Business and Population Growth in the ‘04 Is South Austin Losing It’s Charm? B

Anyone who has been in Austin for the better part of 5 years but hasn’t been down South Lamar recently, runs the risk of blowing past the new Alamo Drafthouse on their way to see a movie at the iconic Austin movie eatery. What was once an open parking lot, with a little chain of local businesses surrounding the location, is now hidden by mid-rise condos and a parking garage. In fact, with the massive outpouring of capital and development, all of South Lamar has become a corridor of metropolitan mid-rises, making it near unrecognizable to the eclectic mash of mom and pop stores it once was 5 years ago. With the other major arteries of the 04 zip code South Congress and South 1st poised to follow suit, some people are asking: is the 04 losing its charm? With the massive amount of growth, many small business owners have been feeling the growing pains. James Patton, owner of Rivers and Reefs, a pet store that has been in business in Austin since 1989 and located on South 1st for the last 8 years, is one such business owner. Despite the rising density of people moving to the area, Patton states that his business hasn’t increased, saying that “a lot of the new condos and apartments have breed restrictions, weight limits, pet rent and pet deposits, so it isn’t really encouraging pet ownership.” This is a rough development for business as South Austin has been known for its pet friendly attitudes in the past. In addition to the changing attitudes and apartment regulations, the cost of business has been going up. Patton states, “In the last 5 years I’ve seen about a 50% increase with the rise of property and commercial taxes and unfortunately business hasn’t increased to match that.” Jeff Embree, realtor and owner of Waterloo Realty, who has lived in and serviced the 04 area for the past 30 years, also notes that the market value of residential homes has increased on average about 50% in the last 5 years. However, with the jump in value, property taxes have also increased. While homeowners might like that their houses have increased in value, if their income hasn’t increased at the same rate as the property taxes, the result can be a strain on their finances. One homeowner confirms that even on the far end of the 04 on South 1st close to Ben White, his townhome has increased in property value 22% in the last 2 years since purchasing his property. “90% of the value increase is because of the lot value itself,” Embree adds. Because of the 04’s location with regards to downtown,

By R. Hughes

Lady Bird Lake, Zilker and everything else the zip code has to offer in terms of food and entertainment, the area is extremely desirable. Without a doubt, the location has priced out Austin’s starving artists that used to frequent the area, with houses often starting at $500,000 and reaching $700,000+ the closer you are to downtown. But Embree does reflect that there is still room for the creative spirit that has been a part of the 04 all along. As many neighborhoods do not have Home Owner Association requirements, Embree points out that “you can find a 7,000 square foot Victorian Cottage next to a 2,000 square foot Modern.” Indeed, driving through the 04 neighborhoods (as many do on their way to work in the mornings), one can see the eclectic spirit of south Austin is alive and well, at least in its neighborhoods. As for the land itself, it is true that single brick and mortar stores are facing some questionable futures. Embree points out that with increased development there is a rise of “mixed use buildings.” In the quest to find the Alamo Drafthouse, once one gets over the fact that the skyline has been taken over by the modern condos, one finally notices that there are in fact businesses under the metropolitan monoliths: a coffee shop, eateries, skate shop, grocery, salon and more businesses pouring in to reflect the changing demographic. Without a doubt, the use of space and architectural planning is being reimagined and redesigned in the 04. Much like Willie Nelson cutting his hair, much of Austin’s icons are getting a make-over—the same, but not the same. As for it being better or worse, that is open to debate— preferably over a coffee or a drink in one of the many local shops and eateries the 04 has to offer, new and old.

Best Margaritas in the ‘04 By Jon-Marc Garcia

Initially my quest was to find the best margarita in the 78704 zip code. In my exhausting, yet enjoyable “research,” I found a variety of drinks that cater to different taste buds and decided maybe one person’s opinion wouldn’t be enough. Instead I’ll be giving my account of some damn fine drinks and will be inviting our readers to try out these locations to decide for yourselves. My first stop was at Polvo’s on South 1st street. I met with the owner Oscar Lenares, where we sat and talked about what makes a good margarita. Simply said, it’s a simple recipe that makes the difference in the freshness when choosing ingredients. At Polvo’s they use only 100% blue agave in their margaritas, including the frozen, fresh lime juice and a secret ingredient. I was served the Mexican martini, which was fantastic. Slightly sweet but not too sweet, it had just a tinge of jalapeño.

juice, chili salt/powder, Valentina Hot Sauce and lime juice. It will definitely provide the kick needed to get your night started off right. Black Sheep Lodge, rated in the top 10 on Google for best margarita in the ’04, even though they’re not known for their Mexican cuisine, I had to try it out. Not bad! A little more bitter than what I’m used to but still refreshing. Their Bat City Skinny is made with infused jalapeño basil tequila (El Jimador), Paula’s Texas Orange, fresh lime juice and agave nectar. Red’s Porch has the ’04 Margarita, about which I spoke with longtime bartender José Salas. The ingredients they use in the ’04 include Toro de Lidia, Agavero orange liqueur, fresh lime juice and a Jalapeño agave mint concoction topped off with a jalapeño slice for a garnish. This drink packed some heat!

The next stop was Matt’s El Rancho on South Lamar where I spoke with Josiah Suberbielle who gave me some insight into the tequilas they use. Their most popular margarita is The Knock-Out Mexican Martini. With a very fresh, clean taste and a good balance between sweet and tart, it pairs nicely with the excellent Mexican cuisine of the long time family owned restaurant. The drink’s recipe includes Milado Asado, Cointreau, sugar water and fresh lime juice. Made strong without the overwhelmingly strong taste, these will sneak up on you! The Golden Goose is a little hole in wall on South Lamar, previously the Horseshoe Lounge. I came to the bar because I’ve heard good things about their mixology and wanted to try margaritas at places you wouldn’t typically think of. And man, was I right! For me this was my favorite drink on my list with no special name for it other than Jason’s Mexican Martini: self named by the General Manager and bartender Jason Wilson. The drink consists of Hornitos Tequila, agave nectar, fresh lime juice, a splash of Sweet and Sour and a splash of OJ. This drink has a sweeter profile with a citrus tone that really evens out the tart flavor. I couldn’t pick a more perfect drink to go with summer. El Alma on Barton Springs is known for its artsy Austin twist on Mexican cuisine. The recommended margarita was the Chilanga--one of the top rated margaritas in the country. This was different from what I’m used to as far as margaritas go; a little more for the adventurous type, it was spicy but not overwhelmingly so, and very fresh. This drink consists of Jimador Silver, Kiefer Triple Sec, orange

I’ve always heard that Gordough’s on South Lamar had a good drink selection so I had to go see how their margarita stacked up with the other ’04 contenders. Their best selling margarita-like drink is the Jala-Luja (halleluiah), made with house infused strawberry jalapeño tequila, simple syrup and fresh lime juice. The drink had texture, as well as a refreshing strawberry overtone to balance out the jalapeño flavor. Though in the past I haven’t been too keen on jalapeño flavor in my drink, I’m starting to notice a trend. My last stop was Curra’s Grill on Oltorf. I came here by the urging of many, including several of the bartenders mentioned above. They said you have to try the Avocado margarita! So I did, and what a treat that was. I spoke with Jorgé Garcia, the owner who was very accommodating and passionate about not only the margaritas but also the food he serves. The Avocado margarita, also referred endearingly as the creamy sensation, is a frozen margarita blended with fresh avocado, fresh cilantro, frozen lime, and Corada tequila to give it a fruit smoothie texture. They have been serving this unique margarita for 18 out of the 21 years they’ve been in business. Honestly you can’t even taste the avocado, but its inclusion gives it a spectacular creamy texture. Jorge told me that people come from all over the United States, including some Hollywood stars, just to try the Avocado Margarita. Like art, flavor is subjective. But I invite you to do a little “research” of your own and give us your opinion. Visit our website to vote for your favorite margarita or suggest any others worthy of note.

So what’s your favorite margarita in the ’04?

10th Annual Austin Ice Cream Festival While most festivals in Austin have fans screaming for rock stars, there’s one event in town that has everyone screaming for rock salt. The Austin Ice Cream Festival has been serving up frozen family fun for the last ten years. While Austin has been known for its wide variety of festivals, founder Doug Lyon noticed a lack of festivals with a family friendly focus to take his children to. From day one, the Austin Ice Cream Festival was created with the idea that it was to be a place families could take their children of all ages to enjoy some summer fun. And with a growth rate of roughly 20% every year, Austin residents have been taking notice. Held at Fiesta Gardens, the festival was highlighted in May on NBC’s The Today Show as one of the most popular summer festivals in the country. This year’s event will take place on Saturday, August 13th and will feature an impressive list of ice cream vendors including local favorites Amy’s Ice Creams, Austin Scoops, Good Pops, and Nadamoo.

SATURDAY, AUGUST 13 TH 10AM-7 PM FIESTA GARDENS TICKETS ON SALE AT AUSTINICECREAMFESTIVAL.COM

$ 15 • KIDS 8 & UNDER FREE FREE ICE CREAM!

Besides the chance to enjoy ice cream on a Texas summer day, the Festival also includes a Popsicle Stick Sculpture Contest, Ice Cream Eating Contest, and even lets local amateur aficionados give a taste of their talents in a Homemade Ice Cream Making Contest. “It’s really neat to see sometimes three-generations of family members building their own sculptures together out of Popsicle sticks,” Lyon states. Providing family friendly bonding activities is a huge part of the experience. True to the Austin music scene, the Austin Ice Cream Festival also provides a place for kid friendly bands to take stage, including long time runners the Tiarra Girls. So whether a family looking for a fun family-activity to beat the heat, or an ice cream lover looking to sample some of the best fare in town, be sure to check out the Austin Ice Cream Festival August 13th. Tickets for this year’s festival go on sale online starting the first of July at austinicecreamfestival.com.
