It really does give me great pleasure to bring to you another new title this year: Maison et al, is our latest offering to the global design industry and a magazine that will concentrate primarily on the most innovative and exclusive architecture and real estate in the world. These are residential homes that will inspire you, creatively lift you but more than that many of them are for sale, so there is also the possibility that you will be able to purchase them.

For many years at design et al, we have included architecturally diverse and interesting properties in our titles and we have of course also honoured them with many awards categories. Our main awards in London each year - The International Design & Architecture - are heavily architecturally focused. However, until now, we did not really have the right vehicle for them in publishing terms. Maison et al provides the perfect solution and this issue features a collection of awe-inspiring homes from beach houses to ski lodges, contemporary family homes to rural retreats.

“The brief highlighted that the design should be a clear, comfortable, well-edited jewel box, equally well suited for two as a large party.”

From the beginning the direction was clear. The residence’s owners were once avid travellers and were ready to build a tranquil base with a cosmopolitan spirit. With a dedicated family home elsewhere, there was neither a glass, nor a photograph to begin with, just a directive.

Tasked with the design of this residence were the New York based interior designers, Studio C ID, who are currently celebrating their success of this design as they were shortlisted at the International Design and Architecture Awards within several categories.

The brief highlighted that the design should be a clear, comfortable, well-edited jewel box, equally well suited for two as a large party. The four pavilions, composed of contemporary lines, are detailed with fine finishes. High mahogany clad ceilings are framed with walls of Tischler windows, bronze accents and specially sourced limestone. For maximum luxury and easy comfort features include Lutron low energy lighting, Element 7 engineered oak floors, lush landscaping, and a Japanese water purification system.

Studio C, having worked with the clients before, the designers knew they valued quiet statements, composed scale and varied texture. The furnishing and fabrics are largely neutral with coloured accents, focusing on detail, quality, and craftsmanship. A mix of new custom rugs and upholstery are juxtaposed with modern antiques of European, American, and South American origin.

Studio C specially commissioned and designed multiple components for the house. Such pieces include the pair of bronze doors, a Linley Cocobolo and stainless-steel dining table, a bronze inlayed mahogany desk and panelling and a multiple metal coffee table. The atmospheric contemporary Italian chandelier by Simone Crestani was sourced and created with Bernd Geockler Antiques. Ceramics of various proveniences and some one- off collectibles, such as the “cut” Lucite candlesticks, add to the tailored mix. Large format photography adds a bon vivant theme of beach, boats and wildlife.

Studio C’s favourite aspects of the Modern Bungalow include the four-pavilion structure and the equally outdoor/indoor facing views. The designed detailed mahogany and bronze inlayed panelling brings depth and rich visual interest. The Studio C bronze doors dividing the dining room and kitchen are seamless and almost weightless due to their construction.

The idea was conceived as if they had used a found pair of entry gates from a once glorified estate. The gorgeous Bottom of the Boat chandelier made with Simone Crestani is a subtle reference to the maritime community and beachside surroundings. The design tells a story: the glass “barnacles”

are attached to a 24k gold cage in the shape of a boat’s hull.

It references the importance of “the journey” and “travel”, concepts which very much resonates with and relates to the clients.

From the conception of the project, the designer’s looked at the home with a cosmopolitan lens. The furniture ranges from 1920s pieces to contemporary pieces which were sourced from Europe, North America and South America, creating a global context and a sense of history. From a localised perspective, the design is inward and outwards facing. The soft goods are largely neutral, the art and the landscaping are bold, but balancing with hints of colour.

When speaking about the awards, Cate Caruso, Principle at Studio C commented “The International Design & Architecture Awards are so important. It is so critical, especially in this modern age of information and technology that we have well regarded institutions to look to shape and guide the direction of design”.

“Artists and craftsman, large and small, need to be recognised formally for their work, technique and talent. A table is not always just a table; a house not just a house. In a fast, fast world, there needs to be an understanding for good quality design, good quality craftsmanship, studied architecture and art. Because at the end of the day, people feel the comfort and happiness of good design when they see or walk”, Cate added.

Sotheby’s International Realty are renowned for their luxury listings and are the listing agents for the Modern Bungalow.

The Modern Bungalow is currently up for sale on Sotheby’s website at $15,900,000.

Throughout this project, Studio C commissioned several local suppliers to complete this transformation. Based Upon used their “liquid metal” technique to make a tri-metal coffee table for the living room, and Beauvais was used to customise all the carpets.

A local millworker fabricated all the mahogany panelling and the bronze was supplied by the same metal artist who made the two pairs of bronze doors. The doors could have weighed 500lb apiece, but instead the designers fabricated them in metal sheets with a wood core, which they mounted on a Harmon pivot hinge so that they move with the touch of a finger.

The bronze had a brushed high low finish much like that of suede. A small porcelain artisan in New York made custom serve wear for the project and Bernard Goeckler Antiques and Roberto Rida made the fantastic space ship recycled green glass table lamps in the master bedroom.

Historical Styling for 21st Century Life Camp End Manor - Werner Capital

Camp End Manor is not just a luxury home by its fixtures and fittings, but from its very conception. Its design and construction have been a devoted exercise in providing the highest standard of living to its residents. Camp End Manor is a home that truly lifts the spirits. The property was designed

by Lees Associates in a regency style with strong Palladian influences, particularly in its plan.

Located centrally on the plot, rooted in the landscape with each of its four elevations defining a separate area of the garden. It has a gross external area of approx. 16,500 sq. ft. spread over two above ground storeys and one basement level. As the gates open, one is presented with the full impact of the formal front facade, with the drive sweeping naturally down to the left to the generous underground garage.

Upon entering the house there is an immediate sense of the strong axial arrangement of the plan of the project, with an elliptical stair hall at its core. Flooded with natural light from above, and with a glimpse of the spectacular view of the beyond, the hall contains the central focal point of the house: a unique elliptical solid stone “floating” stair, which winds down from the first-floor gallery to the basement wine bar.

The principal living spaces are arranged in the three wings of the house around the stair hall at ground floor level, with ancillary accommodation efficiently occupying the spaces between. The bedrooms and bathrooms follow the same logic on the first floor. The master suite occupies the full length of the south side of the house at first floor, and it is from here that the view across the landscape can be appreciated the most. The en-suite bathrooms to bedrooms 2 and 3 have no external walls for windows so instead have huge skylights that cover their entire floor area and fill the bathrooms with light.

The lower ground floor contains the leisure spaces.

Descending down the helical stairs, one gets a glimpse of the 12-metre swimming pool through a full-height glazed wall before arriving in the wine bar – perfect for unwinding after a swim or workout. A cinema room and gym lead off from the wine bar, but the principal destination is the pool room itself, with changing rooms, sauna and hammam spa. The deep ink blue mosaic tiles of the pool contrast beautifully with the pale limestone floor and polished plaster walls. The far end of the pool room projects out under the garden, where an oculus roof light draws natural light down to be reflected by the pool and filling the space with twinkling daylight. Linked to the end of the pool is a spa area from where the full benefit of the roof light can be enjoyed.

The staircase is not only the central focus but also leads the eye from one level to another. The windows and roof lights have been designed to allow maximum natural daylight into the house. An atmosphere of calm luminosity pervades the house as a result. Considering the exterior first, every elevation of the house is beautiful in its proportions and detailing.

Lees Associates have succeeded in their brief to create a perfectly designed house in a classical style, whilst adapting historical designs to suit contemporary living. The staircase is at the heart of the house, with the living spaces logically

arranged around this central axis. This creates a perfect flow, but also gives each of the primary rooms an individual aspect over the surroundings. Ceiling heights, appropriate to the style of the house, lend appropriate grandeur to the house.

Situated on the highest plot on St. George’s Hill, Camp End Manor gets its name from the Iron Age fort that once occupied the site, the ramparts of which still define the south and west boundaries of its garden. As a result, the house enjoys stunning views south over the forests, fields and villages of The Surrey Downs. The house has been designed so its residents can enjoy many aspects of these outstanding views.

Beautifully crafted sash windows frame the vistas whilst numerous roof lights allow natural light to flood the house from above.

The staircase is unique in its design and conception. It is an elliptic structure, post-tensioned, self-supporting, and hand crafted from French limestone. The Stonemasonry Company collaborated with Webb Yates engineers to design and create the stair, with scale models created to finesse the design and to test load. The feeling of lightness is remarkable – the owners of this house will not only have one of the most beautiful houses in England, they will also have a piece of original art at the centre of their home.

The design of the Woolworth Residence 40AB, located on the 40th floor of Woolworth Tower was inspired by its unique and profound history and architecture of the Woolworth building, which was once occupied by F.W. Woolworth himself. The 6,095 square foot, full floor residence combines breath-taking, sweeping views of the Manhattan with iconic architecture and rich history.

Interior Marketing Group were the appointed designers of this project and are currently celebrating their shortlisting of the Woolworth Residence at the International Design and Architecture Awards.

Interior Marketing Group designed the space with the intention of integrating tradition and innovation by using sleek, contemporary pieces. Each element highlights the property’s historic charm and embodies the feeling of sophistication and luxury. Standouts in the residence’s design include a sleek, modern marble kitchen that is embellished with a statement, eye-catching light fixture and a custom crafted banquette in varying blue hues. The shades of blue were inspired by the exteriors’ historic terracotta detailing, and seamlessly integrate the traditional elements of the property with a contemporary feel.

The master bedroom was designed with a custom panelled, large fabric headboard wrapped in Otter Benson fabric and framed in a Chemetal oiled bronze aluminium. The one-a kind piece is accentuated by rich, textural bedding in soft neutrals to create a calming ambiance throughout the room. The space is accented with curved sofa that offers an elegant lounge area for repose and relaxation.

In the grand dining room, Interior Marketing Group produced a tailor-made dining table that was designed and hand-crafted to create an entertainment-worthy space. It is accentuated by grass cloth wallpaper and a statement chandelier that illuminates the momentous space. Upholstered dining chairs and seating reinforce functionality with opulence, surrounded by unmatched city views.

The formal living room boasts custom mirrors and low-profile, modular seating that creates a casual, sleek living space. The room is completed with floor-to-ceiling draperies that frame the stunning skyline views and complemented by a marvellous grand piano.

The dining table was custom crafted for the immense size of the dining room. The width of this stately table expands that of the length of a normal dining room table. Its grand size made it possible to implement loveseats at each end, achieving a

grand dining and entertaining experience that is equally cosy and inviting as it is stunning.

The design of this one-of-a-kind residence works well because it manages to blend the building’s rich history seamlessly with modern sophistication for the luxury buyer. The use of subtle blue hues throughout the residence complement the colours in the historic terracotta exterior detailing. Custom designed pieces of art and furniture mixed with grand mirrors and statement lighting fixtures create a masterful effect that merges traditional with contemporary.

The space has been thoughtfully designed for luxury living and entertaining with no stone left unturned. Custom furniture in both the living and dining rooms were tailor made to fit the size and style of the unique residence. Together, the elements of design in each room creates an essence of timelessness.

The Woolworth Tower Residences are a rooted in the history of New York City. Built in 1913 by Frank W. Woolworth, this National Historic Landmark was the tallest building in the world at the time of completion. Over the past few years, under the design and direction of architect Thierry Despont, the top 30 floors of the building were renovated and reinvented into luxury condominium residences. This project’s design was created to meet the highest standards of luxury, contemporary living while paying homage to the building’s pivotal historic elements, including the ornate terracotta exterior detailing.

The design fuses tradition and innovation for a refined taste that suits the building’s marvellous history and integrates it into its modern, Tribeca community.

The design of Woolworth Residence has combined the historic detailing with the contemporary design to complement the iconic architecture of this building. Here, Interior Marketing Group have created a design which truly reflects sophistication and luxury of the old building.

The Epitome of Caribbean Bliss Rum Point - Nicolas Tye Architects

An ultra-contemporary luxury residence, a functional home, and a spectacular design example; this property is the epitome of Caribbean bliss. Located on the north side of Grand Cayman, Nicolas Tye Architects were appointed to develop the project from design concept through to completion of the new build on the long sandy site between a public road and beach.

The architects of this project, Nicolas Tye are a British based company, who have projects all over the United Kingdom and Internationally, as seen within this notable project. They produce design which is innovative and high quality, aiming to provide their client with confidence. Moreover, Nicolas Tye Architects will often generate design which will consider sustainability and environmental issues, which were crucial elements in the design of the Rum Point residence.

The team are currently celebrating the success of this project following their shortlisting at the International Design and Architecture Awards in the Luxury Residence Award.

The design of Rum Point needed to comply to the current regulations and be hurricane, storm surge and efficient in the longevity of lifetime materials to the specification to make this a robust and thoroughly considered build.

Now on the 0.69-acre site is a contemporary, luxurious one of a kind family home, built to establish a visual landmark in the Rum Point landscape. The surrounding houses were inspired by colonial, mock-Georgian and more traditional architectural styles. This build not only provided the clients with a dream Caribbean home but inevitably rejuvenated the otherwise modest settlement of this side of the Island. The southeast facing elevation is mainly solid to protect from the sun, but the north-eastern elevation is open to the beach allowing for unspoiled views towards the sea. Rum point house was to be ultra-contemporary and it was important that the building would sit harmoniously alongside the surrounding area, positioned next to the sea. Taking inspiration from luxury yachts and ships the house was designed to give an impression of floating, like a boat out at sea.

On the front side, with an open entrance area, the elevation is shielded from views from the public road. Side walls are angled at 11.5 degrees to create overhangs to accentuate the nautical design aesthetic and provide solar shading. Windows on the ground floor and 1st floor are all full length to fully incorporate the panoramic sea views. The magnificent design includes a multi-use roof terrace, with a covered bar and lounge area allowing for class entertainment and parties as it fully embraces 360º views of the island and the ocean. At the rear of the building, an infinity pool is situated overlooking the beach. This is a key exterior element that accentuates the effortless transition between house and landscape,

embodying the sense of place and tranquillity no matter where you are in the house.

This Caribbean dream home has not only offered its owners a superb living environment that fulfils all their needs, but also has transformed the space into a majestic icon that embraces and complements the beautiful surroundings of Rum Point.

Making full use of the beautiful surroundings and establishing a design that incorporates the 360º views of the island, created a home that was not just functional and intriguing in aesthetic, but payed homage to the original vision for building in this area. Accessing the views in this way is what makes this the perfect beach front home.

When speaking about the International Design and Architecture Awards, Ariana Bryant who is positioned in Marketing at Nicolas Tye Architects commented “in the world of design, it is easy to for practitioners to become comfortable, and it’s shocking how obvious and frequent this becomes apparent in our local landscape. The architectural design of this home is truly a spectacular design example. The designers have recognised the importance of incorporating the sea view into the design, as well as creating a luxurious house which is accompanied with the current regulations to aid environmental issues to successfully create the ultimate home of Caribbean bliss.

“A major part of the brief was to produce a house that not only took advantage of available technologies but also maximized the site and layout to ensure the positive effects of the wider environment.”

Court View is a modern executive house built in a secluded location with overlooking views of the famous Wimbledon Park and the Centre Court. A contemporary house for a large family, flexible for use as the family grows and develops over time, which maximizes the sloping site and views across London with the latest environmental standards in design, materials, and technology.

Indigo Projects London, who are based within Wimbledon are an independent development and contracting company who provide their clientele a service of workmanship to the highest level by working with an outstanding team. As they are highly experienced within extensions and refreshment projects, they were a good fit for this Court View residence renovation.

The brief for this project was to be contemporary in design, and different to the neighbouring properties, however keeping its scale and form with the dominant domestic character of an important historic area of sun-urban London. It was also important that the designers ensured the home was nestled into the site and landscape without dominating the area that it is located.

The architecture of this grand residence is by Andrew Harper Architects, there has also been a variety of specialist skills were involved in the making of this project, these included dry-stonewalling, zinc roofing, oak window framing and green sedum rooms.

In addition, the home was complete with modern fittings such as Solar PV panels, Lutron Lighting Systems, Control4 Smart Home System (home automation), Water Consumption to WAT1, as well as a living Green Roof system. It was crucial that the home was built to Code Level 5 of Sustainable Homes Guidelines, and certainly Eco-friendly measures were taken to ensure this, such as the natural lighting throughout the house, deep roof overhangs and bulkheads over windows, along with the utilisation of solar panels on the south facing roof for water heating.

Indigo Projects also ensured that the demolition of the main house formed the piling mat and hardcore of the new house so minimizing the amount of offsite rubbish removal, and the existing garage was reused and updated.

Indigo Project’s favourite aspect of the project is the double height entrance hall and triple height staircase and tight circulation spaces so that as little wasted space as possible is given over to areas that cannot be used or appreciated.

One of the key aspects of the project was the relationship of the house to the garden and street. The designers wanted to ensure that the beautiful views could be appreciated from every window of the residence.

In 2017, Indigo Projects London were shortlisted for their work on the Court View Project within the Residential £5 Million Property by Value category. When speaking with Olga, from Indigo Projects London Limited about The International Design and Architecture Awards, she added “they allow architects, designers and the general public to see other designs around the world, to gain a wider and better cultural understanding of development around Europe and the world.”

Moreover, the quality of light within the house is also a notable feature within this space. The sun light and levels of daylight flowing through the large windows into the main rooms of the house have been maximized without any overlooking from the neighbouring houses.

A major part of the brief was to produce a house that not only took advantage of available technologies but also maximized the site and layout to ensure the positive effects of the wider environment. This had a beneficial impact on the house, such as shading by landscape and trees, high light levels with little overlooking from neighbours, spectacular views from the main rooms of the house and a direct and open access to the three levels of garden.

The Court View home is outstanding example of modern residential architectural design. The seamless integration into its environment without any compromise on luxury demonstrates the level of sophistication that has gone into the design of this home.

Situated above the Two Creeks base area in the town of Snowmass Village, just outside of Aspen, Colorado this ski-in, ski-out residence is an outdoor enthusiast’s paradise. This elegant home is sprawled across two levels with views for miles.

Tasked with the design of this property were the residential architecture firm, KA DesignWorks, who are currently celebrating their success of this project as they were shortlisted at the International Design and Architecture Awards within the residential property with a Value of £5 Million Plus Award, in addition to the Ski Chalet award.

The brief for the designers, KA DesignWorks was to ensure that all six bedrooms, ski room, family room, living room, dining room and kitchen had walkout patios with incredible mountain scenes. The client’s goals were to maximize the amazing mountain views, while also creating a house that was easily liveable. The owners of the property can spend the entire day on a single level of the house. On the other hand, if the owners have their entire family visiting or are hosting multiple couples, the house easily expands to accommodate the additional guests.

The site presented a unique challenge for KA DesignWorks with a very constrained building envelope that ultimately became an asset, allowing the design to fully take advantage of the panoramic views.

The rich wood and contemporary stone create an exterior material palette that is warm and welcoming. The board, batten and wood textures of the terraces and framed decks blend with the sleek metal railings and siding materials, mixing a taste of modern with the human touch.

The grand entry opens on to the spacious room with sizable windows, and a 16-foot folding wall system out to a deck ideal for entertaining or even stargazing. When open, the folding wall blurs the distinction between inside and outside.

Glimpses of the kitchen can be caught through the floor-toceiling glass wine room adjacent to the entry, a short tease before the room opens up completely to the kitchen, dining and living room. A main level master buffered by a jewel-box office offers the ultimate sanctuary.

The master bedroom features a private deck and a light-filled master bath off a secluded courtyard. The thoughtful selection of lighting and materials fashions a spa like oasis. The master bathroom layout is unique in that the master closet is a part of its design. An enclosed wet room featuring the shower and freestanding bath is flanked on either side by vanities as well

as a make-up counter and access to the outdoor spa garden.

A generous family room downstairs with game area and its very own kitchen contributes to a family friendly environment.

Combined with a lavish bunkroom, well-appointed guest rooms, and a ski room steps away from the slopes, making this the ultimate mountain getaway.

The biggest challenge of the project was providing all the necessary space within very restrictive height requirements and a tight building envelope. This was one of the last lots in the development due to these challenges. The solution creates a very modest design from the road that immediately opens on entering the house. All major spaces in the house have views out across the valley due to the linear and faceted plan of the house.

Sprawled across two levels, the Two Creeks Residence draws inspiration from indigenous cultures who inhabit mountainous terrain through terraced architecture. Working with the steep topography of the site, the residence was designed respectfully to its surroundings, simple and unassuming from the front facade. The back terraces were designed to create a ski-in, ski-out relationship with the mountain on which the residence lies, allowing its inhabitants to live intimately with the landscape. This is complete with lockers and storage for all the family’s gear and a full bath to freshen up after an entire day on the mountain. By shifting the lower level out towards the view, it creates amazing outdoor spaces off the living areas. This shift also minimizes the mass of the house while still allowing all major spaces a connection to the outdoors.

When speaking about the awards, Kenneth Adler Principle at KA DesignWorks stated “we are a firm that believes in pushing our designs and using architectural products in new ways. As designers we can lose our creativity in the comfort of doing what we have done before, and the International Design and Architecture Awards are an inspiring source of new ideas on a global level.”

It is said that the clients have raved about how open the house feels both within the interior and to the amazing landscape around the house. They also appreciated KA DesignWorks use of technology and 3D animation, so they could see the design intention prior to construction.

The Two Creeks Ski Residence has been designed with a simplistic elegance throughout. The contemporary design with its delicate blend of materials allows for a greater appreciation of the residence’s natural surroundings, allowing for an outdoor enthusiast’s paradise.

Located in New Delhi, India, the Caryota House has been developed around an existing caryota palm tree, housed in a central courtyard with unhindered inward views from both levels. The Caryota House was completed in March 2018 and was developed by M/S S L Constructions, with Sumit Arora and an interior designer from Dada and Partners.

The residence design brief was for a couple and two daughters, which was to provide generous comfort and luxury, yet to remain sat in the tranquil landscape of almost three acres.

As the site is shared between two other houses already built, designing the home in a manner that enjoys the landscape whilst having privacy was paramount.

The entrance to the Caryota House is along a cascading water feature that runs the length of the stepped entry court and wraps the living room that sits elevated over the infinity edge accentuating a floating effect. This adds to the already very luxurious manner of the home. One of the steps cantilevers over the water surface providing a perfect pad for a sculpture.

On the first level are the bedrooms, approached through a gallery that circumferences the internal courtyard with views giving a pivotal anchor to the first floor.

A twelve feet wide window of the master bedroom faces the court with a spectacular view of the palm tree, making the court feel part of the bedroom itself. The sizable windows not only allow for a wonderful view but also provide a remarkable amount of natural lighting to flow effortlessly into the master bedroom.

In the lower ground level are the entertainment areas and a spectacular indoor pool. A sunken court forms the focus to both these zones. It acts as a perfect outdoor sit out to the lower lounge/study. The clients knew what they wanted, with the combination of the white wall, glass and charcoal grey sheet cladding accentuates the minimalistic architecture.

tree that stood disregarded behind the old structure where the new house was to be constructed, as if demanding to be part of this family. This led to the inclusion of the tree in the new home, hence naming the house ‘caryota’.

The project is developed in three levels around the caryota palm courtyard. The formal living, the bar lounge, family area and dining on the ground floor open up to this internal court with large glazed sliders effectively merging the house and the courtyard, enjoying the feature tree. Interestingly, the court is not visible as one enters the formal foyer, and reveals itself only as one walks around, giving a sense of revelation. The open to sky courtyard creates an efficient airflow providing a comfortable micro climate that influences all the spaces of the house.

Since the completion of Caryota House, Dada and Partners been celebrating their shortlisting in The International Design and Architecture Awards in the category for Luxury Residence – Global. When speaking with Sumit Arora, Partner and Interior Designer in Dada and Partners, he commented that “International Design & Architecture Awards is a great platform that helps designers to put forward their creations and that are critically appreciated by the esteemed jury members. And of course, a winning opportunity would be inspiring enough for designers and architects to create better designs and achieve greater heights.”

The design seamlessly fuses in the existing landscape of the site. Apart the caryota palm, all other trees were retained in their locations and the new building took shape around these.

Volumetrically the massing of the residence was very carefully planned such that it does not impose itself and remains as subdued as possible.

The entire formal area wing facing the lawn is just one level high to achieve this intent while the house gets higher towards the rear adjoining the property edge.

The Cap Geckos residence’s interior design and architecture was completed by Pascal Goujon at PPF Goujon. The Cap Geckos house, a beautifully situated home is located in Saint Jean Cap Ferrat can be defined as an open shelter and an umbrella between the front and the back, making a visual passage from the garden pool to the sea.

PPF Goujon have been creating fantastic spaces since 1985.

These places have been everything from residential, private estates, villas, schools, stores and offices. PPF Goujon’s work is all over the world, such as United States of America, United Kingdom, Ireland, Spain, Emirates, Morocco and indeed, Spain.

Moreover, PPF Goujon are currently celebrating their shortlisting at the International Design and Architecture Awards within numerous categories following the success of this impressive development.

The project creates the missing land to be living on. Sitting on a plot with uncompromised views to the Mediterranean Sea but faced with extreme planning regulations that would not allow for the views to be obstructed. The property became an open shelter, a photo frame from the garden pool to the sea.

Two parallel stone walls supporting a reversed wing canopy, and glass, as minimally framed as possible – a structure dropped on a flat, square, granite plinth, binding indoor and outdoor spaces, front/interior/back, into one wide living space.

Furniture, fixtures and equipment choices were made with a desire to “shake the house down” a little – bringing in colours and soft curvy shapes, with among others, pieces from India Mahdavi, Campana brothers, and one-off custom designs from Hubert Le Gall.

As much as the upper floor is about openness and light, the lower level is about privacy and shade. It is the bedrooms floor, all set into a stone wall parallel to the slope of the land and concealed behind a giant monolithic aluminium shutter.

Cipre was commissioned to design a unique piece of several layers of aluminium, the façade as a canvas, the shutter as a “bas relief“.

The basement level houses the garage and technical rooms and serves as an entry way to the upper floors. From there came the positioning of the granite and glass staircase and the glass lift, creating a vertical flow of light all the way down from the garden level, creating an invitation to go up. ccccccccccccccc with hi gloss Rosewood walls on the bedroom level, white Carrara marble carved in thin horizontal lines all throughout the vertical link between living spaces and glass panels for windows and partitions, set in a custom designed stainless-steel window framing.

When speaking with Pascal Goujon from PPF Goujon about The International Design & Architecture Awards, he commented “There is no doubt on the encouraging effect of the International Design & Architecture Awards. Bringing light on a project is certainly a great way to boost the commitment and ethical approach of all the chain of participants in the design and construction process”.

Pascal later added “We cannot emphasize the importance enough of the dedicated clients who initiate these kinds of residential projects, into the maintenance of the fragile network of competences and high end craftmanship devoted to the art of building houses.”

PPF Goujon’s favourite aspect of the project is said to be the interconnections between the project and the piece of land, the project as a way to create new opportunities, living spaces, views, which were not present before because of the land configuration. One of the reasons why the design of Cap Geckos works so well is due to the profound commitment of the owners in all of the design and construction process.

This was definitively a very important part of the project development and completion.
