Scottsdale Ranch Market Report Each issue we will report on the previous two month’s activity. This issue reflects activity for April and May of 2009.

• There are currently 79 Active Listings in Scottsdale Ranch – down from 86 in last month’s report.

• For the April/May period, the square footage price for Active Listings was $269.28 which is up from the March/ April period of $222.85 per square foot for Active Listings.

• The average square footage price for Closed Sales for April/May was $186.21 which is down from the $232.00 for the March/April period.

In April/May we had 11 Closed Sales and 9 went Pending.

This is in contrast to the March/April period where we had 5 Closed Sales and 10 went into Pending. Happily, and for the fourth consecutive two-month period we have had an increase.

We are seeing Sellers and Buyers coming to terms. There is a consistent increase in sales and a consistent decrease in the square footage price for Closed Sales – both sides of the market are coming together.

Now is the time for a little patience, or a little creativity, depending on your situation. The market is presently rebuilding itself from the bottom up. First time buyers are everywhere in the Valley and have begun to push the market up as the sellers of the homes they buy are purchasing at a higher level.

It WILL take some time but the market is slowly, slowly, slowly moving back up. The good news for those of us in Scottsdale Ranch is that it is going to recover faster in Arizona, and even more quickly in Scottsdale.

There is some excellent news in mid-2009 for first-time homebuyers and those seeking refinance assistance. Earlier this year our government created several programs to help solve our national housing problems.

The government’s initial effort was to help decrease the inventory of homes on the market by giving first-time homebuyers an added incentive to purchase a new home. A tax credit is now available for up to $8,000 for first-time homebuyers purchasing a primary home through December 1st of 2009. The fine print of the initiative reads that the tax credit is equal to 10% of the home’s purchase price not to exceed $8,000. When you combine the low down payment financing options offered

by FHA and other loan programs, the tax credit essentially reimburses all or part of the homebuyer’s down payment.

Scottsdale Ranch Market Report Each issue we will report on the previous two month’s activity. This issue reflects activity for April and May of 2009.

• There are currently 79 Active Listings in Scottsdale Ranch – down from 86 in last month’s report.

• For the April/May period, the square footage price for Active Listings was $269.28 which is up from the March/ April period of $222.85 per square foot for Active Listings.

• The average square footage price for Closed Sales for April/May was $186.21 which is down from the $232.00 for the March/April period.

In April/May we had 11 Closed Sales and 9 went Pending.

This is in contrast to the March/April period where we had 5 Closed Sales and 10 went into Pending. Happily, and for the fourth consecutive two-month period we have had an increase.

We are seeing Sellers and Buyers coming to terms. There is a consistent increase in sales and a consistent decrease in the square footage price for Closed Sales – both sides of the market are coming together.

Now is the time for a little patience, or a little creativity, depending on your situation. The market is presently rebuilding itself from the bottom up. First time buyers are everywhere in the Valley and have begun to push the market up as the sellers of the homes they buy are purchasing at a higher level.

It WILL take some time but the market is slowly, slowly, slowly moving back up. The good news for those of us in Scottsdale Ranch is that it is going to recover faster in Arizona, and even more quickly in Scottsdale.
