Scottsdale Ranch Market Report Each issue we will report on the previous two month’s activity. This issue reflects activity for March and April of 2009. • There are currently 86 Active Listings in Scottsdale Ranch. • In February, the average square footage price was $281 for Active Listings. • For the March/April period it has fallen to $222.85 per square foot for Active Listings. • The average square footage price for Closed Sales in February was $232.00 for the March/April period it has gone down to $204.34 per square foot. In the March/April period we had 5 Closed Sales and 10 went into Pending status. This represents a welcome increase from previous months. In itself, this indicates that the market is beginning to move in the right direction in Scottsdale Ranch. Looking at the entire Valley market it is extremely encouraging to see that March closings in the Valley totaled 7,636. We have to go all the way back to 2005 to find more closings in March. What could possibly be more positive at this time? All in all, market statistics are extremely positive and should spur many to re-enter the market. What we need to be aware of, however, is the possibility of another wave of short sales/foreclosures. Sellers need to be in concert with the market. Buyers need to realize a good deal when they see one. We will also find that much has been learned during the first short sale/foreclosure wave by all parties. Our market will handle it better than the first time, and in another year, Buyers will still look back regretfully if they took too long looking for the “best” deal. Sellers will either learn to understand the long-term impact of the difference between the asking price and market price…or not.
