Mikes letter

Welcome to this weeks magazine...

Lets kick things off with the announcement this week to make face coverings compulsory in shops. This should have happened as soon as we got word of the pandemic hitting the UK, then maybe we would not have one of the highest death rates in Europe. That being said we seem to get conflicting information on how the virus is spread. My personal view on this subject is we should all just wear a face mask at all times and get back to normal service as soon as possible. I see this week we were blessed with a new replacement statue for Edward Colston without any permission from our local Council. I say fair play to Mayor Marvin Rees getting the statue of Jen Reid removed today as this is a decision that everyone needs to have a say about, especially as all lives matter not just the lives of black people. I personally would love to see a statue of Dave Prowse AKA Darth Vader and The Green Cross Code man in its place as he played a huge role in one of the world most iconic moves Star Wars and helped educate children all over the UK with his quote “Always use the green cross code” or click here to watch his advert from 1976. I could rant on for hours about this subject but I won’t. So for now have a great weekend everyone and remember to look left and right when crossing the road...

A new telephone support service for ex-service personnel has been launched by the Armed Forces charity Alabaré. The service will help Veterans who are struggling with their mental health and wellbeing and will provide specialist support to those in need, including guidance, advice and coping strategies specifically to manage anxieties around the Coronavirus pandemic. A recent survey has found that there has been a 50% increase in Veterans stating they are not managing their mental health well compared to before the pandemic started*. Emma Wellock manages Alabaré’s Riverside Sanctuary mental wellbeing support service, from which the new Veterans helpline will be run. Emma said; “We are delighted to be expanding our support service to provide a dedicated new helpline for Veterans. We are here 7 days a week to provide them with the support they need through these difficult times.

The lockdown has been difficult for many of us but particularly acute for some ex-service personnel who are already living with complex challenges in their mental wellbeing.” Alabaré run a range of accommodation and support services for Veterans across the South West of England and throughout Wales. In Bristol, the charity operates two homes which can house a total of 10 ex-Armed Forces personnel who could otherwise be forced into sleeping rough on the streets. Of those currently supported by the charity, 44% of Veterans had stated that they had struggled with their mental wellbeing. The new Veterans helpline service has been made possible thanks to financial support through the Armed Forces Covenant. Any Veteran wishing to access the telephone service can do so every day from 9am – 11pm by calling 01722 466680.

New show homes launch at popular South Gloucestershire development

New show homes at Park Farm Thornbury now open Two brand new show homes at a popular South Gloucestershire housing development have just launched, as the surge in interest in buying a new home continues post lockdown.

The show homes and sales centre are open by appointment only but virtual one-to-one tours via video phone are proving hugely popular as well the 3D virtual tours on the development website.

The new show homes at Barratt Homes' Park Farm in Thornbury opened last week as the final phase of construction resumes following the covid restrictions. Several of the new homes will be ready to move into later this summer.

Set within 27 acres of open space outside the popular town of Thornbury, Park Farm will also offer sports pitches, parks and an orchard and is within walking distance of the Ofsted ‘outstanding' rated St Mary's Church of England Primary School.

The 5-star housebuilder has seen a huge upswing in interest in buying a new home in recent weeks with a 97% rise in enquiries last month, compared to the same period last year.

NHS workers and members of the armed forces are offered a 5% contribution, up to £15,000, on a new home a Park Farm under Barratt’s NHS Deposit Contribution Scheme and Armed Forces Deposit Contribution Scheme. The government’s Help to Buy scheme is also available enabling buyers to become owners with just a five percent deposit on their new home, up to a value of £600,000.

Two new house types have been introduced to the fourth and final phase of Park Farm, offering first time buyers, families and downsizers alike a wide variety of home designs and layouts to suit a range of requirements. Features of the new Woodcote home include a large and luxurious main bedroom with en-suite occupying the whole of the top floor and a fourth bedroom that also makes an ideal home-office.

6

The current scheme is set to change next April, becoming open only to first time buyers and for homes up to £349,000. As a result, there are only ten homes left at Park Farm that will qualify for the current scheme.

Many buyers have expressed a desire to move home before the end of 2020 and Barratt Homes is also offering part exchange on the Park Farm development, which will help speed up the process. The scheme allows buyers to part exchange their current home for a new one, with Barratt Homes being a guaranteed cash buyer. Andrea Pilgrim, sales director at Barratt Bristol said: "We're thrilled to be getting back to building our high-quality homes at Park Farm - already a thriving mixed community. These two new show homes showcase our newest, most contemporary homes offering great flexibility - which recent events have highlighted as being important for so many of us.

A range of safety measures and new working procedures are in place in the sales office including protective perspex screens, retractable barriers, strict social distancing and, where necessary, personal protective equipment (PPE), plus smart video- doorbell intercom systems to enable customers to engage with sales teams before entering offices. To find out more about new homes from Barratt, visit www.barratthomes.co.uk or call 0330 057 6000.

“It’s a really lovely location with masses of outdoor space, parks and even an orchard whilst being less than a mile out of Thornbury and its great range of pubs, restaurants and independent shops.”

3 Challenges for our NHS on its 72nd Birthday As the NHS celebrated its 72nd birthday last week, a sense of heartfelt appreciation swept the nation. This year’s celebrations were understandably more widely celebrated than ever. From the national chorus of Thursday clap-a-longs which kept our collective spirits alive during the Lockdown, through to the millions of posters proudly displayed in windows across the land. There is no doubt about it: Britons love the NHS. Contrary to the claims of many political activists, the development of the NHS was a cross-party effort and achievement. In a nation feeling the strain of WWII, political theorists began to discuss the possibility of a radical new plan to transform healthcare, and in doing so the life chances and prosperity of our nation. These ideas were most notably expressed within the 1942 Beveridge Report by Sir William Beveridge of the Liberal Party. The report became a blueprint for post-war social policy in Britain, paving the way for a radical ‘social insurance system’ which was free at the point of use, whereby every paid employee made a contribution. By the 1945 General Election, Beveridge’s ideas had gathered such widespread acclaim, that they were reflected in the election manifestos of Liberal, Conservative and Labour parties. When Clement Atlee’s Labour won a majority in 1945, the implementation of the NHS was spearheaded by Minister Aneurin Bevan in 1948.

2) Face the facts over funding As our population becomes older and the costs for new life-saving treatments escalate, there is a growing need for an independent body charged with the task of calculating the NHS bill. Having such a body at arm’s length from the Government will help to cut through the slogans of modern politics and tell the public what it wants to know: what is required to keep the NHS afloat, and which parties are following suit within their manifesto commitments. 3) Build national consensus and cross-party collaboration The Roman philosopher Cicero stated, ‘The health of the people is the highest law’. Health is an issue which transcends political boundaries. Our health enables meaning and connection within our lives, families, and communities. In the same cooperative manner in which the NHS was first created, consensus and collaboration will be required to ensure we build an NHS fit for the needs of current and future generations. This perhaps will be one of the most pressing challenges for 21st Century Britain.

Our NHS has since risen to become an extraordinarily influential system of social care, consistently ranked by the World Health Organisation as one of the most effective health systems in terms of health outcomes-per-poundspent. As we remember the past and pause in national appreciation, now is a more important time than ever to reflect on its future challenges: 1) Full integration of the NHS & social care system Coronavirus has brought to attention the stark problems arising from a poorly coordinated NHS and social care system. From the government’s ill-advised decision to initially ignore COVID-19 deaths in care homes, through to the endlessly-echoed-call for better integration from the corridors of Whitehall, it has become abundantly clear that we need to stop talking about integration, and start executing a coherent plan. It makes no sense to continue with the current ineffective approach, whereby patients find their care pathways stuck between two uncommunicative systems mired in bureaucracy and inefficiency.

Bristol's musical and creative community joins together for Sky Orchestra. The line-up of celebrated and emerging Bristol musicians and artists involved in a massive musical dawn chorus set to take place in the city this month has been announced. Serenading people in their homes with specially commissioned new music, the Sky Orchestra is planned to offer people hope for the future and showcase the creative talent of the city. A flotilla of seven hot air balloons will deliver the instrumental dawn chorus from the sky to create an uplifting visual and musical experience in surround sound.

Outgoing Bristol City Poet Vanessa Kisuule has written a spoken word contribution which she is recording whilst renowned theatre and TV writer, composer and sound designer Elizabeth Purnell has created the string arrangements. Drew Morgan is the cello soloist for the piece. Emerging young Bristol talent performing includes Jo Bacon, Jerome Gamble and Joe Harding on the guitar, with Tom Nosek providing the vocals. Both Stew Jackson and Jerome Gamble will be playing electric guitars in balloons live during the Sky Orchestra performance.

Sky Orchestra - A New Dawn for Bristol is an arts project by renowned international Bristol artist Luke Jerram and Bristol-based BAFTA-winning composer Dan Jones. It features the premiere of a new composition commissioned by Bristol Old Vic.

Planned by Dan and Luke since the beginning of the lockdown, the local ballooning crews are being brought together by lead pilot Peter Dalby. The performance has only just been made possible as social distancing restrictions have been relaxed to allow pilots and crews to work together safely. To avoid public crowds turning up to watch the launch, the dates and times of the performance are a secret. The performance will be announced on the day, just as the balloons take off.

Now, the incredible line-up of Bristol musical and artistic contributors joining forces for the project has been revealed. Grant Marshall, founder member of Massive Attack, Stew Jackson, current writer and producer for Massive Attack, and Adrian Utley, founder member of Portishead, are all involved in either creating or playing on the soundtrack.

People are encouraged to capture the experience on camera and share their photos and video on social media, using the hashtag #skyorchestra. Funds raised from the sale of the EP of the musical composition, which will be available to stream via all mainstream music streaming services, will be donated to support emerging musicians in the city.

Sky Orchestra was first performed in the city at the Bristol International Balloon Fiesta in 2003, and in 2011 flew across the Capital for the London Olympics 2012. Dan Jones, a BAFTA and three-time Ivor Novello award-winning composer who balances his time creating large scale musical artworks with a prolific career writing music for screen, is co-creating the new score.

"I'd love to see how people experience the Sky Orchestra from around the city so please do share your photos and videos on social media, using the hashtag #skyorchestra."

He said: "We're excited to be bringing together some of Bristol's most celebrated musicians alongside emerging young talent from across the city; Bristol continues to be a launchpad for musical innovation that spreads right around the world. This is a great opportunity for all of us to thank the city as a continued source of inspiration."

Tom Morris from Bristol Old Vic, which commissioned the new musical score said: "All of Bristol is a theatre and the safest performance space in the world is the sky. Bristol Old Vic may be closed, for now, but the ears and eyes and hearts of all Bristolians are not and the need for inspiring work by our most extraordinary artists is greater than ever under the effect of the pandemic. We are thrilled to be able to collaborate with Luke and Dan and a host of Bristolian musicians on this wonderful project, their gift to the city during lockdown. May it bring hope and delight to all who see and hear it."

Luke Jerram, who is well known for artworks such as Museum of the Moon, Play Me I'm Yours and Park and Slide, explains: "As the city begins to unlock, we wanted a way to deliver an uplifting experience to people in their homes. Something spectacular, yet somehow intimate; to create a sense of renewal, hope and rebirth, to raise the public's spirits and mark a moment in time.

With seven hot air balloons positioned over a city, this makes it one of the largest surround sound artworks in the world.

Sky Orchestra - A New Dawn for Bristol is taking place with kind permission from Bristol City Council, within social distancing guidelines.

AWARD NOMINATION FOR BRISTOL PR AGENCY One of Bristol’s longest-established public relations agencies has been nominated for an industry award for a campaign to raise awareness of the mis-selling of pensions to Port Talbot Steel workers. Empica, is a finalist in the Public Relations Consultants Association (PRCA) Dare Awards, for the work carried out alongside its client, Bristol-based law firm Clarke Willmott. The awards strive to seek out and reward the very best PR and communications professionals across the UK and the winner will be decided by a panel of judges and announced at a regional award ceremony in September.

Empica Managing Director, Martin Powell, said: “Often PR is portrayed as something frivolous and unimportant. This campaign demonstrates what the industry is really about as it alerted many steelworkers to an issue and led to it being talked about in Westminster. Millions of pounds were put back into the pockets of hard-working people.” Philippa Hann, Partner and Managing Director at Clarke Willmott, said: “Empica supports us with all our communications but it is fantastic to have this campaign recognised as we knew that it was a hard to reach group. “Our work is still going on to support the steelworkers and ensure as many of those as possible who lost out on pensions get the message. We understand that around 8,000 people transferred out into private pensions instead of opting for a final salary scheme. The Financial Conduct Authority has identified that the majority of these should not have transferred and many millions of pounds are likely to be due in compensation. “The award nomination helps us to continue to highlight the issue.”

The Empica campaign has been named as a finalist Empica, based at Wraxall Hill, Bristol, has a history dating back 30 years of providing high quality in the Integrated Campaign of the Year category in communications support and advice to many of the the South West region. region’s best known firms. SPORTS CHARITY EMPIRE FIGHTING CHANCE RETURN TO BRISLINGTON THIS SUMMER TO ROLL OUT SOME YOUTH SESSIONS! As a councillor candidate I’ve talked to a lot of people on the doorstep and one issue comes up time and time again, where are the youth clubs and facilities, and where are they supposed to go in their spare time? Where do young people get chance to let off steam, talk to other young people, develop their social skills, get a bit of mentoring? It appears that sadly most of the youth services in Brislington have gradually been taken away, predominantly as a result of the 70% cuts from government over the last ten years Last year together with Empire Fighting Chance I decided to try and do something about it by applying for a small grant to support local communities. Hats off to the team at Empire, I rang less than 48 hours before the deadline and asked if we could get a pitch together. We sent off the first brief in August knowing competition was pretty fierce. We were delighted to be called back for a presentation in the autumn and then were shortlisted again to finally be awarded £16,000 in January of this year.

20

We exploit boxing’s grittiness to attract young people and use gaps between physical activities to inspire changes in how they think and behave. We integrate boxing with: · Mentoring · Education · Therapy · Careers support By participating in sport, young people gain support in ways that feel natural, encouraging them to turn up, trust us and go on to make changes in their lives. We now inspire over 4000 young people each year across South West England and Wales. Our work inspires young people to achieve significant changes in their lives, from returning to school and exiting gangs to getting work and feeling healthier and happier. We are sharing our winning formula to reach even more young people. Among other things, we are mobilising local organisations to deliver our work and we are contributing to the All-Party Parliamentary Group on Boxing to build a case to the Government for how sport can improve mental health.’

The team kick started the project by delivering some girls only sessions at St Brendon’s cut short by the COVID crisis and lockdown. Thankfully they’re now able to continue their sessions during the summer holidays; on Monday’s at Arnos Park 1pm until 2.30pm and Thursdays 1.30-3pm, see flyer for more details.

We recognise that £16,000 doesn’t sound like a lot but because the team are able to bring their equipment anywhere it will go quite far in providing regular sessions for a couple of years. Personally I haven’t finished with my aim to revitalise youth services in the area, I’ll be looking at other events and funding for the younger age groups too.

Empire Fighting Chance supports thousands of children and young people through a various activities, but predominantly non-contact boxing and fitness. 81% of those who attend feel fitter, 92% of targeted young people struggling at school improve their attendance at school, and 90% targeted then progress into employment, training or further education. Overall though, their work provides a community space for young people to form f riendships and gain the support they need in whatever capacity they need it.

For now, I’m extremely proud that Empire Fighting Chance will bring their much valued services to Brislington. For more information on the sessions please contact Jamie on jparry@empirefightingchance.org and if you are interested in getting involved in my campaign to extend youth services to Brislington please email me on carolyn4brislingtonwest@mail. com

A bit of history about this fantastic charity and what they do; ‘We combine non-contact boxing and intensive personal support to challenge and inspire young people to realise their unique potential.’

COVID-19 Memorial Garden Design Unveiled An artists’ impression shows how a new memorial garden at Westerleigh Crematorium to remember people who have died during the COVID-19 pandemic will look. Westerleigh Group, the UK’s largest independent owner-operator of crematoria and cemeteries, announced last month its intention to create a memorial garden at each of its 34 sites across the country, including Westerleigh Crematorium, near Bristol. Luke Dinsdale, site manager, said: “The new garden will be a tranquil place for people to visit and remember loved ones who died during the pandemic, and to pay tribute to those who sacrificed so much to help others who were sick, isolated or vulnerable. “The centre-piece of each garden will be a stone monument surrounded by a floral arrangement representing a rainbow, which has become a symbol of hope during the pandemic. “Many people have put pictures of rainbows in their windows during the lockdown, to cheer up passers- by and to offer a bright message of hope. “Our rainbows will be created using the vibrant colours of Begonias, Petunias and Geraniums.”

The stone at the centre of the memorial garden will be made from all-polished black granite and is a typical traditional memorial for remembrance but with a Westerleigh change of design. The memorials will be individually carved by Westerleigh’s highly-skilled stonemasonsWork is expected to begin on the stone memorials in the Autumn with garden landscaping taking place in early Spring 2021. Luke and his team at Westerleigh Crematorium are now looking to identify the best location within the grounds for the garden, which is expected to open mid-to-late Spring 2021. He added: “We are proud that our crematorium enjoys close links with our local community, and we therefore thought it would be an appropriate gesture to create these permanent and lasting memorials. “It will be a special place where people can remember and reflect on the loved ones they have lost, and give thanks to the wonderful way that the NHS, key workers and whole communities pulled together during this unprecedented crisis. “As this project progresses, we will be reaching out to the local community to help shape and finalise our plans.”

Local Equestrian Breeder Gains Gold at British Breeding Futurity Evaluations

Sarah Hall, of Chapel House Equestrian in Axbridge earned the highly respected "Gold" status in the first week of the British Breeding/Baileys Horse Feeds Futurity Evaluations with her yearling Flynnzatanz. The judges felt that first time breeder Sarah’s filly was a particularly attractive Dressage filly whose excellent type and harmonious conformation earned her the "Gold" status with an overall mark of 8.15. The Futurity evaluations aim to identify British bred, young potential sport horses and ponies that are destined for careers in, dressage, eventing, show jumping, or endurance and may even find the Olympic Champions of the future. Entries are categorised by discipline with age groups for foals, yearlings, two and three-year olds. For the first time The British Breeding/Baileys Horse Feeds Futurity Evaluations saw breeders submitting their entries in a digital format in sets of detailed videos taken on hard and soft ground that were examined by a team of international experts, including a senior veterinarian, Baileys Horse Feeds nutritionist, linear scorer and highly experienced International evaluators from the UK, Holland and Germany. Sarah bred Flynnzatanz from her mare Zialita who she purchased as a 5-year-old dressage horse from Holland. Zialita was graded in Holland as a performance and brood mare.

26

Zialita is the half-sister of the PSG/Inter I horse Fabene and brings the proven performance breeding of the Grand Prix dressage stallion Charmeur (Florencio x Jazz). The direct motherline has also produced international 1.40m showjumper Go Go Move and the stallion Zenturio who sired several successful international showjumpers. Sarah knew she had a mare with lots of potential and was looking for a stallion with a great temperament which is one of the reasons she chose Fidertanz who is an incredibly powerful and charismatic stallion known for his exceptional rideability and outstanding movement. Fidertanz is by Fidermark I, who was the winner of his stallion performance test, a Bunderschampion in Germany, a Grand Prix winner. Sarah says “Flynnzantanz isn’t a big flashy mover, but she is active and correct and to have that with the right temperament is exactly what I wanted to breed”. The evaluators felt that Flynnzatanz was an eye-catching filly with beautiful type and correct conformation and gaits, aimed at the very top of the sport with bags of charm and “look-at-me” factor. This great result, especially for a first-time breeder, also qualifies her for pre-selection into the first ever Futurity Elite Online Auction, which will be held in September this year in cooperation with ClipMyHorse.TV. The Futurity evaluations will continue until 31st August. For more information, visit www.britishbreeding.co.uk

Get Organized: 7 Things You Can Get Rid Of OK, I'll admit it; I love getting rid of things. A couple of weeks ago I was sitting in my office and suddenly had the urge to purge. I filled four bags with papers, notes and other things that weren't serving my needs. The reason I love getting rid of things is because of the space I discover. It's not only physical space I discover but also space in my mind. I get energized and become more creative.

2.

Old, travel size, half used bottles of shampoos, lotions, soaps, cosmetics, etc., that you simply don't use. These items take up valuable cabinet and counter space. It is true that some of the products may still be good and someone else could use them but unless you are using the products you are not getting any value from them and neither is anyone else. Give them away or throw them away and benefit from all of the found space.

What I've learned through my work with my clients is that I'm not the only one who gets a rush when space is created but sometimes it's hard to figure out what you can let go of. When my clients and I talk about getting organized and decluttering the key question that we try to answer is: "What do I get by keeping the object i.e.: what's the value?" versus "What does it cost me to keep it?" What you get, the value or benefit, is often measured in terms of usefulness, sentimental value and beauty. Cost is generally measured in terms of time, space and money. Here is a list of seven things that generally cost more to keep then the value they give you in return.

1.

Things that you have printed off the internet that you've been meaning to read. They take up physical space and often weigh heavily on your mind because you haven't read them. The really good news is that should you need any of this information in the future you can reprint it.

30

3.

Clothing that you will wear again when you lose 10 pounds or are stained, don't like or don't wear. These clothes are preventing you from finding the things that fit you and look good on you. Another benefit of getting rid of these clothes is that when you lose 10 pounds you'll get to buy something that you will really enjoy.

4.

A gift you received that you don't like or will never use. Even if the person who gave it to you is special or the gift was expensive. What value is that gift giving you? Do you think that the person who gave it to you would want you to feel burdened by it?

7.

Knick knacks, souvenirs and other little things that you've collected over the years that remind you of a trip or experience. Do you smile when you look at it or does it get lost in a collection of stuff? Just because you don't have the souvenir doesn't mean you don't have the memory.

5.

Something that you bought for yourself, even if it was expensive, that you simply no longer like, never use or won't use again. What benefit are you getting from keeping it? How much space does it take up? How do you feel when you look at it?

As you go through your things use these questions as a guide: • • • •

6.

Tools or gadgets that work great for someone else but don't work for you even if others swear by it. Just because it works for someone else does not mean it's right for you.

What value or benefit does this give me? Is it costing me more then I am getting from it? Does someone else what me to have or use it? Is it something I keep meaning to use but never seem to?

Is it costing me more then it is worth to me? My suggestion to you is get these things out of your home, office and life quickly. I know it can be difficult to throw out "good" things, especially these days, so you might want to plan a big yard sale or find an organization or someone to donate the things you no longer value but please do it quickly. Remember Free Web Content, unless you actually get rid of these things they are still costing you. Make the decision and act on it. You have a lot to gain.

8 Reasons why your home sale could collapse There is always an air of excitement when you accept an offer – you’ve found your new home and you can’t wait to move in and make it your own. But now you’re entering the sales process, that period of time where wobbles happen and stress levels rise, but even worse – the stuff of nightmares – what if the sale falls through? Trust us, at NEXA Bristol this is the last thing we would ever want you to experience and we will be doing everything in our power to make sure it doesn’t happen. There are so many parties involved in a chain, to help you avoid disaster here are 8 reasons why your home sale could collapse in Bristol. 1. Gazumping At NEXA Bristol we are not a fan of this practice, but sadly it does happen. You have been searching for your next dream home, and finally you’ve found it. It won your heart at hello, and after some negotiation your offer was accepted. The champagne is opened but before you have finished your glass you get a call to say that even though your offer was accepted, the seller has had another, higher offer and so this dream home is no longer going to be yours. Yes, we’re afraid to say, you have been gazumped!! Unfortunately, as a buyer, there isn’t a lot you can do, as frustratingly in the UK the sale isn’t official until the contracts have been exchanged. You may decide to renegotiate but by doing so you could be stretching yourself more than you should, financially. To try and minimise the risk of this happening to you, make sure you ask for the property to be taken off the market and that viewings are ceased as a condition of the offer. Most sellers are happy for this to happen as they are overjoyed to have a sale, but should they refuse, that should be a huge flashing warning sign telling you something is not quite right. Also stress the positives of your position; in other words, make sure you sell yourself as a buyer. 2. Financial situation We all know what we’ve been through with the pandemic and it’s certainly made many mortgage lenders more cautious in recent months. Your financial situation is so essential to a successful sale; it may have changed during the pandemic, so before you make an offer be 100% sure that you have an up to date mortgage in principle. If your mortgage offer is not recent you could discover your lender has rescinded it, which could mean you lose the home you wish to purchase if you cannot find an alternative offer.

34

Your buyer could also find themselves in this same situation, which is why it’s essential to check the validity of their mortgage offer. At NEXA Bristol we will always check that your buyers’ mortgage offer is Covid-proof. 3. Mortgage survey Before you get confused, the survey undertaken by your mortgage lender does not tell you about any defects of the property you wish to purchase in Bristol. A mortgage survey is for financial purposes only; your mortgage lender is checking that the sale price matches their own valuation of the property. A mortgage lender will not lend 1 penny more than they think the property is worth, and if they value it less, it is known as a down-valuation. In this case, the buyer could renegotiate with the seller, or the buyer could find the difference between the mortgage survey valuation and the agreed sales price. You can try to avoid this by keeping an eye on the current market and what similar properties are selling for so that when you make an offer you know that it is in line with current sale prices in the area. 4. The chain Our guts have a way of making decisions for us when we become unsure about something, so if there’s a niggle, buyers and sellers alike could have a change of heart. Chains are fragile things, with so many people tied up in each part of the chain, from buyers to sellers, to mortgage brokers and conveyancers. When you have so many parts it only needs one link to break for a sale to collapse, leaving a lot of people out of pocket. There are many reasons a chain can break, but if you have a strong estate agent such as our team at NEXA Bristol and a solid conveyancer they can more often than not resolve any issue, working hard to keep everyone happy and each link connected. Also, consider the length of the chain before you decide to accept or make an offer, as you may save yourself a lot of frustration and possible heartache.

5. Survey results

7. Delays

This is where you get down to the nitty gritty of the property you’re looking to purchase in Bristol, or when a buyer discovers the truth about your property. A home survey can uncover a wealth of issues, from small cosmetic details which are easily fixed, to major structural problems that could be costly. We know that some buyers skip having this survey done to save costs, but we strongly advise against this as you could be setting yourself up to purchase a property that requires extensive works. To avoid any surprises, always get a survey undertaken by a RICS surveyor; as a seller, you may wish to have a survey done before you place your property on the market. This way, you can seek advice on any issues raised and get them fixed so that buyers will stay.

The curse of all property sales and purchases is delays. Why? Delays have a unique tendency to plant doubts in people’s minds. Why are they taking so long to hand over the boiler certificate? Why are they not returning calls? Every delay rings an alarm bell. Some buyers and sellers may be determined to go the whole way no matter how long it takes, whereas others may see it as ‘a sign’ and, even if they lose money by doing so, decide to walk away. This is easily resolved by being on the ball at every stage, returning calls, handing over paperwork and ensuring you’re doing everything you can to keep the chain together and the sale moving.

6. Are you ready?

No matter how many plans you put in place, if this year has proven anything, it’s that life has a way of surprising us by throwing a pandemic in our laps. Well, it may not be a pandemic, it could be a change of job meaning a new location, a health issue, or something else which has caused you to assess whether a move is right, and if it’s right now. Before you jump away, please chat to a member of our team; even if we can’t alter the outcome, you never know, we may be able to help clarify things for you or even offer you an idea you hadn’t considered.

The property market is extremely busy at the moment, and you too have made the decision to move, but did you make it in haste or has it been completely thought through? You may, sadly, be having to sell due to a change in circumstances; a move that has been forced upon you can be particularly hard. Regardless of why you are selling, if you want to achieve the best price for your property and have a positive experience, you need to put your personal feelings aside and see the situation in black and white. This was your home, now it’s a house for sale. If you are unable to emotionally detach from your property you may make decisions that are not in the best interest of the sale, and sabotage the process. If you don’t feel ready, stop, breathe, and focus on the future – your new home may not be the same but it will offer you a new start, one which you probably need right now.

8. Just life

Keep it together The value of a good agent is always seen in the sale process, as our role is to keep every single link in the chain happy, resolve issues and proactively manage your sale and purchase to ensure that your home sale in Bristol is too strong to collapse. If you’d like to find out what you can do to keep your sale together, contact me personally on 07807 778 350 or email jake@nexabristol.com

5 More Ways to Make your LinkedIn Profile Work for You. Your LinkedIn Profile is your presence on LinkedIn. You can't do anything in LinkedIn until your Profile is up. It's like your resume and more. When someone looks at your Profile, they'll decide whether to connect with you or hire you. These are 5 Insider Secrets that show you how to make your Profile compelling and be sure you're found when people search for clients, top talent for jobs, and people to connect and network with in LinkedIn. When someone looks at your Profile, they’ll decide whether to connect with you, hire you as an employee or for your services based on what they see there. Make it a good first impression, and make it compelling so that they contact you. People want to connect with people they know, like and trust. And they buy from and hire people they know, like and trust. Be sure your LinkedIn Profile shows who you are and that people can know, like and trust you. Here are some more tips for creating your Profile so that you’re found on LinkedIn, and your Profile shows them that you’re the best person to connect with. 1. When your LinkedIn Profile is complete, it’s searchable by the search engines - almost like your own Web page. Look at other peoples’ Profiles before you create yours. There are good examples to look at to get ideas for what to include in your Profile. Check out several in your industry or area and some that are outside your area. And complete your LinkedIn Profile as soon as possible, even if it’s not perfect. Your LinkedIn Profile is dynamic, and you’ll be making changes as you find a job, work with more clients, and see how other people write their Profiles. 2. Get Recommendations as soon as your Profile is finished. Offer to write a Recommendation for people you know and have worked with. Ask people who know you to write a Recommendation for you. Perhaps people from the company where you work, or clients, if you have your own business. Recommendations are like testimonials about you, and can include how you’ve worked together, results you’ve achieved, and why someone likes working with you. A good way to get Recommendations is to offer to write one for people you know on LinkedIn. Often they’ll write one for you in return.

36

3. Make a list of your goals and what you want to get from being a part of LinkedIn. There’s a summary section of your Profile where you list why you’re a part of LinkedIn, and what you want to get from it. For example, new clients, a new job, let people know about your business or special events, etc. These may change as your goals change. 4. Make it a habit to use LinkedIn before you travel. Search for people in the city you’re traveling to, connect with them via LinkedIn or a phone call or e-mail. Send them the link to your Profile, and tell them you’re in LinkedIn and want to meet with them when you’re in their city. Solid networks are being built in person through LinkedIn. 5. HOT TIP: Include the link to your LinkedIn Profile in your e-mail signature, so people can click right through to see it. This has paid off for me in many ways. For example, I sent out an e-mail with the link to my LinkedIn Profile in the signature line, and someone contacted me and said that my e-mail prompted him to look at my LinkedIn Profile and my Web site, and he wanted to connect with me. He was from Hungary, and we’ve already connected on LinkedIn and when he was in the U.S. recently. Also include your link in the resource box of articles you write. Be sure you personalize it before you start sending it out. For example, rather than the link that LinkedIn gives you automatically, which is something like, www.linkedin.com/in/146t25ab, personalize it so people can read it and know it’s you. (It’s easy). Mine is www.linkedin.com/in/ mike-davies75. And here’s extra tip for you - because I believe in Lagniappe, a New Orleans custom that means “a little bit extra”. It started in New Orleans when the baker gave you an extra bun when you ordered a dozen. And I’ve adopted it and made it a part of my business practice. Your Lagniappe (a little bit extra): 6. Connect with people you know and want to know on LinkedIn on a consistent basis. Invite people to be a part of your LinkedIn network regularly. It’s very easy to extend an invitation there’s an e-mail that LinkedIn has already created that invites someone to be a part of your network. They can view your Profile on LinkedIn. My recommendation is to personalize your Invitation rather than use the rather bland one that was written by LinkedIn. For example, make it personal and friendly Free Reprint Articles, and say more about why you want to connect and about who you are and what you’re looking for in LinkedIn.

Therefore, when Recycle Bound is laid on a standard 50 square metre drive, the equivalent of 150,000 plastic straws are recycled in the process. Since the launch of Recycle Bound in 2019, Oltco has already used the equivalent of over 40 million plastic straws in driveways, paths, patios, balconies and pool surrounds across the UK and this number continues to grow every week. Family is at the heart of Oltco Bristol with Clint Stephenson leading the way, and working closely alongside his father Mark Stephenson. Together, with their trained team of experts, they will be delivering excellence to both domestic and commercial clients across the area. From residential driveways and gardens through to hotel balconies and restaurant car parks, Oltco Bristol is able to create a stunning finish across a range of outdoor spaces. Oltco Bristol is at the forefront of the industry thanks to its dedication to always go above and beyond, coupled with the wide range of benefits that comes with every resin bound solution, setting the business apart from its competitors. These benefits include a 20 year guarantee, non-slip surface and porous properties, all of which provide Oltco Bristol customers with the peace of mind that their Oltco surface is of the highest quality. With a wealth of experience working alongside high-end businesses, creating elaborate and luxurious window displays for companies such as Selfridges, Clint has a keen eye for detail. This perfectly equips him with the skills to create outstanding, top-quality installations across Bristol, Filton, Bedminster and the surrounding areas.

Clint is passionate about creating work opportunities for young people and providing them with the necessary skills to further their own careers. Alongside growing the Oltco Bristol brand, Clint plans to offer apprenticeship opportunities as he is passionate about supporting the next generation and wants to act as a mentor figure, sharing his knowledge which he has gained over the years. Never has this been more important than right now, as a study from the ONS indicates that in May, 3,625 people aged 18 to 24 were claiming unemployment benefits in Bristol. This is an increase of 2,565 people since April.1 Clint Stephenson says: “I have been following the Oltco journey for the past decade and following on from the launch of Recycle Bound, I decided that it now felt like the right time to join forces. I am delighted to be launching the brand to Bristol, Filton, Bedminster and the surrounding areas. I am really excited to start transforming customers’ homes with a feel-good product like Recycle Bound as safeguarding the environment is something I am extremely passionate about. “My previous experience has involved working in demanding and fast-paced environments so the opportunity to own a business which allows me to create a great work life balance really struck a chord with me. “During these unprecedented times, we have unfortunately seen unemployment rates skyrocket here in Bristol and across the rest of the UK. It means a lot to me that, during these difficult times, I can hopefully create more job opportunities in the local area as I look to expand my team” Johnny Pearce, Co-Director, comments: “We instantly knew when we met Clint that he would be the perfect person to run Oltco across Bristol. We loved Clint’s passion for creativity and his background adds a unique skill to our Oltco network. “It is so inspiring to hear about Clint’s vision to encourage young people into the trade and use his expertise to mentor the next generation. We’re aware of how tough it can be for young people to get onto the job market, so it is incredibly encouraging to see Clint providing that initial leg-up.” Tom Stringer, Co-Director, adds: “Clint’s past experience, combined with his passion for helping others and protecting the planet ensures that he has the recipe for success, and we are confident that he will achieve great things for Oltco Bristol.”
