“Using dermal fillers like Botox and Restylane, you can add volume where it has been lost,” Adrienne says. “Fillers help define features and smooth wrinkles and folds in areas like the lips, cheeks, chin, and undereyes.” PRP (Protein Rich Plasma) uses your own body’s blood to promote healing and regeneration by building collagen. “And our IV drip infusions inject vitamins and nutrients directly into the bloodstream for 100% absorption,” Adrienne concludes. “In my primary care practice, I see patients with blood pressure issues, diabetes, weight control problems, and trying to fight the everyday aging process,” says Dr. Aly. “I am very supportive of general health and wellness and if I can help my patients by offering them aesthetic procedures as well, we both win. When Is the Best Time to Sell Your House? A Luxury Realtor Answers

pClose Magazine’s publisher, Alisha McMillen, sat down with longtime Fort Bend real estate expert, Cathy Stubbs, who leads The Cathy Stubbs team of Realtors, to talk about when you should put your house on the market. Alisha: When is the best time to put your home on the market?

Cathy: The best time is when you’re ready. The timing has to be right for you and your unique circumstances. Everyone’s situation is different. You may have a reason to move now, even with the holidays happening around you. Alisha: I’ve always heard that you shouldn’t put your home on the market during the holiday season at the end of the year.

Cathy: The answer here is … it depends. Some holiday decorations can make a home feel warm and welcoming, helping potential buyers imagine themselves and their families celebrating in the space. But some homes may sell better with clean and simple staging. Ask your agent about which one works best for your home. Alisha: I was one of those people that assumed spring was the best time to sell. It’s interesting how the housing market has changed.

Cathy: Traditionally, sellers just don’t want to put a house on the market at this time of year. But that is outdated thinking. With so many people adhering to that old belief, there is often limited inventory available at the end of the year, which can work to your advantage. With fewer homes on the market, your property can stand out more to the buyers who are actively searching.

Cathy: Yes, it has become a more year-round market versus the cyclical market it was for so many decades. Although spring is still considered a good time to sell, don’t reject the idea of selling your home at another time of year. With an influx of spring and early summer listings, the market can become oversaturated with great competition amongst sellers. Buyers become more selective and less motivated to make a decision to present a contract.

People can’t always control the time they need to buy a home, resulting in buyers being motivated to purchase year-round. There are also potential end-of-year financial advantages for both sellers and buyers, and with fewer transactions happening, real estate professionals may have more time to dedicate to your sale, potentially leading to a faster closing process.

Just keep in mind that the best time to sell your home is when you’re ready … when you’re confident financially and feel stable in your lifestyle. If the timing is right for you, it doesn’t matter what month it is. Get it on the market with a qualified agent and let the offers come in!

Time to REPIPE? by Nicole Grace

t’s hard to believe that homes built in the 1980s are more than 40 years old. But keep that in mind if you start experiencing symptoms like brown-tinted water coming from your faucets, low water pressure, or any leaks or water spots … it could mean you have old, galvanized pipes that need replacing. “These are the first signs that it may be time to replace the pipes in your home,” says Master Plumber Alan Burkhalter, founder of local Alan’s Plumbing. “The brown water that is coming out of your faucets is most likely caused by rust on the inside of your pipes. And if you notice low water pressure from your faucets and shower heads or leak spots on your walls or ceiling, the corrosion in your pipes has eaten its way through the pipe, creating pinholes for water to escape. Leaks are especially bright red flags.” Alan continues, “It’s not a question of if these pipes will spring a major leak …they most certainly will at some point. And with winter on its way and possible freezing

temperatures, these pipes are extra susceptible to bursting.” You don’t have to wait for damage to occur to remedy this problem. Alan’s Plumbing can repipe your house, installing new PEX pipe on all of your supply lines. This pipe will expand if frozen and contract to its original shape when thawed. “PEX pipe is clean and rust free, so it doesn’t corrode, and will not contaminate the water it’s moving and holding. No corrosion also results in an increase in water pressure. And because they do not burst, some insurance companies offer breaks to homes with PEX piping,” Alan explains. “And every shut-off valve to all water supplies are replaced. For every job we do, our aim is to leave everything in perfect working condition,” he says. Back in the beginning (about 30 years ago!), the Alan’s Plumbing team consisted of only Alan and his wife, Jennifer. Jennifer answered the calls, and Alan provided service for those calls. Today, Alan’s brother, Chris, works alongside Alan’s two oldest

sons, Beau and Luke, while their youngest son, Jake, does plumbing sales in Houston. This dynamic team includes longtime plumbers Jaime, Christian, Anthony, and Nick, with Jennifer running the back office with their always-reliable family friend Katie, and Katy (with a ‘Y’) as the voice behind the phones. Smiles and Support: A Mom’s Village Grows

single mom to four children, Monica relies on her village … a support system of family, friends, former college roommates, church members, and more. But she didn’t expect to find another community to add to her village with a pediatric dentist. Monica has a grown son and three teenagers still at home. “I didn’t plan to start my family so young,” Monica says. “I grew up in Edinburg, Texas. College brought me to Houston – I’m a Rice University graduate who stayed there teaching as a grad student.” Sophomore year brought her a surprise. She found out she was pregnant. “That completely changed the trajectory of my education and career. I had my son and went through marriage and divorce, but stayed at Rice,” she explains. “When my daughter was born, she had serious learning differences. I was able to pivot to be there for her – I learned Occupational and Speech Therapy skills to help her through. It’s so expensive to pay for the specialist your child needs, so I just learned it myself – I’m a trained reading therapist.” She and her oldest son faced a different challenge when it came time for him to apply for college. “A lot of the time, highly qualified students don’t know they can attend top-tier schools,” Monica explains. “I became a college consultant for him and researched opportunities and scholarships. He was accepted to Harvard, Rice, Brown, The University of Texas, Texas A&M University, and more.” Her son ultimately chose Harvard and got a stellar education. Monica combined her own skills in occupational and speech therapy together with her in-depth college knowledge and made a business out of it. “I’m an educational consultant. I tutor students, I help them overcome differences, and I help them get accepted to some of the best colleges in the country.” Here’s where the village comes in. “I couldn’t do it without my very strong support system that started long ago with the Rice community being invested in my success,” she explains. But how did a pediatric dentist join that village? “We were under duress,” Monica explains. “My now-teenage son went to the dentist for a checkup at age six. I was informed that he had so many cavities, he needed seven crowns, which would have been silver because that’s what our insurance covered. They worked up a plan that included white crowns, but it was cost-prohibitive. The office manager said they’d offer me a 20% discount if I paid then and there, within the next hour.”

Monica trusted her gut and walked out. She had an acquaintance, an adult dentist, who evaluated her son and indicated he didn’t see what the pediatric dentist was seeing. “He referred us to Dr. Faisal Khan, with Grand Parkway Pediatric Dentistry in Richmond. Community Shows Big Love at Taco Shop Grand Opening

oliz Casa de Tacos and Café celebrated the grand opening of its new Richmond location, bringing a strong showing of local support. “We had 160 guests for our grand opening ceremony, with the restaurant’s very first customer camping out overnight for the chance to win ‘Tacos for a Year’ at the new location,” says CEO Michael Miller. “A total of 250 guests showed up in support throughout the day.” “The energy and enthusiasm from the community set the tone for a successful launch day,” he continues. “This opening was not only about expanding our brand, but about building connections and creating a positive local impact. ane is a big reader and wanted a bookshelf to hold his treasured books. Charlene wanted an updated kitchen with Frank Lloyd Wright influence. Who brought it all together? The Re-Modelista, Teri Gilberg, and designer, Noelle Hayes of Feather and Nest Interiors. “Charlene, Lane, and I bonded over art,” Noelle says. “They shared how much they like architect Frank Lloyd Wright, so we used his rules of design to guide us in the kitchen. We emulated a natural environment with clean lines, symmetry and nature.” “Our backsplash tile looks like slate with movement and color to keep it interesting,” Charlene says. “It looks like slate sliced right off a Frank Lloyd Wright home. And we tied that look into the dark range vent hood, one of my favorite things in the kitchen.” The wooden light fixture and black iron hardware emulate the natural look with clean lines. Charlene continues, “Working with Teri was wonderful, and I just love everyone she brought in to implement our vision. To say they’re all amazing just isn’t specific enough – if they said they were going to be here, they were here. If they said they were going to do something, they did it.” One of the most unique features in the Designer Noelle Hayes

kitchen is the pantry, which was built on casters. Upon first glance, it looks like a normal pantry built into the cabinetry. “It actually covers the door to our dining room, but when we have guests, we can easily move the entire pantry into the hallway to open up that space and uncover the door,” Charlene explains. The massive book shelves in the family room were Lane’s idea. “I wanted a huge bookcase. Everyone loves it,” he says. “My granddaughter counted – it holds about 500 books.” “Charlene and Lane both have a love of books, so we created 10-foot tall shelves in the family room, complete with a library ladder,” Noelle says. “We just wanted them both to be known in their space. It’s a representation of both of their personalities.” The bookshelf project was actually the first project for which Charlene and Lane chose the Re-Modelista. “When the time came to do the kitchen, we didn’t even think of calling anyone else. Teri’s team is hard-working and conscientious,” Charlene concludes. “I absolutely love everything Teri and Noelle have done.”
