WHAT HAPPENED TO OUR MARKET
When the pandemic hit our country, no one knew for certain where our local market was heading. It is now clear that it has become a very attractive and desirable place for folks seeking refuge from the metro areas. The entire Hudson Valley is now on people’s short list of areas where they want to have a residence. Not only now, but also for their futures. Many of the corporations they work for, also learned that working remotely was not only possible but also very productive. These factors have resulted in us seeing a surge in Real Estate transactions as well as increased prices. Often with limited choices, buyers have had to compete with others, which resulted in bidding wars. Sellers have often been able to sell their homes over the asking price. As of December 5 of this year there were only a total of 210 active residential properties to choose from in the entire county. For the first 11 months of this year there were 696 residential sales in our county, compared to 542 for the same period last year. Hard to believe, however that represents a 22% increase. How long will this trend continue, no one can safely predict. As I have advised many of our seller clients, if you were ever thinking of selling, do it now.
