If you own any rental property, it is important to consider how best to own or “hold” such property from both a legal and financial standpoint. An LLC is one of the most common and best ways to protect your assets. Below is a discussion about LLCs andvarious considerations in

What is a Limited Liability Company (LLC) – An LLC is a legal entity used to own and operate a business. LLCs typically provide the same legal and financial protections as corporations but are generally simpler, more flexible to operate, and provide tax benefits, making them a popular choice for small businesses and real estate investments.

Liability Protection – One of the primary advantages of an LLC is that it offers liability protection to its owners, who are called members. Personal assets of the members are typically protected from business debts and legal liabilities of the LLC. In most cases, members’ liability is limited to their investment (i.e., the property) in the LLC.

When properly established and managed, creating an LLC and transferring rental property to the LLC will provide liability protection for your other assets. This means that if someone is injured on the rental property or otherwise brings a claim or lawsuit related to the rental property, the claimant or creditor cannot pursue your personal assets (i.e., savings, investments, personal property and other real estate) –they are shielded from liability.

Tax Benefits – LLCs are typically advantageous from a tax standpoint. In contrast with certain other types of entities, an LLC is typically treated as a pass-through entity for tax purposes. This means the LLC does not pay federal income taxes; rather, the profits and losses (generated by the rental property held in the LLC) are “passed through” to the individual members (owners) of the LLC, who then report such information on their personal tax returns.

Respecting the Company Formalities – While LLCs have many benefits, in order to obtain those benefits, you must respect the formalities of the LLC and its existence as a separate entity. What I mean by this is that you must treat the LLC as a separate entity and manage the assets of the LLC separately. You are generally expected to establish a company operating agreement, keep written records of actions approved and taken, and keep a separate bank account for the LLC that is not commingled with your personal funds.

Sola Gratia Ecumenical Choir Raises Funds for the Oaks of Righteousness

On June 2 at 4:00 pm, Sola Gratia, an ecumenical women’s choir, will present the concert “We Are Held—A Journey of Transformation Through Song” in the sanctuary of Strawbridge United Methodist Church as a fundraiser for the Oaks of Righteousness. The concert will feature songs that speak to God’s ability to transform lives.

The Oaks of Righteousness is a nonprofit organization in Humble devoted to helping women coming out of incarceration. Without a healthy alternative, ex-offenders return to the people, places, and habits that led to their imprisonment. Prison experts recognize transitional living as an essential element in helping to break the cycle of recidivism. The Oaks program has a recidivism rate of 8 percent, compared to the national recidivism rate of 66 percent. The Oaks provides a secure, faith-based transitional environment for up to fourteen women over a nine- to twelve-month period. During this time the residents participate in a program that incorporates life skills and job readiness, as well as counseling on sustaining sobriety, guidance in money management, and fostering spiritual growth. These activities allow the residents to acquire the necessary skills to reintegrate into society and become the women that God wants them to be.

When current residents were asked about the most valuable aspect of living at the Oaks, several mentioned the unconditional love they receive and the family atmosphere. Comparing life in prison with life at the Oaks, Carrie remarked, “You’re not really sure why they love you at first. It’s kind of scary. I was thinking, you don’t know me and if you did you wouldn’t love me. Day by day, I started thinking maybe I am worth loving. The love just gets stronger and stronger, and you find yourself saying, ‘I love you too.’” Beth stated, “This is the most positive support I’ve ever felt.” “My family is here,” Bailey said, “My family through Christ.” Rebecca observed, “It feels more like a family than a program.”

Since many of the staff and volunteers are graduates of the Oaks program themselves, the residents have role models to encourage them to achieve their goals. Charlotte was incarcerated with the current Oaks director and saw her before and after completing the program. Her reaction was, “I want that. I want that light. I want to learn to live differently.” Rebecca pointed out, “The authority God has put over me are people that came from the same walk that I did. They can relate to the sin I was living in, the hard times. They lived the same lifestyle as we did.”

Faith is part of every aspect of the Oaks, and several named this as a crucial part of changing their life path. “The most meaningful

part of the Oaks is growing my relationship with God and learning how to do that,” Sasha observed. Charlotte stated that before coming to the Oaks “I didn’t know how to live a godly life, I didn’t have that support.” “I knew God but didn’t want a relationship with Him,” Carrie noted, “But sitting in prison, I knew that the only way I was going to do something different was through God.” Beth especially values “the opportunity to be close to God, and to have these months to soak everything in. God is showing me that I’ve come this far; I just have to trust His plan.”

The monthly operating cost of the Oaks is about $15,000. The program is currently supported financially by contributions from community members, local churches, and civic organizations such as the Rotary Club of Lake Houston, The Story Church, Woodlands Methodist Church, United City Church, and Kingwood Methodist Church, as well as grants from Insperity, the Stoller Foundation, and Hope Legacy Foundation. However, fundraisers such as this year’s concert provide essential resources to keep the program going.

Directed by Meredith Koerner, Sola Gratia, which means “by grace alone,” began as a quartet and has grown to its current size of about forty members. The group has performed twice at the White House as well as at the Texas Capitol rotunda and the 2013 Texas Annual Conference of the Methodist Church. Originally a worship choir for Kingwood United Methodist Church, Sola Gratia is now a nonprofit organization that focuses on a united outreach to all women. The group’s mission is not only to create a choir of excellence for women, but to support diverse ministries and community groups through the universal language of music.

Accompaniment for the concert will be provided by Sergey Kuznetsov, an award-winning international concert pianist and a faculty member in the music department at Lone Star College Montgomery. The Strawbridge Strings orchestra will also participate in the program.

The ticket price is $20 per person. Tickets will be available at the door, or online through www.oaksoftexas.org. An offering for Oaks of Righteousness will be held at the concert. Following the concert, guests are invited to a dessert reception in the church commons, provided by board members of the Oaks. Apple, Tomato and Goat Cheese Frittata

6 eggs

1 teaspoon hot pepper sauce

2 teaspoons kosher salt

20 turns fresh cracked pepper

1/4 cup whole milk

1 Envy Apple, small diced

1/2 cup sundried tomatoes, chopped

4 ounces goat cheese, crumbled

2 tablespoons thinly sliced chives

Preheat oven to 350 F.

In large mixing bowl, whisk eggs, hot pepper sauce, salt, pepper and milk until well combined.

Stir in apples, tomatoes, goat cheese and chives until well combined.

Using 1/3 measuring cup, spoon frittata mixture into oven-safe large skillet or 9-by-9-inch pan.

Bake 25-30 minutes, or until eggs are set.

Let cool slightly then serve.

Apple Ricotta Crepes

Yield: 12 crepes

Crepes:

1 cup flour

1 tablespoon sugar

1/2 teaspoon salt

1cup whole milk

2 eggs

1 teaspoon vanilla butter, for cooking

Apple Topping: butter

2 tablespoons brown sugar

Envy Apples, sliced or cubed

1/2 teaspoon cinnamon

1/8 teaspoon nutmeg

salt, to taste

maple syrup

Ricotta Filling:

1 cup ricotta cheese

1 lemon, zest and juice only

2-3 tablespoons sugar, or to taste

To make crepes: In bowl, combine flour, sugar and salt. Add milk, eggs and vanilla then, using whisk, combine thoroughly. Mixture should be silky smooth. Refrigerate.

To make apple topping: In pan over medium heat, heat butter and brown sugar until bubbly and golden.

Add apples, cinnamon, nutmeg and salt, to taste; cook over medium-low heat until apples are soft. Turn off heat and finish with maple syrup.

To make ricotta filling: Combine ricotta, lemon zest, lemon juice and sugar, mix well and set aside.

In nonstick pan over medium-low heat, melt small amount of butter.

Add one ladle crepe batter, cook until bubbles form, flip and cook until golden. Repeat with remaining batter. Stack crepes to keep warm and soft.

Spread ricotta mixture thinly onto crepes and fold into quarters. Top with apple mixture and serve.

2 cups Minute Instant Jasmine Rice

1/3 cup olive oil

3 tablespoons balsamic vinegar

2 tablespoons minced red onion

1 tablespoon Dijon mustard

1 teaspoon honey

1/2 teaspoon salt

1/4 teaspoon black pepper

1 bag (5 ounces) arugula

1 cup pomegranate seeds

1/3 cup slivered almonds, toasted

Prepare rice according to package directions. Cool completely, about 10 minutes. In large bowl, whisk oil, vinegar, red onion, mustard, honey, salt and pepper. Add rice, arugula and pomegranate seeds to bowl; toss to coat thoroughly. Sprinkle with almonds. Tips: For added flavor, top salad with crumbled goat or blue cheese.To cool rice quickly, spread evenly on parchment paper-lined baking sheet.

Servings: 1

1 cup Minute Yellow Rice Cups

2 tablespoons balsamic dressing

2 tablespoons olive tapenade

1 teaspoon capers, drained well

1/2 cup halved cherry tomatoes

1/2 cup frozen green beans, thawed

1 can (3 ounces) tuna, drained and flaked

1 hard-boiled egg, cut into wedges

Heat rice according to package directions. In medium bowl, combine rice, balsamic dressing, tapenade and capers. Mix well. Top with cherry tomatoes, green beans, tuna and hardboiled egg. Tip: Serve salad over bed of mixed greens, if desired.

Paws & Reflect: Celebrating Our Furry Friends

In May we celebrate National Pet Week and National Rescue Dog Day!

National Pet Week was established in 1981 by the American Veterinary Medical Association (AVMA). Held annually during the first full week of May, it’s an initiative aimed at promoting responsible pet ownership, celebrating the human-animal bond, and raising awareness about the veterinary services that keep our pets healthy. “National Pet Week celebrates the pets that enrich our lives and encourages responsible pet care every day of the year,” says Dr. John Howe, former president of the AVMA. “Whether it’s providing proper nutrition, regular exercise, or annual veterinary visits, responsible pet ownership is crucial to the well-being of our animal companions.” During this week, veterinary clinics, pet organizations, and schools often conduct events and workshops to highlight the importance of preventive care, pet safety, and wellness. According to the AVMA, over 67% of U.S. households, or about 85 million families, own a pet. National Pet Week advocates for these pets’ health through better care, fostering a deeper understanding of the veterinary needs that pets have throughout their lives.

National Rescue Dog Day, observed on May 20th, was founded more recently to bring attention to the countless dogs in shelters awaiting a loving home, and to honor the families who have already opened their hearts to rescue dogs. This day underscores the enriching and often life-saving contributions rescue dogs make to their adoptive families. It was founded by Tails That Teach, an organization dedicated to raising awareness about the importance of kindness and empathy toward pets and people. “Rescue dogs often overcome extreme odds to find a loving family,” noted Lisa Wiehebrink, founder of Tails That Teach, when discussing the resilience and loyalty of rescue dogs. “This special day is a reminder of how much these animals can teach us about perseverance and unconditional love.”

Across the United States, there are thousands of animal shelters and rescue organizations working tirelessly to care for abandoned and neglected animals. The ASPCA estimates that approximately 3.1 million dogs enter U.S. animal shelters every year, with roughly 2 million dogs being adopted annually. These organizations not only provide a safe haven for pets in need but also offer

services like spaying/neutering, vaccinations, and microchipping to help pets find and stay in their forever homes. To mark National Rescue Dog Day, people are encouraged to adopt from shelters, volunteer their time, donate to animal welfare organizations, or simply share stories of their rescue pets online to inspire others. These actions can significantly impact the visibility of shelter dogs and the likelihood of adoption.

The exact number of animal rescues and shelters in the United States can vary widely, as new organizations may open while others might close. However, it is generally estimated that there are around 13,000 to 14,000 animal shelters and rescue organizations throughout the country. These include both publicly operated shelters and privately run rescues, many of which are dedicated to specific breeds or types of animals.

The variety and number of these facilities reflect the large need for rescue operations and animal welfare services in the United States, driven by issues like overpopulation, abandonment, and mistreatment of animals. These organizations play critical roles in community animal management, public education, and the promotion of animal welfare principles, including adoption and spay/neuter programs to help reduce the number of homeless animals.

Volunteers are absolutely vital to the operation of pet rescues and shelters. These organizations often rely heavily on volunteers for a wide range of tasks, including daily care of the animals, administrative support, fundraising, public education, and community outreach efforts.

A survey by the Corporation for National and Community Service found that about 25% of the U.S. population volunteers in some capacity, with many choosing to work with animals. Animal care (including rescues and shelters) is consistently among the top categories for volunteer work.

The ASPCA and other major organizations often highlight stories of volunteers who dedicate countless hours each year to animal welfare, underlining the crucial role these individuals play in the functioning and success of animal rescues across the country. The dedication of volunteers not only helps keep these organizations running but also significantly improves the quality of life for countless animals.

Officially proclaimed on May 5, 1868, by General John Logan, national commander of the Grand Army of the Republic, it was first observed on May 30 of the same year when flowers were placed on the graves of Union and Confederate soldiers at Arlington National Cemetery.

Today, Memorial Day is observed on the last Monday of May, ensuring a three-day weekend, a time for reflection but also for family gatherings and community participation. It’s a federal holiday that not only marks the unofficial start of summer but stands as a solemn day of remembrance. Here are a few ways you can commemorate this significant day with your family. That’s a lot of jobs thanks to folks like our neighborhood grocers, local florists, and that friendly diner down the street!

Here’s something else that’s really cool: almost 20% of small businesses are run by families. And if you’ve ever bought a gift from a local craft store or had brunch at a local family-owned restaurant, you’ve seen firsthand how diverse and innovative these businesses can be.

These small gems do more than just sell us goods and services; they’re the beating heart of our economy and our community. Plus, when we shop local, more of our money stays local. That helps our community grow stronger, together.

National Small Business Week kicked off back in 1963, thanks to President John F. Kennedy.
