CHECKLIST FOR FINDING AND HIRING A BUILDER OR REMODEL Doing your homework will help you have a more successful experience. Use this checklist to help you select a home builder or home remodeler to work on or build your home:
Why Hire a Licensed Building Trade Professional? 7 TIPS ON WHY YOU SHOULD HIRE A LICENSED BUILDING TRADE PROFESSIONAL:
■ These companies are abiding by the MN State Statute rules to be registered with the MN Department of Labor & Industry: residential contractors ($15,000+ gross per year), electricians, plumbers and power limited technicians (lawn sprinkler technician, garage door technicians, low voltage technicians, data communication technicians). Each company must have at least one qualifying person who holds licensure for their industry type required by Minnesota statute. Each company pays a license fee every two years (MN Statute Section 326B). ■ Each qualifying person must show proof of specified levels of liability insurance (determined by the MN statute) at each renewal period (MN Statute Section 326B.46). ■ Each qualifying person must show proof of workers compensation for the company employees (MN Statute Section 176.182). ■ Each qualifying person must take proper continuing education in a specified time period to renew their license by renewal date (MN Statute Section 326B). This is to ensure that proper codes are followed for specified trade. Each building trade profession has specific code PAGE 8 | 2018 BUILDERS’ MAGAZINE
requirements that cover safety and well-being of the public. ■ Each licensed company pays by bond or recover fund fee that covers resolution issues between consumers and building trade professional. Consumers that hire an unlicensed contractor do not have access to the contractor recovery fund. ■ In accordance to the MN Statute (Section 327A) residential licensed contractors must provide a home warranty which provides a 1, 2 and 10 year warranty. ■ Licensed building trade professionals have their work inspected in code adopted areas and are issued certificates of occupancy. In code and non-code adopted areas non-licensed building trade contractors cannot pull land use permits or building permits. Municipalities ask for proof of active building trade professional licensure on land use permits and building permits. Contact your local home builders’ association for the names of member builders and remodelers: www.LakeRegionBuilders.com. You can also ask family, friends or coworkers for recommendations. Make sure the builder or home remodeler has a permanent business location and a good reputation with local banks and suppliers. Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties. Check out the company’s rating and if there have been any complaints filed with your local Better Business Bureau: www.bbb.org. Make sure the builder/remodeler has sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises. Ask the builder/remodeler to provide you with names of previous customers. If they won’t, beware. If they do, ask the customers if they would hire the builder/remodeler again. Ask if you can see the builder/remodelers work, both completed and in progress. Check for quality of workmanship and materials. Do you feel you can easily communicate with the builder/remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home. Make sure the builder/remodeler provides you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well. Be cautious of unusually low-priced bids. If the builder/remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better!

Under-Bed Compartments A surprising number of people underutilize one of the best storage locations: beneath the bed. Especially for smaller bedrooms, under-bed storage can free up valuable floor space and make way for other furniture like a chaise or a full-length mirror. Large plastic bins are usually an economical alternative, but they can be unsightly if they peek out from beneath your bed. Consider fabric-lined baskets, or industrial-style metal or wood boxes that roll on small castors. When buying new furnishings, look for beds with built-in storage drawers or cubbies.
Wall-Mounted Storage Your walls are meant for more than just hanging pictures, paintings and mirrors. They can also function as places to hold day-to-day items like umbrellas, bags and coats near an entryway. Mounting shelves, drawers or mirrors with hooks can be functional and fun. Or get creative with unique items found at antique shops or yard sales that could serve as hanging devices, even if that is not their primary purpose. emodeling projects can make your home a noticeably better place to live — and if you decide to sell, certain projects will pay you back a good bit of what you put into them. So which projects are the best investments, in terms of their return when you sell? According to Remodeling magazine’s 2017 Cost vs. Value Report, curb-appeal projects will give you some of the best returns. For example, replacing the front door with a new steel door returns 91% of the cost, or manufactured stone veneer in place of vinyl siding on the bottom third of the street-facing facade, 89%. The report looks at 29 remodeling projects and compares out-of-pocket costs against how much real estate professionals predict the improvements will add to the potential selling price of a house sold within a year of finishing the project. The projects in the report pay back an average of 64.3 cents on the dollar in resale value — the bulk of the cost, but not enough to call them outright money-makers that first year. Only one project recoups its entire cost and then some: having a professional seal and add loosefill insulation to the attic, with a return of 108%. Ultimately, the bottom line for any remodeling project is: how it will enhance your home’s value, not just in immediate resale price but also in turning your home into a more comfortable, livable space. And that can help you avoid dedicating even more time and money to buying a new house and moving. Add a family room and you’ll recoup the lion’s share of what you put in — 78% within a year, according to the report. The same goes for a kitchen remodel, which came in at 70% payback, or finishing a basement, 81%. But for a young family, the return-on-investment may not be the motivating factor. Building on a family room opens up for more social space as the family grows, making the home more comfortable and workable for the family over time, delaying or preventing a costly move. Projects that help baby boomers stay in their homes continue to be popular with home owners across the country. The report includes a bathroom update to make it safer and easier to navigate. It widens the doorway so it would be accessible by wheelchair, installs a zero-threshold shower with fold-down seat, puts in a comfort-height toilet, reinforces walls to support grab bars, and installs a sink with space for a person to sit at it. If the home is then sold within a year, the real estate pros predict an average payback of 68%. If the homeowners stay, the return can be even greater. Saving the cost of a move and the price of a properly equipped replacement house only adds to the value of the project. And to remain in a familiar home and neighborhood, that payback in quality of life can be immeasurable.
