Scottsdale Ranch Market Report
Each issue we will report on the previous period’s activity. This issue reflects activity for December 2009 through January 2010. • There are currently 81 Active Listings in Scottsdale Ranch up from 77 in last month’s report and 76 and 65 in the previous two reports. • For December/January the average square footage price for Active Listings was $237.41. It is worth noting that the previous six periods we reported on were $245.84, $230.89, $248.88, $244.32, $240.71 and $236.59. I’ll discuss this below. • The average square footage price for Closed Sales for December/January was $191.10. This is down from the $194.62 reported last issue and up from the previous period’s $182.18. In the December/January period we had 14 Closed Sales and 11 Pending /AWC (Active With Contingencies – means it is under contract but there are contingencies with the contract that have not been taken care of yet and the property is still being marketed for backup offers). Almost amazingly, we continue to report between 20-25 in this category. The number of Active Listings is greater than it has been in many, many months. This is not unusual and to be expected as our winter visitors begin to arrive. Also, as noted above, the square footage cost (value) of homes being purchased seems to have stabilized. What will be worth watching and may give us a good indicator for the remainder of the year will be whether potential buyers appreciate the value in today’s marketplace and purchase property. A strong selling trend during the next few months will make it clear that the market anticipates we are beginning the slow climb back up for property values.
