BREVARD COUNTY STILL SHOOTS FOR THE STARS

In 1940, sleepy little Brevard County was mostly just a place that Henry Flagler’s train passed through on the way from Jacksonville to Miami. Passengers would see fishermen along the rivers and pass untold acres of citrus groves.

All that started to change with the building of the Naval Air Station Banana River, later named Patrick Air Force Base. Along with the massive air station, the federal government funded the construction of much-needed roads and other infrastructure.

In the late 1950s, the government came courting again with the Long-Range Proving Ground, now known as Kennedy Space Center. Suddenly, what was once considered no-man’s land was becoming home to well-educated, highly-trained workers.

Brevard’s farming- and fishing-based economy was taking a back seat to technology and science. The region received unprecedented

exposure as the setting for the hit television series I Dream of Jeannie. While the show wasn’t actually filmed in Brevard County, the cast made numerous promotional appearances locally.

You’ll still find I Dream of Jeannie Boulevard as you make your way to the seaside Lori Wilson Park. Programs such as Mercury, Gemini, Apollo, and the Space Shuttle continued to fuel the economy and the population for decades to come.

Today in Brevard, the space program continues its legacy. The earlier programs have been replaced by SpaceX and United Launch Alliance. And, of course, NASA continues to light up the skies with regular launches.

K. HOVNANIAN HAS DELIGHTED BUYERS FOR SIX DECADES

It all began with Kevork Hovnanian, an Armenian immigrant who came to the United States — Toms River, New Jersey, to be more precise — in 1959. Together with three brothers, he started K. Hovnanian Homes, which has been in new-home construction for more than 60 years.

Kevork’s son Ara, the current CEO, joined the closely held company in 1979. In 1983, the company went public, but the family-owned feel continued despite rapid growth. Today, Kevork’s grandson Alexander is executive vice president, national homebuilding.

From New Jersey, K. Hovnanian expanded into North Carolina in 1986, California in 1994, Virginia and Metro D.C. in 1998 and Texas in 1999. In 2003, the company acquired Windward Homes in Tampa along with acquisitions in Ohio and Arizona. Minneapolis was added in 2004.

However, it wasn’t until 2005, with the acquisition of Cam-

bridge Homes, that K. Hovnanian entered the Orlando market. Gretta Akellino, director of sales for the Orlando division, explains why the region was so attractive.

“Central Florida was experiencing a housing boom due to the increase of tourism traffic to our state,” he says. “This, coupled with a favorable tax rate and no state income tax, is a driving factor to people.”

Although the company had to compete with plenty of other builders who either already had a toehold in Central Florida or were planning to expand here as well, Akellino says experience gave K. Hovnanian an edge.

“In addition to our 60-plus years of commitment to excellence, we also pride ourselves on a simple and transparent homebuying experience,” she says, pointing specifically to the company’s “Looks” program, which brings the architect and interior designer together before the home is completed.

Says Akellino: “This program offers professional, curated interior designs that give the buyer the style and finishes they love without the stress of having to choose every minor detail.”

Currently, K. Hovnanian is the sole builder in three Central Florida communities.

For 55-plus homebuyers looking in Kissimmee, Four Seasons at Orlando offers resort-style living, complete with a

Although interest rates have increased from record lows, Akellino says home sales are moving at a brisk pace as they enter the spring selling season.

“Over the past year, buyers have become increasingly well-adjusted to new higher rates,” she says, adding that K. Hovnanian American Mortgage, an in-house operation, “has been proactive in offering innovative loan programs and interest-rate buydowns to help ease the payments associated with the higher rates.”

AN IDYLLIC SETTING MAKES PRAIRIE OAKS FEEL JUST LIKE HOME

In the St. Cloud area of Osceola County, a brand-new community is making its mark among many others in this rapidly growing sector of Central Florida. Prairie Oaks by Cardel Homes, located off of Narcoossee Road in a laid-back setting, offers a choice of five stylish models perfect for growing families as well as downsizing empty nesters.

Homes range in size from 1,725 to 3,220 square feet with corner and oversized lots available, as well as lots adjacent to preserve areas.

Here are the one-story models: The Juniper, which measures 1,725 square feet with three bedrooms and two bathrooms, is priced starting at $439,990; the Cypress, which measures 2,014 to 2,708 square feet with four bedrooms and two or three bathrooms, is priced starting at $459,990; and the Hawthorne, which measures 2,534 square feet with four or five bedrooms and three bathrooms, is priced starting at $499,990.

Here are the two-story models: The Maple, which measures 2,800 square feet with four or five bedrooms and two or three bathrooms, is priced starting at $519,990; and the Magnolia,

Prairie Oaks is planned for 200 homes. Cardel Homes is building 40 of them, all located in the front of the community with easy access in and out. The average homesite measures a minimum of 50 feet wide by 120 feet deep.

Sidewalks run through the community and alongside a lake encircled by magnolia trees. When completed, there’ll also be a designated dog walk, while a recreation center and swimming pool are on the drawing board as well. Preserved granddaddy oaks will highlight the center’s adjacent park.

Although Prairie Oaks may be some 30 miles from Orlando, it’s less than eight miles from the bustling Lake Nona area, with

its bounty of shopping and dining options and a progressive town center where something is always happening.

When it comes to medical needs, Lake Nona — also known colloquially as Medical City — is home to the UCF College of Medicine, Nemours Children’s Hospital and the Orlando VA Medical Center.

South of Prairie Oaks is historic St. Cloud, known for its boutiques, antique stores and locally owned restaurants that line Main Street and its arteries. Parents can choose from among St. Cloud’s public schools, public charter schools and an assortment of private schools. There are also various early learning centers in the area.

For enthusiasts of the outdoors, Lake Tohopekaliga, the

largest lake in Osceola County, is 18 miles away. It offers scenic walking paths for birdwatching and airboat rides on the 22,700-acre waterway.

However, Lake Toho is probably best known as a world-class bass fishing destination that hosts professional fishing competitions. Another lake, East Lake Tohopekaliga, is ideal for boaters with its Lakefront Park Marina in St. Cloud — a convenient place to rent a boat slip and explore whenever you please.

THE YORKSHIRE IS ABOUT COMFORT AND VERSATILITY

When it comes to experience in homebuilding, Pulte Homes has definitely earned bragging rights. After all, the company has built more than 775,000 homes since Bill Pulte entered the construction industry in 1950. Today, the national builder is one of Central Florida’s busiest. And topping its roster of most in-demand models is the two-story Yorkshire, which is priced starting in the $700s. The home measures 3,416 square feet and can reach up to 3,617 square feet with various structural options.

The Yorkshire boasts five bedrooms, 3.5 or 4.5 bathrooms and either a two- or three-car garage with extended storage space — which is ideal for a tool bench and work area, workout equipment or for storing everything from containers to bicycles.

When you enter the home, a wide entryway offers a view straight through the home to the covered lanai and backyard. In between, there’s an open island kitchen with a walk-in pantry and a café/dining space for a table and chairs.

Adjacent is a large gathering room that opens to a lanai, where an outdoor kitchen is an option. During hot Florida summers, when Chad Cahill was a kid cleaning houses for his dad, his daydreams were most likely about how he and his buddies would spend their carefree days before school started.

He wasn’t envisioning a future building multimillion-dollar luxury homes, even though he grew up in the family business — Cahill Homes — founded by Steve Cahill in 1977.

“It just never crossed my mind that homebuilding was something that I’d like to do,” Chad says. In fact, he graduated from the University of Florida with a degree in human resources development and started a career path in another direction.

By 2004, Chad had recognized that all those boyhood summers spent on construction sites had influenced him in ways he never realized. He approached his dad about joining the business.

“The story we tell is that my first office was a broom closet,” he says. “Literally, I started in a broom closet, working on small projects. It was the honey-do list of projects that needed someone to tackle.”

Chad reorganized the HR and safety programs for the company, and before he knew it his position had morphed into a full-time job. “It’s kind of fun to think about how I started at the bottom,” he muses. “In a lot of family businesses, children of founders get hired for management positions and they don’t know what they’re doing. I’m glad that’s not how I started.”

The market is changing, but this family owned business is ready to adapt using creativity, knowledge and passion for building homes.
“We have an incredible team that loves to build homes,” says second-generation homebuilder Chad Cahill. “You can see that love in the final product.”

The Great Recession was a challenge for all homebuilders — but Chad took it as an opportunity to become even more intimately familiar with the operation of the business.

“This was all new to us and I wanted to be as helpful to my father as possible as we navigated uncharted territory,” he says. “From that point forward I knew where every dollar was and what was being paid on every job. At that point, my career really started; it got serious.”

Now president of Cahill Homes, Chad runs the company and is responsible for everything from marketing to sales and customer relationships to hiring and money management.

Executive Vice President Judd Webster is a constant presence on construction sites, and handles everything from scheduling and subcontractor management to completion of the homes built by the company.

Webster has worked with Steve since 1980 and is considered part of the Cahill family. Chad even recalls Webster picking him up from pre-school. The two — in addition to Steve, who has lessened his day-to-day involvement with Chad on board — comprise the management team.

Over the last 12 years, Cahill Homes has been recognized for its luxurious custom homes in Golden Oak at Walt Disney World Resort. Homes in the community can be up to 20,000plus square feet and carry price tags well into seven figures.

in architectural styles that include Tuscan, French,  American Farmhouse, Modern Farmhouse, New England Coastal, English Cottage, Greek Villa and Contemporary.

The company is finishing the last of the gigantic showplaces in Golden Oak. They’re in the process of completing a 20,000-square-foot home and drawing plans for a truly monumental 40,000-square-foot home just outside of the community.

The Cahill Homes team has also found much success in the Golden Oak product called “The Cottages.” The Cottages range in size from 1,800 square feet to 3,500 square feet. “They sold so fast. People love them.”

He says that the success of The Cottages reinforces his observation of an emerging trend, especially among downsizing boomers, to prefer smaller homes — with top-flight finishes — even on larger lots.

Chad points out that years of experience have helped the company hone its craft and create a stress-free process for homeowners — an all-in-one, one-stop shop approach that the company calls Cahill Complete.

“Building a home can seem really cumbersome and people don’t know quite where to start,” Chad says. But he believes that trust is the key to a successful homeowner and builder relationship. “It’s important that the buyer knows that the builder cares about them, their family, the end product, and — most importantly — about the product after the final walkthrough,” he adds.

How can you tell that a home is in Golden Oak? Chances are, there’ll be Disney references in unexpected places. Cahill Homes is wrapping up work on a 20,000-square-foot home in the community and will then roll out a line of smaller homes called The Cottages, which will range in size from 1,800 to 3,500 square feet.

“If you want a Cahill Complete house, you’re basically saying, ‘Chad, I want you to handle building my house from A to Z. I want you to handle the architecture, I want you to manage the designer and I want Cahill Homes to be my sole point of contact.”

Until now, the company has built almost exclusively in highend gated communities such as Lake Nona, Isleworth and, of course, Golden Oak. As these luxury communities mature, he’s excited about seeking opportunities in other locations.

“We love what we do and are excited about the opportunities that are to come and the families we will get to create beautiful homes for. Whether that is in Winter Park, Windermere or another location near Central Florida,” says Chad.

What drives Chad is the challenge of implementing new ideas. Although he enjoys the ins and outs of running a company, his favorite part about going to work every day is the people with whom he deals.

“I love the relationships with homeowners, with my team and with subcontractors,” he says. “I love building houses, but I love people — and building houses gives me the opportunity to be with people, work with people.”

Just how bright is homebuilding in Brevard County?

Here’s a hint: The county is ranked as the No. 3 place to live in Florida by U.S. News & World Report. Also, Brevard ranks as the 12th fastest-growing metro area nationwide.

One only needs to look at the vitality of Viera as proof of building momentum throughout 72-mile-long Brevard. Last year, Viera — in recent years a regular on lists of top-25 master-planned communities across the United States — entered the Top 10 for sales performance, as ranked by Burns Real Estate Consulting and RCLCO Real Estate Consulting. Both firms have regional offices nationwide.

Viera’s homebuilding achievements are even more significant, the consulting firms reported, when considering the challenges the building industry has faced in the past few years. While supply chain issues, increased materials costs, labor shortages and rising mortgage rates have largely wreaked havoc in construction, Viera has forged ahead.

Specifically, success with homebuyers has come by virtue of A-rated schools, thoughtfully planned neighborhoods, abundant shopping and dining opportunities, convenient health care facilities, a wide range of housing styles and sustained regional employment growth, says Karl Pischke, vice president of RCLCO, which has an office in Orlando and is based in California.

In 2022, according to The Viera Co., master developer of the community, Viera posted 772 net new home sales from builders that included Joyal Homes, Lifestyle Homes, Stanley Homes, AMEK, Christopher Burton Luxury Homes, AR Homes, Elan Builders, Del Webb (a brand of PulteGroup) and Viera Builders.

Examples? Del Webb at Viera is PulteGroup’s first community in Brevard for more than a decade and is the builder’s first foray into the area’s 55-plus active adult market. The 1,300home gated community sits on more than 500 acres west of the Pineda Interchange at Interstate 95.

Presales began in mid-2022, with prices ranging from $377,990 to $664,540 and square footage ranging from 1,405 to 3,453. And there are plenty of potential buyers — 40 percent of county residents are 55 or older.

Viera shoppers can expect an accent on natural beauty along with coastal and Caribbean design influences, highlighted by water views and tropical landscaping.

Among the community’s amenities are a 20,000-squarefoot waterfront clubhouse on a 10-acre amenity site with a resort-style pool, a cabana oasis, tennis and pickleball courts, a fitness center, a community garden, walking and biking trails, and parks.

Similarly, Sierra Cove by Viera Builders features large homesites and winding roads. Upon completion, Sierra Cove will contain miles of trails, a hockey rink, playgrounds and a rock wall, among other amenities. Home prices will range from $442,900 to $686,900 and range in size from 1,590 to 3,087 square feet.

One example is the Baldwin model — with two stories, four-bedrooms, 4.5 bathrooms, a family room, loft and a flex room, a breakfast area, a covered patio, walk-in closets and a primary downstairs bedroom encompassed within 2,860 square feet. It’s priced at $648,900.

A bit of Viera history for perspective: Almost no homes were on the property as recently as 1989. That’s when the rural land was forever changed by A. Duda and Sons, which broke ground on the new community along Interstate 95 and Wickham Road. The Viera Co. is a subsidiary of A. Duda and Sons, an Oviedo-based agricultural company with huge land holdings.

Scott Miller, senior vice president for sales and community development at The Viera Co., describes the county’s continued influx of aerospace-related workers as “the goose that lays the golden egg.”

Note: Brevard County gets its “Space Coast “moniker from the presence of the John F. Kennedy Space Center — where the manned missions to the moon and the Space Shuttle were first based — followed now by a new generation of ambitious space travel.

More proof of expanding horizons? Just look for signs that read “Coming Soon.”

In Cocoa, a new project will soon rise along the Indian River, nestled between U.S. Highway 1 and River Road. Called River Walk, the community will have 25 homesites, with prices that range from $700,000. River Walk, developed by the Flamingo Land Co., will also feature a private neighborhood dock on the Indian River.

In Palm Bay, Landsea Homes has moved into Phase 5 at Country Club Estates, with plans to include 154 detached single-family homes and 46 attached duplex single-family homes on 200 acres. Phase 4 consisted of 68 homes.

The gated community offers many lakefront and oversized lots in a serene, natural environment that encompasses 100-year-old trees. A community park overlooks one of the central lakes. New homes range in size from 1,800 to more than 2,400 square feet, with three to four bedrooms and up to three-car garages.

For example, the Briella model, measuring 2,246 square feet with four bedrooms and three bathrooms, is highlighted by a primary suite, a great room, flex space, a dining room, a covered porch and a three-car garage. At press time, home prices weren’t yet announced.

Homes built in Phase 5 will be equipped with Landsea Homes’ “High Performance Home” features, such as smarthome automation technology controlled by the Apple HomeKit — including an Apple HomePod mini, wireless network internet, entry door locks, thermostat control, garage-door opener controls, light dimmer switches and doorbell camera pre-wiring.

Maronda Homes’ Egret’s Reserve is coming to Merritt Island with single-family homes that feature brick-paver driveways, walkways, tropical landscaping and oversized lots with side-load garages. Preliminary prices range from $600,000 to $800,000.

Nearby, K. Hovnanian Homes is setting its sights on Armen Groves, which will encompass 36 single-family homes. Although prices weren’t announced as of late March, home design styles will include Farmhouse, Loft, Classic and the more contemporary Elements.

Meanwhile, numerous communities are moving onward — or, perhaps more appropriately, upward — in a county that now totals more than 625,500 residents. Here is a sampling.

In Titusville, KB Home is in the midst of building at Verona Village B, which features single-family homes that range in size from 1,541 to 3,530 square feet with prices ranging from below $400,000 to more than $500,000.

KB Home’s Plan 3016 in Verona Village B, located in Titusville, is 3,016 square feet with four to six bedrooms and three to 3.5 bathrooms. It’s priced starting at $469,990.

One example is the two-story model Plan 3203, with three to six bedrooms and up to 4.5 bathrooms. It measures 3,203 square feet and is priced from $488,990. KB Home touts the open floorplan, which contains a great room, flex space and a spacious den as well as convenient community access to highways, beaches and shopping.

Also in Titusville, Brookshire by Stanley Martin Homes offers a variety of three- , four- and five-bedroom home designs that range in size from 1,500 to 2,800 square feet and are priced from $364,490 to $397,990.

The four-bedroom, two-bathroom Seaton model, for example, measures 2,001 square feet and is priced at $397,990. A light, airy living area with an open kitchen overlooks the family room, with access to a private patio or a large covered lanai. Three guest bedrooms share a central bathroom, and there’s a secluded primary suite with an oversized closet and ample bathroom amenities.

To the south in Cocoa, Port St. John by Maronda Homes has more than a dozen different models that are priced starting at $349,990 and measure up to 1,273 square feet in size with up to six bedrooms and three bathrooms.

One popular model is the Sequoia, priced from $422,900 for six bedrooms and 2.5 bathrooms encompassed within 2,692 square feet. Among the highlights of this open-concept layout is a family room adjacent to the kitchen and dining areas that boasts plentiful natural light.

There’s also a spacious kitchen with a center island and workspace; first-floor flex space; a rear staircase leading to the second floor; an upstairs owner’s suite with a large walk-in closet and dual vanities; and three secondary bedrooms upstairs.

At Adamson Creek in Cocoa, four distinct floorplans by D.R. Horton offer up to five bedrooms in homes that range in size from 1,672 to 2,601 square feet and are priced from $315,990 to $384,990.

The largest is the two-story Hayden model, which is priced starting at approximately $385,000, with five bedrooms and three bathrooms. Highlights include first-floor flex space for a home office or formal dining room and a bedroom with a full bath, as well as a central living room and an open kitchen with an extended island. Upstairs is an owner’s suite, a secondary living room and a laundry room.

In addition, D.R. Horton touts a location close to Port Canaveral and Kennedy Space Center, as well as easy highway access to Interstate 4 and state roads 520 and 528 to Orlando.

Farther south in Rockledge, D.R. Horton is building in Harvest Landing, with prices that range from $329,990 to $379,990 for homes that measure 1,672 to 2,447 square feet in size.

The community is bordered on the east by the Indian River and to the south by Viera. The largest model is the five-bedroom, four-bathroom Robie, a two-story floorplan with an open-concept layout downstairs highlighted by a well-appointed kitchen along with dining and living areas. Upstairs, the oversized main

Also in Rockledge, Arthur Rutenberg Homes is busy at Adelaide, a 460-acre luxury community situated on 125-acre Lake Adelaide. A total of 147 homesites are planned, ranging in size from a half-acre to an acre-plus.

Adelaide will contain four distinct neighborhoods: The Reserve, The Lakes, The Preserve and The Park. Nearly 40 percent of the community is either water or preservation areas. Community amenities include a central dock with lake access, as well as nature trails, parks, tennis courts, basketball courts, playgrounds and jogging trails nestled throughout the community.

Prices in Adelaide range from $1.35 million to $4.345 million for homes that measure 3,000 to 6,080 square feet and contain five bedrooms and up to eight bathrooms.

Just to the south, Maronda Homes is building The Vue in Satellite Beach, the area’s only new-construction beachside community. It’s also Maronda’s first beachside community, with homes that are touted as “never seen before” from the builder.

The homes are priced from $816,900 to slightly more than $1 million. There are six home designs available that range in size from 2,031 to 3,714 square feet.

One example: The two-story Jupiter, at 3,714 square feet, contains six bedrooms and 4.5 bathrooms and is priced at $1,031 million. The floorplan is highlighted by a spacious great room, and a kitchen and breakfast nook that are attached to an oversized lanai.

The owner’s suite is on the first floor, while the second floor mainly consists of the bedrooms and bathrooms, as well as an open loft area. The Jupiter is available in two different elevations and offers the option of adding a second owner’s suite on the second floor.

Geographically, Volusia County sits 50 miles northeast of Orlando, between the St. Johns River and the Atlantic Ocean. But these days, in a region where the growth is pushing outward in all four directions, geography doesn’t mean as much as it once did.

Indeed, as metro Orlando spreads north and east along Interstate 4 through Seminole County, west Volusia is directly in growth’s path.

Today the area, once identified almost exclusively with Daytona Beach (population 72,600), is emerging as a suburb of Orlando. For example, with 96,000 residents, Deltona has long since surpassed Daytona Beach as the largest municipality in the county. It has seen monumental growth since 1980.

Much of the activity is spurred by commercial development along the High-Tech Corridor, which runs the length of Interstate 4 between Tampa and Daytona Beach.

In addition, the widening of the Interstate 4/St. Johns River Bridge alleviated one of the region’s most annoying traffic bottlenecks, making the western portion of Volusia an easy 30-minute commute to downtown Orlando.

Buyers have discovered the impressive stock of historic homes west of downtown DeLand (population 37,700), which is clearly one of the coolest small towns in Florida.

The quaint downtown district, which is on the National

Register of Historic Places, is thick with eateries and antique shops. And stately Stetson University, which has been located here since 1883, adds an air of permanence.

Meanwhile, tiny Lake Helen (population 2,800) is holding its breath as Victoria Park adds 4,000 homes and 10,000 residents right near the city’s border. The rural enclave is expected to grow nearly 20 percent by 2025.

Those interested in more natural settings, plus an unusual lunch, may head north on U.S. 17 to De León Springs State Park, where you can cook your own pancakes at the Old Spanish Sugar Mill and then paddle a canoe through the wilderness.

In the winter, manatees seeking warmer water can be seen lolling around at Blue Springs State Park. In the summer, humans seeking relief plunge into the same bubbling blue oasis.

Many of the changes in Volusia County involve Daytona Beach, especially around Interstate 95 and LPGA Boulevard.

Five or six years ago, big stories included the arrival of a Trader Joe’s distribution center, the opening of Tanger Outlets Mall and the Tomoka Town Center, and the completion of a new headquarters site for TopBuild Corp., a Fortune 1000 company.

Then came more retail, restaurants, apartment complexes and the massive live/work/play communities of Mosaic and Latitude Margaritaville.

MAKING THE GRADE

School grades provide an easily understandable way to measure the performance of a school. Schools are graded A, B, C, D or F, and the grade is determined using up to 11 components. There are four achievement components, which are calculated using student performance on statewide standardized assessments, including comprehensive assessments, end-of-course (EOC) assessments and Florida Alternate Assessments (FAA). The achievement components measure the percentage of full-year enrolled students who achieve a passing score. DON’T JUDGE ME BY MY CURB APPEAL

Iwant a T-shirt that reads: “Don’t Judge Me by My Curb Appeal.” Or maybe a tattoo. I’m tired of making excuses for my front yard. If I haven’t made this clear: Just because I know what to do doesn’t mean I do what I know. (Another T-shirt I need.) I mean, if everyone did what they knew they should do, the world would be full of vegetable-eating, sunscreen-wearing, physically fit, nonsmoking, kind people with good hygiene who floss daily.

I know curb appeal is important. And I will get to it, after I am done paying for college, and pay off the cars and finish helping our veterinarian pay for his curb appeal.

Meanwhile, I feel I should come home wearing a stocking cap to avoid ugly rumors.

“Isn’t that where that home columnist lives?”

“Can’t be.”

“A shame.”

I almost had curb appeal once. Last summer, my husband and I finally had some money for landscaping. I lobbied to fix the front yard. He lobbied for the back.

“But the front yard is what everybody sees,” I argued.

“The backyard is what I see.”

This only begins to cover the many different ways we view the world.

However, early in our marriage, we made a pact. Whenever we don’t agree on a home improvement, I get the last word on the inside; he gets the last word on the outside. So the backyard looks better, but — sorry neighbors — the front has to wait.

I confess all this to a Realtor friend who put the whole mess in perspective: “A house is like a marriage,” he said. “You have to continually re-evaluate what you can do to make the relationship better, and rekindle the feeling it inspired when you first moved in.”

“How does this relate to curb appeal?”

“First impressions! To attract a mate, you have to put your best self forward. Especially in today’s market, buyers can be really picky. Many won’t get out of the car if the house doesn’t grab them within eight seconds.”

“What if your home isn’t for sale?”

“Pride of ownership — or its lack — is always evident.”

“Honey,” I say to my husband, after spritzing on some perfume. “I want to spice up our marriage.”

His eyebrows make a teepee.

“Starting with our front yard.”

According to the National Association of Realtors, boosting curb appeal is one investment you’re almost guaranteed to recoup. Here are 10 top curb-appeal tips:

n TAKE A FRESH LOOK. After living in a house, it’s easy — and convenient — to stop noticing what needs fixing. For sellers in denial, a smart Realtor should show them pictures of competing homes for sale.

n VIEW YOUR HOUSE AS A PORTRAIT. Create a composition where everything — hardscape, softscape, entryway, exterior walls and the roof — works together. Have the big picture before you proceed.

n GREEN UP THE GRASS. If it’s brown, or has bald spots, fix it. While you’re at it, prune, weed and clean up the rest of the yard.

n FILL FLOWER BEDS. Plant flowers and shrubs that will look good now and later. That is, after summer annuals go, have something in planters that will bloom or change color in fall. Tier planters so taller shrubs are in back, smaller ones in front.

n REFRESH PAINT. If you can’t afford to paint the whole house, at least repaint the trim. Make doors and windows pop. If a buyer walks up to a door that’s neglected, they think, “This is a project house.” That can kill a deal.

n COLOR IT CAREFULLY. Pick a palette that conforms to the neighborhood yet sets your house apart — a fine but critical line. Neutral isn’t the same as boring. Don’t be that house where people drive by and say, “What happened here?”

n REVISIT YOUR APPROACH. Design a welcome path from street to door, which should be the focus. Punch up walkways and driveways. If replacing them with good-looking pavers is out of the budget, add a stone or brick border. Fix or replace uneven or boring walkways

n ADD POLISH. If your outdoor light fixtures look weathered, or your door handle looks worn, repaint or replace them. Shiny, new metal makes people say, “Oooo.”

n TEND TO THE SMALL STUFF. Simple details like new address numbers, a new doorbell, a handsome mailbox and a fresh doormat say you care.

n ADD AN ELEMENT. A pediment over the entry, an upgraded front door, a cover over the porch, or some columns can add major drama for less money than you’d think.
