It has been a remarkable six year journey for McQueen Real Estate since our first listing on Italian Hill in Daylesford in 2019. With the support of exceptional vendors and the trust of wonderful purchasers, our business has grown into one of the leading real estate brands across the region.

In late 2025, we proudly opened our Kyneton office, joining our established Trentham office and our Daylesford base. The Year That Was 2025

2025 presented challenges, but it became McQueen Real Estate’s strongest year to date, with total sales exceeding $100 million. We do not measure success by industry awards or noise, but by results that matter most, outcomes for our vendors.

We remain extremely grateful that within our market segment in Hepburn Shire, we achieved more sales than all of our competitors combined. This reflects the trust our clients place in us and the hard work of our team.

What Is 2026 Bringing

2026 has started strongly. In January alone we achieved over $10 million in sales across properties ranging from $1.8 million to $4.2 million, followed by a surge of quality sales in Trentham during February.

These results reflect strategic pricing, premium presentation and strong negotiation. For buyers, it confirms the region remains highly desirable and lifestyle decisions are still being made with confidence. For vendors, patience is important, but well presented and correctly priced properties continue to achieve strong outcomes.

Chill Out and The Block

Chill Out is here once again, and it is hard to believe that this time last year The Block brought its incredible energy to our region.

As many of you are aware, we had the privilege of representing Mat and Robby and successfully selling their property on auction day. It was a fantastic campaign and a memorable moment for our team and for Daylesford.

2025 Year In Review

As 2025 closed, the Macedon Ranges property market demonstrated resilience, selective strength and clear divergence across local areas. Renovated period homes and turnkey properties on generous allotments in Gisborne, Woodend and Kyneton outperformed the broader region, with some achieving double-digit price growth and strong competition. This reflects a national trend, with township buyers prioritising convenience and amenities, while rural lifestyle buyers continue to value land size, privacy and aspect.

Surrounding and peripheral areas recorded steadier, more modest growth, reinforcing that location, character and supply scarcity remain the key drivers of premium results.

Monetary Policy and the Rate-Cut Effect

The Reserve Bank of Australia reduced the cash rate three times during 2025, from 4.35% to 3.85% by year’s end. The earlier-than-expected easing cycle materially shifted buyer psychology and borrowing capacity nationwide.

The December 2025 Westpac Housing Pulse reported the national “time to buy” index at a cycle high, as first-home buyers and

upgraders re-entered the market with renewed confidence. National dwelling values increased approximately 6–8% across 2025, with further growth of 4–6% forecast for 2026 as refinancing activity, equity release and new lending continue to benefit from lower rates.

Consumer Sentiment and Market Dynamics

Despite ongoing cost-of-living pressures, housing sentiment strengthened throughout 2025. The Westpac–Melbourne Institute House Price Expectations Index reached 172.4 in November, with more than 80% of consumers anticipating price growth over the following year. Optimism was particularly strong in Queensland, Western Australia and South Australia, underpinned by migration trends and intergenerational wealth transfer.

However, confidence remains selective. While buying conditions have improved, many vendors are reluctant to sell, keeping supply constrained. The result is a market rewarding informed, decisive participants.

Early 2026 has already shown renewed buyer momentum, particularly in premium and

off-market transactions. Limited stock levels and improved confidence have strengthened outcomes for well-positioned properties. Buyers waiting for distressed opportunities are finding fewer options, especially in the prestige segment where quality homes continue to attract premium prices.

Interest Rates and Policy Risk in 2026

On 3 February 2026, the RBA surprised markets with its first rate hike since November 2023, lifting the cash rate to 3.85%. Attention now turns to whether this was a one-off adjustment or the beginning of another tightening phase, with major banks divided ahead of upcoming inflation data.

Regulatory and taxation risks — including potential changes to negative gearing, capital gains tax or foreign investment policy — may also influence investor activity, particularly in the $1.2mk–$2mk segment.

As 2026 unfolds, shifting monetary conditions, constrained supply and selective demand continue to shape a market offering strategic opportunities for both buyers and sellers.
