Vail’s Epic Pass and the inclusion of Deer Valley last year in the IKON pass brought even more new visitors to the area, which Tallman says kicked an already busy market up a notch. “We have people come here for the first time and they fall in love. They love that it is an authentic mining town,” she says.

Also, not to be overlooked, say locals, is the proximity of Salt Lake City and the much touted 30 to 40 minutes from jetway to skiway.

Park City might encompass three major resorts — Park City, Deer Valley, the Canyons — but there are a total of nine major alpine resorts within an hour of Salt Lake.

Park City is often thought of as a single entity, yet there are multiple neighborhoods and sections of the city with a surprising diversity of properties, prices and locations from slope side to the quaint historical sections of the city to residences in premium branded properties.

Demand and new neighborhoods also spill over to outlying towns that were once sleepy ranching

communities, transforming Heber and Midway.

Increasingly, summers are as busy as winters with an abundance of mountain pursuits, golf and fishing along with music and the arts.

Traditionally, newcomers here hailed from Southern California, but many part-time residents, particularly in the summer, come from Arizona, Florida and Texas. “They discovered summer up here first,” says Roney.

Such diversity means it’s difficult to define prices or parameters for luxury in the area.

“Luxury is in the eye of the beholder,” says Roney.

“What is luxury to one segment may not be luxury to another.” Luxury is often defined by the $1 million benchmark, but the median sale price in the Park City area is $1.5 million and the median within Park City hovers at $2 million this year, according to MLS data. Tallman says, “Homes that are well priced and presented nicely sell very quickly, sometimes with multiple offers.”

“People up here are very active. They love living in the mountains, but they also love being close to Nordstrom’s,” Roney adds.

Since the 2002 Olympics, which Roney describes as “a coming out party for Park City,” there has been a steady growth in the number of developments, residences and visitors to this mountain resort town. Global luxury brands including the St. Regis, Waldorf Astoria and Montage planted their flags here in 2009 and 2010.

An added boost came when Vail Resorts took over The Canyons in 2013 and then purchased Park City Resort. AMERICANS EXPECTED TO TRAVEL IN RECORD DIGITS According to a report from AAA, onethird of Americans will be traveling this holiday season. AAA projects that 112.5 million Americans will be traveling in cars or planes during the holidays, which is a 4.4 percent increase from last year and the most since AAA started tracking holiday travel. “This is projected to be the busiest holiday travel season in our country’s history,” said Michael Blasky, spokesperson for AAA Utah, in the report. “There will be almost 5 million more people traveling in 2018 compared with last year.” The majority of people are expected to hit the road between Dec. 22 and Jan. 1.

He thrives in the unpredictable days, the slew of challenges that are difficult to avoid and the near-constant opportunities to improve a guest’s experience through small actions.

It is what has kept him hooked on the business for the past 35 years, and why he is eager to become the new president and chief operating officer of Deer Valley Resort.

Shallan is replacing longtime Deer Valley figure Bob Wheaton, who will officially step into a role as senior strategic advisor for Alterra Mountain Company in January. Alterra is the parent company of Deer Valley Resort.

The new Deer Valley leader has 19 years of experience with KSL Capital Partners, one of the entities that formed Alterra Mountain Company. He worked at resorts and hotels owned by the management company from San Diego to London.

Shallan got into the hotel and restaurant business as a 15-year-old boy in Pittsburgh. He worked as a prep cook, line cook and banquet cook at the management company Interstate Hotels. He grew to like the work, so he decided to pursue it as a career and attend a school

His education led him to an eightmonth internship in San Francisco, where he fell in love with what he said was an “international, cosmopolitan city.” Once he graduated, he returned to the Bay Area to work at Westin Hotels and Resorts and fell in love again, this time with his future wife.

He hopped between jobs in Palm Springs, California; Boca Raton, Florida; and Phoenix before returning to

the San Francisco area, all while rising through the ranks and starting a family of two kids. He was the general manager of a hotel in Berkeley, California.

He continued to travel for new positions, working as general manager of a beach resort in San Diego for 10 years and then moving to London to oversee several hotels in the area. His most recent position was chief operating officer of an indoor skydiving facility in Austin, Texas.

But he was ready to get back into an operating role, he said. In London, he felt removed from the hotels he was overseeing and in Austin, he missed working with guests.

He came to KSL Capital Partners and asked, “What next?”

Pendry condos Pendry Residences is expected to include 200,000 square feet of livable space in the center of Canyons Village, wedged between the Hyatt Centric Park City, Sunrise Lodge by Hilton Grand Vacations and Sundial Lodge. Another 40,000 square feet will be dedicated to retail space on the plaza level. The lot is currently used as a parking lot.

Shirken began conceiving ideas for condominium projects in Canyons Village when he saw the development plans for the area about five years ago.

He said he became “mesmerized” by the amount of potential in the area.

He worked on the Apex Park City Residences, a 63-unit condominium project, but was eager to do more. He then acquired the property for the future Pendry Residences two years ago, and has been working on the plans ever since.

where we could consolidate the amenities with a high-end and highly serviced guest experience,” he said.

In Shirken’s search for a resort management company to help him accomplish his goal, he became acquainted with Montage International’s Pendry brand.

Shirken said he chose the Pendry brand because of Montage’s reputation for high quality service and Pendry’s willingness to create a contemporary product that fits into the environment.

Michael Fuertsman, co-founder and creative director of Pendry Hotels, said Pendry aims to build unique hotels and condominiums rather than cookie-cutter buildings.

“You should feel Park City, you should feel mountain living, while you are here,” he said.

He said Pendry Residences will have plenty of glass and steel to give it a modern aesthetic and disrupt the traditional resort style.

The Pendry brand launched four years ago to give a contemporary spin to luxury hotels.

The development is set to include 150 condominium units, which range from studios to four-bedroom penthouses, Shirken said. He expects that the majority of the owners — who will likely be second-home owners — will be placing their units into the rental pool, which Pendry will help manage.

Pendry Residences is also set to have five restaurants, multiple retail shops, a rooftop pool, a spa, a kid’s club, a recreation room and some bars, including one in a yurt. A large convention space will be available for conferences.

Shirken hopes the amenities attract visitors from neighboring hotels as well as locals.

“We’re trying to create a variety of retailers and restaurants that will be exciting and interesting for the residents of Park City,” he said.

“There are 2,600-2,700 people who work here that are a fantastic group of people. To be associated and have the ability to be the person in the leadership role, that is a one-of-a-kind job,” he said.

“I’m pretty excited to be a part of that family.”

He said it is nice to be leading a resort that is already running well, but believes there is room for improvement. The resort plans to improve its technology in the coming years, including

the installation of wireless scanning technology gates to check passes at the ski lifts next season.

He said the après-ski experience could be enhanced by adding more dining options at the base of the resort, for example.

Shallan is also aware of the difficulty Deer Valley Resort employees have in finding seasonal housing, and he said the resort is continuing to look for options to house its workers. It currently has about 400 beds for its employees.

Coming from a hospitality background, he is most excited to get back to Deer Valley’s hospitality roots, continuing to improve the service that has won the resort awards for several years.

An architectural firm based in San Francisco plays a crucial role reshaping a blossoming community in one of the country’s premier skiing and outdoor excursion destinations.

SB Architects conceptualized the three buildings that will form the Pendry Residences Park City, a 150-unit hotel condominium developed by Columbus Pacific that’s set to open late in 2021.

Though known worldwide as a ski destination, Park City, Utah, truly shines during the summer, said Brian Shirken, president and co-founder of Columbus Pacific.

“Like others, I discovered Utah as a skiing destination, but I fell in love with Park City as a summer destination. There’s mountain biking, whitewater rafting, fishing, water skiing, golf; you name it, it exists there,” he said. “And the weather during the summer is mid-70s with no humidity.”

Natural stone, rich hardwood and modern fixtures will accent interiors whose floor-to-ceiling windows will frame mountain views. Columbus Pacific wanted a very contemporary aesthetic that basks in sunlight and offers grand scale, Shirken said.

One building will host the area’s only rooftop terrace with a swimming pool, and the luxury getaway will include indulgences like a spa with eight treatment rooms. Four unique restaurants will be placed about the high-end development offering conference rooms, a fitness center, kids club and a 4,000-square-foot ballroom.

Shirken expects the resort to not only begin a new era of premium hospitality for Park City, but that Pendry Residences Park City will become the social hub of Canyons Village.

“The idea is to provide a destination guests don’t have to leave,” he said.

But interested buyers might need to act quickly. Sales began in late February, and the Pendry Residences Park City is at 50 percent capacity, with some $95 million in reservations already.

“It was incredibly well received,” Shirken said, “I was blown away by demand.”

Though half the development is already claimed, Shirken assures interested buyers that all floor plans remain available.

Designed by SB Architects and IBI Group, the ski-in, lift-out resort and residences will open for winter 2021. The residential sales program is set to begin in December 2018 and construction is scheduled to commence early summer 2019.

Located 35 minutes from Salt Lake City International Airport, Pendry Park City will serve as a vibrant luxury basecamp for discovery in Park City and Canyons Village.

Situated at the entrance to Park City, Pendry Park City will present a contemporary design with a palette of warm woods, stone and metals. The resort will bring artistic influence, innovative cuisine, intimate gathering places and the ultimate in relaxation and unparalleled experiences to Canyons Village. The year-round mountain resort boasts more than 7,300 acres of skiable terrain and with the Pendry opening, will add 150 guestrooms, suites and residences.

Pendry Park City will feature four unique lounge, restaurant and bar experiences perfectly suited for every après-skier or snowboarder’s preference. The resort will have the only rooftop pool and bar in the area upon opening, as well as an inspired Japanese-American restaurant that will offer mountain fare, steaks and chops, along with Japanese standards of sushi and ramen. To round out the amenities, Pendry Park City guests and residents will also have access to a rec room with relaxed American cuisine and arcade games as well as Spa Pendry with eight treatment rooms; a fitness center; Pinwheel Kids Club and more than 7,000 square feet of indoor meeting space, including a 4,000-square-foot ballroom.
