy 30,000. These things could have been more efficient,” says the architect.

Farr has had incremental successes provoking market transformation, and credits the Declare label and LBC Materials Petal for igniting the Red List conversation he brought to a spray fireproofing manufacturer, “It was an ingredient that didn’t have anything to do with the effectiveness of the product, and they took it out.”

Farr is undaunted by our country’s leadership’s un-doing of environmental guidelines because, he says, in this country, change has traditionally bubbled up from grass roots. Citing Democracy in America by Alexis de Tocqueville, he paraphrases, “People will form committees to do anything—it’s just citizen-to-citizen, pooling of resources to get something done.” “We were this ‘can-do’ country—government wasn’t even necessarily present to get stuff done. Politicians don’t delegate the pace of change, or change because of the White House, despite what the government says.”

One last piece of advice for effecting change in any realm, says Farr: “A big chunk is put your [smart] phone in a bucket of water.”

There are higher suicide rates, lower occupancy rates and higher incidences of loneliness in super-tall and mega-tall buildings. “I think people should lose their license for doing a super-tall building.”

Inactive lifestyles kill between 80,000-250,000 people/year, which is 80 times more lethal than fire. “But architects are not held accountable for hidden stairs.”
