Brief Market Data for Paradise Valley (Inclusive of non-gated areas as well)

• The median home price of Paradise Valley homes is $1.315M versus $1.300M last month, $1.350M last quarter, $1.650M last year and $1.975M two years ago.

• The average home in Paradise Valley sold for 89% of list price last month, last quarter and last year.

• The price per square foot for all listed Paradise Valley homes is $460.95.

The price per square foot for the 28 properties currently in escrow is $274.83.

• The sales per month in Paradise Valley have averaged 28 homes for the last three months. The average for the last two years was 19 homes per month. (This stat is staying up.)

• The number of Paradise Valley homes listed for sale has held steady for six months now. (Once again this stat is better than if listings were increasing.)

After looking at the statistics above it’s natural to feel disappointed.

But as much as we may pine for the values of 2004-2008, our desires don’t affect value. “Perception is not what is, … it’s what man thinks is.”

In our market today, the perception of home values has changed.

As much as we don’t embrace this change, we must remember that values are what the market will bear. If you are curious about concrete quantifiable information with which to make your individual informed real estate decisions, you will not find a more interesting statistical analysis than I can provide. Next time you raise a bottle of water to drink, think about GIVING some water to the deserving and responsible St. Mary’s Food Bank.

Water bottles seem to be everywhere…except where it’s needed most! Summer is coming and water for the poor and homeless is a critical necessity in Arizona. There is never enough, and dehydration is the number-one cause of deaths for the homeless during the coming months.

St. Mary’s Food Bank Alliance, the world’s first food bank, is a cornerstone distributor for food, water and services to Arizona’s 13 of 15 counties.

They are committed to improving the quality of life for Arizonans in Homeowners Financial Group, need. For over annual “Water for Life” Program five decades, it has tackled many challenges through the vision of founder John Van Hengel.

Keeping pace with the growing need in our poor economic climate is a daily challenge. There are simple ways to contribute JUST WATER to St. Mary’s Food Bank that we can do as individuals, schools, businesses, associations, clubs and groups to assist our underserved fellow Arizona children and families. We are willing and able to create interesting and fun ways to contribute to summer water drives.

Once you get your water donation, fill those truck beds and backseats and take them down to St. Mary’s Food distribution center at 35th Avenue and Thomas. They will weigh your water donation and give you a receipt for the pounds you’ve contributed. You donation could mean preserving a life.

TIPS TO DONATE WATER: • Challenge your office members to bring in a pack of water and match it!

• Collect spare change in the house and encourage kids to turn it into a case of water to donate.

• Create a mini water drive: Post neighborhood signs, and meet at a local park on Saturday to collect.

• Neighborhood Water Stands! Have it be the new lemonade volunteer project for kids. Collect change or water cases to donate.

• Ask a local store to donate some water cases to St. Mary’s – they will receive a receipt.

• Classroom Project: Stack donated water in front of the class as a reminder of the competition and organize a donation day down to St. Mary’s.

• Host a family “Water-Q.” Grill outside and invite guests to bring a pack of water to contribute.

This paints a picture of a world-class community hero, Dr. Jeffrey Buchhalter MD, PHD at Phoenix Children’s Hospital who has pioneered ways to diagnose, treat, and cure epilepsy in children. He is the director of the PEMU (Pediatric Epilepsy Monitoring Unit) at the Children’s Neuroscience Institute and is a pediatric epileptologist.

Caring Dr. Buchhalter explains to his patients, “Epilepsy is like a storm in your brain.” Once the storm and its frequency of occurrence are properly identified, a number of treatment options can be utilized.

Buchhalter’s career highlights read like a Who’s Who in world-renowned pediatric medicine. He’s taught at Harvard and University of Pennsylvania Medical Schools, as well as directing and co-directing epilepsy programs at Children’s Hospital of Philadelphia, Oregon Health Sciences University, and most recently, The Mayo Clinic, Rochester. Dr. Buchhalter opened the epilepsy program at PCH in 2006, the first of its kind in Arizona.

Dr. Buchhalter’s research funding comes from the National Institutes of Health. He is currently working in collaboration with Columbia University to understand what components of epilepsy are inherited. He also reaches out to local neurogeomics divisions at the Translational
