Tips for Managing Credit Cards In The New Year By Steven Foster, RentPaidOnline
1. Be vigilant about fraud
Even if you’ve already received your EMV chip card, it’s still important to be careful when using your credit card and to be especially proactive about fraud. Many retailers have made the shift to EMV readers after the liability for card fraud shifted to them in October 2015. But numerous self-service payment terminals are still a target of fraudsters.
2. Make the switch to EMV
These new cards contain a computer chip, making it more difficult for fraudsters to counterfeit. You’ll see merchants and financial institutions adding new in-store technology to comply. Overall, it means better protection against fraud.
3. Pull your credit report and statements
Data breaches are on the rise. In 2014, nearly 20% of American households suffered a data breach, according to a report from the National Cyber Security Alliance and ESET, an antivirus and security software firm. That makes it very important to closely monitor your credit reports and statements for signs of fraud. RentPaidOnline’s technology includes a real time web-based and mobile platform for electronic check, credit cards, and cash payments for the property management industry. RentPaidOnline’s parent company EFX Financial Services Inc. was founded in 2006 and processes billions in transaction volume annually throughout the United States and Canada. The key advantages of the RentPaidOnline service are our multiple, innovative, one of a kind payment channels and our “think outside the box” mentalityto ensure our clients are always heard first and foremost. – Steven Foster is the Chief Business Development Officer ~ EVP for RentPaidOnline a service of EFX Corp. He has been in the payment industry for eleven years. Steven can be reached at sfoster@ rentpaidonline.com or by phone at 904-599-2794 or1.855.PMY.RENT

4. Start paying off your credit card debt
It’s one of the most effective ways to bump up your credit score. The “amounts owed” category contributes to 30% of your FICO score’s calculation, according to MyFico.com. Start by prioritizing your credit card payments, making larger payments on the card with the highest annual percentage rate. You also might want to consider opening a balance-transfer credit card, which allows you to move expensive debt over to a new card, with a low -- often 0% -- APR for a set time period. Just make sure to read the offer carefully.
5. Decide on a rewards card
There’s no single “best” rewards card on the market. It all depends on your lifestyle and what you need. Are you a frequent flier? A travel rewards card might be best. Are you a big spender? A cashback card might suit you better. Either way, these cards are best for those who pay off their balance in full every month. Otherwise, the high interest rate typical of these cards can eat up all of your rewards.
6. Learn about other card benefits
Your credit card may offer a lot more perks than you think. Alongside rewards, many cards offer ancillary benefits. You might find your card offers rental car insurance, trip cancellation insurance, purchase protection, price protection and even extended warranties. These benefits can come in handy when you’re shopping or renting a car for vacation. Just make sure you read the fine print on the benefits. Rental car insurance on some cards may not extend to certain types of vehicles, such as premium cars or vans.

So...You Want to Be a Manager? By Rommel Anacan If you are currently a leasing consultant, sales advisor, customer service associate etc. and you want to move on to a management position, read on! I’d like to share a few things with you that I know will help you, based on my experience!
Do Your Current Job Well Your education, background and experience may have gotten you the job, but once you’re in the door none of that matters if you don’t do the job you were hired to do! I remember once I was at a community, meeting a friend for lunch, when I heard the leasing consultant (who had been on the job for one month) complaining to my friend (who was the assistant manager at the time) about having a college degree and not being the manager. After we left for lunch my friend turned to me and said, “She’s terrible as a leasing consultant!” which made both of us laugh. Here she was complaining about NOT being the boss and she wasn’t even performing well in her current role. Before you think about the next job you want, make sure your performance in your current job makes you a natural choice for higher level positions.
Be a Student of the Business It took me about a year before I really started to understand all of the pieces of the multifamily business. I remember sitting in meetings where the manager would talk about “exposure” and I’d nod my head as if I understood how she calculated that number, and I had no clue! But when the light started to turn on in my mind, it made all the difference. If your company offers training classes take advantage of any and all opportunities to get equipped for success! If your company doesn’t offer those, see what your local apartment association may be offering, or look to see if an industry speaker is giving a presentation in your area! Often times companies will pay for these kinds of trainings! Ask your manager now what you would need to do to prepare yourself to get promoted. What would s/he recommend? Ask to shadow him one day when he’s doing budgeting, or maybe you can go with her to a manager’s meeting or industry event. Find out about capital expenses, human resources issues and whether carpet or vinyl sheet flooring is a better choice for your community.

The main point is this~Don’t wait for others to give you the tools you need to succeed!
Get Mentored Find someone in the organization, or even outside of it, who you can go to on a regular basis and seek out his/her wisdom, knowledge, insight and perspective. No matter how much life you’ve lived, there is always someone else who has lived more! I am 41 years old and have been meeting with a mentor weekly for the past year.
I wish I did this 20 years ago! If you can’t find someone locally you can still get mentoring from wise people through their books, television shows, podcasts and websites! Want to be a better leader, read some of John Maxwell’s books. Want to manage your time more effectively, read a Steven Covey book. if you’re having trouble with your finances, Dave Ramsey is a great resource.
Relate Don’t Repulse The most important element of your current and future success will be in the quality of relating you offer to the people around you. If people like you, trust you, enjoy being around you, you’ll have an easier time moving up.
If people don’t like you, well…good luck. I will also add that the responsibility is on you, especially early on, to develop the kinds of relationships you need to succeed. Everyone is “crazy busy” all the time~have you noticed this? So, be patient and understanding with people and develop the habit of “Winning With People.” If I’m ever speaking in your area I’d encourage you to attend my “Relationology” talk which covers this very topic…I’d also recommend the books • “The Power of Understanding People” by Dave Mitchell • “Winning With People” by John Maxwell • “How to Win Friends and Influence People” by Dale Carnegie. Good luck on your career journey! I wish you the best! BIO: Rommel Anacan (Roh-mel Ana-kin) is “The Connection Expert” and his “Win With People” message has inspired thousands of people nationwide. Like many of you, Rommel is a multifamily housing veteran, having worked at all levels of the industry, from onsite to corporate, where he developed a reputation for solving common industry challenges in uncommon ways. Rommel is the president of The Relationship Difference, an organizational development firm in Orange County, California.

Are You Passive, Average, or ProACTIVE? By Nancy Friedman
Take our Test and Find Out Read the scenarios below and ask yourself… …which type am I?
1
The customer says (either on the phone or in person): “Tell you what, I’ve decided not to take the Blue Widget.” Answer from a PASSIVE person: “OK, thanks. Have a nice day.” Customer feels nothing. Usually disappointed.
2
The customer says (either on the phone or in person): “Tell you what, I’ve decided not to take the Blue Widget.” Answer from an AVERAGE person: “You sure?” Customer feels slighted. Probably could have used a little help.
3
The customer says (either on the phone or in person): “Tell you what, I’ve decided not to take the Blue Widget.” Answer from a PROACTIVE person: “Wow! Sorry to hear that. Are you aware there’s a Widget maker that goes with it at a discounted price? You’ll have several uses for it. Why not try it? You’ll love it.” Customer feels great. Didn’t realize there was an accessory to go with it and buys the Widget and the Widget maker.
See the difference? Now, which one are you?
Passive does not mean a person is bad or shouldn’t be helping customers. It simply means they’re passive – not active. Are there passive sales people? Of course there are. The thing about being passive is most people don’t like to be called that. Passive individuals usually receive information and do nothing with it. Happens all the time. You go into the grocery store. You hand the checker your check or credit card which has YOUR NAME on it. The checker asks you for identification sometimes. And then does whatever it is they do, hands you back your ID and (sometimes) says, “Thank you.” No other words are exchanged. Even though he had your name, it was never used. This person is passive. Passive individuals receive information and do nothing with it. The checker had your name. Twice. Once on the check and once on the ID. But again, it’s not a bad thing. From my experience, those that are in the PASSIVE mode and put into a proactive situation are in truth, uncomfortable. Not bad, just uncomfortable. They’re not at ease telling others what is best for them or making decisions for others. So if you have PASSIVE individuals on your team, talk with them; be sure they’re happy. Be sure they’re comfortable in their job. But remember most passive folks like being passive.
FACT: There is absolutely nothing wrong with any of these
types. Every company needs each of them in this busy AVERAGE – It’s a fact. It is easier to get an average world. However, we need certain types in certain positions. person to be proactive than it is to get a passive person up to average. It just is. Sadly, sometimes we hire folks because they’re breathing. Let’s see what the dictionary says about average: average, I’ve done it. It happens. medium, mediocre, fair, middling, indifferent, and tolerable. Let’s take a look at each type: Which one are you? FACT: There is a MASS of grey average folks out there. And – look at who do you have handling your customers. Millions of them and I don’t want to be one of them. Not Remember NONE OF THEM ARE BAD. sure about you, but I made a decision a long time ago that I didn’t want to be average.
PASSIVE – Telephone Doctor’s definition is: A passive person receives information and does nothing or very little with it. The dictionary’s definition is: Receiving or subjected to an action without responding or initiating an action in return: the mind viewed as a passive receptacle for sensory experience. (Our definition is just simpler!)
10
JANUARY / FEBRUARY 2016
I didn’t want to be in the mass of mediocrity. Again, average folks aren’t bad. They’re fine upstanding citizens. But they’re average; like a lot of people. And they don’t stand out to be remembered. If you’re in sales or in any active exchange area, you want and need to be remembered.
351 NEEDS NEW CARPET. 517 NEEDS A REPAINT. AND 644 NEEDS, WELL, EVERYTHING. ALL YOU NEED IS THIS.
We know managing a multifamily community isn’t easy. That’s why we’ve become a trusted partner to so many property managers who demand quality and value. Only Sherwin-Williams offers innovative coatings, flooring, color services, painting equipment and supplies backed by over 3,900 North American stores and 2,200 representatives. So we can help solve your challenges just as quickly as they arise. Call 800-524-5979 to have a representative contact you or visit sherwin-williams.com ©2014 The Sherwin-Williams Company
Average individuals receive information and honestly try to do something with what they receive. It’s just that they don’t seem to be able to get over the hurdle. Average folks say a lot of words like ‘wow’ and ‘gee, that’s so interesting.’ Telephone Doctor calls those “agreement statements” when they really don’t know what to say. So you can see they’re not bad, just not effective. Day after day millions of people – including sales people – go about their business being average. And yes, average people make sales. They do. And sometimes they even ‘fall’ into a large order. In truth it’s usually not something that they’re responsible for doing. The sale just fell into their laps. Average people go about their business being sort of happy with themselves when they could be so much more. Sad. I know some average folks I’d love to take under my wing to help them be more proactive.
PROACTIVE – Ah yes, it’s the proactive people in this world that MAKE THINGS HAPPEN. They find the sales. Help the customer. They are detectives. They are “naturally inquisitive.” They ask more questions, look a little deeper and always double check to be sure. Very few proactive people take “NO” as an acceptable answer (or a final one).
They are as we say, naturally inquisitive. They know it can be done. Proactive people LOVE sales. And let’s remember, a sale doesn’t always need to be a product. It can be a thought, a service, an appointment, helping someone. We just normally think of a product when we think sales. A proactive person isn’t necessarily a workaholic. They enjoy vacations. (Even relax on them.) But back at work, they have the ability to turn “on.” Normally upbeat and happy, proactive people seldom wallow in negativity or self-pity. They’re somehow able to turn that negative into a positive. Proactive people find a way to get it done. They know “it can be done.”They make one more call, research a little more thoroughly, answer one more question, write up one more sale and never run out of questions to ask. Proactive people think for their clients. They provide solutions. They enjoy solving problems for their clients. They enjoy success. So again, I ask, “Which one are you?” And who’s on your team? You are Being Watched! Charles Marshall Humorous Motivational Speaker You’re being watched, Creepy, huh? But it’s true. While you carry on your day-to-day activities, someone is watching you. And here’s the really scary part, that person’s opinion of you could either boost your career or torpedo it. Recently, on a trip to speak to the chamber of commerce in Durango, CO, I discovered that I was in need of an optometrist. While putting on my contact lens that morning, I noticed a small rip in it that could cause me problems if I didn’t get it replaced. So, shortly after getting off a plane in Durango, I walked in the door of Advanced Eye Care with my prescription for a rare bifocal lens. I said hello to the receptionist behind the desk and described my dilemma to her. “You probably don’t have this lens, but I thought I might ask,” I said, handing her my prescription. The young lady took the piece of paper saying, “Hmm, I’m not sure if we have that lens. Let me ask someone in the back.” After just a few moments, she re-emerged, telling me that no, they didn’t carry my prescription but could order it for me. I told her that I was in town less than 24 hours and that option wouldn’t be possible. Hearing this, she asked if I’d mind waiting just another minute to see if there was any other solution she could offer. She disappeared into the back room again and after another minute or two, came back out holding a trial lens that was close enough to what I needed to get me by. The staff waived off my attempts to pay for the lens and their service, telling me to just make sure I came back to see them sometime. But here’s the thing. They didn’t know who I was. I don’t walk around wearing a T-shirt saying, “Charles Marshall, Humorous Motivational Speaker and Customer Service Expert” on it. Most of the time I look like, well, just a regular type of guy. Coincidentally, their entire staff happened to be attending my customer service presentation the very next morning at the chamber of commerce event. When I needed a story to underline the point that you never know who you’re waiting on and what effect that interaction will have on your business, what business do you think I referred to as a stellar example of local customer service?
16
JANUARY / FEBRUARY 2016
And that’s my point. You never know who is standing in front of you. In every interaction with your customer you have the opportunity to make them either a fan, or in some cases, a foe. Did you hear the story about United Airlines baggage handlers breaking musician Dave Carroll‘s guitar a while back? The story goes that he tried several times to get them to pay for the guitar to no avail, so he did what a lot of musicians would do in such a case, he wrote a song about his ordeal. In the song, “United Breaks Guitars,” he even goes so far as to name the specific customer service representative that gave him the final “no.” Then he posted a video of the song on YouTube. It immediately went viral with something like 5 million hits in a very short amount of time. Dave Carroll was invited to go on several national TV shows to talk about his viral video and before long, United Airlines came calling with an offer to pay for the guitar. But it was a case of too little, too late. Dave refused their money, kept his song, and his video on YouTube.
Get the point? Every day somebody is watching you. That person has the potential to become your biggest fan or your worst nightmare. Me? I like fans a lot better than foes, so I suggest treating everyone you come in contact with as if they were your best customers. And a lot of times, that’s exactly what they’ll become.

Debunking 3 Resident Myths about Renters Insurance By Jade Smith
The Value of Renters’ Insurance Natural disasters have a way of shining a light on the necessity and value of renters’ insurance. According to the Insurance Information Institute, insured losses due to natural disasters in the United States in the first half of 2015 totaled $12.6 billion, well above the $11.2 billion average in the first halves of 2000 to 2014. And yet, there are many who are renters are skeptical and choose to opt out of renters insurance, deciding to assume risks possible. A recent survey from NMHC mentions the U.S. apartment market has reached approximately 38 million renters. A 2014 Insurance Information Institute (III) poll conducted by ORC International found that only 37 percent of renters had renters insurance, a surprising number to take in. With this in mind, it’s hard to understand why residents would opt out of insurance coverage. Why are renters passing on a way to safeguard belongings and personal property? Based on misconceptions, residents can forego renters insurance for the wrong reasons. Below we’ve debunked some of the common ones:
Myth #1: Renters Insurance is Too Costly Residents often cite cost as a big reason for failing to purchase insurance coverage. It’s understandable for apartment residents to have cost concerns; the Insurance Information Institute reported 47.6 percent of renters nationwide spent at least 30 percent of their household income on rent and utilities in 2013. In the case of purchasing renters insurance, residents can be wrong about the big price tag. “The average renters insurance policy costs $15-$30 per month, far less expensive than replacing personal possessions or being liable for an accident,” mentions Jay Stoltz, Director of Market Development for LeasingDesk in one recent article.

Myth #2: The Apartment Property has Renters Insurance Residents often believe they don’t need insurance because their landlord or apartment community has a policy that includes coverage on their belongings. While it is true that an apartment community has insurance, the policy covers the structure itself, not a resident’s personal possessions inside it. Also, it does not offer liability coverage in case an uninsured person is hurt in a resident’s home. If an uninsured resident causes damage to the structure – for example causing a fire when grilling on the deck – the property’s insurance company can seek compensation for damages. The liability component of a renters’ insurance would cover the resident.
Myth #3: I Don’t Own Enough for Property Coverage In the words of Joni Mitchell, “you don’t know what you’ve got ‘till it’s gone.” It’s not uncommon for people undervalue the possessions they own. Even the most basic household contents–dishes, bedding, clothing, computers, etc.–can cost upwards of thousands of dollars to replace. Additionally, renters’ insurance protects against much more than loss of possessions. In the chance the apartment structure is damaged by natural disaster or fire, it can be reimbursed for temporary lodging if needed. Insurance Information Institute offers a free online service to help residents take inventory of belongings.
You Can’t Afford Not to Have It It takes just one event, whether theft, fire, accident, or natural disaster, to show the true value of owning a renters’ insurance policy. With the right education, renters can understand affordability of renters’ insurance, especially in terms of the consequences of not having coverage. How are you educating your future and current residents to the value of owning a renters’ insurance policy?

LEGAL OR NOT? A good number of our residents fail to place the electric utility service in their own name after move-in. In some cases, we find out a month or two later of this problem due to the billing cycle. The bill stays in the apartment community name until the resident pays the deposit changes into his or her name. Yesterday we found that a resident had not put the electric service in his name and now owes $550 in unpaid charges. We were so angry that we had the resident’s electric service disconnected, and then the resident subsequently placed the account in his name. The resident was clearly violating the lease, but he is now demanding we pay for all of his spoiled food and is claiming that we violated Florida law. What is he talking about? He should be paying us; we should not be paying him! W
Iff apartment communityy stafff directlyy or indirectlyy causes the termination off a resident’s utilityy service, you have committed a prohibited practice according to the Florida u LLandlord/Tenant Act. The penaltyy for doing so is at least 3 months’’ rent to the resident, plus attorney’s fees and court costs, should the resident hire an attorneyy and sue you in p ccourt. ourt. This mayy appear to be grosslyy unfair, as this resident essentiallyy stole electricity from fr rom you and failed to place the electricityy in his own name as required byy the lease. You did the logical thing byy notifying the electric companyy to take it out off your name. Y However, acting logicallyy is hurting you instead off helping you. We recommend that no H keys should be handed out until such time as the resident provides prooff to you that the electric account has been placed in the resident’s own name. As to the spoiled food, we recommend having the resident fill out an incident report and detail exactlyy the amount off food that was spoiled due to the electric shut-offf with a monetaryy amount. Once this is done, and the amount is reasonable, obtain permission from your regional to payy the resident in exchange for the resident signing a general release. Paying the resident for the spoiled food will leave a bad taste in your mouth, since this resident owes you money. However, having to payy the same resident three months’’ rent plus attorney’s fees would be much more painful!
Last weekend our apartment community had a massive flood in one of our apartment homes that ended up causing substantial damage to the apartment below as well. The resident initially lied to us. She said that the sprinkler head activated without cause. However, the report from the fire department indicated a decoration that was hanging from the sprinkler fixture caused the sprinkler to go off. She now claims this decoration has been hanging inside the apartment home for at least three years. What do you suggest?

What Attitude is Driving Your Bus??? By Sam Glenn, The Attitude Guy
One of my signature sayings is, “Your attitude is either in the way or making a way for your success.” The key is developing a deeper awareness of how your attitude is affecting how you treat others and yourself. In the course of a busy day, we rely so much on our skills, knowledge, talent and effort that sometimes we forget that our attitude is what is driving the bus. If you have the wrong attitude driving your bus, your results will be less than ideal. If you have the right attitude driving your bus, you will achieve more and have the mental stamina to work through planned and unexpected adversities. But, let me focus on a particular attitude that is often times overlooked in developing business and meaningful relationships. It’s called being NICE. Hypothetically, let’s focus on your bank account for just a moment. Let’s say every time you were “not very nice”, $1000 disappeared in your account and every time you were nice, a deposit of $1000 was made to your account. My question is, would you be rich or poor based on your level of kindness? It will cost you absolutly nothing to be nice to someone who needs it. To be nice to others is not a form of weakness, but a form of awareness and respect. When someone is nice to you, it makes your day. When someone is rude or short with you, it can steal the wind from your sail. I have a story I want to share with you and it goes like this… I am a dad, a husband and a small business owner. However, one big difference being a small business owner is that I don’t have the big company or corporate budgets for marketing. So we rely heavily on resourcefulness to build our business. We have to be creative and smart with every penny. One thing I do every week is email 10 new people from associations, companies and organizations so that I may introduce myself. And a lot of times we send a free copy of my new book as a gift. Well, as the story goes, I emailed an executive with an association and his response was so rude and disheartening that I was in complete shock. If I had 4 tires on my car, this guy just deflated all 4 of them. He chewed me out for interrupting his day, taking up email space and by the time he was done I felt like the worst human on the planet. I emailed him back and invited him for coffee so he could get to know me and maybe my attitude would rub off. His response was, “I would never waste my time on a cup of coffee with you.”
30
JANUARY / FEBRUARY 2016
Was he nice? Nope. Did he make his association look good? Nope. Did he make himself look good? Nope. Would I trust him to walk my grandma across the street? No way! Would I buy from him or want to work with him in the future? Nope. When you are rude and borderline disrespectful, it has severe long term consequences on how people will perceive you and the company/association that you represent. We are all busy and trying to make it. I was just introducing myself. There is a nicer way and a more less stressful way of handling unexpected situations in your life. How you handle things is what tells others what you are made of and what attitude is driving your bus. On the flip side of this coin, I introduced myself to another executive director for an educational association and he said, “Sam, I am so busy, but I paused for a moment to look at your website and clicked on one of your videos. I started laughing so hard that everyone was coming into my office door to see what was going on. I played your video for everyone and we all had a good laugh. I haven’t met you yet, but we have all become true Sam Glenn fans! Let me have our meeting planner connect with your office about our annual conference. I think you would be perfect to lighten things up a bit for us. We always have so many business protocols to go through, procedure updates, etc..., at our meetings that this will be a welcomed and refreshing change for us.”
Did that make my day? You bet! It doesn’t cost anything to be nice, even when you are the busiest person in the world. Being nice starts with the little things like holding a door open for someone, letting someone merge into traffic or just giving someone a smile and a few kind words. It doesn’t cost much, but the rewards are truly amazing. So, when you choose an attitude to drive your bus, why not choose the attitude of kindness – it’s good for business, your health and makes a difference. My encouragement to you is to find a way every day to extend yourself to be nicer. Be nice to your family, your co-workers, your employees and strangers. Our world needs a little more positivity and it sure helps when people get a little nicer.

LEGAL OR NOT? Continued from Page26
It is crucial for you or your maintenance team to educate your residents at move-in. Not only will the unit be inspected in the presence of the resident, but this time should be used to w educate the resident on how to properly use the appliances and other items inside the unit. ed Even more importantly, you will teach the resident how to avoid dangers and causing damage. Ev Most residents do not understand how easy it is to accidentally set off a sprinkler head if it is hit M by an object, or something is hung from the sprinkler head. Residents often do not realize that thousands of dollars in damages can be caused by water damage to the apartment and the th surrounding apartments. If the resident has renter’s insurance that covers this type of damage, su it is vital that you confirm this, and the resident should make a claim immediately. If the resident does not have the proper insurance, a Seven-Day Notice of Noncompliance with Opportunity do to Cure should be served, which will demand the full amount of the damages, if such a course of action is supported by your lease. Do not accept any rent if this amount is not paid. Since most likely the damages will not be paid, contact your attorney immediately.
One of our residents has been residing in an apartment home that has been nothing but a big headache from the start. Since the resident moved in, the washer/dryer broke down, the freezer malfunctioned, the bathtub sprung a leak, not to mention the air conditioner shut down. We promptly repaired all of the items contained in the resident’s work orders. However, the resident asked if he could break the lease and vacate the apartment home. We called our attorney, who recommended that we allow the resident to vacate the unit without penalty. The resident vacated, and we returned the security deposit in full. Yesterday, we received a nasty demand letter from an attorney, telling us that we are responsible to reimburse the former resident for pain and suffering, excessive electric bills paid, lost wages, inconvenience and lost food due the freezer malfunctioning. What is happening here? I thought we complied with the resident’s demands by letting her out of the lease and returning her security deposit in full.
Whenever you authorize a resident to vacate the premises prior to the end of the lease term W with no further responsibility for future rent or a liquidated damage amount, if applicable, a w mutual general release should be used if possible. A mutual general release will clarify that m each party, the resident and the apartment community, is fully and permanently releasing each ea other from any and all possible claims from the past to present day. If a release is not used, the ot former resident cannot be prevented from making further demands in the future, and possibly fo suing the apartment community or management. When a mutual general release is used, it su must be executed properly. For example, the correct parties must be listed. Not only do you m want the apartment community owner to be released, but you want released parties to include w the management company, if any, employees, and anyone else who could potentially be th involved or “blamed” later. This is when you always should contact your attorney for assistance in drafting the release, as a defective release could be of no use. Your attorney is there to protect you, and a fast call or one e-mail could save you significant money later.

PERSONAL COMPUTING:
Getting the Most from Your Batteries By Reid Goldsborough
With our ever-increasing reliance on high-powered smart phones and other portable digital devices, the lowly battery is getting more and more attention. From charging stations at supermarkets to new battery technologies on the horizon, batteries are cool. Supermarkets such as Whole Foods, clothing stores such as Urban Outfitters, and even some restaurants and ski resorts are installing cellphone charging stations from companies such as ChargeItSpot (www.chargeitspot.com). Often, the service is free to customers, with the establishment paying ChargeItSpot to help them cement customer loyalty. You can go from 5 percent battery power before lunch to 25 afterward, beyond the point where you’re worried about soon having your digital lifeline unusable. Battery manufacturers are working on batteries that can be nearly fully charged in the time it takes you have to eat lunch. Chinese tech giant Huawei (www.huawei.com) has announced new quickcharging batteries that charge up to ten times faster than normal batteries. The batteries are still in the developmental stage. One technology may make it possible for batteries to be charged to 68 percent in two minutes. The technology behind the rechargeable batteries in today’s portable devices is lithium-ion. Lithium in turn is one of the most interesting elements out there, the third one in the periodic table, after hydrogen and helium, and the lightest metal. Unlike most other elements, some of the lithium in the universe was formed during the Big Bang, at the beginning of time.

Used in batteries, lithium-ion is a more advanced technology than nickel-cadmium, which is a more advanced technology than alkaline batteries. Unlike lithium-ion and nickel-cadmium batteries, alkaline batteries can’t be recharged. Lithiumiodide batteries, which aren’t rechargeable, are used in devices such as heart pacemakers and can last for 15 years. Batteries have been around only for about 200 years. The Italian Alessandro Volta, for whom the term “volt” was named, invented the first practical battery in 1800. It consisted of copper and zinc. What all batteries do is convert stored chemical energy into electrical energy. Lots of misconceptions exist surrounding today’s batteries, which can prevent you from getting the most out of them.
It’s not true that you should always let a battery drain completely before recharging for maximum battery life. This was in fact the case with nickel-cadmium batteries. But lithium-ion batteries don’t need this. What you should do is periodically drain the battery. Advice differs, from once a month to once a year. Just run the device until it shuts itself off. Then recharge it.
Avoid extreme temperatures. The ideal temperature range is 62 degrees to 72 degrees F., though devices can generally be used safely in temperatures from 32 degrees to 95 degrees. Heat above 95 degrees can be outright harmful, so avoid car trunks in summer. I killed one laptop battery this way.
Batteries won’t discharge 100 percent even when the screen indicates a 0 percent charge. That’s the reason why when you hit the power button the device turns on long enough to tell you to recharge.
Turning down your screen brightness will prolong battery life, as will setting it to black and white if this is an option. Of course, brightness and color can be useful features. Another option is turning off wireless connections such as Bluetooth and Wi-Fi if you’re not using them.
It’s not true that leaving your smartphone or tablet plugged in will overcharge it. These days most devices are designed to stop charging once the battery is fully charged.
Use the right device. If you’re primarily reading books, get an ereader. With their black and white screens and specialized functionality, they have a battery life that’s measured in days, not hours.
All rechargeable batteries have a finite life before they have to be replaced. Lithium-ion batteries can be recharged about 500 times before their maximum charge begins to decline. You’ll notice this when you begin having to recharge sooner and sooner.

There are steps you can take in minimizing battery usage, to prolong the battery power of your device on any given day. Keep your software up to date. The latest operating systems have all kinds of tricks to conserve battery power. Be mindful with apps such as Facebook and Instagram, which are battery hogs. iPhones, for instance, let you see which apps use the most juice. Press Settings then Battery. You can optionally turn off background data use with apps that don’t need to be continually downloading data in the background. Press Settings, General, and Background App Refresh.
