Selling Your Metro Washington Area Luxury Home by Dana Rice An excerpt from The Essential Guide to Buying and Selling Luxury Real Estate: Insights from America’s Top Luxury Agents

T

he real estate industry has become marvelously transparent. Photos, virtual tours, floorplans, 3-D rendering, and websites that estimate home values, create an abundance of data points that often contradict each other. Like most fields today, information is now an essential commodity, and the true value of this commodity is in the interpretation. In local real estate, this is even more relevant. The first step is for a home seller, even in the earliest of stages, to engage in conversation with a real estate agent. Most luxury homeowners are highly productive. They likely have a great track record in their own profession and are used to managing things on their own; however, an experienced agent can provide useful insight on market conditions that make a difference when selling a home. Even if the owner is considering selling in a few years, it can be helpful to start getting educated on the market and important trends that will help them in the long term. More importantly, it may keep the seller from the pain of investing money into a renovation or project that hurts the sale in the future. It is not uncommon for a homeowner to find out their selection of tile or paint color could be a repellant to an offer. Pricing a property strategically is the most important factor in getting the highest price when selling. Period. Every market has its own cadence, and in the Metro Washington area, accurate pricing is critical in attracting offers. In other markets, it may be common to float a high, unrealistic price and expect rounds of negotiations once an offer is submitted. In D.C., that just isn’t the case—buyers just view unrealistic pricing as a waste of time. They will not take the seller seriously and not bother to write an offer. This can be detrimental to the seller as reducing the price later and extending days on market puts doubt in the buyers’ minds: Is something wrong with the property? Why isn’t anyone else making offers? Market pricing is also dynamic. It moves quickly. And it can change overnight. The classic supply and demand factors are in play on the larger stage of local real estate with the number of contracts being written, the number of homes on the market, and how well each is presented.

When working with a seller, we review market data weekly, sometimes daily, as we prepare a property for the market. We have one chance to ensure we have the best pricing strategy, so we study the data in real time. As for location, it is a real estate cliché for good reason. Location is the primary factor in determining real estate value. While school district tends to be a significant driver of interest, “walkability” and convenience to core shopping and transportation districts are even greater influencers. Amenities such as coffee shops, bike paths, smaller shopping venues for convenience are all part of daily living, and local restaurants factor in buyer decisions more than ever. Every home is unique and with the majority of homes in the area being older, there’s more of an art of placing an appropriate price on a home than in newer, more homogenous developments. ... When a home is on the market, we ask sellers to think of their property as a Wal-Mart or Target. Not because we want them to discount anything, but because the home is now a physical, retail establishment designed to welcome buyers (or “shoppers”) at every turn, just like any retail store. This is especially critical in the luxury market. Luxury buyers tend to be the most discerning, most demanding, and most unforgiving in the presentation of a property. Every detail matters in this junction between buyer and seller, especially overall condition of the house. Buyers want reassurance that the property is well maintained, and they cannot easily examine internal systems like plumbing, heating and air conditioning, and electrical, so they make judgments based on what can be seen. Prior to entering the market, sellers should keep paint touched-up, leaks tightened and repaired, clutter removed, lights on, and bathrooms cleaned. Fair or not, buyers judge on how much effort was put into these simple things nearly as much as the important maintenance of major systems. … Most sellers are overwhelmed by the process, but it does not have to be so daunting with a fully implemented strategy. Our team simply starts by arriving with our designer and walking

room by room with the seller. We provide design and staging services complimentary to all of our clients because only through the eyes of the strategist and the artist will the whole package come together. Once through the home, we provide a checklist with bulleted points of tasks in each room. Then the seller and I sit down to determine who should do the work. The seller, always in control of the process, will use these blueprints or plans as the framework under which we’re going to get the house ready for sale. Sometimes my team will do the work like managing handymen, landscapers, and estate sales people. The sellers will employ a company, or do it themselves. But in the end, everybody has a straightforward plan of attack to ensure the property will garner the most money in the sale. What is eye-opening to sellers is that we actually need to sell the home twice over… once online to internet shoppers, and once to the buyers when they come to the house. We employ a professional architectural photographer who understands composition, lighting, and how to tell a story with pictures. This is not a time or place to use a mobile phone camera! With the advent of more sophisticated photo technology, online tours, and 3-D models, we are competing beyond the neighborhood or the metropolitan area. And in the buyers’ minds, the effort sellers put forth in presenting the property once again reinforces the opinion of the homeowner overall. … Home sales are currently brisk and swift in the D.C. metropolitan area, but that does not mean that everything sells magically. The best course of action is to cast the widest net possible. Sellers must enter the market with a “bang,” as it is the most exciting time for the buyers. We launch to the market with dedication to perfection from the moment the buyer sees our property – photo spreads, open houses, direct mail, social media broadcasts, online campaigns with proven targeting, descriptions that engage and invite, with some good old-fashioned networking with agents. Sellers have one moment to be great, and all the effort leads to this moment. This is the intersection of novelty and excitement. On the other side of this marketing coin, is the “private exclusive” offering or “whisper listing.” The lack of inventory means that sellers who are more discreet or private have the option to offer their property to active buyer groups before entering into the multiple listing service. It may seem counterintuitive, but utilizing the same marketing toolkit of photo tours, floorplans, marketing brochures, we can test a certain list price before it hits the MLS. Because technology has finally caught up to the general marketplace, real estate offers can be shared far and wide through a multitude of planforms without inhibiting exposure to the most qualified buyer groups. In the end, the offer is just the first step in the complicated process of contract to close. But once we have presented the home in its very best light, we find the transactions smoothly close with all parties in agreement.
