LETTER FROM THE PRESIDENT NEW HAPPENINGS IN TIMBERWOOD PARK Hello fellow residents. Fall and the cooler temperatures are finally here, and there are many great activities planned for residents of all ages. In case you have not made it to the park lately, the bridge from the pavilion to the playgrounds received a makeover. New heavy duty metal railings were installed and all of the decking boards have been replaced. I want to give a special thanks to Jon Catanzano of the TREX company for graciously donating the decking the material for the bridge. TREX is a composite material that resists termites; will not rot, warp, or splinter, and never needs staining or painting. What’s more, Trex decking is made from 95% recycled materials, making it an environmentallyfriendly choice of building materials for decks and bridges. Timberwood has seen another year with many new homes being built in the community. While most of the new home projects go smoothly, occasionally a job does not go well. This year the ACC was tasked with addressing this issue, and to enact some rules and guidelines for builders, remodelers, and pool companies, to perform their work with minimal impact on the community. These rules and changes, along with all of the ACC related documentation, can be viewed on the Spectrum website under the tab “Documents/New Construction Documents.” A few of the highlighted changes include a preliminary plan review, and deposits on large projects. A preliminary plan review is now available for owners to submit their new home plans and get feedback from the ACC prior to permitting. There are new plan review fees and a new deposit schedule. Plan review fees are as follows: $150 for new homes, $50 for home additions, and $25 for pools. There are no fees for any other project requests. Deposits are now $1000

for new homes, $500 for home additions, and $250 for pools. These deposits are refundable provided the contractors follow the rules. If the contractors break the rules, money can be deducted from these deposits to rectify violations should the contractor be unresponsive. I’d like to take a moment to address a couple of subjects that frequently come up at the Board meetings. There is no doubt that we have drivers that exceed the speed limit in the neighborhood, particularly on the main roads of Slumber Pass, Midnight drive, and Timberline. The Board has continuous contact with Bexar County Sherriff’s Office requesting additional patrols. I have seen patrols in the area, ticketing drivers, but this does not seem to curb the amount of speeding, and patrol time is very limited. The Sherriff’s Department will also place speed indicator signs in the neighborhood to alert drivers of their speed. While we have a great relationship with the Sherriff’s Department, they have limited manpower and can’t patrol every day, all day long, and must respond to higher priority calls. We Continued inside
