ast year brought back the Annual Classic Chili Challenge for its 10th year. In 2026, Classic Chevrolet celebrates 11 years of giving back to hometown heroes. The 11th Annual Classic Chili Challenge, benefiting Fort Bend first responders, will take place on the Classic Chevy grounds Saturday, October 17th from 4 p.m. to 7 p.m. “It’s free family fun for the whole community,” says Ray Aguilar, who handles community outreach for Classic Chevrolet. “We’ll have more than 25 chili teams, which can be anyone who wants to join.”

Classic Chevrolet’s employees get very involved in the challenge process. “They enjoy being part of the event because of what it represents,” says Matt Barroso, a member of Classic’s communications team. “Our company would like to be the backbone of our community. We’re already part of the big moments in our customers’ lives, from getting their first car, to upgrading to accommodate a growing family. Getting a new car is a proud and exciting moment, and we want our customers to leave feeling like family.” Because the event benefits our local first responders, there will be several exciting guests in attendance. “Come out to see a real-life SWAT vehicle, a Fort Bend Fire Department ladder truck, and meet our local heroes—police, fire, and EMS personnel from our community,” Matt explains. “And you’ll enjoy tasting lots of different chili recipes and will even help decide category winners.” The event is free to attend, and you can taste all of the different chilis presented at no cost.

There will also be fun activities for children, like balloon artists, face painting, and bounce houses, plus concessions. Sponsorships are still available. Email chili@classicofhouston.com. Fire & SWAT trucks on site. Bring a camera and grab a pic of you and your family! Fort Bend’s Finest: Police, Fire, and EMS personnel All donations go to our Fort Bend first responders. Let’s support them!

Why Fall Might Be the Smartest Season to Buy or Sell in Sugar Land

E

very year around this time, I get the same question from clients: “Shouldn’t we wait until Spring?” It’s an understandable instinct. Spring gets all the real estate hype — fresh landscaping, longer days, and a flood of new listings hitting the market. But after three decades of helping buyers and sellers in Sugar Land and across Fort Bend County, I can tell you that the quieter fall season has its own advantages, and they’re often overlooked. If you’ve been on the fence about making a move, here’s why autumn deserves a second look.

Curb appeal comes naturally. Sugar Land homes look especially inviting in the fall—cooler evenings, softer light, and yards that have had all summer to fill in. A well-staged home in October photographs beautifully without much extra effort.

For Sellers: Less Noise, More Attention

Fewer bidding wars. With fewer buyers actively shopping, you’re less likely to find yourself in a multiple-offer situation where you’re waiving contingencies just to compete. That means more room to negotiate an inspection, and more time to make a confident decision.

Serious buyers only. The people touring homes in October and November aren’t casually browsing on a Sunday afternoon—they’re motivated. Relocations tied to job start dates, families wanting to close before the holidays, buyers whose home search stalled over the summer and are ready to commit. Fewer lookie-loos means the showings you do get tend to convert. Less competition for your listing. Inventory naturally thins out as fall progresses, since many sellers wait for spring on the assumption that’s “when the market moves.” That’s good news for you—your home stands out instead of competing with forty other listings on the same street. Agents and lenders have more bandwidth. Closings can move faster in the fall simply because title companies, inspectors, and lenders aren’t buried under the spring/summer rush. That can mean a smoother, quicker path to the closing table.

For Buyers: Leverage You Won’t Find in Spring More negotiating room. Sellers whose homes have been sitting since summer are often more open to negotiating on price, repairs, or closing costs by the time fall rolls around. A slower season shifts a bit of leverage back toward the buyer.

Year-end motivation works in your favor. Sellers who list in the fall often have a reason to move—a job relocation, a need to close out the tax year, or simply wanting to be settled before the holidays. That motivation can translate into flexibility on price and terms.

friendly neighborhoods like Telfair, Riverstone, and Sweetwater, and easy access to Houston without sacrificing that suburban feel. That underlying demand doesn’t disappear when the calendar turns to fall; it just gets quieter, and quieter markets tend to reward people who are prepared to act. Whether you’re weighing a fall listing or you’re a buyer hoping to find a little more breathing room in your search, timing your move around the season—rather than against it—can make all the difference. If you’re considering buying or selling in Sugar Land or Fort Bend County this fall, I’d be happy to walk you through what’s happening on your specific street or in your target neighborhood. After thirty years in this market, I’ve learned that “the right time” usually has more to do with your situation than the season on the calendar.

A clearer read on the home itself. Cooler weather makes it easier to evaluate a home’s HVAC performance, insulation, and how it actually feels to live in day-to-day—details that can get glossed over during a hot Houston summer showing. The Bigger Picture Sugar Land continues to draw buyers for the same reasons it always has—excellent schools, family-

DENTAL Health: Pro Tips for Parents

Little Patients, Big Smiles, Caring Staff by Nicole Grace

E

mma started seeing Dr. Faisal Khan, founder and owner of Grand Parkway Pediatric Dental, when she was just two years old. Now 10, Emma actually enjoys going to the dentist. There’s no fear or anxiety when walking through the doors of Grand Parkway Pediatric Dental. “Dentists have two jobs. They are both teachers and dentists. They educate and they fix teeth,” Emma wisely states. Emma’s younger sister Ellie, age six, has followed in her footsteps and also sees the dentists at Grand Parkway Pediatric Dental. Mom, Kat, and dad, Colby, found the dental practice when they lived right next to the practice’s previous location. The practice moved and upgraded, as did the family, who now live in Fulshear. But the family still relies on Dr. Khan and his team to help them keep their kids’ teeth healthy. “Ellie had a lot of cavities, which ended up needing crowns,” Kat says. “Ellie can be a bit challenging, and the first time she went in for treatment, she wouldn’t take the sedation offered. Dr. Khan was very patient and understanding. In the end, he didn’t want her to be uncomfortable, so we rescheduled to come back when an anesthesiologist was there and she could be fully asleep.” “Dr. Khan went out of his way to make sure Ellie was comfortable, and that we were too,” Colby adds. Dr. Khan and his teams at both Grand Parkway Pediatric Dental and Memorial Pediatric Dentistry are committed to making kids’ trips to the dentist relaxed and anxiety-free. “Everyone at the practice is so kind. They really know what they are doing with children,” Kat continues. “The staff pays attention to what the girls are saying, even when they have extra requests, like asking for a second prize.” Colby adds, “The staff know the girls well, and both girls

feel safe and comfortable there. They are genuinely just patient with the girls.” While waiting to be called back for treatment, both girls love the welcoming waiting room. Emma loves playing PacMan and dancing on the floor projection. At Grand Parkway Pediatric Dental’s two offices, Dr. David Tang, Dr. Priyanshi Ritwik, Dr. Anna Feng, Dr. Khadija Khan, along with an oral surgeon and an anesthesiologist, join Dr. Khan in providing all aspects of pediatric dentistry, special needs dentistry, and minor orthodontics. “I left a recent review, saying it’s the best place to take your kids,” Kat concludes. “They’re personable, they know what they’re doing, and the girls don’t leave crying.”

A Veteran Finds His PERFECT Truck

G

erardo Garcia loved the Silverado his dad gave him almost 10 years ago. “I loved taking it off-road and on camping and fishing trips,” he says. But, last month, after an accident, his beloved Silverado was no longer drivable. Even though he lives in Spring, Gerardo made the drive to Sugar Land to work with Austin Rizzo of Classic Sugar Land’s New Car Sales. “My dad worked with Austin previously and recommended him to me,” Gerardo explains. “It was worth the drive. I was looking for a Chevy Colorado ZR2 … it was always my dream truck. So I figured if I had to upgrade, now was the perfect time. The accident just expedited the process.” Gerardo’s love of the outdoors means he needs a truck that is capable of getting to lakes, driving on beaches, and off-roading in rugged areas. Everything just came together for Gerardo and Classic to make the right deal on the right vehicle. “My dad found the same truck at a different dealership and it sold before I could look at it,” Gerardo says. “So, he reached out to Austin and asked him to look for one. Austin called to tell us he had a 2024 Chevy Colorado ZR2 in the perfect color, and he was holding it for us.”

“It was already parked in front of the dealership when my dad and I arrived, and I immediately knew it was the truck for me,” Gerardo continues. “The test drive sealed the deal.” He picked up his new truck in late August and almost immediately took it off-roading. “There’s a quarry behind my workplace, and it was a great experience,” he says. “I’m absolutely 100% happy with my new truck.” Gerardo is a veteran who served four years in the United States Marine Corps as a diesel mechanic. He still works on diesel engines today with an industrial generator business. “We love helping veterans find their perfect vehicle at Classic Chevrolet,” says Ray Aguilar, who handles community relations for Classic. “The purchase process was perfectly smooth. It was a very easy process. I arrived around 2 p.m. and was on the road in my new truck in about an hour and a half,” he continues. “I was so pleased by my experience, I grabbed a few of Austin’s business cards and will be passing them around to my friends.” To advertise, 832-567-9712

Capital Health & Wellness offers primary care at their convenient Sugar Land location, and also has three other locations dedicated to providing much-needed family medicine with expanded coverage. “Capital has been a trusted name in medicine in Fort Bend County for years,” says Dr. Salman Aly, owner of the Capital practices. “We want our patients and the community to know that we are a practice that focuses on health, wellness, antiaging, well-being, and prevention of conditions that can make life more difficult.” Primary Care Shortage According to the Texas Health and Human Services, Texas is projected to be short more than 16,000 doctors by 2036. Many of the Health Professional Shortage Areas (HPSAs) are located in Southeast Texas. Dr. Salman and his brother, Dr. Sarfraz Aly, have already helped some of those communities by offering primary care in their area, with plans to open more locations in the future. Capital’s Plan to Alleviate the Problem “We’re expanding our primary care services and also offering preventative interventions, such as early detection of cancer via tumor marker screenings and specialized blood screening, antiaging treatments, and innovative modalities, such as hyperbaric treatment, peptides, injections, NAD injections, infusions, and GLP-1s for weight loss,” Dr. Aly says.

id you know you don’t have to drive into downtown Houston to see beautiful works of art? There’s a thriving art museum right in your own community. Art Museum TX is an energetic art museum that brings social and cultural transformation to the greater Fort Bend and neighboring areas to create a vibrant art community. And it’s located in the heart of Sugar Land, prominently in Sugar Land Town Square. Ana Villaronga-Roman, the museum’s director and curator, wanted to kick off the art season with a bang. The current exhibition, showing through Sept. 27, 2026, is called ‘At Play’ and features artists Julie Howard and Ron Gordon. It displays hyper-realist drawings by Julie alongside expressive paintings by Ron. “It is quite an amazing celebration of color,” Ana says. “Julie is a Houston native now living in Alvin, and Ron is a Sugar Land resident,” Ana continues. “We’re committed to the many Texas residents living in Harris and Fort Bend Counties or the greater Houston area. We focus on exhibiting the best of Texas local, contemporary art.” Art Museum TX provides an interchange for visual arts of the present and recent past, presents new directions in art, strives to engage the public, and encourages a greater understanding of contemporary art through education programs. Established in 2020, Art Museum TX is a not-for-profit organization dedicated to presenting contemporary art from local artists to the public. Artist Ron Gordon

Artist Julie Howard Entrance to the museum is free, but they accept donations from patrons who feel moved to support having a vibrant art museum in our community. After ‘At Play’ closes, Art Museum TX will feature a special group exhibition in collaboration with the Sugar Land Arts & Music Festival. “The festival board and I have been working hard to celebrate the festival, which occurs in Sugar Land Town Square for the first time. We think the community will welcome and embrace it in its new home,” Ana says. Art Museum TX 16165 City Walk Boulevard Sugar Land, TX 77479 artmuseumtx.org

My skin is softer, my hair is smoother and shinier—the difference is night and day!” Filtered, soft water also keeps your appliances and fixtures clean and in good working condition. “It helps water heaters, dishwashers, faucets, and washers/dryers last longer without the calcium buildup from heavily treated water,” Beau continues. “With a water softener, your dishes, glass shower doors, etc. won’t have a calcium film.” Water filters and softeners require regular maintenance—“the pre-filter generally needs to be changed every eight to 10 months,” Beau says. “We offer maintenance plans to help with the upkeep.” Depending on which filter system is chosen, installation can take from four hours to all day. “But it’s always worth it,” Beau concludes. “The feedback has been great. 100% of our clients notice a difference in their water.” For 30 years, Alan’s Plumbing has been the go-to, honest, licensed plumbing company here in Fort Bend. Exchange Club Seeks Nominations for 2026 ‘Military Heroes of Sugar Land’ by Nicole Grace

“It

is extremely important to remember those who risk their lives for our country. Their courage, sacrifice, and unwavering commitment to protecting our freedoms have helped preserve the values and opportunities we enjoy every day.” Those words from Bridget Yeung, Exchange Club of Sugar Land member, are what prompted her to launch a campaign to do just that. Bridget initiated an Exchange Club program to coincide with the annual Field of Honor event held around Veterans Day. The Exchange Club of Sugar Land is now accepting nominations for this campaign, the 2026 ‘Military Heroes

Pete Olson, Navy Veteran

of Sugar Land’ Banner Program, a special community tribute honoring veterans and activeduty members of the United States Armed Forces who live or have lived in Sugar Land. Twenty selected military heroes will be honored on commemorative banners that will line the main walkway to the Field of Honor, November 7-13, 2026. Each banner will put a local face to military service, recognizing an individual whose commitment and sacrifice are part of both our nation’s history and the story of our own community. Community members are invited to nominate veterans or active-duty military personnel who live or have lived in Sugar Land and served in the U.S. Army, Navy, Air Force, Marine Corps, Coast Guard or Space Force. “Veterans like me don’t want medals for our service. All we need is a simple ‘Thank You.’ The Exchange Club of Sugar Land is hitting that target by thanking our Sugar Land veterans and active-duty military personnel with Military Heroes Banners,” says Pete Olson, Exchange Club of Sugar Land member and Navy veteran.

Nomination forms and additional information are available at www.ecsl.org. Just click on the “NOMINATE A HERO” button. Applications must be submitted by September 30, 2026, to be considered.

Teri’s communication is great. I always knew when they’d be here working and exactly what they were working on. She was very detail-oriented—both Teri and her foreman, Christian, would come frequently to evaluate the progress and were very adamant that all of the details be addressed. They made sure everything was just perfect. I love everything, but the tub is my favorite part. It feels very clean and elegant. — Sheila in Sugar Land

We enlarged the shower and replaced the old jacuzzi tub with a big, rectangular soaking tub. In the shower, I finally got my bench I’ve wanted for 40-something years! That bench is probably my favorite part of the bathroom. Teri’s team was great. Her crew was all very neat and they stuck to the deadline. Her communication was fantastic and we didn’t have any surprises. The knowledge she brought to the project was so appreciated. The three hours of interior design services really helped—it gave me someone to bounce ideas off of. — Patricia & Wayne in Missouri City

We just had a good feeling about Teri when we met her—we just got one quote and it was from Teri. I’m very happy with the new fireplace mantle and tile. It’s a calming centerpiece to anchor the living room. Teri and her team were very hard working and professional. The foreman, Christian, is amazing. They even covered everything with plastic and brought in a commercial vent to minimize the dust in the house, for which I was very thankful. Everything went very smoothly. — Patrick & Gina in Sugar Land

You don't use someone three times and not like what they do. Teri’s crew is really great. They’re craftsmen. They are really thoughtful about how they do their job. They want to be sure it’s right the first time. We had a text string with all of us on it and Teri would make sure you understood what her team needed to do and why. Everyone was always on the same page. — Calvin & France in Sugar Land
