When Is A Contractor’s License Required

Lien Laws In the event any of your subcontractors fail to pay their suppliers or laborers, a lien can be filed against your property. A lien is a claim against a piece of property and can cloud the title or deed to the property. These suppliers and laborers, if not paid, can file a lien against your property, even if you have paid the sub-contractors. Permits Building permits and periodic inspections are required even if you are selfcontracting. It can be a tedious and frustrating experience if you are not familiar with the system and all of the "red tape" requirements, which must be complied with before commencing work. Mistakes here can be costly and timeconsuming. Louisiana State Uniform Construction Code and Building Inspections Any construction permitted after January 1, 2007, must comply with Building Codes and inspections as required by the Louisiana State Uniform Construction Code. These codes are rather detailed and complex. Failure to comply with these codes can result in your project being shut down, fines & penalties. Before you undertake to build your own home, you should have a thorough understanding of these new building requirements or hire a licensed professional familiar with these codes. WHEN IS A CONTRACTORS’ LICENSE OR REGISTRATION REQUIRED?

RESIDENTIAL CONTRACTORS’ LICENSE

Required on all Residential Construction projects exceeding $75,000. SUBCONTRACTOR OR SPECIALTY TRADE LICENSE

Electrical/Mechanical/Plumbing license required with the total for labor and materials is $10,000 or more.

HOME IMPROVEMENT REGISTRATION

Required on Home Improvement projects exceeding $7,500 but not in excess of $75,000. Includes materials AND labor. Requires general liability AND workers’ comp, and a written contract. Not required when a homeowner physically performs the work himself/ herself. Only exclusions are interior painting and landscaping.

MOLD REMEDIATION LICENSE

Required on Mold Remediation projects in any amount.

COMMERCIAL CONTRACTORS’ LICENSE

Required on Commercial projects in the amount of $50,000 or more. For more information contact:
