Welcome to Fall! President’s MESSAGE
SAM NACHIN
I hope everyone had a wonderful summer in spite of the torrential rains of May/ June followed by the blistering heat of July/August! For those that did not make it to the annual POA meeting, we had a great showing from our Harris County Constable Office Precinct 5. They presented on the many services we have available from them such as the vacation watch and the Citizen’s Police Academy.
One position on the board was up for election, and I am pleased to say that Steve Villarreal was re-elected and will continue to serve with us. His experience, willingness to serve, and knowledge of the community is invaluable. Steve served the last three years as President and guided us from a developer-run to residentrun organization. He also championed the efforts to reduce the many frivolous costs and replaced them with more efficient, value added service providers. In his tenure, the capital reserve grew from non-existent to $200k, while managing cash flow and a positive balance sheet.

Cypress Creek Lakes Phase 1 & 2 is now over a decade old. Many of the projects that the Board of Directors must continually focus on are repair, maintenance, and replacement. However, now with a solid capital reserve and a Texas sales tax exemption in place (mid-2015), we will have the additional funds to begin to evaluate improvement projects that would benefit the community as a whole. Look for the upcoming changes!

Over the last year we resurfaced the floors of the splash pad, pool, decking, and both gazebos. The splash pad equipment was refurbished to new condition and security activation was installed. The phase 2 pool house, trellis, and gazebo were all repaired and re-painted. We purchased new pool furniture and added street lights along Cypress Creek Bend and Saw Mill Creek. We also extended the sidewalk along Cypress Creek Bend to allow for a safer, more direct path for our residents and the children walking or biking to school. We will continue these efforts as they come up across our community.

What can you do to help? Well first off, recognize that all of the directors on the board are volunteer and residents of the community. We all work full-time and have busy families. We donate our time because we love it here, and it’s our desire to keep it beautiful and more enjoyable with each year that passes. However, we are only three sets of eyes. We need your help. If you see anything that requires maintenance, upkeep, or repair, let Crest Management know, or e-mail the board directly. You are our eyes and ears. Additionally, we recognize that as community, outside developer ran events, we have not held many events to allow residents to bond and get to know each other. For the upcoming year, look for that to change. We hope that everyone will come out and participate in the events we plan to sponsor.

SIDEWALK responsibilities
IN ALL
Cypress Creek Lakes Phases & Sections
T
here are currently miles of sidewalk in Cypress Creek Lakes Sections. These sidewalks, while mostly all the same, are in areas where the responsibility for maintenance are different. The following summarizes the differences and delineates responsible parties. What should be noted is that sidewalks will settle unevenly throughout the community as is common in most communities in Harris County given the composition of the underlying earth which is predominantly clay.
1)
Residential sidewalks - These are the sidewalks in the front of a residential property (YOUR HOUSE), or side of the residential property (if you live on a corner lot). These sidewalks are constructed in the Harris County Right-of-Way of the property BUT ARE the responsibility of the homeowner to maintain. Likewise, the homeowner bears the liability for incidents associated to the sidewalk. The only exception is if there is a drain inlet or manhole cover next to the sidewalk that has cause uneven settling or buckling of the sidewalk, in which case, Harris County or the MUD will perform an inspection of the sidewalk and repair if necessary. Nevertheless, all residents should inspect their sidewalk on semi-annual basis.

2)
Common Property Sidewalks - These are the sidewalks around the common areas that include:
a. Swimming pool and covered gazebo Area b. Splash pad and covered gazebo area c. All around the parking lots d. All around the playground
These sidewalks are constructed on private property owned by the Cypress Creek Lakes Property Owners Association Inc. and are the responsibility of the Association.
3)
Sidewalks in the Right-of-Way - These sidewalks are constructed along the Cypress Creek Bend, Sawmill Creek and Cypress North Houston predominantly within the 15 foot Harris Country Right-of-Way. However, the maintenance and liability for these is with the Association. The only exception is if there is a drain inlet or manhole cover next to the sidewalk that has cause uneven settling or buckling of the sidewalk, in which case, Harris County will perform an inspection of the sidewalk and repair if necessary.
4)
Sidewalks on the Lakes - These sidewalks (around the lakes) are constructed on private property owned by MUD 374 and the responsibility for maintenance is with MUD 374.

THE
Moment
A
photograph captures the finest moments of special events or family life that allows us to remember the time in a visual reminder. Unfortunately, many of the photographs turn out fuzzy or a portrait that is stiff and uninspiring. Heather Holloway, Cypress professional photographer, laughs at the length that some people go trying to get the perfect picture. “Pictures, all pictures, whether they are of people, animals or natural are meant to be easy, relaxed and enjoy-
able. That’s why so many portraits taken in stuffy studio’s come out flat - unlike the real family or individual. Outdoors and in nature is the best place for photographs.“ With fall and the holidays almost on us it is the time to dust off the old camera or if you really want the perfect photo to remind you of your families holiday’s this year, then by all means go to a professional. Let’s face it. Not all of us are meant to take a good picture and the fun colors of fall and the holiday season are the perfect time to capture your memories.

When Visitors Come
KNOCKING Brother-in-law and family needs a place to stay over the coming holiday season. So, of course, they can stay with you! Why? You know how to make room for visitors without having to overhaul your whole home. These 5 easy touches will help make your family and friends feel extra welcome this season.
1.
Guest Bedroom is where you normally hide all the extra junk in your home? Don’t panic, just grab some under bed boxes with lids that can be hidden away until the visit is over.
where they can put their stuff that is out of the way of normal traffic.
Visitors just need a landing spot where they can kick off their shoes and relax. If you are pulling out the sleeper sofa for them, then just find a small place in your home
24 PinPOINTE MAGAZINE • October/November 2015
2.
Use a tray or basket to make your visitors a welcome assortment of toiletry items they might need.
Start with all those sample or travel size items like toothpaste, and shampoo, then add towels, washcloths and even an extra roll of toilet paper. This assures that your guests won’t awkwardly have to go hunting through your cabinets to find what they need. www.PinPointeTX.com

“FALL” for
Outdoor Living this Year Our Expert Cites the 3 Must-Haves
fall, and you know what that means – cooler, comfortable weather for relaxing on the patio, a Texans, Longhor ns or Aggies game on the outdoor TV and the smell of a sizzling steak on the grill.

“Whether you’re entertaining friends, relaxing with family or just trying to catch a little ‘me time’ after work, there are three major elements that make the outdoors more
Here’s a rundown of these main attractions, courtesy of Franks, owner of the Cypress outdoor design-build company Outdoor Homescapes of Houston.

1.
Outdoor TV and Music
“After a summer too hot to stay outside for long, fall’s the perfect time for an outdoor party,” says Franks. “And this time of year, that usually means football parties and movie nights.” Which means outdoor TVs and sound systems are crucial, says Franks, who’s offering two fall football and entertaining specials for outdoor living space design clients: Free outdoor TV installation ($500 value); or four free speakers and an amplifier free.
2.
Comfy Conversation Areas
“I can’t emphasize enough the importance of stylish, shaded comfortable seating and the use of space to promote conversation,” says Franks. “You’ll want to start with some kind of cover over your conversation area, not only to block heat and sun but to prevent any glare on the TV screen.”
When shopping for outdoor furniture, you’ll find no shortage of high-end, all-weather pieces these days. Franks recommends trying it out in the store for comfort beforehand – or, ask friends with comfy outdoor furnishings where they “Either way, you’re going to need an up- got theirs. And once you have the pieces, to-date audio-visual system with docking arrange them in ways where people can and charging stations – considering view the TV screen and still participate in that everyone wants to access playlists conversation. and streaming services via smartphone “A great way to do this is create a semi-ciror tablet,” says Franks. “You’ll also want cle around a fire pit or fireplace and have expert help from someone who unthe chairs facing the TV,” suggests Franks. derstands the special requirements of outdoor audio-visuals, like larger screens “Fire pits are naturally inviting and relaxing. and multiple speakers in key locations to Plus they provide heat and light to help make up for the lack of walls to bounce extend the party into the nighttime – and the sound off of.” even into the colder seasons.”
3.
Outdoor Kitchen
“Outdoor kitchens with multiple elements built into one outdoor kitchen island are now pretty much a staple of outdoor living spaces here,” says Franks. Obviously there’s the convenience factor of having elements like your cooking appliances, work surfaces, outdoor fridge, sink, trash and storage consolidated in one space outside, so there’s no running in and out of the house, he explains. “But it’s a status and style thing, too, since these islands are finished off in natural stone and other luxury materials that match the finish level of the home, and – just like indoors − bear the logos of high-end, commercial-grade appliances.”

Hunting for a Place to Hunt By Ben Rehder ang around a group of hunters long enough and you’re likely to hear a common lament: Hunting in Texas is out of reach for the common man or woman. Opportunities are scarce, and those that exist are just too expensive. Bottom line: Hunting has become a sport for landowners, the wealthy and the well-connected. While that assessment might not be totally off-target — especially considering that a hunt for a trophy white-tailed deer can cost $5,000 or $10,000 or more for a single weekend — many hunters overlook an affordable and readily available option: the Texas Parks and Wildlife Department’s public hunting program, which offers a range of hunting opportunities as diverse as the state itself. “Practically everything that is huntable in Texas, you can hunt under our program, says Kelly Edmiston, program specialist. And he has the specifics to back it up.
H
“Pheasant hunting up in the Panhandle, blue quail hunting out in West Texas, quail hunting down in South Texas, dove hunting all over, he says. “Eastern turkey hunting out east. You want to do a little fall bow hunting for Rio Grande turkeys, you go to San Angelo. Deer hunting, obviously. Feral hog hunting in a lot of places. Even something rare, like bighorn or pronghorn, we have opportunity. We have all the rabbits and hares you can shake a stick at. “We even have chachalaca hunting down in the Valley. Most people don’t even know what a chachalaca is, but we have it. The biggest challenge? Choosing how you want to participate; with an annual public hunting permit (also known as “walk-in hunting), through the drawn-hunt system or by a combination of the two. There are also plenty of oppor-
tunities for young hunters through the program’s youth-only hunts. You can find a wealth of information, including application and permit fees, the previous year’s number of permits and applicants for each area, hunter success rates and much more in a handy booklet published each year on http://tpwd.texas.gov/ PUBLIC TEXAS LANDS FOR HUNTING •

Cypress History in
M O T I O N
O
ne of Texas oldest historical sites is in the middle of Cypress. This piece of history runs the entire length of Cypress and a lot of us use it as a reference point. It is a site we see daily and yet never pay a bit of attention to, unless a train is coming. Our old train track, that runs from Galveston to Houston and northwestward has, like Cypress, a colorful history. Transportation was always a major problem facing early
settlers in Texas. Until 1850, the most heavily populated portions of the state were the river bottoms of East Texas and South along the Gulf Coast. Unfortunately, the rivers of Texas, such as the Brazos and Trinity were not deep enough for dependable year-round navigation. Roads were poor and with rainy weather, almost impassable. On December 18, 1836, the First Congress of the Republic of Texas chartered the Texas Rail Road, Navigation and Banking Company to

construct railroads “from and to any such points....as selected.” In 1848, Ebenezer Allen of Galveston obtained a charter for the Galveston and Red River Railway Company and on January 1, 1853, Paul www.PinPointeTX.com
Bremond and Thomas William House broke ground for the G&RR in Houston. Progress was slow, but by the end of 1855, the grading had been completed and track laying began. The first twenty-five miles of rails reached Cypress Top ( Cypress) on July 26, 1856. On this same date, the company was renamed the Houston and Texas Central Railway Company. It took two more years to complete the track to Hempstead. A writer for the Houston Tri-Weekly Telegraph recalled a trip by stage from Houston to the Hockley in December, 1954 following days of rain. The thirty-five mile trip took 1 1/2 days and included an overnight stay. In May 1857, the same writer told of a trip to Brenham and crossing the Brazos River - a trip that took less than a day. It was at Cypress, the first stop in a long list of train stops, that Texas railroads saw the future of rails and a way to open the state for expansion. As a slow moving train crosses your path across Hempstead Hwy, just enjoy the fact that you are watching history in motion. www.PinPointeTX.com

Your SURVIVING Child’ s Dental Visits
A
ccording to Dr. Bui, with Wonderland Pediatric Dentistry, your child should have his first visit to the dentist soon after age one. So, yes, this means that you have to pack up your sweet toddler, who is prone to throwing full-blown tantrums, and take him or her for a dental visit. If this makes you shiver and want to run and hide,
then we have some tips from the dentist to make this visit pleasant for both you and your toddler.
Why so young? Although you may be tempted to postpone your child’s first dental visit until they have all their teeth and are old enough to handle easily, it’s better to begin developing good oral Dr. Bui health habits Wonderland Pediatric early. For smaller children, the morning is the best time to see the dentist. All children are more alert in the morning and less inclined to be cranky or sleepy.
What should I take with me for a visit? If you child has a favorite toy, stuffed animal, or blanket, please carry it with you. This just help children feel more secure in a new environment. You can also take any tooth brushes you are currently using to ask the dentist if you are using the best one for your child.
Can my child eat before going to the dentist? Absolutely - no child should go to the dentist hungry. You may want to make sure that what they eat is easy on the stomach since most children will be upset and many even angry with the dentist checking out their mouth.

Never Underestimate the Power of Bribery I know that bribery is a “bad” word, but think of it as just a small reward to give your child at the end of the first visit if all goes well. It can be something small and free like a visit to the park or a small trinket. But make sure and lay out what your child must do to get the reward. Don’t make the bar to high - this is a first visit. Just no tantrums and being nice to the dentist is a good start. Talk to the dentist before the first visit. Most dentists can give you helpful advice about how to prepare your child for their first appointment. Pediatric Dentist have lots of experience with difficult child patients and they can turn out to be your best friend in helping your child grown and care for his teeth.
