“The Green Valley Development Project will bring much needed housing units to Perris, which enhances our community amenities for both current and future residents, improves economic development and ultimately increases business attractiveness for our city,” said Perris Mayor Michael M. Vargas. “We are excited to partner with Raintree Investment Corporation and we look forward to a long and lasting working relationship.” Richmond American Homes’ Seasons collection offers single and two-story floorplans. Uncover Inland Empire’s unique history at some of Southern California’s top historical exhibitions! McSweeny Farms residents are a close drive to the region’s most popular museums, including the Southern California Railway Museum, which explores the celebrated history of California’s railway system. The museum, located at 2201 S. A Street in Perris, is more than 100 acres and home to an expansive collection of retro locomotives, railcars, trains, trolleys and more. Locomotive enthusiasts can experience the past first-hand with a ride on the museum’s operating trolley or behind a train every weekend. Tickets are unlimited and are available in the museum gift store. Enjoy narrated tours that cover an impressive 64-year history with extensive descriptions of featured locomotives and

rail cars. T Experience a free a guided drop-in tour, with limited availability each day, or reserve your spots ahead of time online for $3. Nearby is the March Field Air Museum, another historical gem in Riverside. Aircraft fanatics can take a stroll back in time while walking through a World War I trench line beneath the SR-71 Blackbird, the world’s fastest manned aircraft, or step through a Vietnam-era Fire Base surrounded by a series of helicopters. Visitors of all ages can view more than 30,000 artifacts, including flight gear, simulators, authentic uniforms, original photos and personal letters. Experience Authentic Home Cooking At California’s First Microenterprise Home Kitchens — By Whitney Maher Newly legal home restaurants are sweeping the Southern California region, a movement that was started just a few years ago and has completely revolutionized the state’s restaurant industry. Thanks to California Retail Food Code AB-626, residents in the Inland Empire and beyond have the legal right to host microenterprise home kitchen operations from the comfort of their own homes and backyards. After the bill was approved in 2018, homeowners opened up shop in their kitchens, offering takeout options, catering opportunities and dine-in restaurants in their homes. “The idea of microenterprise kitchens is still a new concept, but in just these past few years, they have grown in popularity among residents throughout Southern California,” said Taylor Cook, project manager at Raintree Investment Corp., which is developing Green Valley. “It’s a great idea for anyone looking to experience authentic homecooked meals from someone who might be in your own neighborhood.” The California nonprofit Cook Alliance was behind the efforts to legalizing AB-626. The organization sponsored the bill in hopes that it would support small businesses and help guide the country’s food industry back to healthy and natural food trends.

A number of microenterprise home kitchens operate just a few miles from Green Valley in Perris and offer takeout or delivery options to residents. Home kitchen options include Anna’s Kitchen, which offers Asian cuisine, Papa Rowe’s Kitchen, which cooks up BBQ favorites for catering and curbside pickup, and Taylormade Kitchen, which puts an urban twist on the traditional wing lover’s menu. Residents can visit online marketplaces such as Foodnome to search for their favorite home kitchens and order for pickup or delivery. Other restaurants beyond Perris opt for dine-in options. Lucy Silva, who owns and operates Barra de Pan in Riverside County, has set up her own restaurant in her backyard, offering residents the opportunity to dine and enjoy her homemade Mexican dishes, artisan breads and baked goods. “The microenterprise kitchens have offered small businesses a solution in times when the restaurant industry has really suffered,” Cook said. “The home restaurants offer healthy alternatives, diversity in food options and the chance to explore traditional dishes from different cultures in one of the most authentic ways possible.” To learn more about the microenterprise home kitchen movement, visit www.cookalliance.org.

Green Valley To Welcome

COMMUNITY PARK & SPORTS FIELDS Soon you’ll be able to take your family and friends just a few steps outside your front door to enjoy one of the city’s top community parks! Green Valley recently unveiled plans for its community park, one of the largest of its kind to be constructed in Perris. The park will span an impressive 30 acres and will be built in multiple phases. Once completed, residents can enjoy four soccer fields, two baseball fields, multiple tennis and pickleball courts, well-maintained bathrooms and concession areas. The outdoor recreational area will be in the middle of the community along Green Valley Parkway, conveniently located just steps from residents’ front doors. Town representatives recently joined Raintree Investment Corp., the developer of Green Valley, to celebrate the unveiling of the park designs, and were joined by planning commission members, City Manager Clara Miramontes, city staff members, Raintree’s construction team and Green Valley residents. The park will be surrounded by Green Valley’s signature tree lined streets and walking trails, allowing access from almost anywhere in the community. Residents can walk or bike along a trail that will surround the park and connect to other trails that flow seamlessly throughout the community.

Rogers was a professional dancer and choreographer for several years, traveling the world with various dance companies and celebrity performers. “I’m so profoundly lucky that I found my passion early on and have been able to build a career of it” she said.

Rogers was first introduced to Pilates for its therapeutic benefits and became a comprehensive classical certified Pilates trainer. To offer her clients variety, fun, and increase fitness benefits, she created her own fusion of core dance and Pilates fundamentals. VIRGIN HOTELS LAS VEGAS WELCOMES

Elia Beach Club — By Dayna Roselli That’s the mantra of Élia Beach Club at Virgin Hotels Las Vegas, part of Curio Collection by Hilton and owned by JC Hospitality. Get ready to be transported to an authentic pool club experience that feels like you are in Mykonos or Tulum. A beach house, a terrace, sand, and water. Élia takes pieces from around the world. Raw materials, progressive beach house music mixed in with live music featuring bongos, saxophones, trumpets. Managing partners Jason “JROC” Craig, Michael Fuller, and Mio Danilovic have come together to create a new day club experience for Las Vegas. They are nightlife veterans with a long list of notable venues on their roster. There was no doubt in their minds they wanted to work on this project together. “We are bringing a new venue to life,” notes JROC. Élia’s designer is Francois Frossard. He also worked on Danilovic’s venue Joia Beach in Miami. It has a different feel from the other pools around Las Vegas, and you’ll see that as soon as you enter. Élia will have its own entrance and valet separate from Virgin Hotels Las Vegas, but hotel guests will be able to enter through the property.

Fuller says, “we’re trying to carve out our own niche or marketplace, we’re not trying to compete or compare ourselves to anybody else, and we’re changing the platform of what we think a beach club or a day club should be. It’s refined, it’s mature, and we think that’s going to resonate.” Fuller adds, “I think coming out of quarantine, people are looking for a little bit more of an authentic experience. It’s not always about being loud, noisy, and aggressive. It’s a little bit more dignified. When you go to Mykonos or Ibiza, you see people that are jet-setters. They travel around the world to the best parties, the music is much more textured, and the soundscapes that you hear are people that have been going to clubs since they were nineteen. They could be 30, 40, 50, 60 years old, so we wanted to create something that caters not just to Millennials, but Gen X and even Baby Boomers.” The music will be programmed to resonate with everyone. JROC describes it as a ‘happy beach vibe.’

He says, “transitioning off the pandemic, I think people are looking for something more experiential. There are great DJs out there that people want to see; we do have a great roster of musical talent, a little bit different than some of the other venues’ programming, but world-class nonetheless. We’re bringing in resident DJs you’d find in Tulum, resident DJs you’d find in exotic spaces, as well as popular international guest DJs that have put out some great music. Bringing a sound that we are really looking for.”

AFTER SUNSET

Élia will extend past sunset. There is a beach house on the inside with raw wood and rope that has an organic feel, and you can also see the pool that’s up top. The second level is called, The Terrace. The club will activate the beach house, the downstairs living room, and the upstairs terrace. That’s when a different DJ comes on and might play more of a deeper house music. There will be fire dancers and a percussionist. It’s about letting the party evolve. They plan to do parties around the full moon, too, with lantern lighting. Élia will take cultures from places around the world and bring them into one space. JROC adds, “international travel still isn’t 100 percent, so if we’re able to transport someone through our ambiance, vibe and aesthetic, and create their reality in our vision of being in these exotic spaces, then I think we’re winning.”

UNMATCHED DRINK & DINING

The day club will also have an elevated food menu. It’s a different product from what the Virgin Hotels Las Vegas resort pool will have and will feature a couple of outside brands. Everbowl will offer Acai bowls and more. The club is working with Truff Hot Sauce as well. Élia is excited to have beers from around the world that you usually wouldn’t be able to get in Las Vegas.

CAPTURING THE LAS VEGAS LOCALS

Fuller says the locals are extremely important to them too. He was born and raised in Las Vegas and wants to own the locals market, “being a native here, that’s important to me, and it’s always been part of our philosophy. At the end of the day, when you take care of the locals, the locals take care of you.” Fuller says if he were looking at one award to win, it would be Number One Local Pool Party. JROC agrees, “it’s time to go back to taking care of people again. Remembering people’s names, making sure they are taken care of really well, going back to looking people in the eyes. We’re not trying to hit people over the head with our minimums. We want our pricing to be competitive with the market, but we don’t ever want to have anyone leave the venue feeling as though they spent the money and weren’t fulfilled with that experience. It’s really important to us.”

HEALTH & WELLNESS

The Élia team has a health and wellness program they are really proud of as well. “Before our first team meeting, we organized yoga in a group workout session for the staff. Before we go into our pre-shift every day, we will be doing a vinyasa and breath empowerment for five minutes: no phones, no yelling, none of that. We want our staff to be in a good place. Positive mind and positive heart,” says JROC.

TALKS MARRIAGE & FEAR THE WALKING DEAD – By Allison Kugek In AMC’s hit series, Fear the Walking Dead, the post-apocalyptic spin-off series of The Walking Dead, now in the second half of its sixth season, actress Jenna Elfman brings a tour de force performance as a former ICU nurse and apocalypse survivor, June Dorie. Her character carries significant trauma, and Elfman plays each note to perfection amid a flawless ensemble cast. What makes Jenna Elfman so interesting to watch on screen are her exotic blue eyes that dance wildly in comedic roles, and simmer with intent during heavier, more dramatic onscreen moments. Having come into our homes in the late 1990s and early 2000s as spirited Dharma Finkelstein on the Chuck Lorre created sitcom, Dharma & Greg, and later in romantic comedy films like Keeping the Faith and EDtv, audiences got to know the funny platinum blonde livewire that embodied a younger Jenna Elfman. As Jenna puts it during our conversation, “young ingenue” roles were her lane for many years; whether playing opposite Matthew McConaughey or Ben Stiller, her characters were somebody’s wife or somebody’s girlfriend.

Jenna Elfman yearned to tackle the kind of selfcontained, multi-dimensional character work she now enjoys with her role in Fear the Walking Dead. What parallels do you draw between the year 2020 and your apocalyptic show, Fear of The Walking Dead? Good question. We really got to see what people do when their survival is threatened (laugh). You see the ones that tend to help, and you see the ones that tend to hoard, and everything in between. I think with the extreme example of what we do on Fear, which portrays a true apocalypse setting, it is an extreme version of the homeopathic dose we saw manifest amongst ourselves last year. And your take on our current society and culture? Changing, and hopefully evolving… What do you think the upside would be if we needed to rebuild our society from the ground up, like in Fear? There is always a greater opportunity for harmony and tolerance, and a broader and enlightened sense of each other, and respect. I would always hope that as a culture changes, it would improve in those ways so that we could [collectively] expand our culture in a way that is safer and more fun to live within. What has been your greatest triumph, to date? Bringing children into this world. I think that is a huge triumph, and the most rewarding endeavor I have ever tackled. Do you pray? And if so, who or what do you pray to? I don’t pray per the literal definition, but I do like to observe life, dream, daydream about goals for myself and for the world, and then intend them. I like to grow myself mentally and spiritually as needed to help accomplish those dreams and make them come true for myself, for my family, and for others. I guess that is a form of praying, but it is not the commonly defined form of praying. I do like to dream and intend good things, and I am always intending good things for others. It makes me feel good to look at someone and hope and intend the best version

of themselves into them. I find that to be a very therapeutic endeavor. You and your husband just celebrated your 26th wedding anniversary. How do you get to twenty-six years? What do you attribute it to? I think there are three things. One, we started off as best friends and we are still best friends. That means we don’t keep secrets. We’re friends and we support each other. We don’t compete against each other, except for who’s more tired (laughs). That’s always a fun game. That is really the only area of competition. It’s about friendship and humor. Humor has always been a big part of our relationship. We love to laugh and be silly, and we love to make each other laugh. What do you think you came into this life to learn, and what do you think you came here to teach? I think there are so many facets to life. I feel like I am always learning and you kind of don’t know what you don’t know until you start to learn about it. Then you realize how much you don’t know. I think the benefit of our information age is how much you can learn, and how quickly you can learn it and increase your rate of knowledge. We can now access history and stories of mankind so easily. That has been one of the cool things about homeschooling my kids, is curating the stuff they are learning. Lastly, what is in store for your character June as this new season progresses? There are some big June stories coming. We are going to see this new strong, but challenged, side to her and she has more story to go through. I think viewers are really going to enjoy it. INSIDE THE ALL NEW STIRLING CLUB WITH

DEBRA KELLEHER D

ebra Kelleher couldn’t be more of a perfect fit as CEO of the Stirling Club! She has been in the hotel business her entire career and she’s lived at Turnberry Place for twenty years. She has opened more than forty hotels, and overseen construction and renovations on numerous projects. She says, “I have worked with many designers, but in the big corporate sector, I never really had the chance to make a lot of those design decisions. This project gave me the opportunity, and it has been an amazing experience for me and many others on our team.” The project Kelleher is referring to is the remodel of the historic Stirling Club. The club was a Las Vegas hot spot for many years, known for its entertainment, upscale restaurant, and member-only club amenities. It closed down for a while, but now, it’s back! Kelleher says, “the repair and renovation process was protracted, then COVID hit. Our team was able to navigate through it, and now we are really starting to find our groove.” The new Stirling Club is a mix of old and new. Kelleher says they were able to preserve the history of the club through careful restoration of the grand entrance, cigar bar, main bar, and what they call the blue room which is used for meetings and dinner parties for up to 50 people. When you enter the club you’ll also see spaces that have a more modern and luxurious feel.

“There’s a lot going on and I think we’ve struck a nice balance in our efforts to honor the legacy of the past at the Stirling Club with our vision for creating a state-of-the-art city club that caters to many different interests and activities.” Entertainment is a big part of the club’s history and it has stayed that way. In fact, throughout the pandemic, the club worked with local artists to keep entertainment going inside. The lineup of entertainers will also expand as things continue to return to normal. The club’s pool is also an upscale, relaxing area that’s lined with cabanas. Weekends include live music or local DJs on site. “It’s been an intense, challenging, and rewarding experience; and I feel we’ve only just begun.” Kelleher encourages people to schedule a visit, and says being a member has its perks! PATRICK KANG, ESQ. MAKES A CASE FOR SUCCESS

A

ttorney Patrick Kang knows the value of winning. As the owner of Ace Law Group, Kang leads an award-winning legal team that focuses on its clients and their success. In fact, the firm’s achievements caused it to double in size since 2018, growing to 15 employees.

“We’ve exploded as far as legal caseload and staff,” said Kang, whose firm specializes in personal injury and employment discrimination. “I think more people are coming to us because they are realizing we are aggressive and more than willing to go to court for them. Plus, we take on cases other offices might not, such as mold injury and sexual harassment.” Kang said there’s been a resurgence of reporting sexual harassment in the workplace, especially at fast-food restaurants. “A lot of underage girls fifteen to seventeen during Covid weren’t going to school so they were working part-time at fast-food chains, and we’ve been getting so many of those cases,” he said. “The stories I hear are bad, but the corporation’s reaction is the worst part.”

Kang’s firm, located at 6480 W. Spring Mountain Rd. near Chinatown, employs staff who speak Korean and Spanish to serve clients who might be more comfortable sharing their case with someone from their own culture who speaks the same language. “There’s a benefit to having someone on your team who understands your language and culture,” said Kang, who recalls a time he had to translate from English to Korean for his mother when she was stopped for speeding. “If I hadn’t been there, she might have received a more severe ticket or not understood what was taking place. I spent most of my life translating for my parents. I was their mini lawyer in a sense.” He might have been small-time back then, but law school at Thomas M. Cooley Law School in Lansing, Michigan, followed by 14 years in practice paved the way for his success today. The firm recently settled a tough case for $1.1 million. According to Kang, the defense counsel originally told him the case wasn’t worth more than a few hundred thousand dollars at best. “We fought it out and showed them they were wrong,” Kang said.

At a young age, life hit Collin Martinez smack in the face. Born in Michigan, he and his family moved to Las Vegas when he was three years old. “My parents divorced when I was young. My mother remarried to a doctor and our lives changed very drastically and financially for the better. Personally, it was the start of a big downfall for our family. My father saw that we were doing very well for ourselves and moved to another country to pursue business opportunities. About a year and a half later my mom and stepfather started having serious legal issues,” said Collin Martinez. This forced Collin to drop out of High School and start working to try and support him and his two siblings, but it was not enough. At the age of 17, Collin was homeless. “This was, hands down, one of the worst experiences I’ve had to endure in my life, but it was also the best thing that could have happened to me. It taught me perspective and that life is not all what it seems” he said. Collin was working as a bartender when one of his regulars, a realtor, started talking with him about what she did and how he would be great at it. “The thought of working in real estate had never crossed my mind. First, I tried timeshare sales at Westgate. I could not get behind the sales tactics, so I phased out rather quickly. That is when I started the transition into real estate in mid-2018. Once I was licensed, I struggled the first ten months. I felt that I needed more support being so new to the industry. I’ve met some amazing people through that struggle and an opportunity was presented to me to join Huntington & Ellis, a Real Estate Agency. Broker Craig Tann, embodies everything that a leader is. With the endless guidance, structure, and knowledge he gives us all, I’ve been able to make a name for myself” he said. What sets Collin apart from other realtors is the way he treats others, with the Golden Rule – “Treat others as you want to be treated”.

“I am an advocate for always having a Common Concern for others and how we treat each other. Authenticity is another core value that I think is so important. Stick to who you are because that is what will carry you the furthest in life. Growth is a big one for me. It can be golf, finances, your career, stretching, etc. I push everyone around me to grow regardless of what area it is in your life. Leadership and inspiration. I’m making great strides in my life right now but if it weren’t for people with that leadership and inspirational quality in them it would have been a much harder road for me,” he said. Always looking to the future, Collin’s goal is to start his own Real Estate team by 2022. “My father is currently taking his real estate course to be my executive assistant so I’m already taking steps in that direction,” he said. When he is not at work, Collin spends his time either at the gym, playing basketball, boxing, golfing, or hanging out with friends. “My absolute favorite thing to do is golfing with my dad any chance that I get. We go every Sunday no matter what the weather is like. We just went a few weeks ago in 30mph winds” he said. He also donates his time to several non-profits in Las Vegas. “I work with the Nevada Partnership for Homeless Youth and Crazy4Pawz Animal Rescue.

This allowed him to seize the opportunity to grow with the city as it was developing. “It was the greatest decision I’ve made,” he shares. Nguyen admits that the first few years of business were difficult and slow. After realizing his business needed a boost, he took a leap of faith and invested all of his life savings in addition to borrowed funds into his first paid advertisement. Once he committed to securing ad space at a bus stop, momentum picked up and he was able to secure additional ad space. His business has since propelled. Nguyen recounts another leap of faith he took to open his own business with no prior business ownership knowledge in order to meet the rising demands of his clients, “I opened my own business in 2005. I was growing faster than anticipated. As an agent I outgrew myself and I outgrew my team. The only thing that made sense was to open up my business to have space for my team.” Nguyen stays closely involved with his team and his clients alike. He offers weekly updates, his personal attendance to each showing, and postshowing updates in order to ensure the optimal experience and outcome for each of his clients. He explains, “I never give up. If you want to play

big, you have to perform big.” Nguyen prioritizes advertising for both his business and his clients’ properties. He shares his many methods as, “pay ads on [well known social media sites], magazines, direct mailings, brochures, and constantly doing videos to show properties.” Nguyen’s dedication to his clients and the real estate industry have landed him leadership roles throughout his career. In 2018, he was president of AREAA, the Asian Real Estate Association of America. He is currently on the board of directors for Las Vegas REALTORS® (LVR) due to his evident leadership skills and his ability to forge new paths to benefit other agents and clients alike. Nguyen says, “I like to inspire other people, to motivate them. I feel it’s a way to continue to help me stay at my highest level of performance. “I’m very involved in the community here. Twice a year I help the teenage homeless; we donate shoes and clothing to a local non-profit. rowing up in the small wine country town of Lodi, California, Faisal Sublaban learned that hard work, determination, and risk are what it takes to be a BOSS. “We were a middle-class family in a small town, Mom, Dad, myself, and my three siblings. My father’s a serial entrepreneur. He had multiple businesses that spanned car audio to car lots, all of which I worked within, as a kid” said Sublaban. After graduating High School Sublaban, attended UC San Diego, where he got his Bachelor of Science in Management Science. “When I graduated, I went right into a job working for Wells Fargo financial. I did extremely well and within 12 months I became a manager” he said. After two years Sublaban started his own company, working this time in the world of real estate. But after a few years, he got out of the financial industry and went back to school receiving his master’s degree from Harvard in Business Finance. Looking to get back in the financial industry he moved to New York City. “I was approached by a gentleman who I had known for about 10 years who had founded the company Bonotel Exclusive Travel. I worked side by side with him and the family for 18 months or so growing and helping to manage the company, taking on a direct leadership role.

The company was eventually sold to the Carlyle Group, a large Private Equity firm and at that point, I became the CEO,” he said. Management, investment, and focusing on the structure of the companies’ executive teams to bring new life, talent, and technology into the company have been his focus over the last few years. Traveling about 200 days out of the year around the world to various properties the company works with, Sublaban decided to start a new adventure. “Because of my job I have unique insight and access into destinations and hotels that others may not. So, I figured I might as well start documenting it” he said. “The Hotel Boss” was created. “What I thought would be cool is to provide an authentic lens into hotels and destinations and start to document some of the access that I have been given thanks to the role that I’m in, and it’s just kind of grown and expanded from there. I take an inside look into the hospitality industry. Managing your company, daily struggles around leadership, and being a thoughtful leader within the industry. And now, given the pandemic, really kind of providing that uplifting voice of things, the positive things within life, and navigating the day-to-day challenges of the pandemic especially in an industry such as the hospitality that has been completely decimated from it,” says Sublaban.

Originally from Youngstown, Ohio, Chine went to Kent State University on a wrestling scholarship, where he majored in tourism management. After the Wynn, I worked for Clique Hospitality Group, opening the Apex Social Club’s rooftop venue. A year later, I resigned to take a Senior Executive Marketing Host position with Kaos Dayclub/Nightclub,” said Eric Chine. Several months later, COVID had shut down the hospitality industry for over a year. With things finally starting to come back, in March of 2021, Chine got a call from a former Vegas co-worker and a good friend, Robert Yeadon, who was now the Director of VIP Services for Groot Hospitality in Miami. They were looking to recruit some of the top Hosting talents from Las Vegas to go and work in with him in Miami. “After working ten years in Vegas nightlife, I felt it was a great opportunity & perfect time for real change. They wanted Vegas-style hosts but were picky with who they offered jobs. They were looking for hard-working, disciplined, well-rounded hosts with multiple levels of skill sets,” he said. Chine works on the VIP services side of things for all Groot Hospitality properties, including their newest, Strawberry Moon. “David Grutman and Pharrell partnered up and opened the Goodtime Hotel, where the Strawberry Moon is located. The colors, the décor, the attention to detail. It is definitely top-notch,” he said. ackie Siegel is on a mission to end teen drug addiction. “2020 was the start of one of the most fantastic years of our lives…”

Jackie Siegel began the year by renewing her wedding vows with David, her billionaire husband of 20 years, during a lavish ceremony at the Westgate Resort & Casino, the property they own in Las Vegas. “Everything changed when the pandemic hit,” she says. Siegel, 54, recently emerged from her COVID “hibernation” with a visit to Las Vegas, and that’s just where I caught up with her, inside the Westgate’s Elvis Presley Suite. “I really believe that American cities—and Las Vegas especially—are resilient, and I think it’s just going to take a little bit of a time, but it will get back, and I can’t wait,” Siegel said. “We’re all struggling in different ways with this emotionally and financially.” This isn’t the first time Siegel has struggled emotionally and financially. The one-time model-turned-mother of 8 shocked the world when she and David, 85, allowed cameras to capture her family’s extravagant lifestyle inside Versailles, their $75 million, 90,000-square-foot Florida mansion under construction during the financial collapse. Over a decade later, their unrestrained castle remains unfinished. And five years ago, the Siegel family was devastated when their oldest daughter Victoria died at 18 from a drug overdose. “We all had a rough time,” Siegel says of her grieving family. “We all became distanced for a while; it was like a dark cloud over our house. The laughter was gone.”

She says that what ultimately saved her family is the Victoria Siegel Foundation, a charity formed in honor of their daughter to help young people dealing with addiction. While their first annual Victoria’s Voice gala was a big success last year, the pandemic has postponed this year’s event. So, in the meantime, Siegel is out promoting a new outreach program with influencers called “Social Media for Good.” The bus tour across the country hopes to connect young people with resources to help them overcome opioid addiction.

“What I realized is that these influencers can safely get out the message of what Victoria’s Voice is all about: warning people about the drug epidemic,” Siegel said. “My goal is to promote being high on life.” Siegel also recently met with Washington, D.C. dignitaries, HUD Secretary Ben Carson, and DEA officials to unify everyone around ending teen drug addiction. “It’s been a learning process, but it’s all coming together.” What she also hopes comes together is Versailles. Siegel says they are planning a reality show around finally completing construction—in at least another year. For now, her focus is on sharing Victoria’s Voice with the world. “I think my daughter would be proud of me. I think I’ve grown and matured a lot, and maybe even become more responsible.”

uan Rubio refers to himself as the Wolf of Real Estate. “Every day I’m hunting for deals. If you’re part of my pack, I’m taking care of you no matter what,” he says with enthusiasm. The real estate agent has gained a reputation of being relentless in negotiating, double or triple closing deals on house flips, and managing high-volume investor hedge funds.

“Half of my business is geared towards the investor side. For big corporations and LLCs, it took me years and years to build that trust,” Rubio mentions. Rubio has a self-imposed responsibility to the big-name companies that look to him for their commercial real estate needs. “The fact that they trust somebody my age, 27 years old, is really important to me,” he says. Currently working on his biggest potential closing ever, Rubio is focused on a 70 million dollar commercial deal that he anticipates closing this year. With so many moving parts and people involved, real estate transactions may seem easy from the outside looking in, but they are far more complicated than some might assume. “Most people don’t see the work that’s been going on for years and years,” Rubio explains. Building a

network of trustworthy professionals and a healthy clientele list is critical to Rubio’s success. He also stresses how his “passion and work ethic,” got him to where he is today. Rubio attributes his ample connections within the home and commercial property industries to his avid networking techniques. At the beginning of his real estate career, he had just moved to Vegas and did not know many people. He shares, “I did open houses to get me started….I’d put up signs in my suit and wait in vacant homes until buyers came in, sometimes 10 days in a row, until I closed the deals. Those same clients I’ve used over the years to exponentially increase my business now.” Rubio explains, “I have great connections with builders. I get first picks on [several] lots before they are even released… I have certain contacts within the industry that gives my clients an advantage.” With exclusive inside opportunities like the first lot picks and such dedication to his real estate lifestyle, Rubio confesses, “A lot of times I work 16 hour days week after week and I love it! Honestly, it doesn’t feel like work to me anymore.” When asked what he found most important in business, he responded, “To use my skill set to make other people money. I know if I make my client’s money everything else will fall into place. I go to every extent to get a deal done and make sure my client is in the best position possible.”

NiKi Koss

iki Koss has never been one to sit back and wait for opportunities. The 27-year-old actress and filmmaker, perhaps best known for her role as Alexis Glenn in the drama series Famous In Love, has quickly become a force in the directing world. An Angeleno by birth, Niki grew up in an artistic environment. Her fascination with film began at an early age.

“I’ve known since I was three years old that I wanted to be an actress. I’m not even sure I really knew what it meant at the time, but somehow I just knew it was where I was supposed to end up.” This self-assuredness would eventually lead her to sign with a youth talent agency, an experience that would introduce her to the world of entertainment. It would also show her the immense amount of time and dedication such a commitment required. “Rather than pursue the childactor life, I just wanted to focus on being a kid.” It wasn’t until age sixteen that she would join Ford Models and begin attending theater classes. After cutting her teeth with several supporting roles, Niki decided to delve into directing. “Within a year or two of acting, I quickly realized that other than waiting around for auditions, there’s not much you can do to progress your career.” She would go on to co-create and direct a web series called Royals with her writing partner at the time and fall in love with the filmmaking process. “Ever since that, I’ve been obsessed with wearing as many filmmaking-related hats as I can fit on my head.” Niki would land her first major role in 2015’s Scouts Guide to the Zombie Apocalypse, a comedy/horror directed by Christopher Landon. Her time on set would prove to be inspirational, exposing her to the ins and outs of large-scale studio productions. “I had only ever really worked on indie films at the time, so it was quite different. I remember being really intimidated by how expensive of a production it was. I’m actually glad I had a few years to get my feet wet in the indie film world before diving right into studio projects.” Speaking of studio projects, Niki’s feature directorial debut, entitled Night Night, is set to be released later this year. Starring Brenna D’Amico (Disney’s Descendants), she describes the film as “a femaledriven psychological thriller that explores the concept of gaslighting and psychological entrapment in a really unique way.” Night Night is one of several projects to be released in the near future by K-Factor Films, Niki’s multi-platform production company, which she founded in 2020. When asked about her induction into Forbes’ prestigious “30 Under 30” Class of 2021, Niki stifles a laugh. “I’m still shook. It didn’t really sink in until I talked to my mom about it. I definitely had a good cry.” Her long list of accolades also includes: winner of the Female Filmmaker of the Year at the 2019 Burbank International Film Festival, member of the Women In Film Producing Mentorship Program, and alumni of the Sundance Directing Fellowship. Lately, Niki has been enjoying some family time with her mother in Philadelphia. When she’s not reading, writing, or binge-watching one of her favorite series, she can be found on the tennis court, or on the street taking mom’s chihuahua for a walk. With the future of Hollywood production looking bright, Niki Koss is ready to resume her role as one of film’s most influential female figures. Her fresh approach to cinema is sure to capture the hearts and minds of moviegoers for generations to come. he didn’t ever expect to be an influencer, in fact, she didn’t even like the word, but TV host and content creator, Guinwa Zeineddine took off… and now she’s on top of the world! Zeineddine won the title of Miss Arab USA in 2014 while still in college. She planned to be a doctor, but then realized how much she loved helping people with her humanitarian efforts and sharing her lifestyle with the world. She also enjoyed empowering other Arab women. Zeineddine moved to Las Vegas when she was 16-years-old from the United Arab Emirates. Her journey in America has been one of discovery, love, and hard work. She was a natural television host that got work in California, hosting a two-hour show on Sundays. She would drive there and back every single weekend just to make it work. She loved hosting and journalism but says, “I enjoyed being a storyteller based on my terms, rather than another station’s terms, and I saw that everything I was doing whether it was on my blog, creating content on Instagram or my YouTube channel, was pretty much everything that I’m doing as a TV host but it’s with my rules and my taste and what I like to do, without pressure to submit things at a certain time.”

Zeineddine had created a following from her Miss Arab USA title, TV hosting, and red carpet interviews and realized she was influencing others… and that actually felt good. That’s when Zeineddine embraced being an influencer. She was planning to get married and knew she had to take her influencer status seriously, and decided to start her own YouTube series and lifestyle blog. She created an original show online called, “My Big Arab American Wedding,” and the views rolled in. The show followed her and her husband on a journey to plan a wedding that included their culture and traditions.

Zeineddine says, “it was a big hit, it helped grow my audience, we got so much exposure from different news channels and media outlets both internationally and locally, that’s kind of when my blog really took off, and I knew I was going to do it full time.” Shortly after Zeineddine got married, she was pregnant. Everything was happening quickly and she knew she had so many dreams and goals she still wanted to fulfill. She says, “as I was pregnant, I took it upon myself to start an influencer conference in Las Vegas for local influencers to provide them with inspiration and education that they need to keep thriving and growing in the industry.” The conference is called The Influencer Lab. Zeineddine was 7 months pregnant when she hosted it, “I actually partnered up with Nordstrom, we had a lot of great brands there, we had Foreo, we had Dior, we had great speakers that I booked from out of state that came in.” That conference was a huge success and they decided to do it annually. Zeineddine is now pregnant with baby number two! She says with COVID and a baby on the way her plans to continue working on TV as a journalist completely changed, “it totally shifted me and my business to something that is completely digital, now I’m working on producing another show where we are actually building a custom, modern home that’s about 10,000 square feet so I’m currently working on directing and producing a YouTube series around that.” It doesn’t stop there. The busy mom, wife, businesswoman, and influencer is now working on launching an e-commerce business, “it’s going to be a lifestyle brand with different products launching at different times, so that’s what’s keeping me busy right now.”

C

elebrity fitness trainer Sidney Wilson knows a little something about determination. Raised by an abusive father, Wilson spent much of his childhood in Auburndale, Florida, figuring things out on his own. “Nothing was handed to me,” said Wilson, who has 12 siblings. “When I was 13 years old, my grandfather passed away, and the doctor said he didn’t eat healthy. As a young kid, that stuck with me.” Today, Wilson tells his clients that diet is the key to living a healthy lifestyle. “You can go to the gym and bust your ass, but your body won’t change to its full effect until the diet changes,” he said. Wilson is well known for getting his clients the quickest results in the shortest amount of time. “Diet is 80 percent, and water intake is key.” Wilson follows his own advice. He started out as a fitness model for Wilhelmina Models in New York City, where he moved to with his sister when he was in his mid-20s. A week after arriving, he said his sister left, and he had to find another place to live. He slept on trains in between a job at a local gym. “I was going from Brooklyn to the Bronx on the daily,” he said. He put in time learning the ropes at the gym until one day a manager from Equinox fitness hired him. He trained there for three years and garnered a high-profile following. “Someone from Murder Inc. Records came in and asked for the best trainer, and they told him it was me,” said Wilson, who put himself through school and studied social media management.

“I started working with him, and it had a snowball effect. I went on to train people from Bad Boy Records.” Wilson, who will be 44 in June, hasn’t slowed down since. He brought his program to Las Vegas ten years ago and works with clients at Movement Fitness. His training focuses on the Vicious program, which boasts the motto ‘nothing less than 100 reps.’ It caters to every level of fitness.

“You don’t have to do 100 reps at one time, but do what you can do,” he said. “Rest and then do some more.” The program mixes in various forms of cardio, yoga, Pilates, Plyometrics and stretching. With more than 150,000 followers watching his life through Instagram, it’s easy to see his time is spread thin. He said he works out seven days a week, trains more than 45 people and travels on the weekends for modeling photo shoots. When he’s not working, he’s spending time with his wife, Chelsea Wilson. “She understands my livelihood and struggles and what drives and motivates me,” he said. “I’ve done it before without anyone, but now I have someone to talk to.”

JONATHAN MAXIM SUCCESS FOLLOWS MINDFULNESS WITH

anaging Director of K&J Growth Hackers, Jonathan Maxim, shares, “As entrepreneurs and go-getters, spirituality, living in the moment, and enjoying life are often thrown by the wayside, in lieu of “making it”… But, if you’re not having fun with it, what’s the point?”. With the natural increase in competition as barriers to entry fall in business, stress levels continue to rise among everyone today. Combine that with unrealistic benchmarks from social media and societal pressures, it’s easy to find ourselves stressed out and questioning “why work so hard?” Maxim recounts, “For 4 grueling years, I was a tech founder and had a fitness app that gives users rewards for working out. As a young and green founder, I had to get really creative with my marketing strategies and began exploring viral techniques to get that immense growth we were seeking. On one occasion, [The app] got 14,000 downloads overnight. This really opened my eyes. I saw how much potential there was for me, but also for any other creative tech company. This led to a Forbes writer reaching out and publishing a story, and other start-ups in my coworking space started asking me to do the same for their company. As torn as I was to focus on my own startup, I really wanted to help other budding founders. At the start, I was working on a deal [with a famed comedic celebrity] who wanted to invest $2.2 million in the app, but after the LOI and term sheet, the deal got shot down by legal since he was already an investor in and sponsored by the Nike Run App – a direct competitor. When that fell apart, I decided to sell my fitness app and joined forces with a competing growth hacker, named Kale Panoho to found K&J Growth Hackers in 2017. [To date], we have launched around 150 campaigns for brands like TikTok, Monster Energy, and Universal Music Group – all remote from New Zealand and Los Angeles.” After overcoming the burnout and anxiety that accompanied his celebrity investor’s inability to invest due to his former contractual obligations, Maxim prioritized stress management and mindful practices. He encourages other entrepreneurs and professionals to do the same via his podcast, Zen Business.

Maxim explains, “The podcast studies successful entrepreneurs who meditate. I focus on the crossover between mindful habits and [consequential career success]. What are other people doing to stay balanced and focused when they are under immense pressure?” Maxim discusses the derivative of his calling, “Early-stage tech founders are often overworked and underpaid. After a “wake up call” moment (put nicely), I decided to try meditation and yoga. From then on, I began to see my career flourish – with less effort. Soon I started an annual retreat called the BioHackers Escape. I realized this is what would fill my cup. I watch people smile more often, and get to be there to experience their spiritual awakenings. There’s nothing more fulfilling. With my business, I can empower people’s lives beyond work so they can have true fulfillment from any endeavor.” Maxim pours himself into K&J Growth Hackers, and into other entrepreneurs to help manage stress in healthier ways. While K&J’s main focus is marketing and has helped clients reach milestones such as helping TikTok gain 18,000 downloads in 30 days and gaining international recognition – the business is still a lifestyle business at heart. The recent pandemic forcefully shifted countless businesses online, the digital space opened up. As a result, K&J was designated #28 on the Inc5000 2021 list of fastest-growing companies. Meet Ziena Kohli A

s Owner and Operator of Las Vegas-based ZK Outpatient Rehab Center, no two days look alike for Zeina Kohli. Offering a fullspectrum of Physical Therapy and Outpatient rehab services, her firm sets the standard for personalized, one-on-one care. Zeina says her career trajectory was inspired by her passions for fitness and healing. “I knew I was going to have a career in the medical field, “ she says. “It made sense to me to combine my love of fitness and healthcare and figure out a way to heal people through that.” When it comes to Chronic Pain, there are numerous factors, which can motivate patients to seek help. Two major factors Zeina cites are injury and/or insufficient treatment. “We definitely look into the history of the injury, and what has led to the pattern of why it is now chronic,” she says. Patient-centric therapy to combat chronic pain that includes stretching, ergonomic training, and comprehensive patient education.

Zeina says a major motivating factor working in the Physical Therapy space is to serve as a proponent for traditionally underserved communities, such as minorities and the elderly. Oftentimes, these communities have a disproportionate number of people suffering from diabetes, obesity, and strokes.

“A lot of people [in these communities] are not really educated as to what physical therapy-slashtherapeutic exercises can do for these conditions outside of medication.” Raised in both Nigeria and India, Zeina says her viewpoint was naturally shaped by exposure to inequality of care for certain segments of the population. epresenting each client with honor, as if a part of his own family, is business as usual for Nick Pomponio, owner and head attorney of Pomponio Injury Law. Nick and his firm remain undefeated in their dedication to represent every individual needing his assistance. THE ART OF ZUMBA WITH

n the 1990’s a new dance and fitness craze took over gyms and studios across the world -ZUMBA. Starting in Brazil by Alberto “Beto” Perez it combines Latin and world rhythms with dance to create what is called interval training, meaning it alternates between fast and slow rhythms. Dr. Ted Sim of ChriopracTED is not only one of the BEST Chiropractors in Las Vegas but in his spare time he is also a ZUMBA Instructor. Dr. Sim sat down with DVM’s Ashlee DeMartino to talk about the benefits of ZUMBA. Dr. Sim, how did you get started with ZUMBA? To be honest, I came across ZUMBA to escape the stress I was experiencing at a particularly trying time in my life. During my Chiropractic Exams, I had reached a point where my mind and soul were exhausted. Looking for a minor escape from the constant studying and testing, I went to the gym. It was there that I discovered this magnificent fitness format. Why do you like ZUMBA so much? Zumba ultimately brings people of different backgrounds together. I love the fact that Beto created a program where, seemingly ordinary people can feel like a superstar. The students that I get to teach often come with many concerns in their lives, and some need a moment to focus on themselves and nothing else. Zumba offers that escape. Not only do students work on their physical health, but they also focus on their mental health by having a moment to reflect. Also, Zumba creates a non-judgment zone where you can be unapologetically you. To me, that is amazing.

How does ZUMBA help with one’s fitness? Primarily, the goal of Zumba Fitness is to improve cardiovascular exercise. By using interval training, the program helps to condition the heart to increase endurance. Why would you tell someone to take a ZUMBA class? In a world where so many can feel alone or feel like the outsider, Zumba brings people together who would otherwise have nothing else in common. I would tell someone to take Zumba because it teaches you how to be free in your body. What I have learned is that people are much better and stronger than they think. I have created the most beautiful pieces of choreography merely by being silly. When I bring it to students, it is a hit. That means that the Zumba floor is meant for everyone, so if you think you will be silly, come. You never know what that “silliness” might inspire your creativity.

“In the end, you will find out what is most beautiful about you, and that is the greatest gift anyone could ask for. Something that I often share with my students, do not allow your fear from helping you recognize your potential.” Where can we experience ZUMBA with you? FORMER VICE-CHAIR OF SHERO FOUNDATION PAVES A WAY FOR UPCOMING LEADERS AND REMAINS A STRONG LEADERSHIP PARTNER. For Monica Coburn, philanthropy is not just a large part of her life, but a calling. As a business owner and Nevada business advisor, with over 20 years in banking high net worth organizations of over 5 million in revenues, Monica saw great opportunities to give to causes in need. Monica and Kimberly met through their business endeavors. Kimberly was on the inaugural founding board for Dress for Success and engaged Monica to join the executive team. The vision for SHERO started with Boss Lady Vegas a reality TV show concept for woman business owners to compete and raise much-needed funds/awareness for girls in vulnerable situations. Over time, the idea matured into a nonprofit concept with Monica Coburn as Vice-Chair of SHERO. The mission of SHERO is to serve young girls and women who have been in abusive situations, trafficked or exploited, and to help provide resources to get them out of the situation. A secondary arm of the foundation is the foundation’s Resource Center, which fosters a collaborative approach in conjunction with similar organizations serving Female abuse victims. All too often, Coburn says, well-intentioned nonprofits end up metaphorically shooting themselves in the foot vying for limited donor resources. The idea to collaborate built on the concept of strength in numbers, with the backbone ideology being every nonprofit supporting abuse victims could in theory work together to help the same at-risk populations.

To date, SHERO has worked in conjunction with over forty other nonprofits to serve at-risk women in abusive or exploited situations (Some examples of these are Seeds of Hope, Project 150, St Jude’s Ranch For Children, and Rape Crisis Center.) The SHERO Foundation does a variety of direct outreach in the community, doing everything from providing hygiene kits to clothing and bus passes. What’s the most rewarding part of serving on the Board for SHERO?

“Being able to provide…whether it’s a bus pass to a student… or hygiene items… to a young girl who otherwise would not go to school… we’ve also featured survivors of trafficking and abuse who’ve been part of our annual gala, and to hear them share their stories of how SHERO made an impact…[it’s rewarding] knowing that we are making an impact directly,” says Coburn. One hundred percent of SHERO resources are grassroots-driven, based on private and corporate donations, as opposed to government funding. This year’s annual SHERO gala was virtual this year due to COVID, and organizers are already looking forward to next year’s fundraising benefitting local nonprofits, as well as direct funds to be dispersed from SHERO. What’s in the future for the foundation? Two major goals are a future brick and mortar resource center, as well as housing for displaced women and children. ART APPRECIATION ON THE LAS VEGAS STRIP

I

n the market for a Mark Kostabi? Want to pick up some Pop art by Peter Max? Or simply looking to land a Nano Lopez…named Timothy? When in Las Vegas, you won’t have to go too far. The Park West Museum & Gallery now has a permanent home inside the Forum Shops at Caesars Palace. From Picasso to Pino; Dalí to Dürer; and Chagall to Cheval, a worldclass collection of art is on dramatic display—to browse and to buy— throughout the 7,000-square-foot space. Whether you’re a casual consumer, or a careful connoisseur, Park West wants to accommodate any collector. Executive Vice President John Block says it’s all part of their over 50-year mission to bring the masters to the masses.

“We’ve always been about taking art to everyone,” says Block. “Las Vegas is booming and we believe that it’s going to come back and be stronger than ever.” The pandemic grounded the company’s popular cruise ship-based live art auctions, so launching their first brick-and-mortar location in a Strip shopping mall in 2021 sounds like a gamble. But Block says they’ve already sold several pieces since their January opening, including Rembrandt’s signed etching “The Three Trees,” for $530,000. “We do try to hit every segment of the art market,” says Block of their three million active clients world-wide. “There’s really something for everybody.” Park West also lets you brush up on your art appreciation. The museum

is currently hosting “From Renoir to Kostabi,” a traveling exhibit that highlights artwork by renowned artists like Pierre-Auguste Renoir, Henri de Toulouse-Lautrec and Mark Kostabi. During my personal tour, Gallery Director Candice Vergis said many of the museum pieces came right from the personal collection of CEO and art aficionado Albert Scaglione, who began the Southfield, Michigan-based company out of the back of his car. “[Albert] believes the public deserves to see art and enjoy it up-closeand-personal,” says Vergis. “He also wants everyone to see it for free.” And that includes the most comprehensive collection of Picasso’s ceramic works on display anywhere, according to Vergis. But the world’s largest art dealer still has big plans for their flagship gallery: a new exhibit (“The most famous living artist in the world today who is from New York and is a household name, but that’s all I’m giving up for now,” teases Block); opportunities to feature great local artists in person—like Las Vegas native Michael Godard; a “new artist search” in the works right now, and more Strip locations. “That would be great for the artists, great for us, and hopefully great for the community,” says Block. So whether you’re hoping to invest or just take in, no worries. At Park West, there’s plenty of art to go around.
