Creating a welcoming arrival experience to a premium workspace has never been as important as it is today.

Lobby wars are starting to stir in Auckland with the entry way into premium grade properties potentially playing a vital role in setting the scene, creating a lasting impression and at times swaying tenants’ decisions.

With the upgrade of lobby spaces at Jarden House, Chorus House, 88 Shortland Street and the introduction of PwC Tower to name a few, the creation of a lobby that offers an environment that is creative and collaborative is becoming an essential and expected fixture.

HOW FAR TO GO Landlords are having conversations around how far investment should go in terms of upgrading the lobby and common areas, how often this should be upgraded and what services, amenities and facilities they should offer. Tenants now want,

and expect, the entire experience within premium grade assets.

The lobby should be a hub of meeting and greeting, with usable meeting spaces that are both bookable and generally available. Overall, the lobby should bring a vibe to the building, creating a destination where tenants and their clients want to be seen.”

Chris has noted that there are a couple of factors that have influenced the sudden interest in providing these influential and attractive lobbies. “Firstly, even prior to Covid, landlords understood the

“Secondly, we’re seeing a change in the profile of people using the buildings and spaces in the CBD. The higher levels of vacancy are attracting a different type of worker into the city who may previously be based in the city-fringe. This is creating a more eclectic mix of tenants that are demanding change and with less activity happening on the work floor and more on the ground floor, they

want common areas and shared amenities rather than paying for a seldom used meeting room. This results in the building needing to provide an inviting space for them to use. Workers now have a choice to come into the office, so the idea that a building and workplace needs to provide more than just an environment of productivity is setting the new standards – sociability is the key and the lobby space has the ability to deliver this.

The lobby and common area are unequivocally part of the decisionmaking process for tenants.

Pritchard points out: “You can’t always tell where it sits on individual occupier priorities of must haves, but the impression they get from the lobby area is material to their decision of whether to consider the building or not. We frequently have occupiers dismissing buildings based on a poor first arrival experience.”

Henry says: “For many existing buildings the lobby area is a dead space and underutilised.

Through prudent investment of an upgraded and highly-usable lobby area, owners will increase their ability to retain tenants and arguably receive higher returns.

Organisations currently navigating the hybrid working environment need all the help they can get to attract people back into the office.”

Pritchard says: “A noticeable level of investment in common spaces is an indicator of an owner who is willing to invest in the asset from the lobby through to the rest of the building functions. While parts of New Zealand are currently back in lockdown due to Covid-19’s Delta variant making its way to our shores, for much of the last 12-18 months we’ve been in an enviable position of starting to explore what the future of work looks like.

Unlike other countries who are just starting to emerge from longer lockdowns and periods away from the office, we’ve had the opportunity to return to our workplaces and to begin reimagining how they might look in the future.

CBRE Asia Pacific’s latest report on the Future of Work has recently been released and focuses on the occupier sentiment on the future of their office portfolio and workplace across the region. ADOPTION OF HYBRID WORKING: FLEXIBLE CONTROLS TO INCREASE PRODUCTIVITY Hybrid working is a topic that has been touched on often and a working style that was rapidly adopted through necessity by many organisations with the sudden onset of lockdowns.

This has led to a much wider adoption and acceptance of flexible and remote working since the restrictions have lifted - and has meant leaders have had to relinquish a lot of the control they previously had. They now need to take much more responsibility for managing

outcomes, building team culture and fostering employee wellbeing - and this is a really big shift for a lot of leaders.

What is now coming to light is how to manage hybrid working into the future. How are organisations implementing controls to ensure productivity, culture and space are optimised while still offering and encouraging a hybrid approach to working? Many leaders feel ill-equipped to manage a hybrid team and are unsure what the steps are to rectify this.

A NEW WAY OF LEADING Kirstin Cooper, Senior Workplace Consultant, CBRE says: “Gartner created a framework outlining four types of hybrid leaders; Laggards, Resisters, Strivers and Champions. We all want to get to the Champion level; these leaders have the right mindset and skill set to lead a workforce that is hybrid by nature. At the moment, the majority of leaders are Strivers; they’re really open to leading hybrid working teams but just don’t quite know how to do this effectively.

“There is a multitude of things leaders can do to improve their effectiveness as a hybrid leader. None of the leadership skills required

are new, they just need to be adapted and modified to suit a hybrid working environment. This could be anything from what type of tech platform they are using, how they continue to showcase development opportunities to their team, how they share knowledge and how to have those conversations without face-to-face contact and more.”

CONTROL VS FLEXIBILITY In terms of rules around hybrid work arrangements, the occupier survey results show that for the majority of occupiers in both the total APAC market and in Australia and New Zealand, the day-to-day work schedule of hybrid working is set at a direct manager level.

By not putting controls in place around how hybrid working should be managed could potentially derail an organisation, but too many controls removes the flexibility. Organisations

need to find the balance which is specific to their industry, organisation and even team.

Chris Pinto, Change & Transformation Manager for

CBRE Pacific advised there are three factors to be considered by organisations to try and find the right balance of hybrid working: 1. Role remote ability – how effectively the role can be delivered from anywhere versus the percentage that requires in-person or on-site delivery to execute efficiently.

Pinto adds: “If you implement controls and apply them as a blanket for everyone in the organisation, you run the risk that unique or specialist roles aren’t catered for. At the other extreme, if you customise controls too much, it might lead to teams asking why other teams get certain flexibility that they don’t have.

“Our advice is to have a clear set of

WHAT IS THE ROLE OF THE OFFICE? Thomas says that defining the

purpose of the future workplace is important for messaging the ‘why’ employees should come back to the office environment and it’s important to help guide workplace design and portfolio decisions. The trends being observed in the market are shifting towards workplaces playing the role of facilitator of connecting and collaborative types of activities, providing a space for employees to hang out together and scheduled virtual activities can often be done at home. Though it’s never

black and white, with organisations still needing to bring a flex element into this mindset as employees undertake a whole host of different activities throughout each day.

There’s also a strong trend towards workplace designs that provide opportunities for teams to come together for high-value face-to-face activities. New workplaces need

to be designed with people at the centre and how organisations want them to work in the future.

It needs to deliver great places for

people to connect and socialise, ensuring plenty of opportunities for ad-hoc discussions at workstations.

There needs to be space to enable learning through osmosis for junior team members and areas for 1-2 people virtual meetings through to whole teams coming together.

Overall it’s a changing landscape and the workplace is once again an important consideration as we take lessons learnt over the past 18 months to plan better for the future.
