landmark hill in the lowlands instead of building in nearby Vienna, a small ambitioned developer finally opted for deutsch-Wagram in Lower Austria. A former Federal railway site directly bordering the railway station d-W (built in 1837 as part of the first Austrian railway line) develops into a shining example of value creation. this upwardly stepped artificial hill (Lower Austrian Building regulations type iii) provides a home for different uses. With a bakery, hairdresser and florist on the ground floor and hotel rooms strewn between flexible offices of different sizes on the upper floors, the hill’s top floor houses a cafeteria and bar offering panorama views. the whole thing is topped by a kind of displaced park for all on the uppermost roof. General access is provided throughout by means of a flight of cantilevered steel steps on the outside, linking all of the broad terrace steps. these can also be used as a pavement, recreation and outdoor work area for the adjacent inner uses. An elevator is the sole means of accessibility inside the building, providing direct access to the offices via small shared areas. the façades are clad with grey sound-proof bricks with an undulated surface, as are common along railway lines, looking a bit like needle-stripe. they run in straight lines from top to bottom, merging with the column elements on the inside. strip windows developing between the rows of columns reach the floor to allow outside access, and develop parapets to arrest a fall. the resultant grove of columns growing from the terraced structure emit magnetism, which the inner walls follow. the building, which faces all directions on the ground floor, too, closes the station forecourt to the west. directly merging with the area comprising gravestones of former station guards and an existing railway control centre, the restaurant garden also adjusts optically and atmospherically to its environs.

T sehr introvertierte fast unsichtbare Anlage schaffen. oder: auf Hvar gibt es wunderbare komplette verlassene Dörfer im Inselinnern die man neu bevölkern könnte (ob sich sowas in den konkursmassen befindet ist allerdings fraglich) - Tourismus ist nur gut, wenn er nicht als einzige Einnahmequelle die Bevölkerung vor Ort korrumpieren kann, also Ausgewogenheit in Hinblick darauf anstreben. Wir meinen: das nötige geld in die hand nehmen und scheinbar unnutzbare Immobilien vergolden. Großangelegt, mit den einzelnen Ländern und der EU im Boot (da ist Sustainability grad das Zauberwort). Eventuell ist sogar ein Franchiseprodukt daraus zu machen. Of course I don’t know if you approve of the following lines, but I will try: • Every time you spend your holidays on the Mediterranean Sea, regardless whether it is on the coast of Croatia, Italy or Greece, the enormous destruction of mass tourism unfolds before your eyes. There are, of course, understandable reasons on both sides - recreation and business - which in the end, lead to the opposite effect on both sides. And every time you go there, you think it can’t be that hard, they’d need an intelligent pilot project here!
our strengths. In the end, a target group looking for something special should be able to easily book and always find it okay. Sustainability is the keyword here; first ideas: - On site supervision, maintenance, utility services for the hotel units, childcare, beach shuttle etc. are managed by a kind of multiculturally trained concierge. - Mix of users with local people in one holiday unit. - Mix of age groups, family and groups with mixed social backgrounds. - Different forms of vacation, such as last-minute bookings, long-term renting, buying. - Decentralised power and food supplies, in which people can participate, children learn how to milk goats. - Reduced or collective individual transport. - Regional features, natural elements or buildings are considered, while weaving the new into the existing, e.g. the maquis all over Krk with its labyrinth of meandering old paths would be the ideal place in summer. Thus one could create a reclusive, nearly invisible resort on the basis of an ancient pattern. Or: on the island of Hvar, there are a number of wonderful, completely abandoned villages, which could be repopulated (whether they are part of the bankruptcy assets remains to be seen). - Tourism is only good, if it is not the only source of income which could corrupt the local population. So we should strive to achieve a certain balance in that sense. We think to use the required money and gild supposedly useless real estate is a good idea. On a major scale, with the individual countries and the EU on board (sustainability is the spell here). One could probably create a franchise system from it. What do you think? Selected property could be integrated into a kind of pixel hotel, perhaps after processing i.e. the necessary investments (however, a special high-quality hotel project - the idea came from Linz - European Capital of Culture), together with certain services. Possible focuses, e.g. silence, where you can only hear the birds singing. Selection and fully using the potential of the individual locations. I would see the necessity to have additional infrastructure as one of
