LETTER FROM THE PRESIDENT Hello fellow Timberwood residents. The saying goes “patience is a virtue”. Since I became a board member of Timberwood Park, I’ve come to realize the truth in that statement. When I first started attending the board meetings, back when the HOA was called TPPOA and TDC still had the controlling interest in the neighborhood, I had many questions as to the “Why” of things and how things came to be. I made many assumptions and predictions about the decision making of the board and the developer. When I was elected to a position on the board, the first thing I discovered was that more often than not, there was a logical reason to why many of the decisions were made and that after I learned of the reasoning behind the decisions and learned much more about the processes, the decisions made sense. So what does this have to do with anything that is currently happening? We have a very similar situation happening now with the plan for the new clubhouse. We have some very sharp individuals currently on the board that are working through the process of trying to make the best decisions for the community. In trying to make the best decisions for the community as a whole, undoubtedly, these decisions will not please some individuals. There is a tremendous amount of information that the board members are reviewing and there is still a lot of information to be discovered. Late in June, I had a meeting with some folks with the City of San Antonio Development Services Department and next we will meet with folks from Bexar County. We are attempting to find out what the city and county will require for us to move forward with the project. Some questions that still need to be answered are; what permitting will be required by
the city; will the park need to be platted, will any additional infrastructure be required. One thing for sure, we still have a long way to go before we are able to come up with a plan, contractor, and budget, but I can assure you that we will have additional meetings to discuss the project as it moves forward. So what I’m trying to convey to you is please be patient. This is a big project and it will take some time to get the project set up correctly. The actual building process will be easy in comparison to the planning if the planning is done correctly. We will announce the next “clubhouse” meeting via E-blast when we have enough new information to share so please make sure you’ve signed up for E-blast. If you have not, please see the info later in this newsletter on how to sign up.

Clubhouse and Fitness Center Hours The Clubhouse is open to property owners and their guests Thursday through Sunday, from 9:00AM to 9:00PM. The Clubhouse is closed on Mondays for cleaning.

Once again, Timberwood Park is being recognized as one of the very best neighborhoods in San Antonio and surrounding areas! The San Antonio Express-News recently released a ranking of the “30 Best Suburbs To Raise a Family,” and Timberwood Park ranked No. 3, behind only Alamo Heights and Terrell Hills. According to the organization that compiled the ranking for the Express-News, the list weighs “key factors that are meaningful for families at the suburb level” in order to “measure the appeal of an area for families.”

Clubhouse Update The TPOA board is continuing discussions regarding upgrading the existing clubhouse. Since this is a major decision, we are taking this process very slowly and carefully while considering many factors in order to make the best choice for the community as a whole. Note that no money has been spent on this planning to date and no final decisions have been made. The activities have been focused upon doing background research and preliminary planning.  We began seeking community involvement through an online survey that was completed in February 2016. Results of the survey were presented during the April board meeting and posted on the Spectrum website. Over 600 surveys were completed which represents a significant portion of the 2,692 units in Timberwood Park. Additional input was sought during an open neighborhood meeting held on May 10, and there was additional public discussion at the June 7 Board meeting. There have also been various newsletter articles and updates in recent months, and further meetings will be held through this process to keep the community informed and seek input on decision making. The following is a list of assumptions the board is using to help guide the decision process. Annual assessments will not increase. Annual assessments have not increased since the neighborhood was founded. There are no plans to increase assessments. • Community input will be sought. • An open, competitive bidding process will be followed for all aspects of the design and construction.

• Design will be consistent with aesthetics of park and neighborhood. • New clubhouse amenities and upgrades will be balanced against financial considerations. • Reserve fund will not be used.  The Board has also spent considerable time discussing the merits of remodeling the existing clubhouse versus demolishing it and building a brand new one. It is the Board's position that the best value for the association will be demolishing the existing clubhouse and building a new one from the ground up based on the fact that construction costs are considerably less expensive for a new build versus a remodel, and this way there is much greater opportunity to ensure that the building best meets the community's needs. There was also considerable discussion between residents and board members regarding remodeling vs. replacing at the special May 10 meeting to discuss the clubhouse planning. The overwhelming majority of residents in attendance preferred new construction to remodeling.  The clubhouse budget has not been finalized, however the board is considering the range of $750,000 to $1,000,000. These are large numbers, however we have a very large neighborhood and considerable financial resources to cover construction and operating costs. Just consider the fact that approximately 2,700 property owners pay the $217 annual assessment fee. That equates to nearly $600,000 in annual revenue. In an average year, the association incurs approximately $300,000 in necessary expenses (utilities, staff salaries, insurance, maintenance & upkeep, etc.), which leaves approximately $300,000 to reinvest in the community. Given today’s low-interest environment, the Board is also researching the possibility of a short-term loan that would allow the clubhouse to be built in the shorter term and paid off in a short term, possibly 10-15 years or less. The financing would be managed within the annual budget, and it would allow the association to maintain financial flexibility and our reserve fund. Options were discussed at the May 10 meeting and more will discussed with the public before any decisions are made. And again, regardless of the financing option, there would be no increase in assessment fees required to complete the project.
