AUG.-SEPT. 2009 As the saying goes, you get one chance to make a first impression and it better be good. Just ask your Realtor – they know that the homes that are selling today are those that stand out from the competition. Because your Realtor is well-versed on what’s on the market, what’s selling, who’s buying and what properties YOUR home is competing with, they are your best resource to determine if and how you should stage your home. Some homeowners are reluctant to spend the additional money it costs to stage. Who can blame them? However, factor in the cost of having your home sit on the market longer; and figure the higher price you may earn by staging and it is usually a worthwhile investment. Statistics show that a staged home far outsells one that is not. Your Realtor can give you seasoned advice on home staging and can recommend a professional home stager that will understand what appeals to a buyer looking in your specific neighborhood and price range. TO STAGE OR NOT TO STAGE Why is staging so effective? Home staging gives buyers a compelling visual image of the possibilities of your home. According to Bandele Oguntomilade, a California Realtor

with an architectural design background, furnished homes appeal to the buyer’s emotions and eliminate any doubt regarding how best to use the space. If your home is already furnished, it needs to have the “wow” factor. If your property is vacant, giving potential buyers a “sense of possibility” with furnished and decorated spaces is critical to your success. A staged home makes it easier to imagine living there and adds value to the sale. Some luxury home buyers want to purchase a turnkey property – furnishings and all. If you can offer them the total package up front, you’ve met the needs of many potential buyers. Bandele says, “Typically a buyer budgets about 20-25% of the purchase price for furnishings, so a $1 million home buyer should plan on spending about $200,000 to nicely furnish their home.” However, Bandele can refer you to talented staging firms that will accomplish the task for 30% to 60% less. MODEL LIKE A MODEL Fashion designers dress models to sell their clothes, so dress your home to sell the house. Tour model homes and you’ll always notice “well-clothed” rooms. Since model homes are strategically designed to sell, you can find

APRICOT CHUTNEY (Yields 8 oz.) Ingredients: 1 cup Smucker’s Apricot Marmalade 1/2 cup Horseradish, strained 2 tsp. Fresh Cracked Black Pepper

great hints for staging. Most model homes have a dream kitchen. Experts know that it’s the kitchens that sell homes. Resurfaced cabinets, modernized knobs and those little designer model home touches work wonders. Pay attention to countertops. You rarely see appliances sitting around in a model. If you do, they are high-end and shiny. Mirrors sparkle, closets are organized, tattered paperbacks are hidden, flowers are fresh and no toys or dirty laundry are visible. Making your home appeal to a buyer isn’t easy. Most of us have too much stuff. Parting with belongings and prepping your home to appeal to strangers can be daunting, so it’s best to hire a home staging professional. To save on costs, many home stagers recommend staging only the high impact areas such as the living space, kitchen and dining area, and master bedroom. The outside of a California home is as important as the inside. Buyers are often from other parts of the country and choose to live here because of the great weather and

• Natural ventilation in green homes, as well as use of mechanical ventilation systems to filter and bring fresh air inside and vent stale air outside, keep residents breathing easy.

Preparation: In stainless steel bowl, smooth marmalade with whip. Add horseradish and cracked black pepper. Blend thoroughly and refrigerate. Chutney can be kept refrigerated up to three weeks. Serves: 4

There are many very real benefits to living in a green home, and every day, more and more Americans are discovering those benefits. With the rise in energy cost and increased awareness of health benefits, many homeowners today are motivated to remodel their homes green. That’s why green homes are expected to make up 10% of new home construction by 2010, according to the McGraw-Hill Construction Residential Green Building SmartMarket Report and 44% of home renovations have incorporated green design concepts and products. Owning a green home is good for your health, your wallet and our environment. A Healthier Home • Green homes’ use of toxin-free building materials helps combat indoor air pollution, which can be much worse than outdoor pollution. Unhealthy air inside can pose serious health risks for residents.

A Cost-Efficient Home • The net cost of owning a green home is comparable to – or even cheaper than – owning a standard home. Upfront costs are reduced when industry professionals such as, architects, homebuilders, engineers and plumbers draw on their knowledge and experience to cost-effectively plan, design and build a green home. Finding a professional familiar with green-building techniques will save you money and ensure you’re getting the best-quality work possible; one such example is Christopher Sorenson of Sorenson Architects in Malibu, California. • Month to month, people who live in green homes save money by consuming less energy and less water than standard homes. Over the years, that adds up to big savings. • A healthier home can mean fewer expensive doctor’s visits and fewer days of missed work. • An increasing number of insurance companies are offering discounts on policies covering green homes. Similarly, several mortgage companies offer discounted loan rates for homebuyers buying green. Already, HUD has implemented loan programs that allow homebuyers to borrow more money when they invest in green upgrades. • A green home is often more durable than most standard homes because of its high-quality building materials and construction processes, requiring fewer repairs. • The value of a green home is often higher than that of a comparable standard home, and the market demand for green homes continues to rise says Bandele Oguntomilade, a Realtor with the prestigious Green Designation from the National Association of Realtors. In Rocklin, Ca., the LEEDcertified homes in the Carsten Crossings development outsold the competition two-to-one. • Local, state and federal governments are increasingly offering tax breaks and other incentives for building green homes or adding green features to your home.

ability to spend time outdoors. Pay attention to the landscaping, pool and spa area, patio and the all-important curb appeal. If you have an outdoor living/entertaining area, model it to look like a resort so that buyers can visualize their lifestyle here. Plants, accessories, pillows, candles…they all do wonders to help buyers want to make your home THEIR home. To appreciate the effect of a “well dressed” home, Bandele highly recommends visiting the Manhattan Beach Tour of Homes (sponsored by the American Institute of Architects – Los Angeles Chapter) on Sunday, October 4, from 11am to 4pm featuring four exquisite contemporary homes designed by renowned architects and within one-mile of each other.

An Environmentally Friendly Home • Residential cooling and heating alone make up 20% of the United States’ yearly energy use. Throw in household lighting, appliances and other electronic equipment, and homes are clearly a major source of energy consumption. Most of that energy comes from greenhouse gas producers like oil and coal, contributing to global climate change. Green homes use 40% less energy than comparable standard homes. • Some green homes further reduce our dependence on conventional energy sources as they generate some or all of their energy needs through alternative energy sources like the sun, wind, geothermal energy and biomass. • Efficient plumbing and bathing fixtures, drought-tolerant landscaping and water-conserving irrigation systems help green homes use less water than standard homes. • Far fewer natural resources are used in the construction of a green home. Many green building materials have significant recycled content. Some companies, for example, now make carpets and floor tiles from recycled tires and bottles. Green homes can also be constructed with salvaged materials from demolished buildings. Green homes use materials made from rapidly renewable materials, like bamboo, hemp, agrifibers and soybean-based products. • Building a standard 2,500-square-foot home creates approximately two tons of construction waste that ends up in landfills. However, construction of a green home generates much less waste.
