Trinity Glen Rose Groundwater Conservation District Water Conservation Audit Winter temperatures, we have, winter rains, where are you!?!

During 2013, much like 2012, our average rainfall hovered around 32” District-wide. Unfortunately, most of this was received during sporadic weather events throughout the year.

Case in point, we received ten inches of rain over Memorial Day weekend. While every drop is welcome, high rainfall within such a short timeframe results in much of that rain running off into our streams and rivers providing little to recharge our aquifers. Please bear this in mind as winter winds down and you begin spring planting and yard care.

Trinity Glen Rose Groundwater Conservation District (TGRGCD) would like to ask for your continued help in reducing demand on groundwater resources. We offer a free on-site consultation to identify problem areas that could be resulting in higher water usage to home or business owners residing within our District.

Following the visit, we offer recommendations to help reduce water usage both inside and outside the home and a “goody” bag full of conservation-related items, including a hose timer, moisture meter, and low-flow showerhead.

Even without an in-home audit, there are several steps we would like to encourage you to take to help conserve water.

If you have not already done so, turn your irrigation system off for the winter and take some time to inspect your system. Check all sprinkler heads and replace any damaged heads.

Reassess your irrigation schedule. Until temperatures really start warming up (May/June) you may only need to water every 2-3 weeks. This is especially true if you have shaded areas. Use a moisture meter to determine areas that may need more or less water and adjust your irrigation cycles accordingly. Keep in mind that overwatering can actually weaken your lawn’s root system.

If you did not mulch those landscape beds back in the fall, now is the time! While mulching serves to protect your landscape from winter’s cold temperatures, it also reduces moisture loss from the soil which can allow you to shorten the irrigation time for these zones. Another option is to consider using drip irrigation in these areas.

Consider replacing any plants you may have lost this winter, or last summer due to the drought, with our hardy, beautiful native plants, shrubs, and trees! Once established, not only will they need less water and little to no pesticides, but they can draw desirable birds, butterflies, and other pollinators to your yard.

Rainwater Harvesting The Stone Oak Property Owners Association is working in conjunction with the Trinity Glen Rose Groundwater Conservation District, SAWS, and the Texas A&M Agrilife Extension to provide Stone Oak residential and commercial property owners with the tools and information needed to effectively engage in rainwater harvesting.

In this time of heightened water conservation efforts across San Antonio, we feel we have a responsibility to our property owners to investigate all areas of conservation. Rainwater harvesting may be a new concept to some, but it has been around for centuriesdating back to the third century BC. Captured rainwater can be used for irrigation purposes, for livestock, for drinking water or for other potable uses. This process is beneficial to us since it reduces the demand on our water supply and reduces land erosion. The best part? A rainwater cachement system can save you money!

Systems can be very simple or very complex. You can have a rain barrel to capture water off your back porch, while a neighboring commercial property might have a roof capturing system that utilizes roof run-off or even A/C condensation. The goal of this collaboration is to gather ideas and information to pass along to you, and to assist you in determining the potential benefits of your capturing rainwater including the rebates and grants that may be available to you.

Stone Oak POA 2014 Annual Meeting The Stone Oak Property Owners Annual Meeting took place on Wednesday, January 29th at 7:00PM in the Ivy Room at Independence Hill. If plans are to sell your home this year, you’ll want to start earlier rather than later. Moving can be one of life’s most stressful undertakings and falling behind schedule just adds to that stress. Even if your plans call for a move mid-summer, you should start the process now.

The first step is to “lighten the load”. Every one of us is a “pack rat” to some degree. Moving is the time to re-assess your love affair with all that stuff you’ve got. I suggest setting aside a part of your home as a “staging area” for items you’ll be selling, donating or throwing away. Your garage is a great place to start. Arrange the contents in opposite corners. The “throw away” items should be nearest the door so you can feed the trash cans each collection day. The “donate corner” can be loaded into your car periodically for the trip to the collection center (don’t forget your receipt for taxes). The “selling corner” is your future garage sale corner.

Once that garage is organized, continue to use it as your staging area for attic, storage shed and closet contents. Continue the process until you’ve addressed every room in your home.

While reducing moving stress, you are also picking up additional benefits as you save on moving expenses with a lighter load and make money on the garage sale. Donated items represent a tax benefit at year end.

As a real estate broker, I can always tell when I first walk into a home how much effort it’s going to take to get the home sold. It’s always a pleasure to see a de-cluttered home as I know my clients have a grasp on the challenge that awaits us. Buyers don’t what to see your stuff, so the less of it they see the better. A home that is substantially de-cluttered looks bigger that it is and therefore presents itself as a much better deal than a cluttered home. The payoff is a quicker sale and a higher price. How’s that for a stress relief plan.

While many real estate agents pepper their name tag lines with an “alphabet soup” of so called professional designations, Brokers are THE ONLY designation that cannot be “bought” by paying a trade association fee and sitting in a class for a few days. The state of Texas issues the broker license. The educational requirements ARE TRIPLE what the average agent has at licensure. In addition, the state requires years of provable transactional experience before allowing a practitioner to sit for the exam. When you are looking for a real estate specialist with the education and experience to put you on top of a transaction, hiring a broker will almost always be your best bet.

Preheat the oven to 350 F. Lightly oil a one-pound loaf pan. In a small bowl, combine prunes and water. Microwave for 45 seconds and let set for 10 minutes. Puree prunes with water in a blender. In a bowl, beat together the prune puree, bananas, sugar, eggs and oil with an electric mixer until incorporated.

In a separate bowl mix flour, cocoa powder, baking powder, baking soda, and salt. Add to the prune mixture and stir to combine. Fold in the dried plums and chocolate chips. Pour the batter into the prepared pan and bake until a cake tester inserted into the center of the loaf comes out clean, about 50 minutes.

Cool in the pan for 10 minutes. Turn the loaf out onto a wire rack and cool completely.

A Wet Winter Leads to Weeds Aplenty

Cool temperatures and winter precipitation make picture-perfect growing conditions for cool-season weeds. Just add water!

• Henbit (Lamium aplexicaule) – Henbit forms spreading piles of pink and purple mint flowers in flowerbeds and lawns. It makes for nice arrangements, which may be a good thing since it dominates turfgrass this time of year.

If your sprinklers have been running all winter, your weeds have had a huge head start while your grass has been sleeping. Here are a few of the most noticeable beneficiaries of your winter water bill:

• Sow thistle (Sonchus oleraceus) – Deep roots and clawlike leaves can make sow thistle hard to pull up. Luckily, it’s edible. If your sprinklers have been running all winter, you may have a bumper crop.

• Beggar ticks (Torilis arvensis) – Hedge parsley looks innocent enough when its tiny white flowers are in bloom (like now), but beware. By the time those seeds mature in May, they’ll be coated in tiny burs that entangle shoelaces, socks, pants and pets.

Remember, SAWS always recommends turning your sprinklers off, or at most, running them manually between November and March. This not only helps keep away weeds, it also can lower your monthly sewer bill, too. Your sewer rate is based on your average household consumption in winter – when your sprinklers are (or should be) off!

• Bedstraw (Galium sp.) – Whether you call it cleavers, catchall, or Velcro plant, the name describes the scratchy hooks that cover the leaves, stems and seeds. Bedstraw forms climbing, sticky piles of smothering mass in
