For landlords, our furnishing packages offer the most costeffective way to furnish your apartment to international standards to attract tenants and maximize occupancy rates. Based on our knowledge of Accra’s professional tenant base, their needs and their aesthetic preferences, the schemes have been thoughtfully crafted to provide wide tenant appeal, whilst also delivering maximum value to the landlord. The high quality, durable items have classic designs with broad appeal and combine beautifully to create welcoming contemporary interiors.
Furnishing your apartment with The Atlas Furnishing Schemes allows you to promote your property as part of the development’s destinational brand. The Furnishing Schemes allow us to offer a consistent and aligned proposition to potential tenants, providing them with the quality assurance they desire. It allows us to promote your property via our branded marketing channels, including The Atlas reservations website. Being part of that destinational brand helps drive demand for your property and therefore your rental yields.
The packages are equally beneficial for owner-occupiers who want to avoid the inconvenience of sourcing and assembling their own furniture schemes. Assembly and installation of all items is included in the package price, meaning you can take possession of your property completely ready for occupancy. We have developed 4 distinct schemes, each with its aesthetic. The following illustrate the style and layout of each scheme, allowing you to select your preferred option.
In addition, our Serviced Apartment Proposition (see page 12) can only be offered on properties furnished with The Atlas Furnishing Schemes. The serviced option further enhances your appeal to tenants, widening demand and increasing returns. With The Atlas Furnishing Schemes in place you can also manage your property flexibly, accepting both short and long-term tenants, serviced or unserviced rentals, thereby maximising demand and returns.

PRICING To order your Furnishing Package, please select your preferred interior scheme and inform the Sales Team. We require 4-6 weeks notice to install the schemes in your property so we advise ordering as soon as possible. 100% of the furnishing price is paid at the time of order. Orders for Phase A Properties should be placed by 31st October.

FAQs What is the benefit of purchasing The Atlas Furnishing Packages? When tenants are selecting a property they seek consistent quality and reliability. Regular short term tenants look for consistency on every visit, whilst corporate clients want consistency across multiple units. The Furnishing Schemes allow us to offer that consistency and promote it via our marketing channels, including The Atlas reservations website. Being part of that destinational brand helps drive demand for your property and therefore your rental yields. Is assembly included in the package price? Yes. The price includes the furniture, all import costs and duties, VAT, assembly and installation and decoration. In addition, our Serviced Apartment Proposition (see page 12), which further strengthens the tenant offering, is only available on properties furnished with The Atlas furnishing schemes. If I furnish does it impact my ability to use the property myself? No. You can still decide when to promote your property for rental and when to use it for personal occupancy. Your right to use an independent property agent also does not alter. Are replacement items available in case of breakages? We maintain a stock of replenishment items and can provide like-for-like or similar items for replacement (invoiced to landlord or deducted from security deposit as applicable). Lead times may vary for specific items. Will I receive the actual items shown in the brochure images? Brochure images feature specific items which are being procured for the furnishing packages, however we will source alternative items as required to maintain quality and price or if supply is not available.

Demand for premium serviced accommodation continues to grow as business and leisure travellers increasingly seek an alternative to traditional hotels. Our serviced rentals offer guests a premium hospitality experience, combining the comfort, space and privacy of a home, with the convenience of hotel-standard services provided by our on-site team (detailed further on page 13). By furnishing you property with The Atlas schemes and making it available for serviced rentals, you gain access to both the short- and long-term rental markets, enabling greater flexibility, higher occupancy levels, and enhanced income potential throughout the year. Crucially, we can also promote your property as part of a portfolio to Corporate groups seeking to rent multiple units with consistent layout and furnishing. Your unit is marketed as part of The Atlas brand, benefiting from targeted marketing strategies that span both local and international advertising channels – including a dedicated reservations website, third party booking platforms, social media campaigns, and corporate events. As a landlord with a property furnished with The Atlas schemes, you can capitalise on this valuable brand equity, generating significantly greater visibility and demand than if promoting a standalone apartment.

Choose the right package to suit your needs 1. LETTINGS SERVICE available for all furnishing types for tenancies over 1 month
We will find and place the right tenant for your property. Ideal for landlords who want the tenancy to be initiated but are then able to manage the tenant relationship directly without assistance throughout the term of the contract. All tenant communications and repairs are handled by the landlord
2. STANDARD PROPERTY MANAGEMENT available for all furnishing types for tenancies over 1 month
A fully managed service allowing you to take a "hands-off" approach to your investment. We take care of all negotiations and paperwork required to place your tenant and prepare the property for occupancy. We conduct a professional inventory at check-in / check-out and are the tenant's sole point of contact throughout the course of the tenancy, allowing you to simply sit back and enjoy your returns. The standard property management option is available to landlords with unfurnished properties, those who have furnished independently, and those who have opted for The Atlas furnishing packages. The minimum rental term for guests and tenants renting on a standard basis is one month.
3. SERVICED PROPERTY MANAGEMENT available for properties with The Atlas Furnishing Schemes and all tenancy lengths from 1 night or longer

Why is the Serviced Property Management Commission higher than Standard Property Management?
Do I have to choose only one service? •
You must choose upfront whether you wish to engage us on a Lettings Service or Property Management basis, and you will be provided with a simple contract outlining our duties under each service.
The marketing costs of promoting short term stays are higher and must cover elements such as press advertising, the commission charged by 3rd Party booking websites and Visa / Mastercard transaction processing fees for online payments.

If you choose to be a Property Management client you should inform us how you would like us to promote your property (i.e. furnished / unfurnished, standard and / or serviced).
The staffing and management costs of handling a high volume of short-term guests are greater.
How is the Commission deducted? • Your rent is transferred to you with the commission amount deducted, accompanied by a clear account statement.
