Business Growth Along Fitzhugh By Karen Smith It’s certainly no secret that Dripping Springs is one of the fastest growing cities in Texas. According to the US Census Bureau, the population of Hays County grew over 23% between 2010 to 2015 and was the fifth fastest growing county in the entire nation from 2013 to 2014. With its close proximity to Austin, beautiful scenery, and family-focused mentality, it’s no surprise that Dripping Springs has become a highly sought-after, rapidly growing suburban center. In response to this demand, several new neighborhoods have been recently built or are in progress (Belterra, Caliterra, Anarene, The Preserve, Counts Ranch, Bella Vista, Reunion Ranch, and Headwaters at Barton Creek, to name a few). It is projected there will be 6,000 or more new houses built over the next year alone, and over the next 3 years 11,000+ homes are expected to be built in the 78620 and 78737 zip codes. In addition, there is a 40 percent average increase in traffic anticipated over the next decade at several intersections along U.S. Highway 290 and Ranch Road 12. With such projections, commercial real estate in the area seems to be on the brink of a massive explosion, providing desired goods and services to the new residents. The corridor on Fitzhugh Road between Hwy 290 and RR 12, is one such area worthy of note. While there are already several well-known businesses located here, including both Jester King Brewery and Treaty Oak Distillery, many other retail developments are on the horizon. “Fitzugh is really the only parallel road to Johnson City from Austin besides 290. Since 290 is a dangerous, high-speed road, people typically avoid it when possible,” states long-time resident Phillip Jarnagin of Farmers Insurance. In addition the local residents using the road to access their neighborhoods and local establishments, Fitzugh is a popular alternative for travelers on route to Johnson City, Bee Caves and Pedernales Falls State Park. Jarnagin adds that the growth has brought some extremely eclectic people and businesses to the area. In particular, he’s noticed an increase in retired employees from corporate America who are now self-employed entrepreneurs and venture capitalists seeking a slower-paced lifestyle. For an idea of the diversity he mentions, one need look no further than his own business complex. Other tenants include Wild Bill’s Old-Fashioned Soda, Moxie Gymnastics, Russell’s Framing, Rob’s Rods & Restorations, and Harvest Rain, a rainwater collection outfit. Opposite of them a neighboring complex includes the Kooper Family Whiskey Co. and CrossFit WCF. The same owner of these retail centers will soon be breaking ground on another nearby retail shopping center which will include a hair salon, drive-through liquor store, and a deli which should likely be completed in the next 12-18 months. Jarnagin has lived in Dripping Springs for the last 12 years, raised his children there, and also served on several civic organization boards including the Dripping Springs Chamber of Commerce Economic Development Committee. His business has been in Dripping Springs for the last 10 years and in its current location by the Southwest intersection of Fitzhugh and RR12 for the last 2 ½ years. His volume
has already increased 25-30% over the last year and this past April yielded their best month ever. Needless to say, business is booming. Other local business owners we spoke with in the area are looking forward to the inevitable increase that will come with explosive population growth and the accompanying traffic volume. Will Hanson of 4 Season Outdoors, a local grilling outfitter, states that the majority of new home development will likely have outdoor patios ideal for his products. In addition, he finds that the breweries and distilleries in the area are complementary businesses and when questioned about the anticipated growth remarked, “It’s all about the community. Residents want more local businesses there so they don’t have to drive into Austin, making life more convenient in general. I see Fitzhugh between 290 & 12 being the hub that keeps them connected.” Scott Leon, owner of Positive Baseball Development, said his business has actually declined since moving out of Lakeway but is confident that the increase in traffic will soon increase his business recognition as well. He would like to see more complementary, family-friendly businesses open nearby, such as Stanley’s Farmhouse Pizza, which is a great fit for the 6-14 year old crowd to which his business caters. Other businesses don’t see the boom affecting them much at all. Christi Bacot, owner of Austin Stables, moved to her current location in March 1998 and owns 35 acres that she uses to graze horses. While Bacot has seen considerable change in the area, she says that they don’t have much turnover and have retained many of the same clients since their inception. “People rarely leave”, she said, which is truly a testament for the quality of service they provide. Despite not being interested in growing the business Bacot sates, “I’m actually pleased with the growth and I completely trust the city county officials to adjust roads and traffic signals accordingly. We’ve been really happy with the road maintenance and city services provided.” In addition to the city building roads and traffic signals, another challenge newer developments face will be the access to water and the cost of building well and septic tanks until the city connects the water lines, according to local real estate broker Jeff Coffman of Coffman Real Estate. Servicing the real estate community for the past 25 years in Dripping Springs while raising a family there, Coffman has been no stranger to the growth, stating that the change is inevitable. Despite the boom in real estate, he currently has no plans to expand his business, focusing on providing quality over quantity for his clients seeking their ideal home in the beautiful hill country town. “If someone wants to buy a house in Round Rock, I refer them someone I know is a good agent there. There is a benefit to being local and knowing what’s going on in your community in an in depth way,” Coffman states. Like many business owners in the area, supporting local is still a source of pride and part of remaining true to the essence of what attracts new homeowners and business owners to Dripping Springs in the first place. In summary, prepare to see the Fitzhugh Corridor to start evolving quickly over the next few years and as always, be sure to shop local to support your local businesses. Or as these folks fondly say, “Keep it in ‘The Drip.’”

With more than 38 wedding venues within a 17-mile radius, the Dripping Springs area offers an assortment of options to set the right ambience for a wide variety of weddings. Simple or elegant, couples will be able to pick just the right venue from rustic barns, historic stately mansions, unique chapels, churches, and more.
“Weddings don’t have to be super expensive, if you don’t want them to be,” says Mundy Morgan, owner of Summerland at Onion Creek. She knew she wanted to share her little slice of heaven in the hill country with others but also wanted to provide an affordable option for weddings and other events. Summerland at Onion Creek offers a romantic natural setting with 11 acres of creek front property surrounded by majestic oaks and Texas wild flowers. Wedding guests will have lots to do at this venue during the day with hiking trails, swimming, petting zoo, and garden games. Then, relax by a fire pit at night amongst the stars and twinkling lights of the trees. Overnight cabin accommodations are available, but guests are also welcome to bring a tent.
“Since receiving the designation of ‘Wedding Capital of Texas’ from the Texas State Legislature in 2015, Dripping Springs has seen measurable growth of our wedding commerce,” says Sherrie Parks, Dripping Springs Chamber of Commerce Executive Director. “The growth of the area wedding industry has played an integral part in the rapid development of tourism and the economy for the Dripping Springs community.” With breathtaking views and the Texas Hill Country’s natural charm, it’s easy to see why the Dripping Springs area is a wedding destination and attracting couples from all over the globe. “We have brides from all over America as well as many international locations, including Roma and Australia,” says Parks. Hunter Connor, owner of The Terrace Club, one of the first event venues in the area, says she doesn’t see a lot of wedding clients from Austin, but rather people who have studied at The University of Texas at Austin, moved away, yet still love the hill country. The Terrace Club has seen their events increase from 50-60 per year to 125 events just last year. Included in that increase Connor says she is seeing more “destination meetings,” with more corporate events and conferences. In addition to the venue, The Terrace Club offers an all-inclusive event space, which includes catering, a wedding coordinator and decorating. Also conveniently located next door is the Sleep Inn & Suites for lodging. As wineries and distilleries expand in the area, wedding options have as well. As many wineries and vineyards offer a romantic wedding backdrop, distilleries are catching on. Treaty Oak Distillery Co. plans to start offering wedding packages that include venue space, B&B accommodations and a
Dripping Springs business owners say they like to keep their vendor choices as local as possible to support the community. Baker Krystal DeVazier knows this well as the mother turned bakery owner carved her passion for creating tasty treats into a full time business by word of mouth. DeVazier opened Well Yeah Cakes in 2014 on Ranch Road 12. She attributes the popularity of her baked goods to the fact that everything she creates is from scratch, she doesn’t pre-bake, and her cakes are customized. “You dream it up and we make it out of cake,” DeVazier says. From restaurants to rehearsal dinners to B&B accommodations for guests, there are plenty of choices for a destination wedding, all in one place. Other local wedding offerings include ministers, wedding planners, florists, photographers, catering, and all kinds of romantic honeymoon possibilities. Everything is right here. “We are honored that so many couples choose to hold their special ceremony and begin their life journey together in Dripping Springs,” says Parks. Wineries, Breweries and Distilleries In the Drip

Next time you have any urge to wet your whistle, explore the Texas Hill Country and the growing number of wineries, breweries, or distilleries in the Dripping Springs area. You may even stop by the Barber Shop, the first bar and brewpub in the area, nestled in the historic downtown district and say hello to it’s welcoming owner John McIntosh. Speaking to the brewpub’s history he comments that bars have always been good communal places, adding, “It’s nice to have a local watering hole, a place where you can meet friends or get to know your neighbor over a pint.” Serving on the cities Planning and Zoning Commission McIntosh is an active part of not only where his town has come from but where he and others hope for it to go, stating that “our goal for Dripping Springs is to make it vibrant. Alive. A destination that you want to walk around and experience with your family.” In addition to serving the locals, attracting a growing number of folks looking to get away from the big city and enjoy the scenery of the beautiful hill country has increasingly been a part of McIntosh and other fellow Dripping Springs business owners’ strategy. In fact most owners acknowledge that tourism is growing. With land costs being cheaper than Austin with less strict business regulations, yet close enough for the larger area of Austin residents to make a daytrip, more and more businesses are making the move. Treaty Oak Distilling Co. is one of the town’s newer distilleries. Opening its doors last year, it offers familyfriendly entertainment to go along with a tasting room, cocktail house, food truck, and a kiddie play area. Pam Owens, director of Dripping Springs Tourism and Visitor’s Bureau, recently celebrated her birthday with her family at Treaty Oak Distilling Co. and also encourages residents to get out and be a tourist in their own town. “Locally owned breweries, distilleries and wineries compliment other area industries including local restaurants, weddings, and other special events. There is live music most nights of the week around here,” says Owens.
Hawk’s Shadow Winery and Vineyard harvests unique flavored grapes on the Texas estate that produces rich, distinctive wines.
