LETTER FROM THE PRESIDENT Hello fellow Timberwood residents. I’d like to start this letter by giving a recap of the first “Clubhouse” meeting that was held May 10. This meeting was held to open discussion between residents and Board members regarding the direction the Board was taking towards either remodeling or rebuilding the clubhouse. There were approximately 80 residents in attendance. During the meeting, many ideas were shared between the residents and Board members regarding the direction to take with the clubhouse. There was overwhelming consensus among the attendees that the best course of action would be to tear down the existing clubhouse and build a new clubhouse. This consensus is consistent with the responses that we received from the original survey. The Board members shared information regarding preliminary cost projections, financing options and timeline guestimates. As I write this letter at the beginning of June, the next steps include a meeting with the City of San Antonio to determine design criteria, identification of infrastructure requirements, and preliminary design characteristics. At this point, no final designs decisions have been made, but the Board is moving in the direction of a full tear down and replacement of the clubhouse. The new clubhouse will be about twice the size of the current clubhouse. The design will be a single story design that will include larger main meeting room, a larger fitness center, at least one (maybe two) additional smaller meeting rooms, a separate game room, larger storage room, larger kitchen, an office space, and additional bathrooms. Once we have the
meeting with the City Development Services Department, we can begin the actual design of the building. One of the major challenges of this project will be handling the meetings and events that normally occur at the clubhouse…..without a clubhouse. Some of the events can be held at the pavilion, others will be moved to alternative locations, and the rentals will be suspended until the new building is completed. It will be challenging, but will be worth the sacrifice. A few park projects that are currently in the works include the installation of a new swing set, painting of the Pavilion, and rebuilding of the sand volleyball court. The new volleyball court will include a ground border to retain the sand and prevent the grass burrs from entering the court, and a net system that will keep the ball from leaving the court area. These projects should be completed by midsummer or sooner. A friendly reminder that mid-year HOA assessments were due last month. Please make sure and pay on time to avoid late fees. Also, if you receive a violation notice regarding a deed restriction violation, make sure you resolve the violation and notify Spectrum as soon as the violation is corrected so you do not receive fines on your account. If left unresolved, the fines will accrue and will stay on your account until paid. Spectrum’s contact information can be found at the back of this newsletter. Timberwood Park Owners Association Board Meeting Minutes June 7, 2016 The Board of Directors for Timberwood Park Owners Association (TPOA) held a public meeting at the TPOA Clubhouse. It was called to order at 7:00 pm with a quorum of Board members in attendance.
will include a new 9’ net fencing system. New swing set—Mr. Myles reported that a new, large swing set had been ordered and would be placed in the playground area. A cushioned mulch surface will also be placed in that area for added fall protection.
TPOA Board members present were Chris Martinez, Greg Matula, Scott Myles, Karen O'Neil, and Craig Zenner. Terri Allen with Spectrum Association Management was also present.
Clubhouse Update Mr. Myles reported on the status of the new clubhouse project, and gave an overview of the public meeting held on May 10. He stated that the Board had taken public input provided at that meeting and from the survey e-blasted to all Timberwood residents and began to develop initial design criteria. The initial plans call for a facility that will be approximately twice the size of the existing clubhouse that will have a larger meeting room, larger fitness center, more bathrooms, a smaller, secondary meeting room or two, an office in the building for park staff, etc. Mr. Myles noted that an architect who lives in the neighborhood had volunteered his services to do initial drawings, and that once the scope of the project is in place, bids would be solicited from architectural firms to officially move the project forward. Mr. Myles also noted that a meeting was going to be set up with City of San Antonio officials to determine construction requirements for the building (i.e. ADA requirements, possible platting requirements, etc.) Additional public meetings will be held as the process moves forward.
Treasurer’s Report Mr. Zenner referenced the financial state of the association, reporting that TPOA’s total amount of money in all accounts at the time of the meeting was $297,535. Approximately $23,461 in delinquent assessment fees remained outstanding as of June 7, 2016. Social Events Update Ms. O’Neil reviewed recent events that were very successful, including Music in the Park events and a wine tasting event held June 3. Upcoming events include the annual Picnic in the Park on June 25, which will include numerous events throughout the day, and regular Music in the Park events scheduled through October. Projects Update Pavilion painting –Mr. Matula stated that the pavilion painting project was nearly complete after numerous rain and contractor delays. The next step will be to put rock around the columns. The rock will match the rock that is on the new restroom facility by the sports courts, and will be seven feet high.
Neighborhood Watch Neighborhood Watch Chairman Paul Rutowski gave an overview of the Neighborhood Watch activities. He noted that there were seven reported crime events in May, including two car break ins, 2 home break ins, and three that fell under the “other” category. He noted that his source for crime updates that he provides are obtained from on online source, www.spotcrime.com, which gives just a general description of crimes that are reported in any given area. He urged residents to report more about crimes they know about, and noted the continued need for more block captains.

Update on Delinquent Accounts Mr. Myles provided an update on the collections process to obtain assessments and related fines from TPOA property owners who are severely delinquent on their accounts. Several accounts have begun the legal process that could lead to foreclosure proceedings should the owners not clear their accounts.

To have a safe and fun vacation whether at home or on the road, consider the following tips:
• Double check that every door & window is locked.
Before Leaving • Inform your neighbors how long you expect to be away. Inform them if you will have a house sitter.
On the Road • Never carry large amounts of cash; use traveler’s checks. If you must carry a large sum of money, do not display it openly.
• Have a friend or neighbor pick up mail and/ or deliveries. Make arrangements to have the lawn mowed and leaves picked up. Or Stop the mail & papers!!
• Keep a record of your traveler’s check numbers and your credit card numbers in a safe place. • Have the telephone numbers to call in case your checks or credit cards are lost or stolen.
• Simulate a “lived-in” appearance by using timers to run lights and a radio on and off during expected hours.
• Take only credit cards that you actually plan to use. Make a photocopy of all your cards before you leave home so you have a record of the card numbers.
• Secure Storage Sheds, attic entrances, & gates. Consider placing valuables in a bank safe deposit box • Make Sure to lock the garage door & disable the garage door opener. (Thieves can gain entry to your house by using a scanner-like device to crack the code on your automatic door opener.)
• Be aware of your surroundings and never advertise your plans to strangers. This includes travel routes and the amount of cash you are carrying.
• Jam a broom stick or rod into in the track of all sliding doors.
Car Rental and Security • When renting a car, pick one whose operations you are familiar with. If not, take time to see where the lights, brakes, turn signals, windshield wipers, and spare tire are and how they work.
• Test your smoke & burglar alarms. Check to make sure that all stoves & electrical Appliances are turned off or disconnected. Unplug TV’s, computers, etc. Turn off water to the house to prevent rupturing of a hose or water line.
• Don’t rent a car at night. Stay in the hotel and rent it in the morning. • Always lock your car when entering or leaving it.
• If you have an alarm system, leave a list of alternate contacts with your alarm company

Hotel and Motel Security • Determine the most direct route to and from your room, to the fire escapes, elevators, and nearest phone.
• Don’t stop to give money to panhandlers. • Be aware of your surroundings and those around you. If you feel threatened or uncomfortable, seek help.
• When occupying or leaving your room, use all auxiliary locking devices on doors and windows.
Traveling safely with your family also means sticking together and keeping an eye on your children at all times. Make sure they know where you’re staying (name and address), and teach them what to do if they get lost or separated. You might want to agree on a meeting place, just in case. And by all means, make sure your kids know not to accept rides or favors from strangers.
