How Your Realtor Will Keep You From Mistakes and Common Pitfalls in Selling an Inherited Property

elling a home isn’t an everyday event. It is even more complicated when you find yourself at the helm of an estate – perhaps a loved one appointed you the trustee to represent multiple heirs, or you inherited the property after someone close to you passed away. Trying to do the best on behalf of an estate, for a property in which you never actually lived (or lived forty years ago), brings a multitude of challenges. Who will take all of the books? Large pieces of furniture? All the photo mementos? And, newsflash, usually your kids don’t want any of it. Not to mention the work it takes to make it appealing to today’s buyers. Beyond the emotional toll, there are added pressures of making decisions that will impact so many others. Having the most accurate information in terms of prep and sale alleviates many of the problems. Real estate agents who do multiple estate property sales each year are great resources standing by. Working from a proven agent “playbook,” trustees will have a blueprint of how to get the most from the sale, at the least expense, without making mistakes or missteps.

Don’t Go It Alone When considering the sale, enlist a Realtor before doing any updates or renovation. Agents have the ear of the buyer! Leverage that insider information. Don’t guess. Staging, colors, and marketing strategy are ever-changing. If you miss the mark, it can be costly.

Pre-Market Magic Selling for the most money doesn’t necessarily mean going on the market. In Chevy Chase, Realtors often market “private exclusive” listings so planning for a sale can concurrently include preparation, while marketing to ready and willing buyers.
