Current Mortgage Rates Negative mortgage rates are a strange phenomenon where the lender pays the borrower, not the other way around. At first this seems ridiculous. Lenders want something for the use of their money. But not always. A Danish bank called Jyske Bank is offering a mortgage that pays the borrower. “Jyske Realkredit is ready with a fixedrate mortgage with a nominal interest rate of minus 0.5%,” says the bank. “Yes, you read right,” it continues. “You can now get a fixed-rate Mike Tompkins mortgage with a maturity of up to 10 years, where Sales Manager the nominal interest rate is negative.” (Of course, Mortgage Loan the bank warns, there will be fees, so you may not Originator actually get a return.) The question U.S. borrowers are wondering is, are negative mortgage rates coming to our shores? We predicted 3% rates. That happened. Then we forecasted 2% rates. Now, the 15-year fixed is on the cusp of breaking into the 2s, at just 3.05% as of August 15, 2019. Will negative rates be next? We’re not predicting that yet, but negative rates reinforce the fact that rates still have room to drop despite a precipitous fall so far this year.

Fall Has Arrived and My Listings Keep Selling As we roll into the fall season it’s time for cooler weather and football! It’s been quite a year, my listings continue to sell, and proud to say I have only had 1 listing expire with me over the past 15 years. It is undisputed that good agents have friends and family members too. So, it would be overly simplistic to assume that you should never work with a friend, discount broker or family member. However, both buyers and sellers should carefully consider which agent is the best for them. Buying or selling a home is a very important transaction, and it should be taken quite seriously. Before deciding to work with a friend or family member simply because you know them, you should ask very detailed and comprehensive questions to ascertain their level of competency. How active are other agents in the Orange Tree area, how many homes have they sold, does the agent care about getting top dollar to keep our neighborhood values up, or just interested in getting a sale? Do other agents know about our community e-mails, meetings, HOA or no HOA, golf course access, block watch, and so much more. I explain all of this information so the buyers agent and buyers know about our community. Another touchy area is that it is extremely difficult, if not impossible, to fire a friend or family member. Even when Sellers are extremely disappointed with the performance of their agent, they may find it difficult to complain or switch agents at the end of the listing period. If you have a family or friend in the business you may suggest you will receive a referral from the agent that works, lives, and sells in the area. Interviewing friends and family members may make sense, but a wise client should also interview other agents to make sure that their friend or family member would truly be the best choice for such an important transaction. Interest rates look to keep falling through 2019, so we should continue to see increased demand through the end of the year. 2020 is an election year, and traditionally we see the market slow down during election years as many buyers stay on the fence waiting for results.
