YOU’RE SO READY FOR THIS! Georgetown’s Newest Garden Home & Villa Community

SERVING WILLIAMSON COUNTY LEANDER, GEORGETOWN, LIBERTY HILLL, ROUND ROCK, CEDAR PARK, PFLUGERVILLE, HUTTO, AND EVERYTHNG IN BETWEEN

From the Publisher It is so refreshing to see all the movement and excitement within our local housing industry. Almost two years ago, I remember feeling the energy and excitement as I drove through several residential neighborhoods and saw sites being prepared for construction. It wasn’t my home being built, but I was thrilled anyway. I was excited because the activity confirmed that things were improving. I wasn’t sure the housing industry would ever recover from the hit it took a few years past. But it has recovered. Just look around. In fact, I have first-hand knowledge that the housing market is on the rebound — in a major way. In June, my mother sold her home in just 5 days, never making it to the MLS listings. Since they sold it more quickly than

anticipated, they purchased a truck and camper to live in until deciding what they want to do. They haven’t decided if they want to build their forever home or try to find one that already existed. They’re not even sure they want to stay in the Austin area anymore because of the influx of new residents. I still can’t believe how fast everything is happening; there’s evidence all around—take a look. More than anywhere else in Austin, Williamson County shows the most promising growth rates. In May, the U.S. Census Bureau found that the county seat of Georgetown is the second-fastest growing city in the county. The nearby city of Pflugerville found itself on its own fastest-growing list recently in addition to its place in Time magazine’s top 20 overall places to live in the US in 2014. Things are great here in our community, so the next time you see a housing professional, give them a high five, thank them for staying the course. And tell them, “Job well done!”

he new home search is as much about finding a community certain to fit your families needs as getting the highest quality designs and features on the market. Just like upgrading your phone or buying a new laptop, you need assurance that your new purchase is going to be easy to acclimate to and fit to enhance your lifestyle. Santa Rita Ranch gives residents the opportunity to upgrade your lifestyle as the latest master-planned community in Liberty Hill, Texas. From its expansive list of amenities to exclusive new home features, Santa Rita Ranch is already setting itself apart from other new home developments in the area. And it’s just getting started. In its first year, the 3,100-acre community already boasts 2 amenity centers, The Ranch House and The Farm House, pools, parks, walking and biking trails and 70 acres dedicated to future schools in Liberty Hill and Georgetown ISD’s. Soon, expanded offerings in Santa Rita Ranch-North will make the community a leader in new home innovations and ensure its residents stay ahead of the curve.

Relish in the Ranch House The Ranch House is the welcome center for visitors to Santa Rita Ranch-North. For residents, it’s a congregation for community members to flat out have fun! The stunning great room is the hot spot for families and friends to gather and take part in a regular roster of events, such as live music, screenings of the Golden Globes, cooking workshops and live music concerts. When the weather accommodates, they take to the outdoors for movie nights, setting up a projector screen outside the Ranch House where parents can spread out their legs and children don’t have to be quite so quiet. Couches are splayed out in the expanse of the room for lounging, while low-top tables and chairs are set alongside bay windows for folks to enjoy a relaxing brunch or unwind with an evening cocktail. That’s just indoors.

playground, featuring a nearly 3,000-foot pool with up to five swimming lanes, an 8,000 square-foot deck area, three splash-and-play areas for kids to let loose, three fountains, two gas grills, two humungous water slides and a partridge in a pear tree. It’s like Christmas in July! Other master-planned communities have pools and decks, but only the Ranch House Welcome Center Pool has remote-controlled splash pads, a SuperSoaker arena and towering water slides — called the Big Dip and Lil Dip — snaking into its waters.

Think you’re too old to partake in this pool party? The park is amusing for all ages, with 1,500 squarefeet of shaded area and an outdoor fireplace to dine at and relax. Alongside the pool is a sunbathing area with artificial grass dedicated to soaking in the Vitamin D. Tucked away in its own corner of the outdoor area is the Serenity Deck, where you can grab a drink and take in the views of the picturesque Texas Hill Country.

Energy Efficient Utilities It’s nice to have the newest technologies and features, but not when you’re paying hefty prices for it. Santa Rita Ranch is utilizing innovative technologies to make your everyday life easier at lower costs. Partnering with Atmos Energy, it is the only masterplanned community in the area to offer natural gas to residents, with average cost savings at 50%! Codeveloper Ed Horne said:

10

Williamson County Real Estate Magazine — October 2015

“Existing homeowners are now converted from propane, and natural gas is being designed into all homes under construction and those in the planning phases by the various builders.” With all the time you spend on the internet at work and on the go — connecting with colleagues and close friends — the last thing you want to do at home is spend all your time on the computer. Then again, it is pretty much unavoidable. Santa Rita Ranch is only one of three communities in the country to have its homes installed with Suddenlink, a high-speed internet provider set to match Google Fiber in the quality of its WiFi connection. That means all members of your family can log onto the web to watch videos, compile photo albums and listen to music without worrying about moving at a snail’s pace.

While the keeping up with the Joneses usually comes at a price, all of the innovative amenities and utilities at Santa Rita Ranch are available to residents at a low HOA of $45 a month.

In addition to cost savings, these utilities are better for the environment, providing the safest and cleanest energy on the market and curbing costs without disrupting the environment. The advances Santa Rita Ranch is making is also indicative of the way the area is leading the charge for innovation. The City of Georgetown — where portions of Santa Rita Ranch children attend school — recently announced it will convert all of its energy usage to solar and wind-powered technologies within the next few years.

In the coming decade, the community will continue to expand to include more and more exclusive features for its residents and be a harbinger for the best in master-planned community design. Visit the Ranch House soon to get a full tour of the amenities center and learn about the exciting future plans.

You just got the keys to your brand new home. It looks nothing like the Model Home you fell in love with. So sharing some ideas to bring that ‘model home look’ into your space …

My 5 favorite tips to style your home for the gorgeous Fall season …

3. Styling Layering adds warmth to the decor & lends an inviting ambience. Layer your sofas with pillows & throws and dress up your floors with rugs.

4. Finishes

1. Color Power Bring in the warmer tones associated with this festive season to your home. Shades of orange, red and yellow paired with neutrals work great.

2. Bling it on Pick accessories with a lil’ bit of shimmer & shine to them. Candle stands, light fixtures and vases with metallic finishes are excellent choices.

Complement the décor with materials that add coziness into the space. Some popular picks are wool throws, luxurious rugs and accents with raw wood tones.

5. Aroma Engage all your senses, even your olfactory nerve with aromas that are typical to the season. Scented candles with a hint of spice are just perfect.
