Why Volunteerism Matters

Volunteering is one of the simplest ways to strengthen a neighborhood. It gives back more than it takes. When neighbors lend a hand, shared spaces become shared responsibility. Side by side, we learn names, build trust, and solve minor problems before they grow. That’s how a community stays resilient: not with slogans, but with people who show up.

At Dobson Ranch, we’ve seen this firsthand, such as this past October at Spooktacular, and Breakfast with Santa, where the event comes to life because volunteers jump in. The same is true for upcoming events that need you: EGGstravaganza, Super Bowl & PuppyBowl, and the highly anticipated Fishing Derby.

Each one runs smoother, feels friendlier, and reaches more residents when volunteers are part of the team.

For volunteers, the benefits are personal and practical.

Service provides a purpose you can feel, finishing a task that makes life better for your neighbors. You’ll lower stress, make friends, and build skills (planning, communication, leadership). You’ll also expand your network and model community pride for your family.

For the organization, volunteers convert “good ideas” into “great events.” They extend capacity, bring fresh perspectives, and provide an on-the-ground feedback loop for what residents value.

Most importantly, volunteerism shifts our mindset from “they” to “we.” Instead of waiting for someone else to help, we become the people who move things forward—together.

BRAD BETTENCOURT Merry Christmas and a Happy New Year Dobson Ranch!

As promised in the last Rancher’s Roundup, we are going to look back at some of our accomplishments this year and how the board of directors is dedicated to moving the association forward.

Starting in February, the board moved excess operating funds to our reserves to help shore up our severely underfunded reserves that had dropped way too low before last year. The reserve account serves as our savings for future planned projects. Also in February, the board implemented lower pricing for our rental facilities in order to increase accessibility and create a more reasonable policy.

In March, the board finalized contract negotiations with City Property Management, which was an improved contract from the first one we signed in September 2024. We updated the purchasing policy so that projects can move forward more efficiently with a streamlined process. The board also cut costs by hiring MEH Pool Services as a new pool maintenance vendor in March and signed an all-inclusive pool chemical supply contract with Poolsure in April. Also in April, the Dobson Association Inc. held its election, adding new board members.

In May, the board approved the Ranchers’ Round Up magazine, which was mostly digital at the time with a few print copies, to be printed quarterly and home-delivered to every resident.

This decreased costs while improving communications efficiency. A new janitorial contract, which decreased costs while improving on our previous situation, was signed with Good Neighbor Property Services. The board also approved the repainting of La Casita Rec Center, along with the repainting and repairs for the footbridge over lake 1.

In June, the board approved the contract with Agave Environmental, the THE DOBSON ASSOCIATION

association’s new landscape vendor, in order to lower association liability and provide enhanced service. Approving this landscape vendor also allows us to remove some items from the reserve study, which eliminates the need for those costs. In July, the board approved infrastructure repairs to the Lake 3 outlet culvert, which was tremendously important. The board also approved event sponsorship packages that recoup event costs while giving our sponsors the opportunity to promote their businesses.

Around August, the lawsuit filed by our former Executive Director, Fran Pawlak, against the association was completely dismissed with prejudice. This was a little more than a year after her final day working at Dobson Ranch. Fran was the Executive Director during a certain time frame when the Association received five employment lawsuits against the The Dobson Association, Inc. We are happy to say that all of those lawsuits were resolved a while back and we don’t currently have any active lawsuits, knock on wood, as of this writing.

In September, the board approved last year’s annual audit, which shows a surplus of over $400k. Looking back at the Dobson Ranch financials, this is the first surplus in the six figures since before 2020. Also in September, the board updated the collection policy to add an additional step in an attempt to help homeowners avoid going through the legal process of collections. Furthermore, we updated the IT support contract to save the association money and enhance security of the association’s records.

At the time of writing this, the board is also working on finalizing a plumbing project for Los Altos because its current conditions cause persistent drainage issues.

While we have multiple projects listed, there are many smaller projects that have been completed that have not been listed above. We will conclude this article with some of the overall changes/ adjustments the association has made, but this is not a complete list.

We have taken a large step forward to get projects going faster than previous years, as opposed to the slower pace of the past. The board has been receiving better communication than in the past and our management structure has stabilized and improved overall. We were able to find a good insurance carrier for this year, which may have been difficult to do if we would have remained a self-managed association.

Throughout this year, there has been a much greater focus on infrastructure than in previous years.

Whether you’re gearing up for a new paint project, tackling roof repairs, or giving your front yard a refresh, please remember to keep our community guidelines in mind. These standards help ensure our neighborhood stays beautiful, consistent, and welcoming as we step into another great year together.

If a paint project is part of your New Year home makeover, whether it’s a full exterior update or simply refreshing trim, shutters, or doors, please remember that all paint colors must be submitted for architectural approval before any work begins. Even if you plan to match the existing color, submitting documentation helps maintain aesthetic appeal throughout the community.

For those planning roof repairs or replacements, any changes in material, color, or style also require prior approval. Submitting early will help avoid delays and ensure your contractor can begin work smoothly once approval is granted.

The New Year is also a great time to revisit front yard maintenance. With seasonal rain providing a natural boost, homeowners have a wonderful opportunity to encourage healthy grass growth. Consider pairing the rainfall with proper fertilization, weed control, and reseeding where needed to revitalize your lawn. A well-maintained yard enhances curb appeal and contributes to the overall value and charm of our community.

As we kick off 2026, many of us are thinking about resolutions — getting healthier, staying organized, or trying something new. This year, I invite you to add one more intention to your list: Get to know your city better!

Mesa is full of opportunities to connect, learn, and make a positive impact right here in our own neighborhood. Whether you’re curious about how your city works or looking for new ways to get involved, here are a few fun ways to start the year feeling more plugged in than ever.

1. Join a Board or Committee — Your Voice Matters Did you know Mesa has more than two dozen boards and committees made up of community volunteers? These groups help shape policy, review projects, and guide important decisions. From the Parks & Recreation Advisory Board to the Sustainable and Innovative Infrastructure Committee, there’s something for every interest.

· Subscribe to updates through the City of Mesa’s email lists, including District 3 news and community alerts. · Attend a City Council meeting in person at Mesa City Hall or watch live online. · Participate in neighborhood programs, including cleanup days, community surveys, and events through Dobson Ranch. · Follow the Asian District Mesa, AZ®, Mesa Arts Center, and Downtown Mesa for event announcements and local happenings. · Say hello when you see me out in the community! 2. District 3 Trivia — How Well Do You Know Your Neighborhood?

Test your Dobson Ranch pride with a little local trivia: Q: Which iconic former shopping destination in District 3 is currently being transformed into a major mixed-use development? A: The former Fiesta Mall site!

Q: What year did Dobson Ranch officially open as a master-planned community? A: 1973, making it one of Mesa’s most established and beloved neighborhoods.

Q: What is the largest park in District 3? A: Kleinman Park, known for its ballfields, playgrounds, and duck pond.
