Dear Residents,
The last few months have been an adventure. Whether it involved a crash course in homeschooling, enduring the pitfalls of participating in remote meetings for the first time, or DIYing your own face masks, I hope someday we’ll look back on 2020 as a time when our community united to overcome common challenges. Even though we can’t gather in person to enjoy the many events we cherish, I know the sense of community that Dobson Ranch has built remains as strong as ever.
With all the changes in the world, additional changes are not always welcome. As you know by now, we have changed banks and therefore have had to change payment methods. What may not be commonly known is that these changes were forced upon us. Our prior bank started rapidly closing their banking services to homeowners’ associations. At the April 30, 2020 Board of Directors Open Session, the Board voted to engage Mutual of Omaha/CIT for the banking and payment processing needs of Dobson Ranch. Our Finance Department immediately 5.34% started working on the colossal task of moving our banking to CIT. This took place while Mutual of Omaha was simultaneously changing to CIT. We understand that this change does not come at an ideal time, and there has been some inconvenience to our residents. Ultimately, we feel the service provided by CIT will far exceed the service we have had in the past.
Many thanks to our staff for all of the extra effort they’ve put forth to keep our facilities clean and safe. Our recreation team has done an amazing job helping to keep our pools available on a scaled-down level with extra precautions taken. Many of our clubs and committees have found creative ways to meet virtually or with extra emphasis on physical distancing. The online Summer Camp programs have been a big hit with kids and parents. Special thanks to all of the wonderful volunteers who have enabled the Dobson Dolphins to carry on with their 40th season. All the while, our Association’s leadership team has worked diligently to comply with official safety mandates; balancing common sense and necessary caution. Meanwhile, the Board is continuing to focus on many of the ongoing maintenance issues across the Ranch. Kudos to our Maintenance Team for all of their hard work with recent concrete and walkway improvements. In order to save cost and maximize value for our residents, these hard workers performed much of the labor-intensive work in house. Additional focus has been placed on enhancing some of the Ranch’s aging amenities north of Baseline in the Los Altos area. The badly needed Lake One lighting upgrades are underway, with the Board having approved contracts with concrete and electrical contractors to begin work on the underground infrastructure. Also, a complete rehabilitation of the restrooms and adjacent facilities is in the works at the Los Altos Pool area.

If you pay by credit/debit card, there is a service fee of 2.95%, however if you use your bank information instead, there is no service fee. Unfortunately, any new bank we would have chosen to work with would have this charge, so it is unavoidable. Scotch Mist
A long time ago in a place far away I experienced my first monsoon, a rain that just seemed to last forever. I would later come to find the monsoonal time of the year quite invigorating. My first encounter, however, meant constantly soggy clothes and humidity the likes of a summer day in the deep south of our country. When I came to Arizona I was looking forward to the sun and a low dew point. I did find that, but some seasons the dew point is very high.

planning. The water falling to ground will not just sit around, it needs encouragement to stick around and not run-off. A lawn that is level or with very little slope will help encourage water to seep into the soil, assuming the soil has been properly prepared. Even in a light rain though, the accumulated run-off will need to be channeled to a flood plain; a place the water can pool while it tries to seep into the ground. Finally, an exit point needs to be prepared so when that light rain becomes a heavy rain event, the run-off can find a way to a gutter and then to a storm drain. Rain is only rain while it is falling. Once the rain reaches the ground, it becomes stormwater that soon becomes run-off. The bounty created by the rain can be stored for our landscape to use for many days. Capturing and storing that run-off takes
About one third of the monsoon rain falling on Dobson Ranch makes its way to one of our lakes via the many storm drains. Most of the time, the lakes have sufficient space and can handle up to 2 inches of rain without significant spill over. The original layout of the Lakes of Dobson Ranch gave the lakes the task of storing the stormwater run-off for the whole of Dobson Ranch. At the time the Lakes of Dobson Ranch were constructed, a 5.34% storm dropping two inches of rain was considered to come along once every one-hundred years. Now a two-inch storm can be expected almost every other year. That means the possibility of flooding in the area surrounding our lakes can be expected. Be prepared to experience high water when the Scotch Mist arrives.

I have become enamored with our Scotch Mist that springs up every now and then from mid-June to sometime in the Fall when it just goes away. On a good day, a day’s worth of rain will fall over a period of a week. On a bad day, a day’s worth of rain will fall in just a few hours. Monsoon rains bring many benefits. The one benefit is the nitrogen the rain scours from the column of air it passes through falling to earth. This nitrogen laden rain, now stormwater, seeps into the root systems of the lawns and produces a brilliant green lawn a short time later.

We are very excited to announce the launch of our newly designed website. After many months of hard work and dedication, we are delighted to officially share the new website with you. We wanted to make the new website faster, easier to navigate, and more user-friendly. As a leading Homeowners Association, it’s important for us to make information regarding our thoughtful leadership, services and news easily accessible for our current and prospective residents. We endeavor to provide our residents with the most accurate, up-to-date information and share our knowledge and expertise in the field of community management and communication. Our goal with this new website is to provide our visitors with an easier way to learn about our HOA amenities, activities and events, and Ranch news as it happens. We want our visitors to browse this information based on their own needs. Sure, the site has a refreshing new look with more colorful images added throughout. But, what’s most important is that the payment portals for assessment payments and recreational activities are easier to find, important HOA document files can now be downloaded, saved and printed, and an easy-to-use events calendar keeps you informed about what’s happening on the Ranch on a daily basis. In the 1993 comedy film Ground Hog Day, every new day repeated the same exact events as the day before. In speaking with a lot of our homeowners during this pandemic, some say their way of life has been so abnormal for so long that they are not even sure what day it is. As residents use their time at home to tackle various projects, we thank all who have complied with the removal of weeds, unapproved vehicle parking, the trimming of trees/palms and overall cleanliness of your properties. Your cooperation in bringing your properties into compliance is greatly appreciated.
SECTION 2.17 TREES No trees, shrubs or planting of any kind on a lot owner’s property shall be allowed to overhang or otherwise to encroach upon any public right-of-way, bicycle path or any other pedestrian way or any other property in the Dobson Association including another lot from ground level to a height of seven (7) feet without the prior written approval of the ACC. Q: Now that I am home and have the time, I want to do some improvements to the outside of my house. How do I know which projects require preapproval?
We have had several interesting conversations regarding the various Dobson Ranch subdivision CC&Rs and Design Guidelines. Here are some recently asked questions:
A: SECTION 2.2 IMPROVEMENTS AND ALTERATIONS 2.2.1 IMPROVEMENTS AND ALTERATIONS No building, fence, wall, patio, pool, residence or other structure that is visible from the streets, sidewalks or common areas shall be commenced, erected, maintained, painted, improved, altered, made or done without the proper written approval of the ACC.
Q: My neighbor’s trees are hanging over my side of the wall and littering my pool. Does the 7 feet from ground level rule apply to back yards?

A: Yes, trees are to be trimmed a minimum of 7 ft. from ground level including trees adjacent to neighboring properties.

Making the Transition to CIT Bank by Lisa Morse, Finance Manager
Dobson Ranch Association has transitioned to CIT Bank and will be utilizing the CIT payment portal to make your assessment payments online. Dobson Ranch is working with CIT Bank to offer an upgraded online payment system. This system will save time and can easily be set up, allowing flexible payment options to schedule your Quarterly Assessment payments. Introducing Property Pay - the payment site and mobile application to make it simple, quick and easy for you to make payments via credit card or electronic check, using the Property Pay Website Link at mutualpaypropertypay.com.
To create a payment schedule online: • Visit www.mutualpaypropertypay.com. • Select “Sign Up” to register. • Create an account – Create a username and password. • After creating an account, you will be asked to log in using your new username and password. • Enter the required property information. • Enter the required payment information. (Debit/Credit cards or Bank Account Information) • Enter the details for your payment schedule – Choose your start and end dates (or no end date).
If you have previously set up an automatic payment (ACH) directly with The Dobson Association, you will need to set up your assessment payment using the Property Pay website. Payment options include check, Visa®, Mastercard®, Discover®, and American Express®.
Some Payment Tips: • Select the help icon for more information on what is required for each field. • A payment summary will be provided. • Please note additional fees may apply with online debit/credit card or app payments. • To avoid any convenience fees, we suggest selecting to pay using your Bank Account Information and not by using a Debit or Credit Card. Using the App on your phone also has a convenience fee of $1.95 per transaction.

Mesa Bottled Water Drive Faces Pandemic Challenges Mesa’s United Food Bank used to buy pallets of water every summer for the annual hydration campaign, trying to spare the homeless from literally dying of thirst. But bottled water remains in short supply during the COVID-19 pandemic and more people are homeless than ever before, making the campaign more important than ever before. “I used to order water by the truck load,’’ said United Food Bank president and CEO Dave Richins, adding that is no longer possible. Mesa Mayor John Giles advocated a more moderate approach, asking residents to buy an extra case of bottled water at the grocery store and to drop it off at one of 11 drop off sites arranged by the city, including Dobson Ranch. Last year, Mesa residents and businesses donated 527,877 bottles of water during the annual campaign, now in its 14th year, which runs from June through September 25. That exceeded the goal of 400,000, with a big assist from Metro Light Rail, which donated 115,000 bottles that were used in testing of the rail extension to Gilbert Road.

This year’s goal is also 400,000 and officials realize the supply problems make it more difficult to reach. Over the years, the program has been highly successful, collecting more than four million bottles since 2007, when it was launched. “We live in a place where that can be life-threatening,’’ Giles said, about the impact of dehydration on anyone, but especially the homeless, who are in the heat without ready access to water. “There are people who die from a combination of the high heat and the lack of water,’’ he said. “This year is going to be a little more challenging because of COVID. We have an increase in the number of homeless folks on the street and a need for more water.’’ Mesa police are working on Operation Off the Streets, an attempt to help the homeless get off the street and to reduce the threat of COVID-19 spreading through the homeless population. The homeless are being sent to a motel when they are agreeable, where case workers are attempting to identify the root causes of their homelessness and to get them the help they need to live a healthier life. Water bottles also are included with meals distributed to the homeless by Paz de Cristo and other non-profit agencies. (Excerpt from an article in the East Valley Tribune on June 9.)

On Wednesday, May 27, 2020, an unidentified flyer object was seen by residents flying over the Ranch lakes, parks and recreation centers. As it turns out, that object was a drone filming Dobson Ranch from a soaring bird’s eye view for a special video that now appears on the Home Page of our new website and on our YouTube channel. ‘We wanted to capture the beauty of the Ranch and showcase all of our Homeowner Association amenities. We are extremely pleased with the footage captured by Ben Malkin from Aerial Eye Drone Specialists. The video puts a whole new perspective on all the wonderful things Dobson Ranch has to offer our residents,” explained Lynelle Glysson, Executive Director. “We chose Aerial Eye for this project because all of their drone operators are FAA Licensed through Part-107 Certification, which ensures the legality of drone operations by staying within all federal and state regulations,“ Lynelle noted. “Of course, we would have loved to have taken the drone footage over Laguna Park during a special event when the 6 THE DOBSON ASSOCIATION
park is filled with residents and their families, or of people fishing on the lakes, or swimming in our pools. Unfortunately, due to the coronavirus pandemic, that was not possible at the time,” Lynelle continued. “We do hope to update the video with additional footage as the Ranch reopens its facilities and recreational events begin again,” she concluded. Tips for Pruning Palm Trees
As important accent plants in our Arizona deserts, palms represent a substantial monetary investment by the property owner. Removing dead fronds and flowering/fruiting branches not only prevents damage and mess from breakage and fruit drop, it also eliminates nesting places for rats, scorpions and other pests. Another good reason to prune is when it has become a fire hazard or visual hazard in your yard. It is important that palms are properly cared for to avoid costly replacement.

DO: • Prune dead fronds and flowering/fruiting branches. • Know your palm species so you can schedule pruning after all flowering/fruiting branches emerge. • Remove fruit clusters to avoid pavement staining. • Remove dead fronds to a 180-degree angle (9:00 / 3:00 o’clock) positions. • Use sharp pruning gear to cut each frond at least 2” from the trunk. DO NOT: • Climb under overgrown skirts --it is dangerous! • Over prune to reduce trips; one time per year is adequate. • Remove more than 25% of foliage at any time. • Trim fronds before entering cool/wet season to avoid creating environment for fungal development.

An Insider’s View from the Frontlines By Nancy Roggio, Communications Manager and Ranchers’ RoundUp Editor
During these unprecedented times, Dobson Ranch gives thanks to all the EMS teams, nurses, doctors, and laboratory specialists working tirelessly on the front lines to protect us. I interviewed one of our Dobson Ranch residents working in the medical profession to give our readers an in depth look at what one front line worker is experiencing during the coronavirus pandemic.
Jessica St. John
Dobson Ranch resident Jessica St. John has lived on the Ranch for six years. She has been married for 10 years to Craig St. John, a professor at Grand Canyon University and PhD student at the University of Aberdeen, Scotland. They have four children: Harper, age 7; Everett, age 6; Emery, age 5; and Weston, age 3.
Besides her busy role as wife and mother of four, Jessica has a bachelor’s degree in Biochemistry from ASU, and is certified as a medical lab scientist. During her career in the medical field, she has worked in clinical microbiology, the biotechnology industry, chemistry, and hematology. Currently she is the Technical Supervisor for the clinical labs at Banner Desert Medical Center and Cardon Children’s Medical Center. “We support the 7th busiest emergency room in the country and run one million lab tests each year in our lab alone. Our phlebotomy team draws blood from COVID-19 patients throughout the hospital, and our medical lab science team processes the samples drawn. Sonora Quest Laboratories, which partners with Banner Health, brought on COVID antibody testing with FDA approval, allowing many Arizonans access to a reliable form of testing,” Jessica explained. She went on to say, “COVID-19 testing is reshaping the lab field. The testing is increasing rapidly as our collection supply has become more available. This has brought on new job opportunities in the field of molecular lab science. COVID-19 has affected me personally by having to wear a mask everyday to work. With the mask shortage in the nation, cloth mask donations have been such a huge blessing to those of us in the medical community that do not have direct patient contact. Thank you to all of those in our community making masks, you are truly a life saver!” When asked what effect COVID-19 has had on her professional life, Jessica replied, “My work schedule has had changes as we have had to navigate reduced patient testing volume. When elective surgeries were halted, we had very low occupancy rates at the hospital which caused a decrease in lab testing. Bringing back surgeries rapidly increased our testing volume. Our team was amazing and worked together to reduce hours where they could to help offset our reduction in routine testing.” 8 THE DOBSON ASSOCIATION
Jessica was asked what her biggest personal challenge was during this pandemic. She responded by saying, “The biggest challenge I have faced was making decisions about when it’s safe for our family to re-enter society. The state has reopened, yet we are getting more and more positive cases of COVID-19. Although it may seem like the pandemic is close to being over, we are far from the end.” I asked Jessica what is the one pandemic-related image or personal experience that she will never forget. Her reply brought tears to my eyes. “The one experience I will never forget happened in a grocery store. A woman, probably close to 90 years old, stood behind me in the check-out line with no protection. I happened to have a pack of surgical masks in my purse and asked if she would like one. I quickly realized that she would need these masks far more than I, so I gave them all to her. She began crying and thanked me over and over again. She even asked if she could buy me a plant from the store.” She continued by saying, “I also remember standing outside my home while my kids were riding their bikes and having several neighbors come by to check on us and ask if we needed anything. We are truly all in this together and Dobson Ranch is such an amazing and supportive community.” Jessica was also asked how the COVID-19 pandemic will shape the future of the medical industry. She replied, “We have already seen how COVID-19 is reshaping the medical world. The hospitals are usually full of visitors yet look like a ghost town in the halls. We now wear masks wherever we go. We are more cognitive of the surfaces we touch, the people we are in contact with, and of washing our hands more frequently. The response from the medical community has been amazing and I have seen a newfound appreciation for my fellow lab scientists as we are the ones behind the scenes of 70% of all medical decisions for patients. We do not receive the recognition that those with direct patient contact receive. We are the ones who first see those cancer cells in a peripheral blood sample, who tell doctors which antibiotic to use for treatment, and who distribute 25 units of blood to a patient in a life or death emergency situation.” Jessica had one more comment to share, “The one thing I would like to change about the coronavirus outbreak would be the lack of care some people have shown. We are inevitably going to either get the virus or gain immunity through a vaccine at some point in the future. Until then, we have a moral obligation to protect the most vulnerable in our community. We are all spending a lot more time at home these days, so why not make it a more comfortable, cost-saving experience. Do you ever wonder about the air you are breathing and what is floating in it? Your home’s air filter is probably not something you think much about, but it does a big job. An air filter’s basic function is to clean the air that circulates through your heating and cooling system and allow it to run more efficiently. Air filters also trap and hold many types of particulates and contaminants such as dust and mold spores that can make you sick or uncomfortable. To find out if your porous-spun fiberglass air filters are up to par, try a little DIY demo: Shake a teaspoon of flour onto your air filter. If the flour falls right through, dust and dirt will find their way through the filter as well.

And, lastly, playing either in the early morning or after sunset will help the temperature stay a bit more comfortable to avoid dealing with our strong Arizona sun.
With the hot summer temperatures now upon us, tennis players must stay hydrated more often than during the cooler months. To properly hydrate for a tennis match, or even a practice session, you want to drink 12-16 oz. of water 1 hour before even stepping on the court. On top of that, drink fluids often throughout the day. If you come onto the court and are thirsty during warm-up then you are likely already dehydrated. Light color clothing with breathable material will certainly add more comfort and performance, and the material will not stick to the body unlike cotton fabrics. Other accessories needed would be tennis hat, sunglasses, a cooling towel wrapped around the neck, and a large drink container to hydrate you. You certainly don’t want to run out of your drink if there’s no water fountain around or even if there is one, wow, that water is hot! Be sure to apply a good amount of sunscreen, preferably 30 minutes before you begin play, since you will surely be sweating more this time of year. 10 THE DOBSON ASSOCIATION

DOBSON RANCH TENNIS ACADEMY All lessons and events are currently being held at the Saratoga Recreation Center’s tennis courts until August 1 when the La Casita Recreation Center courts will reopen. ADULTS Dobson Ranch offers a full-range of programs and playing opportunities for ages 16+ and various ability levels. We focus on developing the complete player who can perform in any match situation at any level. Our tennis pro combines technical, mental and physical elements of the game to help build confidence and conditioning to ensure a positive, successful and fun experience.
JUNIORS The mission of Dobson Ranch junior tennis is to provide quality instruction in a fun and friendly atmosphere with a multilevel juniors program from the youngest beginners to sanctioned tournament players. Each tennis student’s placement is based on age, experience and a challenge ladder. Classes combine energized drills, fun games, match play, and conditioning. Our goal is for students to reach a higher level of play and learn to love a sport they will play for a lifetime. Bring a friend!
Adult Skills & Drills Geared for advanced beginners/intermediate players, this class focuses on technique and spin production on shots, as well as basic match strategies. Through structured drills, players will improve their playing consistency, build confidence, and learn how to generate more speed and power.
Junior Clinic This class is for junior tennis players ages 7-12 looking for an introduction to tennis. This class will introduce basic technique through fun drills and games. Learn how to serve into the correct service box, how to keep score, how to properly rotate the racquet, and how to sustain a rally. If you don’t already have a racquet, our tennis pro will fit your child for the proper racquet size during the first class.

Aqua Zumba keeps the Zumba Fitness workout party going in the pool. Aqua Zumba is classic aqua aerobics with Latin flavor added to regular Zumba routines. The typical land-based Zumba dance steps, such as cha-cha, merengue, salsa, reggaeton, and mambo, are exaggerated and slower in water, so the water tempo is half the land tempo, creating a low-impact work out for all fitness levels. Our club continues to be at the mercy of the circumstances surrounding the pandemic. We will continue to postpone all club activities for the month of July. That includes our meeting, dinner night out, happy hour, game days, etc. Our club affords the benefit of providing a forum for social gatherings, and that frequently results in forming friendships among our club members. While we aren’t formally gathering during this pandemic, several members have decided to socialize among themselves.

Several ladies have been gathering in parks wearing masks and maintaining social distancing. They expect to continue socializing until the weather makes it too difficult to do so. A few of our members have continued to ride their bicycles in groups. I’m told that wearing a mask while riding isn’t very desirable, but social distancing isn’t a problem. As we hear on the news, many people feel isolated and lonely as a result of the pandemic. The friendships formed in our club have helped mitigate the loneliness and isolation. So, while the Dobson Ranch Retirees’ Club isn’t active right now, being in the DRRC has kept many from becoming depressed while keeping themselves safe. God Bless You! Frank
Not Too Hot to “Pickle”, Just Yet...
By Rich Bitner, Recreation Committee Pickleball Representative Monsoon season is here again, but it is not yet as hot or wet as we know it will become soon. Actually, it has been a little windy, has it not? A wind-shear destroyed a pop-up canopy in my backyard recently and has played havoc with our pickleball a few times lately! Dobson Ranch pickleball is continuing our “Pandemic” summer hours of Monday, Wednesday, Friday and Saturday at 7:00 am in an effort to stay close to home playing with people we know, while keeping our social distance as we get some serious outdoor exercise. Our evening social pickleball group also continues to play under the lights on Monday and Thursday at 7:00 pm.

By Patty Smith, Women’s Club President Happy belated July 4th! This was a new and different experience celebrating our nation's 244th birthday. I wonder if we could just rewind and start 2020 over. I have seen many of you enjoying walking our paths along our many lakes. It has been fun watching our resident geese families grow up. Everyone seems to be handling this pandemic pretty well. I haven't heard of anyone in distress. Sameera had a special birthday and we will all have to celebrate her milestone next year! We usually have hand sanitizer available courtside, but players are encouraged to bring their own, as well as plenty of water. The bathrooms are now open whenever the Los Altos pool staff is present, but the drinking fountain is not yet available under this phase of re-opening. Also, while we have some benches you can rest on, most are in the sun, so please bring your own chair so you can rest in the shade and take a break between games. We continue to welcome new players, but do advise checking with us before coming out to make sure our schedule has not changed. We can provide loaned paddles, but please wear appropriate attire including court shoes. Dobson Ranch Clubs 40 Years and Still Going Strong!
By Kathrine Blomquist, Dobson Dolphins Board President High Tide is here for the Dobson Dolphins’ 40th Season! Although we had to make modifications due to Government guidelines, the team is going strong. Thank you to all participating families for adhering to the policies and procedures, as well as to the Dobson Ranch staff and Board of Directors for the support. This summer’s team consists of 54 swimmers, 18 in each age bracket: 7-9, 10-11, and 12+. There are no swim meets this season, but that is not stopping the Dolphins from holding individual Time Trials. The first was held June 18th and there was much cheering and encouragement from fellow teammates. Two more Time Trials are scheduled in July so swimmers can see their progress and have the opportunity to aim for personal bests. We are also continuing with the tradition of the annual Swim-A-Thon, where swimmers raise money for the team based on the number of lengths they swim. Dolphins and their families enjoyed take-out or eating in at our first dining fundraiser of the season at Goody’s Café on June 17th. This month, we are heading to Zoyo and La Famiglia. All fundraising events help to defray team costs, so please check out DobsonDolphins.com for dates and more information. Prevent the Summer Slide by Reading With Your Child By Elaine Veatch, National Board Certified reading and language arts teacher at Longfellow Elementary School
A question teachers often hear from parents is how to keep up their child’s learning at home. Hoping to avoid the dreaded summer slide, many families wonder how to keep children engaged in learning. Vacation is the perfect time for children to select their favorite books to read. Parents can help foster a love of learning by scheduling regular read times together. By sitting with your child and taking turns reading paragraphs or pages, it provides a way to bond and connect with them. While younger readers may love an audience, older readers may be motivated by earned incentives. Explore local libraries or bookstores to identify summer reading reward programs.

families and friends. By using newfound tools, such as Webex and Flipgrid, students can share their excitement about reading and motivate others.
Take a virtual field trip
While travel opportunities may be limited this summer, there are many museums, aquariums, and other global points of interest offering free virtual field trips. Encourage children to spend time delving into topics that most interest them while maintaining their sense of adventure.
