DESIGN FOR LIFE For almost two decades Sharon Lillywhite has been at the helm of Oliver Burns, a Mayfair architectural interior design studio where the watchword is luxury with a capital L

rom bespoke private commissions to super-prime developments, designer Sharon Lillywhite oversees every detail. It’s an approach that has won her company, Oliver Burns, a long list of loyal clients and a clutch of design and property awards including World’s Best Penthouse.
HERITAGE HOME Her career as a high-end designer didn’t start in Mayfair, it began when Oliver Burns co-founder, Joe Burns, spotted a dilapidated property in Hertfordshire. Sharon explains, “My background was in innovation and marketing for blue-chip companies and Joe’s was in development and design, as well as retail. He found this beautiful Georgian pile in St Albans called Dalton House but it was a wreck. We decided to completely transform it.” The work on the Grade II Listed building took two years and the result was so good that the pair won a civic award for their sensitive restoration. Sharon and Joe went on to furnish the house with beautiful things and hit on the idea of making everything for sale, from the reclaimed radiators and black leather kitchen to the bed linen and beauty products on the dressing tables. The concept was new in 2004 and positive press coverage followed. Sharon says, “Everyone was interested in the story and dexters.co.uk
we realised quite quickly that people not only wanted the products, but they wanted our design skills.”
LONDON LUXE 18 years later, Oliver Burns is flourishing and Sharon has been added to the prestigious Walpole Power List for 2022, one of the 50 most influential people in British luxury. “It’s a lovely accolade but, for me, the most important thing is having happy clients.” Sharon’s clients range from super-prime property developers to ultra-high net worth individuals. To keep client confidentiality, she won’t name names, but she says, “They are very well known within their sphere of influence, so we have a famous YouTuber for example and sportspeople. Although, much of my work is with discerning families designing their portfolio of properties, from their main residence to second and holiday homes.” Her London clients have all manner of requirements, from the dressing room made to look like a jewellery box with gorgeous over the top velvet drapes, to the penthouse roof terrace complete with television, bar and underfloor heating. To ensure the quality of each design, Sharon tends to have just five projects on the go at any one time. Most of her commissions are in Mayfair, Belgravia, Knightsbridge and Chelsea, as well as country houses in Surrey. But, her work has taken her further afield and a house on the Italian lakes remains one of her favourites. “This was for a long-standing client, a lovely family. We advised from the very beginning before they even purchased the property.

Every single project is a labour of love
dexters.co.uk
Every single project is a labour of love, but this was special because it was a derelict villa and we designed and project managed the whole thing. We used marine grade materials, the palette was beautiful and reflected the lake, and we had 360 degree views of the water from the main reception area. We put in blast proof windows, and even created a road! It’s a sun and ski holiday home and well used by the client because they absolutely love it.” She continues, “The Oliver Burns ethos is what we call ‘thoughtful luxury’, so we thoughtfully design the world’s finest homes. We don’t have a signature style. We start from scratch with every commission. We understand that our clients are ultimately time constrained dexters.co.uk
and their biggest luxury is time to be with their family doing things they want to do. So we specialise in full turnkey projects from concept to the placing of the last toothbrush.”
CRAFT WORK Sharon has a core team of seven staff and calls in specialists. “We have a little black book of amazing artisans and craftspeople, and we work with various consultants including audiovisual, lighting, mechanical and electrical. Nowadays many clients want a reinforced panic room in case of a break in, so we will bring in a specialist team for that.” A signature scent is also a must. “What I do is multi-sensory,” she explains, “When you walk into your home so many senses are activated and the olfactory one is key.

It’s really special to have a bespoke scent and I work with London’s best ateliers. Most recently, I have been working alongside Rachel Vosper on the ultra luxurious House of Walpole. Scent can be distributed via the air-conditioning and heating system or more usually, through diffusers and candles.” Sharon lives in the Bedfordshire countryside but drives to London most days. “A typical day is spent in meetings, on the phone to clients, speaking to journalists, being onsite, putting together schemes, and going to the Design Centre at Chelsea Harbour where some of our favourite luxury suppliers are based.” Important dates in her diary are London Design Week, Decorex, Masterpiece London, and Frieze London. “I need to make sure we are completely up to speed with what’s going on and there is an element of networking at these events as well.”
HELP FOR HEROES Over the years, Oliver Burns has supported the London charity Veterans Aid. Sharon says, “I love working with Veterans Aid as they are very focused on immediate action so, if someone turns up for help, they’ll get them new clothes, somewhere to live and training to help them back on their feet. We designed and re-did their communal areas eight years ago with colour therapy in mind, and every year we help in whatever way we can.” It's good to know that along with well heeled Londoners, the less fortunate in the capital are getting the benefit of Sharon’s thoughtful design too.
SHARON’S LONDON

• What is your favourite London memory? Every Christmas my late mum would take me to Hamleys. We lived in Kent so we would go on the train and my mum would let me choose a teddy or a toy. Then we would look at the Christmas lights and it was always magical. It was the highlight of my year. • Where do you like to eat in the capital? I meet my friends at Brasserie of Light in Selfridges – mixing shopping with great food. I like afternoon tea at Claridge’s, the Patisserie at The Connaught and Luca, the Italian restaurant in Clerkenwell is lovely. If I am looking for something a bit more glam, then it would be Sexy Fish or Roka, the Japanese restaurant. • Where do you go to unwind? My son Harry is 13 and we love visiting galleries together – we went to the London Grads Now.21 exhibition at the Saatchi Gallery. Some of the London spas are very nice, I recently had a fantastic treatment at The Londoner Hotel. I am a Soho House member, so I’ll go to Shoreditch House where they have a rooftop pool. • London’s best kept secret is… If you walk between meetings rather than jump in a cab, you’ll find hidden streets. I was at the Rachel Vosper atelier in Belgravia a couple of weeks ago and I discovered Kinnerton Street and some of the hidden mews, and was blown away by how pretty they are. • Who is on your radar? Priya Rawal from the Luxury Property Forum. I am in awe of this woman because on her maternity leave, she set up and grew the forum which has transformed the network for luxury property and interiors. I follow Oriona Robb who is an amazing fashion stylist, and August & Piers because I am obsessed with their candles.
‘Chelsea and Belgravia, where Sharon Lillywhite designed her latest townhouse, is one of London’s most fashionable districts. Located just off the King's Road, the area has always been on the pulse when it comes to trends. In the 19th century, it was home to a Victorian artists’ colony, and later formed the epicentre of the swinging 60s and 70s punk movement. Today, Chelsea is one of London’s most affluent and polished neighbourhoods, characterised by a charming mixture of architectural designs - from pastel coloured Victorian terraces through to grand Georgian townhouses and modern flats. The area is known for its glamour, and Sloane Street is a haven of luxury with designer stores including Chloe, Dior and Chanel. Foodies, meanwhile, delight in the many nearby fine dining restaurants such as Muse, offering an eight course seasonal tasting menu based on the life of renowned chef, Tom Aikens. Belgravia, slightly to the north, is more tranquil. Known for its elegant stucco terraces and garden squares the district has a roll-call of famous former residents. Prime Ministers such as Neville Chamberlain and Stanley Baldwin called Eaton Square home, whilst modern celebrities including Elizabeth Hurley and Andrew Lloyd Weber still reside there.’ Charlie Daniels, Director Dexters Chelsea & Belgravia

Stefan recommends a wired system but a retrofit can also be done wirelessly to equally good effect. “We put small retrofit modules behind your switches or sockets – anything with an electrical source that you want to control.” Of course, if the energy goes off, the lights will go out, but there is a solution for that too. Stefan explains, “We have a lot of clients who have UPS (uninterruptible power supply) so even if the power goes down, they are automatically switched to a battery source.”

We use the best manufacturers and integrate everything into one centralised server dark space. “We created a stunning centrepiece, from a lifeless, seven storey lightwell. Colour changing LED lights in the well are connected to a roof mounted camera that ‘reads’ the natural light colour. Using a specially configured processing engine, the ambient light colour is replicated down the lightwell, perfectly mirroring both the brightness and colour temperature outside. From crisp blue winter mornings to gold and purple summer sunsets, our unique installation brings them to life.”
Richard Colman runs Luxe Smart Homes and is highly experienced in the planning and installation of multi-room audio systems, home cinemas, lighting and heating control and smart home security that are all connected over a secure and fast flowing home network. Richard’s clients range from musicians and sportspeople to city financiers and global investors. He recalls one of his favourite installations: “The client had the appetite at the outset to ensure the property had all the latest smart home technologies that would simplify their lives at home and let the system do repetitive tasks that could be automated. An example of this was the automated shades opening and closing based on the astronomical clock on a daily basis. We set the system so the blinds would open 10 minutes before sunrise and close 10 minutes after sunset all year round. The client hasn’t needed to manually open the blinds since the installation.” It seems that with today’s super smart technology, your home really can run itself.

The development is situated on one of London’s grandest squares, close to The Chancery Rosewood Hotel, located on the site of the iconic former U.S. Embassy, which is due to open in 2024. Matthew Huybrechts, Director at Dexters Mayfair, says, “There’s a new generation with uber wealth through tech, finance, art and social media who want 24-hour security and porterage. COMPLETE CONVENIENCE Key for many residents are office facilities. Most prime developments have at least one 12 seater boardroom and a business suite with adjoining kitchen so a conference with catering can be held for up to 20 people. In Marble Arch, The Bryanston has extraordinary 360 degree views over Hyde Park and the capital, with all the provisions expected of a high-end development including a 25 metre swimming pool and a magical play space for children. The apartments at One Hyde Park, in the heart of Knightsbridge, have access to the five-star services of the Mandarin Oriental Hotel next door and in-house facilities include a virtual experience room.
RELAX AND UNWIND Naturally, every convenience comes at a price. Matthew says, “At Clarges on 1 Ashburton Place in Mayfair, a two bedroom apartment can reach up to £8,000 per week to rent, with the larger apartments reaching up to £15,000 per week, and a purchase price in the region £14.5m.” Price is not an issue to live at London’s best addresses as it seems prospective residents are often snapping up more than one property. Matthew explains, “We have clients with staff and, in addition to a family residence, they’ll request a studio in the same building for their chef and another for their nanny.” Universally, the ultimate luxury lifestyle requires absolutely everything to be under one roof.

PRIME DEMAND Chief Executive Andy Shepherd on how the prime London market is set to have a record year

exceptionally busy last 12 months, it is exciting to see just how well the London market has continued to perform. Confidence in our great city is strong and our 12 prime central London offices – from South Kensington to Marylebone - are experiencing the busiest period we’ve seen since 2014. Demand is high from both domestic and international buyers keen to make a long term investment. Andy explains “Dexters’ website now receives more than 100,000 visits a

week and we have over 160,000 motivated buyers and tenants looking for a London home through us. Dexters makes no excuse for taking a traditional approach to Estate Agency. With a network of over 70 offices, we guide and advise clients by using local expertise, sales and negotiation skills. Research shows that just 3 out of every 20 viewings arranged come from online portals and advertisements – Dexters generates the remainder by being proactive and carrying out some 45,000 viewing appointments every month, the equivalent of showing a property every 15 seconds during our
working week. The business estimates that it typically takes between 150 and 200 hours of work to complete a successful transaction. This demand has already translated into some impressive sales. In partnership with Wetherell, Mayfair’s leading agent, we have agreed on transactions in the most exclusive super-prime addresses including Brook Street and Grosvenor Square, as well as the iconic Naval Club on Hill Street which had an asking price of £35m. Other successful trophy properties have included a Westminster townhouse overlooking St James’s Park

on Old Queen Street and a magnificent mansion on Phillimore Gardens backing onto Holland Park. On the lettings side, increased market activity and growth have resulted in a shortage of available property, pushing up rents to record levels. “Our primary aim is to deliver the best result for our client and we work hard to attract great tenants. We make sure that we don’t have any empty properties and our average void period now stands at less than one per cent for the 30,000 Landlords we work in partnership with. As a result of this, over 1,000 new Landlords are trusting us with their properties every month. The lack of supply is encouraging long term tenancies which is our speciality and we make sure our tenants are well looked after, so they don't need to go anywhere else,” explains Andy.
We meet the needs of both the tenant and the Landlord by offering a tailored service through our Prime Property Management team “We have been helping super-prime tenants find everything from exclusive mansion blocks, and large Georgian terraces to ultra-modern apartments, at rents ranging from £1,500 to £9,000 per week. These particular residents can have complex requirements and they want to use a trusted agent,” continues Andy. “We meet the needs of both the tenant and the Landlord by offering a tailored service through our Prime Property Management team. International tenants are often moving to London for business purposes, and so we work closely with our Corporate Lettings and International Relocation
team who receive hundreds of enquiries every week from global blue-chip companies, institutions, and embassies. Many of whom, use Dexters exclusively for all their property needs.”
We have over 160,000 motivated buyers and tenants looking for a London home through us Dexters have continued to grow and strengthen every part of the business including areas outside of prime central London. Andy explains, “We are pleased to have increased our presence in all corners of the capital this year, due to growing demand from our loyal client base. To operate in such a competitive city, you need an exceptional Estate Agent to sell or let your property,” says Andy. “Despite our size, and these high levels of activity, we haven’t lost our personal touch. With more than 70 per cent of our new business coming from referrals, and over 40,000 Google reviews averaging 4.9 out of 5 stars, we pride ourselves on offering an award-winning standard of service.” Dexters were

recently voted the Best London Agent and the UK’s Best Lettings Agency at the industry’s most prestigious awards for residential property. Andy continues, “This is a testament to the hard work of our dedicated teams who have gone the extra mile. As the sales and lettings market continues to thrive and shows no signs of slowing down, we expect a busy second half of the year. With price growth having tripled in the last 20 years, we predict that values will continue rising over the next decade. Our Landlords understand that London remains a brilliant investment and we are here to support them throughout the duration of their property journey. Dexters have already broken all records this year and we continue to grow our business by investing in our people and our offices. This is an exciting time for the London property market and we look forward to being a part of it and delivering a five-star service.” If you are considering selling or letting a property in London, please contact your local office and one of our Directors will be pleased to advise you. SUMMER 2022
HAMPSTEAD
38-39
Felix Brown & Alex Broderick's Hampstead
T
his picturesque village is one of the capital's most elegant addresses. Its understated nature is why so many affluent Londoners are flocking to this leafy suburb with the combined feel of country and city living. With 22 years of experience between them, Felix and Alex share their inside knowledge of the Hampstead market. Finish this sentence: you know you’re in Hampstead when…? Alex: Hampstead's local eateries are full of A-list celebrities casually going about their day and the 750 acres of lush green space across Hampstead Heath are never more than 10 minutes walk away.
What are the most popular streets in your area? Felix: We have a wonderful range of architectural styles from Georgian cottages right through to ambassadorial style houses. Some of the most popular streets in the heart of the village are Downshire Hill and Flask Walk where we recently sold a well-designed terrace house that attracted a lot of press attention. Templewood Avenue and Greenaway Gardens offer outstanding family homes and are rarely available.
Many of our Landlords request our fully managed service to maintain the integrity of their home, and our property managers are never more than 15 minutes away
Who are the typical buyers and tenants in Hampstead? Felix: Hampstead has a high proportion of wealthy occupants, many from the city and the legal profession as well as the media. There is a rich mix of long standing residents as well as new families coming to the area.
Alex: It is very much a family orientated area due to the schools and the heath but more and more young people are looking to find a home here. Many of our Landlords request our fully managed service to maintain the integrity of their home, and our property managers are never more than 15 minutes away.
What do you love most about the area? Felix: Being the highest point in central London, Hampstead has some of the cleanest air in the capital. The high street offers a truly eclectic mix of shops and restaurants and is a significant draw for locals. There are always new properties to discover amongst the pretty cobbled streets.
What are some of the changes you’ve witnessed here over the years? Alex: With everything developing around it,
that hasn’t changed much in the last 200 years, which is what makes it so iconic and a huge pull for professionals and families alike. There is limited opportunity for new housing which in turn, keeps the properties at such a premium price.
What advice would you give to buyers and tenants in Hampstead? Felix: The market is extremely buoyant and there is renewed demand from international investors. Do your homework, have your mortgage broker and solicitor pre-instructed and be ready to pounce! The market for the best properties tends to move very quickly indeed and if buyers are not prepared then it is likely that they will miss out.
Alex: The appetite for properties at the top end of the market remains strong due to the shortage of availability. Many of our tenants, particularly families looking for long term contracts, come to us through our Corporate Lettings and International Relocation team who receive hundreds of enquiries every week. Using an experienced local expert is very important as many of the super-prime properties are ‘quietly available’.
Hampstead has retained its unique identity. It’s a beautiful and historic part of London

OUR PEOPLE
46-47
OUR PEOPLE Chief People Officer, Sarah Barrett explains why Dexters’ culture and key to success has always been to invest in its people first
I
t all started in west London 29 years ago with a vision to change the common perception of Estate Agents. Expanding rapidly since 1993 with over 70 offices across the capital, including 12 in prime central London. However, this impressive growth hasn’t caused Dexters to lose sight of its initial vision. “A common perception of Estate Agents was that of slick young men in expensive suits and flashy cars, and I believe Dexters have certainly helped to quash this view over the years,” says Sarah. “The company has always been ahead of the curve when it comes to gender equality and maintaining balance in the workplace. The property industry is traditionally male dominated at senior levels. We are incredibly proud of what we have achieved so far as over 50 per cent of our colleagues are female across the company and at managerial level. Our belief has always been to recruit or promote the best person for the role and to apply equal opportunities to all stages of someone’s career with us. It’s fantastic that many of our most successful and highly valued colleagues are women,” explains Sarah. “We strive to create workplaces that are vibrant, fun, and fulfilling. At the same time, they must be diverse and inclusive. We recruit from a pool of talent across London and succeed due to our local teams who are passionate about consistently delivering excellent customer service.” Sarah continues, “Our people are the key to our success, and we pride ourselves on the way we treat one another. We start from the principle that we want people to spend their careers with us and we do this by
investing over 10 times the industry average in coaching and developing our talented teams. We also offer flexibility that comes in many forms such as informal time off, job shares, flexible working patterns to manage family needs, and our popular career break programme. Sometimes people need to take a break and this is mutually beneficial, it gives them security and means that we can retain our most talented and loyal colleagues.”
We want people to spend their careers with us and we do this by investing over 10 times the industry average in coaching and developing our talented teams The result of this relentless focus on people is that over 90 per cent of Dexters Managers have grown up within the company, having started as trainees. Impressively, 40 per cent of all colleagues have served between 5 and 20 years in the business, far exceeding the average employment tenure in the UK. Dexters is very conscious it maintains its traditional independent agency approach, hence the way the company is run. Sarah explains, “Where other firms in our industry have migrated to call centres and a fully digital approach, we continue to deliver the very best service through our people. After all, we are a people business. There is no head office. Instead, Managers run their offices as if it is their own business: they are the local experts in their area and focus solely on providing the best and most appropriate service to their clients.”
Key to delivering these principles is the outstanding training and development of colleagues at Dexters industry-leading Training Academy in Pimlico. It is run by exceptional Managers and Directors and offers ongoing coaching to colleagues at all levels. Dexters is a unique place to work as the UK’s first Estate Agency employer provider. Professional accreditations include Apprenticeships, Propertymark, ARLA and RICS. “This allows us to provide opportunities to anyone regardless of their previous experience, whether they are a school leaver, a graduate, or someone looking for a complete career change. We actively promote diversity and inclusion so there are no barriers to entry to join us. The Academy was set up to ensure that our standards always exceed even the highest expectations” says Sarah. “In addition to the great work of our teams, we have a long-standing commitment to contribute to the wider community and have supported Thames Reach for over eight years, a charity helping those who are suffering homelessness. This year we have introduced a Dexters Making a Difference Day where colleagues can volunteer and fundraise for a chosen charity and Dexters will match the donations received. We create engaging environments that encourage both growth and responsibility, with equal opportunities for all. Our fantastic local teams love what they do every day in service of our clients and customers.”

LONDON SPOTLIGHT Get ready for a musical summer as Dexters shares an exclusive interview with Wicked's lead actor Ryan Reid
Wicked Apollo Victoria Theatre 17 Wilton Road, SW1V 1LG Left: Actor, Ryan Reid playing Fiyero
A
s a child, Ryan Reid played Fiyero in a drama school production of Wicked. Today, he performs the same iconic role at the Apollo Theatre. We speak to him about his journey to stardom and his favourite London memories. • How did you first get into musical theatre? I did a lot of community theatre when I was younger however, my interest in the industry really started when I was 16 years old. My parents allowed me to train at a drama college, but only if I attended night school to study for my A-Levels. It was tough, but one of the best decisions I’ve ever made. I was then awarded a scholarship by a top London drama school to do my BA Honours Degree in Musical Theatre. • How did you land your first big break? After I graduated, I was working at Hackney Empire when I auditioned for Shrek The Musical. It had just come off the West End and was about to begin its national tour when I landed the role of first cover for Donkey. That part launched my career, but most importantly I was able to learn so much on the job.
Moulin Rouge! The Musical Piccadilly Theatre 16 Denman Street, W1D 7DY
• What’s it been like to be a part of Wicked? It’s truly been magical! Especially as I’m the first black actor in the UK to play Fiyero. It’s so important for children to see themselves represented in theatre and this year’s cast is the most diverse yet! I love the idea of being part of something bigger than myself. • Do you have a favourite London memory? My mother used to take me to Covent Garden in the summer holidays. The area is so alive with activity. I loved seeing the street performers and the acts made my trips so memorable. Of course, seeing so many theatres and all the big lights was also very inspirational. @ryanreiduk
