Is it Better to Invest in the Stock Market or

Buy My First Home?

Thanks to the concept of “leveraging,” purchasing a home is by far the best long-term investment. Leveraging means putting down a small amount of money to earn a big return. For example, say you use that $10,000 to purchase a $250,000 home, and the house appreciates a modest 3 percent during the first year. That means after one year, the house would be worth $257,500 – a gain of $7,500. Your annual return on your $10,000 investment would be 75 percent. By contrast, putting the same $10,000 in the stock market and posting a similar 5 percent gain would only net a $500 return on investment. And as a home owner, your savings continue to grow in two ways. Every year, a greater portion of your monthly mortgage payment goes to the principal, reducing the overall loan amount. Second, your home appreciates over time, making it one of

the very best financial investments. And don’t forget the important tax incentives. Owning a home is by far the biggest and best tax break for middle America. In most instances, all of the mortgage interest and property taxes you pay in a given year can be fully deducted from your gross income to reduce your taxable income. These deductions can result in thousands of dollars of tax savings, especially in the early years of the mortgage when interest makes up most of the payment. To look at this another way, if you are in the 28 percent tax bracket, you only pay 72 cents on the dollar in mortgage interest payments. Not only is homeownership a stepping stone to a future of financial security, it also helps to build neighborhoods and strengthen communities. It is truly the cornerstone of the American way of life, and the fulfillment of the American dream.

Checklist for Hiring a

Builder or Remodeler Do your homework before having work done on your home. Use this checklist to help you select a builder or remodeler to work on or build your home. Does the builder or remodeler have a permanent business location and a good reputation with local banks and suppliers? How long have they been in the building business? It usually takes three to five years to establish a financially sound business. Will they be around after the construction is complete to service any warranties? Have you called your local Better Business Bureau? They can alert you to any complaints. Does the builder/remodeler have sufficient workers compensation and general liability insurance? If not, you may be liable for any construction-related accidents on your premises. Will the builder/remodeler provide you with names of previous cus-

tomers? Ask them if they would hire the builder/remodeler again. Have you seen the builder/remodelers work, both completed and in progress? Check for quality of workmanship and materials. Are you able to communicate with the builder/remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home. Will the builder/remodeler provide you with a complete and clearly written contract? The contract will benefit both of you. Review it carefully. Be cautious of unusually lowpriced bids. If the builder/remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. The ICF Effect • Over half the energy loss of a conventional wood frame home is due to unwanted air infiltration and heat loss through the wall assembly. — Air filtration is typically .5 ACH (air changes per hour) which means that every hour half of the air volume of the house is exchanged for outside air that needs to be heated or cooled. — Air infiltration of ICF wall assemblies are typically .01 ACH.

• Studies by the US Department of Energy confirm that concrete mass in exterior walls reduces anual energy cost in buildings. — The ICF concrete core offers the characteristic thermal mass qualities of heat absorption and thermal lag.

How Homes Become Green Oriented strand board (OSB) is an engineered wood product that does not require large trees for its manufacture. It is resource efficient and enhances durability and is used to sheathe roofs and walls in 75 percent of new homes.

More durable roof coverings such as steel and fiber cement reduce the frequency of roof replacement. Lighter colors absorb less heat, reducing cooling costs in warm climates. Now, solar roofing products integrate asphalt shingles, standing-seam metal roofing, and slate or concrete tiles.

Tree preservation reduces landscaping and future energy costs and helps provide winter wind breaks or summer shade. Additional landscaping improves the environment even more: One tree can filter 60 lbs. of pollutants from the air each year.

Energy-efficient windows incorporating advanced technologies like lowemittance (low-E) glass coatings, gas filler between layers, and composite framing materials keep heat inside in the winter and outside in the summer.

Recycled plastic lumber and wood composite materials reduce reliance on chemically treated lumber and durable hardwood for decks, porches, trim and fencing.

Vinyl siding on exterior walls saves money on installation and maintenance; fibercement siding is termite- and water-resistant and warrantied to last 50 years.

The energy efficiency of refrigerators and freezers has tripled over the last three decades because they have more insulation, advanced compressors, better door seals and more accurate temperature controls. Front-loading washers use about 40% less water and half the energy of conventional models. Energy StarÂŽ-rated appliances save an average of 30 percent over standard models.

Increasing the amount and R-value of insulation is a costeffective way to save energy and help reduce heating and cooling bills, which account for at least half of energy use in the home. Sprayed insulation made of foam, cellulose or wool is an alternative to traditional glass fiber batting. Incorporating passive solar design features like large, south-facing windows helps heat the home in the winter and allows for increased natural daylighting. Xeriscaping, or using native plants, significantly reduces the need for watering, fertilizers and herbicides.

New toilets have redesigned bowls and tanks that use less water, but function more efficiently than firstgeneration low-flow models. Some use pumps for supplementary water pressure. Advanced shower and sink faucet aerators provide the same flow regardless of pressure to reduce water use and the energy required to heat it.

Factory-built components including trusses and prehung doors allow more efficient use of raw materials, making the most out of every piece of lumber. These products eliminate the need to cut wood at the jobsite, further reducing waste.

Covered entries at exterior doors help to prevent water intrusion, reducing maintenance and enhancing durability. Selecting more efficient, correctly sized heating, cooling and waterheating equipment saves money. Tankless water heaters provide hot water on demand at a preset temperature rather than storing it, which reduces or eliminates standby losses. Geothermal heat pumps work with the Earth’s renewable energy and can also heat water.

Foundations should be as well insulated as the living space walls for efficient home energy use and enhanced comfort, particularly if the basement is used as a family room or bedroom.

In addition to natural wood, flooring choices include low-VOC (volatile organic compounds) carpets for better indoor air quality, laminates that successfully mimic scarce hardwood, and linoleum, a natural product making a design comeback.

Test your ELECTRICAL SAVVY On February 11, 1847 the genius inventor of the electrical age, Thomas Edison, was born. Over 160 years later, his most famous invention, the light bulb, still has an essential place in the home. With often no more than four hours of sleep per night and his personal creed of, “Genius is 1 percent inspiration and 99 percent perspiration,” his work with electricity is legendary. For all the work done by Edison and his predecessors, most people know only as much about electricity as is absolutely necessary to go about their daily lives; in other words, not very much. But ignorance isn’t always bliss. A little information can prevent shocks and reduce power bills. Here are a handful of true/false questions to test your electrical IQ:

1. If lights flicker or dim repeatedly, you should call an electrician. TRUE. Anytime you’re getting flickering or dimming lights, there is a problem and you should call your electrician. Power outages due to power line accidents, strong wind, storms or extreme heat can cause brief interruptions. Customers can call their power company to find out details on the situation, or check their circuit boxes for those outages. This is a commonly held belief, based on the erroneous notion that fluorescent bulbs use a lot of power to get started. While it is true that a compact fluorescent bulb does require a brief surge when switched on, it works out to be around the same amount of energy as five seconds of normal use, according to the Environmental Protection Agency (EPA). So turning the lights off for more than five seconds will save more energy than leaving them on. 3. House wiring never needs replacing. FALSE. Depending on the amount of use, insulation on house wires can become frayed or broken, creating a fire hazard. If you have any doubts about your wiring, have a qualified electrician perform a complete inspection. Houses built between 1965 and 1973, in particular, are at risk because many were built with aluminum wiring, which the U.S. Consumer Product Safety Commission says is 55 times more likely to reach “fire hazard conditions” than regular copper wire. 4. A circuit breaker is not designed to protect against a ground fault. TRUE. Circuit breakers are designed to protect against high levels of electrical current caused by a short circuit. Ground Fault Circuit Interrupters (GFCIs) protect against ground faults, when current leaking from an appliance goes to ground through a person touching the appliance. Even a small amount of current passing through a person this way can

be lethal; a GFCI will trip if there’s a ground fault, whereas a circuit breaker won’t. 5. A two-parter: Computer screen savers save energy, and your computer will last longer if you leave it on all day, instead of shutting it off when you’re not using it. FALSE AND FALSE. Screen savers only save screens, not energy. If you want to save energy, turn the monitor off. In fact, the EPA recommends you turn the computer off, too, if you aren’t going to use it within a half hour. They claim the lifetime of the hard disc is limited by use, rather than start-ups. 6. You can damage a power tool by using the wrong size extension cord. TRUE. If your electric lawn mower, hedge trimmer, or leaf blower doesn’t get enough power, either because the extension cord is too thin or too long to deliver it, it can damage and eventually destroy the motor. Also, overloading an extension cord can cause a fire or shock hazard. Be sure to use a cord rated to provide the proper amperage the tool requires, listed on the tool. Remember, when dealing with electrical issues in your home, safety should be your number one priority. We’ve seen home owners put themselves in dangerous situations by thinking they could do a job cheaper by themselves. If it’s more than changing a light bulb, call a professional. Or take a how-to class at a local community college. Just a little electrical knowledge can go a long way.

Definitions pertaining to

HOME CONSTRUCTION

MOLDING is found both on the interior and exterior of houses. It is the wood, metal, plastic or plaster trim used around windows and doors, at the tops and bases of walls, along cornices, and for other decorative details. BASE MOLDING is a decorative band or finish board that is used to cover the joint between the wall and the floor; it is also sometimes called baseboard. CROWN MOLDING is a decoration used to cover the area where the wall and the ceiling intersect. FLASHING is sheet metal or plastic used to cover joints and openings in exterior surfaces of the house to protect against water leakage. FRAMING is the structural skeleton of the house, usually made of beams, studs and joists. BEAMS are members used to support the structure. CENTER BEAM is a member that runs the length of the first floor of a house and supports the house structure above it. COLLAR BEAM is a horizontal member in the roof that provides structural strength by connecting opposite rafters. STUDS are the upright wood or metal members used to form the walls

and partitions. JOISTS are the horizontal parallel beams that support floors and ceilings. CORNICES are found on the exterior of the house. They are the structural trim that is used to cover the area where the roof and the wall meet. SOFFIT is a special type of cornice that covers the exposed underside of a projecting house part, such as the exposed underside of part of your roof that extends beyond a wall of your house. EAVES are the edges of roof that run parallel to the ground. You put gutters along the eaves to carry off rainwater and snowmelt from the roof. RAFTERS are the structural members that form the legs of the triangle created by the framing. RIDGE BOARD is the length of lumber at the peak of the roof to which the upper ends of the rafters are fastened. GABLE is the triangular end wall of a house that extends from the eaves to the peak of the roof. (A famous house in Salem, Massachusetts has seven of them.) DORMER is a projection built out from a sloping roof as a room extension or for a window.

Improve Your Home’s Energy Efficiency

with Technology?

More and more, home buyers are looking for ways to incorporate home technologies that increase the long-term value of their house but also provide convenience, safety and comfort. These days, energy management tops the list of desired features in new homes, according to a recent survey by the National Association of Home Builders (NAHB). NAHB’s 2007-2008 consumer preferences survey of more than 2,300 recent and prospective home buyers examined the features, products, amenities and layouts preferred in a new home. In the home technology features category, the number one choice among respondents was energy management at 61 percent – up from 45 percent in 2004. Also ranked highly in this category were multi-zone heating, ventilation and air-conditioning (HVAC), lighting controls and home theatres. Staying in the home technology features category, three of the top five most-wanted technology features – energy management, HVAC and lighting control – also provide energy-efficiency. By incorporating the following technologies, home owners can save money on their utility bills: • Automated HVAC systems can maintain a more energy-efficient temperature while the home owners are away at work, but switch to a more comfortable temperature prior to their arrival home. Zones can also be created to heat or cool only the areas most used by the occupants, keeping other areas, such as guest bedrooms, shut down until they are needed. According to Energy Star, a joint program

of the U.S. Environmental Protection Agency and the U.S. Department of Energy, programmable thermostats can save consumers about $180 per year in energy costs. • Water heaters with a timer can be turned off when the occupants are traveling, then can turn on and begin heating the water in preparation for their return home. Tankless gas water heaters – which only activate when residents start to use hot water and immediately de-activate when they are done – are also a great option and can reduce water heating costs up to 35 percent annually. • Lighting can make up 10 to 20 percent of the total electrical usage of the home. Installing an automatic dimmer, which adjusts to the homeowner’s needs based on time of day or occupancy, will lower electricity bills and increase the life expectancy of light bulbs. • Blinds and drapes can be programmed to close during the hottest part of the day to block out the sun; keeping the house cooler. In the colder winter months, they can open up to allow the sun in to warm the house, which helps regulate the room temperature. By incorporating technologies that help make your home operate more efficiently, Energy Star estimates that home owners can save $200 to $400 annually on their energy bills. Questions to ask before hiring a contractor for your

building or remodeling project How long have you been a contractor? Do you have references? Do you have liability insurance? Have any complaints been filed against you? What is your role in the company? Will you be my contact on this project or will it be someone else? Do you participate in a local trade association? Are you involved in any local civic organizations (e.g., chamber of commerce)? Your building or remodeling project is important. You want the highest quality product, which you can only expect from licensed contractors. Talk to prospective contractors to find the person who is right for your project.

Ask for estimates Ask for a written estimate of the work to be done based on a set of plans and specifications. This is a time-consuming process for the contractor, so you should be prepared to pay for this package. Apples to Apples Make sure that you’re comparing apples to apples. Estimates from different contractors need to be based on identical project specifications. Make sure each bid includes everything you’ve asked for. Change orders (that is, changes to your project after you’ve begun) can be very expensive.

Should I make my decision based on price? Conventional wisdom states that you should “get at least three bids” before hiring a contractor. But it’s a mistake to let price alone drive your selection. If you like a contractor and are confident that he would do a good job, don’t automatically switch to another contractor (who may not rank as high in customer service, competence, communication, etc.) if the estimate is more than you can afford. You may be able to scale down by making a few modifications - using quality stock rather than custom designed cabinets or selecting less expensive appliances or fixtures.

HOME MAINTENANCE CHECK LIST 1. Check and clean mechanical ventilation system (HRV/ERV). Check your manual and follow manufacturer’s recommendations. 2. Clean or replace furnace filter. 3. Clean snow from air intakes, exhausts and meters. 4. Remove excess snow from roof to prevent ice dams. 5. Check gutters and downspouts and clean if needed. 6. Inspect basement/crawl space for seepage/leakage.

7. Do safety checks: smoke detectors, fire escape routes, fire extinguisher, carbon monoxide alarms, door and window locks. 8. Check and repair any damaged screens. 9. Adjust thermostat for season change. 10. Observe humidity levels and adjust the setting on the humidistat or air exchanger controller as needed to eliminate condensation or frost on windows

How Your House Breathes To survive, we breathe in oxygen and then exhale carbon dioxide and water vapor. In the same way, your house needs to breathe to provide you with a healthy home. Your house needs to bring in fresh air for its occupants. It needs to exhaust water vapor generated by occupant activities. When you open your windows, outside air can enter you house.

Kitchen and bathroom exhaust fans exhale water vapor and stale air from your house during periods of high moisture producing activities. If your house has an air exchanger, e.g. a heat recovery ventilator (HRV) or continuous fan, this also helps your house to breathe. The HRV inhales fresh outside air and exhales stale house air.

Financing Your First Home

Buying your first house can be very exciting. But financing your home purchase can be a daunting experience. In both cases, do your research and shop carefully to ensure you find exactly what you want and need. Deciding how much to spend on your home and which type of mortgage will work best for you – as well as understanding the settlement process – can be confusing. However, there are many sources that can help you get prepared well before you step foot into a sales office, model home or open house. • Get familiar with the lingo. Visit www.nahb.org/forconsumers for mortgage basics, a home buyer’s dictionary and information on financing, insuring and settling on your new home. • Figure out what you can actually afford to pay on a monthly basis. When determining the monthly payment you can afford, remember that, in addition to the monthly principal and interest, you will also be paying into escrows for property taxes, hazard insurance and possibly a homeowners or condominium association assessment. You have more knowledge about your living expenses than a lender. Hold firm with that number and don’t be tempted to agree to an amount higher than what you are comfortable spending. Mortgage calculators are a great way to figure out what your monthly payments would be based on interest rates and down payment amounts. Calculators can be found on most real-estate-focused Web sites, including nahb. org. • Pay down your debts. Debt that you carry on your credit cards will limit what you qualify for from a lender. Lenders want to see a total debt service ratio that is less than 40 percent of your

monthly income. • Attend a first-time home buying seminar or talk to a credit counselor who does not work for a lender. You can research your options without being influenced by someone who has a financial interest in the home or loan you choose. The U.S. Department of Housing and Urban Development (HUD) offers free housing counseling and seminars; visit www.hud.gov for more information. • HUD also has a handy booklet on its site called “Buying Your Home: Settlement Costs and Helpful Information.” It describes the home buying and settlement process and explains most of the expenses you will encounter. It is free and most lenders are required to provide their loan applicants with a copy of this document under the Real Estate Settlement Procedures Act (RESPA). However, you will be able to shop
