Are You Pre-Qualified or Pre-Approved?

T

he home buying process can be daunting, no doubt.

There are many unique situations that can come up when applying for a mortgage that might require further clarification or documentation. One example is if you were recently divorced, then a copy of your final divorce decree may be required for your loan file.

That being said, you can easily mitigate your risk by having your financial house in order prior to shopping for your new home. It is always best to get pre-approved, not prequalified, prior to looking at homes with a real estate agent.

There is a very big difference between a pre-qualification letter and a pre-approval letter.

Once you have these items together you can send them to your loan officer so they can review and issue a preapproval letter to both you and your real estate agent.

This will give you the peace of mind knowing that your transaction is safe and secure.

A pre-qualification letter simply means that a loan officer has pulled a copy of your credit report and obtained information about your income and assets from a verbal conversation. At this point, the loan officer has not reviewed your paystubs, tax returns or bank statements. Therefore not much weight is put on a pre-qualification letter from realtors and home sellers. A pre-approval letter means that not only did your loan officer pre-qualify you, but they also reviewed in writing your financial information as well. This review of your financials helps isolate common pitfalls to the lending process, if they exist in your situation.

Lenders are very critical about some items such as unsourced deposits in to your checking / savings accounts, unreimbursed business expenses and overall calculation of qualifying income. Having a pre-approval completed upfront, will allow your loan officer to identify these potential issues and address any concerns before you have a home under contract. Once you find a home and have it under contract, you are immediately committing thousands of dollars for the earnest money deposit, option fee, various inspections and your appraisal. You need to be able to do this with high confidence your loan will be approved.

A pre-approval gives not only you as a home buyer, but also sellers and real estate agents, peace of mind in knowing that you can qualify for the loan that you have applied for.

How I Became “The Poolman” By: Vance Calvin

I

n the beginning, as a boy, I earned extra money cutting lawns and doing odd jobs around my neighborhood in Jersey Village, Texas. At that time, I had no idea that meeting a lady by the name of Delilah would help choose the direction of my life.

She asked me to trim her trees, take care of her lawn and clean her pool. I told her I could handle the landscaping tasks but that I’d need instruction to clean her pool. Without hesitation, she showed me how to clean her pool and so began my long and winding road in the pool industry.

I started in the industry at the age of 15, and I am currently 47 years old. I literally started at the bottom and learned the trade from the ground up. Because of my background in the industry, I am able to design and engineer the most efficient, low maintenance and user friendly pools in the industry.

I love what I do for a living and it’s not just about earning a paycheck for me.

Most of my clients have become my friends. I can’t tell you how many pool parties I’ve been invited to and I can’t lie, it’s pretty cool being “The Poolman” at a pool party.

Word started to spread and I found myself cleaning several pools for other neighbors. Once I got my drivers license, I started cleaning more pools, and at one time I found myself cleaning 44 pools a week. It was a great job for a young guy. Spending the days outside with no boss looking over my shoulder.

As for our crews and permanent staff, most have worked with us for many years. We have forged a great bond and strong relationships with each other. Because of our relationships and dedication, our clients receive the best from our crews, without a doubt, on every job.

I tried a few other trades along the way, most of them construction related, but I always went back to pools and it quickly became clear that I was destined to be “The Poolman”.

There are many things we do differently than a typical pool company, because we believe that you can’t stay on top of the market if you don’t continue to absorb, learn and evolve with the industry. Over the years, I have developed, what I believe to be, the most free flowing, custom design and construction process in the industry. Our clients rave about the comfort, quality, professionalism and flexibility of the way we perform services for them.

In the past, I have worked for a couple of pool companies doing pool maintenance in areas like River Oaks, Memorial, West University Piney Point etc… As soon as I was given the opportunity, I branched off into repairs, filter cleaning and other pool related services.

When I was in my 20’s, I began to do some pool remodeling.

I started with replasters, then I took on some retile work, and before long I was doing complete pool renovations.

We are very proud of our long standing, great rating with the BBB and even more so of our very long list of satisfied clients from past to present. We are still standing strong due to our commitment to quality and true customer care, both during and after the construction process.

I really enjoy that facet of the industry.

Much of what I’ve learned over the years while remodeling, was an excellent learning experience and without it I would not be the pool builder that I am today.
