Planning Your Building Project

After completing the quotation, we send this document by email to the client. This quotation is valid for a period of 14 days from the date on the quotation.

Be aware that it can take from paying the deposit for the design of your project to the final approval from Council about 15 to 20 weeks on average. That is a total of 4+ months minimum before your new home project can get started by your builder. It will take 5 to 10 weeks on average for an addition/extension from paying your deposit to approval from council.

That is why we at John Gersteling & Associates allow 14 days for this quotation to be valid, because the longer it takes to complete this process the more your building costs can rise, and it separates the genuine client from the time wasters. Ask your builder or building products supplier regarding the construction price increases during any 3 to 4-month period.

After 14 days, some companies send you by email a reminder that they have provided you with a quotation yet have not received your reply. It would be reasonable to accept that clients respond after the 14 days reminder letter to notify of their decision not to accept the services or to go ahead with the design services. After all, time and travel have been provided to the client as a free quoting service and a response would be appreciated and considered a personal courtesy.

We still have the client’s notes, existing architectural drawings, survey certificates etc. that we cannot keep, so we notify the client to either pick them up or get them delivered before they will get shredded due to limited storage space.

Once you have accepted the design quotation, we would re-visit your property to take photos and make/take the necessary measurements and levels. We pick up from the client any documentation required before we start with the project design.

Warradale LAC Turns 30!

Warradale Little Athletics Club celebrates its 30th season in 2019 and the local club is ready for a big year ahead.

Warradale Little A’s is a family oriented, not for profit sporting club that caters for children aged 3 to 17 years.

The club has been providing competition for the children of our local community since 1989. From the very beginning, the club had people with the passion to lay the foundations of what is now a successful centre that is welcoming and inclusive to athletes of all abilities. They look forward to sharing their passion with the community for many years to come.

Competition is on Friday nights from September to March at Warragamba Sporting Oval from 6:00pm to 9:00pm. The new season starts on Friday 13th September.

Registration for the coming season is now available and must be done online via the Little Athletics NSW website (http://www.lansw.com.au). When registering, select “Warradale” in the drop-down box. A registration number collection day will be held from 6:00pm to 8:00pm on Friday 6th September at Warragamba Sporting Oval.

New athletes (those who have not done Little Athletics or trialled previously) are welcome to trial for two weeks at a cost of $10.00 and this is also done online. The balance is to be paid online when fully registering. Proof of age is required e.g. birth certificate, hospital blue book, passport or statutory declaration.

Warradale Little Athletics Club is an Active Kids provider. Please make sure that you have your voucher prior to registering.

The registration fees for the season are $85.00 for Tiny Tots and $130.00 for Under 6’s to Under 17’s. Family discounts are available for three or more children. Discounts for trialling families are not available. There is also a fundraising fee of $25.00 per family that is payable at the registration number collection day.

Pastor’s Corner Another Father’s Day. One of the greatest privileges I have in life is to be a Father of three daughters and a Grandfather to seven children. Each of my daughters are very different to each other and so too my grandchildren. My eldest daughter is a writer and editor for a Christian newspaper. She is also an active campaigner, working for change in society, campaigning against racism and pleading a case for the marginalised in this world. My middle daughter is a Chartered Accountant. She is generous with her time and possessions, wanting to help others with professional and practical skills. My youngest daughter is a Primary School Teacher. She is passionate about equipping children with skills to feel accepted and valued as an individual. She too has a heart for the marginalised.

Sometimes, I am puzzled about what I have had in shaping each of these young women. I like to think that they have forgotten all those times when I lost my cool with them, when I argued about differences of opinion, when I failed to show them love or when I failed to understand what their needs were. Despite my failings, I will always love my daughters and my grandchildren.

That comes as both a benefit and a privilege as I am their Father.

Father’s Day reminds me that we have a Heavenly Father, a God who shows unconditional love. 1 Corinthians 13: 4 – 7 records this, “Love is patient, love is kind. It does not envy, it does not boast, it is not proud. It is not rude, it is not self-seeking, it is not easily angered, it keeps no record of wrongs. Love does not delight in evil but rejoices with the truth. It always protects, always trusts, always hopes, always perseveres.” God the Father loved us so much that He sent His Son Jesus to die for us; That is love in action.

My prayer is for all men and women, that you might know that the God of all creation loves you.

Sea Change The popular TV show ‘Sea Change’ recently returned to our screens after an almost 20-year absence.

When it began way back in 1998 its great popularity reflected the desire of many people to get away from the city rat race, seeking change by escaping the pressure of city life and hopefully to make things better.

The show echoes this desire to make a fresh start in life. So many people wish their life could be better, different. So many people hunger for a ‘Sea Change’ but the question is where will it come from?

At Mulgoa Anglican Church, one of the truly great things that each person in our Church could testify to, is that in knowing and following Jesus, there is this opportunity for a fresh start.

Jesus gives all people a real chance to make that ‘Sea Change’ – to start life all over again – and without the cost of having to sell and buy a new house!

In the Bible’s book of 2 Corinthians, the writer spells out the significance of Jesus. He says, “If anyone is in Christ, he is a new creation; the old has gone, the new has come!”

Here in a few words is the ‘Sea Change’ so many are looking for. New life! A fresh start! Forgiveness with God! Having your guilt washed away! The confident, sure hope of a glorious new life with God! The promise of peace with God! The secure knowledge that nothing will separate you from the love of God! Although living by the sea has a lot to offer, you can have that ‘Sea Change’ a long way from the sea! The ‘Sea Change’ you have been looking for is found in Jesus.

Because of the significance of who Jesus and what he has done for us, at our Church we are always wanting to speak about him, but on Sundays in September we’ll be especially focusing on Jesus; the significance of his birth, life, death and resurrection.

We’d love to see you so you too can experience this wonderful ‘Sea Change.’

New Retailer for Warragamba The local community have welcomed a new business to Wollondilly Shire, with Warragamba Tobacco and Gifts recently opening its doors.

Warragamba Tobacco and Gifts is a tobacconist that also stocks giftware. Some of the items that they have in the shop include model cars, greeting cards, incense, along with seasonal gifts such as birthday presents, Father’s Day presents and Christmas gifts. Latest @ Luddenham by Wayne Willmington

I think August saw its biggest change in Luddenham ever, with the sod turning for the final stage of The Northern Road upgrade at Luddenham. This will see The Northern Road divert to the eastern side of Luddenham Village. Local Federal and State MP’s, Peter Sidgreaves MP, Angus Taylor MP, Melissa McIntosh MP and Tanya Davies MP were all on hand to signal the start of the work on the final stage of the Northern Road upgrades.

There’s so much happening now between Oran Park and Penrith and on a sad note we saw another four houses demolished to make way for the new The Northern Road Elizabeth Drive intersection. Luddenham has now lost

lots of homes to the Airport and Roads.

For those interested in the latest news regarding the airport, FOWSA will host a community drop-in information session on Saturday 7th September for members of the community to learn more about the airport development and to talk with FOWSA members. No registration is required. Details of the session are Saturday 7 September – 10:00am to 1:00pm at Campbelltown RSL. At the recent annual meeting of the Progress Association, the following were elected: Wayne Willmington (President), John Riordon (Snr Vice President), John Willmington (Vice President) and Glen Marsden (Treasurer). Also, the Show Society held their AGM with the following elected - Wayne Willmington (President), Garry Rogers (Snr Vice President), Lenka Nikesitch and Carolyn Wong (Vice Presidents) and Harley Woods (Secretary –Treasurer).

More than just Grass Cutters When you think of motor racing, cars, motorcycles and even trucks come to mind. Did you know that you can also race ride-on lawn mowers? That’s right, the trusty ride-on mower that we all use to cut the grass can also be modified to race.

We also have our very own club, right here in the community.

Mower Mania is a local ride-on mower racing club that comes together to meet at least once a month at Luddenham Showground. They attend Agricultural Shows to put on demonstration races which helps to promote their club. They have both male and female drivers and their membership fees are very reasonable. All members are required to race Standard Class for at least 12 months before stepping up to faster classes.

“I started racing about 2 and a half years ago. I had been looking for a hobby to keep myself occupied as I live alone. I had looked at the Mens Shed, but their main activities revolved around woodwork” said Ian Munro, member of Mower Mania.

“I have been involved in motor racing one way or another since I was about 19. My neighbour was having a problem with his ride-on and offered it to me for the right price. At the age of 67, my children think that I should slow down, but that’s not going to happen” Ian smiled.

There are several makes of ride-on mowers that are used within the club. If it has four wheels and a steering wheel, it should qualify, although it is better to contact a member to see if there are any problems.

“One of the problems with most types of racing is the expense. This is one of the cheapest forms of racing I have found, and the other racers tend to treat everyone as family. Are you an Angry Parent?

It seems that every day, we are reminded of how people are becoming more intolerant, aggressive, and unkind. The other day, a young fella in a car behind me was becoming impatient at my persistence to stick to the speed limit. He sped around me, ran a red light, and nearly collected a pedestrian on the bonnet of his car. I caught up with him at the next traffic light.

Was it really necessary to become so aggressive and impatient?

Anger is a normal human emotion. It is not ‘bad’. However, sometimes we make poor choices when we are angry. Sustained anger is no good for you or anybody else. The stress and strain that anger causes in your brain and body affects your physical, mental and emotional wellbeing, and it damages relationships.

Children learn from our example. When we yell or hit, children learn that yelling or hitting is the way to manage conflict.

Children are not born with conflict resolution skills. They learn them from us, which means we have to teach conflict resolution skills to our kids and more importantly we have to role model them.

Most child behaviour does not require an immediate response from you. You can take the time to centre yourself by breathing and grounding yourself before you choose to respond (rather than react).

If your child is about to walk in front of a car or hit her brother on the head with a truck, feel free to react quickly, but this doesn't need to be done in a mean or aggressive way either.

The skills that all humans need to learn to get along better with others includes: managing strong emotions; calming down; assertiveness; and problem solving.

School Weather and Air Quality Study Luddenham Public School students and teachers will be taking part in a study by the School of Biological, Earth and Environmental Science at the University of New South Wales.

Schools Weather and Air Quality (SWAQ) is a citizen science project funded by the Department of Industry, Innovation and Science as part of its Inspiring Australia Citizen Engagement Program. Luddenham Public School has been invited to take part in this research study and a research grade weather and air quality station has been installed on the school premises.

The research study aims to monitor weather and air quality across Sydney.

The data collected at the school will help researchers better understand how Sydney’s urban weather and air quality vary across the Sydney basin. Teachers and students will monitor conditions at their school in real time and explore variations in meteorological conditions, e.g. heatwaves and thunderstorms.

In Loving Memory Jack Wellings 28/12/1923 - 16/8/2019

Jack was well known around the Mulgoa area. He lived in Mulgoa for over 30 years on Mulgoa Rd close to the shops. He was a regular visitor and well loved by all the local shopkeepers.

In his later years he would ride his scooter to the shops to buy groceries and have a chat.

Jack was always well dressed, very witty and loved a yarn.

After the loss of his beloved wife Edna, he moved to Glenmore Park and found a companion in his faithful dog Sammy.

Jack will be missed by all that knew him.

May he rest in peace.

Think Spring – Think Leura!

KOBHI'S KITCHEN

Hi everyone!

My name is Kobhi and I am 9 years old. I love to help my Mum and Dad cook yummy food in the kitchen.

Each month, I will share with you some of my favourite recipes. Oh yeah, make sure you always have an adult helping you cook.

dad's green chicken pasta

Ingredients

One packet of spinach fettuccine (500g) 500g of boneless chicken breast One cup of cream Three tablespoons of fresh basil pesto One tablespoon of olive oil Method

1. Your adult helper needs to boil a pot of water.

Once the pot is hot, they can add the packet of spinach fettuccine.

2. My Mum does the next step too. She cuts up the chicken breast into strips. Next, she adds the olive oil to a pan and then cooks the chicken breast. The chicken breast is cooked until it is brown or as Mum says ‘golden’ 3. Add three tablespoons of fresh basil pesto to the chicken in the pan. Make sure the chicken is covered all over with the pesto. I love the smell of pesto!

4. Pour one cup of cream into the pan and mix it with the pesto and the chicken. Let it bubble for a bit. I think they call that simmering.

5. The spinach fettuccine should be ready now. Drain the water. Mum puts it in one of those things with holes in it to help it drain.

6. Add the spinach fettuccine to the chicken and mix it.

Food Rescue Service Expands to Northern Wollondilly

The Our Community Pantry Northern Outreach Service (NOS) is a project of Our Community Pantry Wollondilly - a food rescue service based in Bargo. The aim of the project is to provide affordable food for those in the Northern parts of Wollondilly and beyond.

A need was found to provide this service to those who couldn’t get to Bargo for the regular sessions. In co-operation with local residents and the Warragamba Silverdale Neighbourhood Centre (WSNC), planning was made to bring “Pantry” to Warragamba.

The NOS started in June of this year and has become an important part of our community, providing 50+ hampers per week.

The Friday pick up service provides a few options for those wishing to support it, which include a $50 family hamper (valued at over $200), a $30 family hamper and a $30 seniors hamper. In addition to these, they have $6 bundles also available to purchase.

To order any of these items, please ‘Like’ the Facebook page ‘Our Community Pantry – Wollondilly Northern Outreach Service’ and check for the post about the hampers to order (usually on a Thursday). Alternatively, you can pop into the WSNC to find out more or to order.

The NOS is always looking for volunteers to help with their Friday night service. If you can spare a few hours each week, please come along and let them know that you’d like to volunteer.

They are looking to grow the NOS within the area and to enable it to become self-sufficient within the community. They are trialling new things, so if you want to be part of it, please come along to a session and find out what they are about. Pantry is open to everybody, from those who need a helping hand to those who want to save money and help save food going to landfill.

Please come and join them on Friday nights from 6:00pm in Warragamba. They would love to see you there. r

Wollondilly Shire faces Growing Problem of Illegal Fill The Wollondilly Shire has increasingly become a target for unscrupulous operators from out of the area seeking to offload large quantities of illegal fill.

Many Wollondilly property owners have had fill delivered with false promises that it is clean and harmless, only to discover later on that it is contaminated with building and demolition waste, heavy metals or even asbestos.

Council’s Manager Compliance, Robyn Cooper said, “Moving fill is big business. Property owners should ask themselves ‘what is in this for the operator?’ Even if material looks clean, it may not be clean.”

“Our message to land owners is not to accept fill without first contacting Council and speaking to a Duty Planner to confirm whether consent is required.”

“There needs to be a tangible reason for bringing soil onto your property and there are many laws and regulations which apply, with significant fines attached for doing the wrong thing.”

“Residents also need to ask, am I improving my property by bringing in this material? As well as facing significant legal costs,

you could actually be devaluing your property if it is deemed a contaminated site,” she said.

The maximum amount of excavated material that can legally be brought onto a rural property is only 100 tonnes, or less than four truck and trailer loads, and any earthworks should not change the flow of water across the land or impact neighbouring properties.

Even virgin material needs to comply with all the exempt standards.

Once advice is sought and approval is granted to receive fill, residents should take down the details of the delivery driver including the name, license number and vehicle registration. The source of each load should also be confirmed. This information can be used to track down unscrupulous operators if fill is found to be contaminated.

Owners should always be present at their property when fill is delivered and once the job is complete they should secure the entry to prevent operators coming back with unclean loads.

If you see any filling or dumping that you have concerns about, you can report it to Council on 4677 1100 or the NSW Environmental Protection Authority (EPA) on 131 555.

Why People Who Exercise May Respond Better To Treatment (Part 2 Increased Blood Flow) Last month we saw how lymphatic waste removal benefits your tissues ability to heal. Exercise stimulates efficient removal of biological waste products via the lymphatic vessels, so that cells find themselves in a clean environment, free to respond optimally to therapy, which means healing is usually quicker.

Exercise provides additional benefits by increasing delivery of blood to all organs involved in sustaining exercise. For example: 1. To the brain for coordinated movement; 2. to the lungs to oxygenate blood; 3. to the heart to help pump oxygenated blood; 4. to the muscles to sustain movement.

Exercise does this by: 1. increasing heart rate and contraction-force which increases blood pressure in order to pump more blood to organs 2. activating reflexes that increase artery & capillary diameter maximising blood delivery efficiency 3. increasing the rate at which nutrient and oxygen rich fluids are filtered from the blood through capillary walls into the tissue space.

All this leads to increased delivery of nutrients to tissues during exercise to feed the cells, while simultaneously forcing waste-laden tissue fluids out into lymph vessels & veins, thus

More importantly, exercise leads to a tissue response called ‘adaption’, during which muscle & other tissue cells increase their production (inside cells) of: 1. classical antioxidant enzymes such as superoxide dismutase & glutathione peroxidase making cells more resistant to oxidative stress 2. heat shock proteins that help ensure structural & enzyme proteins inside cells remain correctly folded & functional under high-stress conditions meaning cells become harder to damage 3. mitochondria, which power every process inside muscle and other cells. More mitochondria mean better cell function, damage resistance, and post damage repair – in short tissues heal more quickly.

Finally exercise training induces considerable blood vessel remodelling, developing new arteries and capillaries for muscle and other tissues which likely lead to improved organ blood flow & long term functional improvements of these tissues.

In short, the capacity of various tissues (including muscle) to resists stress and to repair more efficiently is much improved.

Again, it’s easy to see why people who exercise more often respond more quickly to therapy.

The Pride of Luddenham The local sporting community is abuzz with news that a new rugby union club has been formed, with hopes that it will be ready to kick off in 2020. The Luddenham Lions Junior Rugby Union Club (JRUC) has the support of Penrith RSL JRUC and plans to fill the void in an area that is earmarked for future growth.

“The landscape will be clearer after the Sydney Junior Rugby Union AGM once approval is given, but the information coming back to us is that it’s simply a formality for the Luddenham Lions. We have the runs on the board creating Penrith RSL and a number of our existing members and committee really want to see it happen. We will be looking to kick off in 2020 with Try Rugby events in February and potentially even 7s before the end of 2019” said Adam Fletcher, President of Penrith RSL JRUC who is spearheading the campaign for the Luddenham Lions JRUC. The idea to first start a rugby union club in Luddenham can be traced back to 2012. With several rugby union juniors from Campbelltown joining Penrith District’s representative teams that year, some chose to travel to Penrith, instead of to Kiama for Illawarra’s representative program. With significant travel to and from games, the need for a local club closer to home was there.

“In a nutshell, we need more kids playing rugby and there is very little options south of the M4” stated Adam.

Although a local home ground is yet to be determined for the Luddenham Lions JRUC, Adam has plans in place until a suitable location is found, “Nepean Rugby Park will be the short term guaranteed venue, but we really want to explore possibilities and engage the community to take on that much needed local knowledge for the new club’s direction. The landscape is also changing with the airport and new transport links, so we want to be across all these aspects which will contribute to the club’s long-term success”.

The Luddenham Lions JRUC would love to hear from locals that have a keen interest in rugby. They aim to raise the profile of the game and, in turn, the club in the area. They are also looking for small to large businesses that would like to partner and grow with the club.

Warradale Men Shed Awarded Grant Warradale Men Shed is a member of the Australian Men’s Shed Association which is the peak body supporting almost 1,000 Men Sheds across Australia.

Being a member of this association enables them to apply for grants that are offered through the Australian Government National Shed Development Program on a regular basis.

During the recent Round 18 of grant applications, Warradale Men Shed was awarded a grant of $2,000 for the purchase of a metalwork guillotine/bender and a wrought iron bender.

This new equipment will be used on various projects they work on at the shed and the aim is to produce items for sale to the public.
