Current Mortgage Rates Mortgage rates logged their lowest monthly average in over three years last month, and it seems it wasn’t just a blip on the radar. According to three industry forecasts, the trend toward low mortgage rates, slowing home price growth and increased housing construction will continue well into 2020. Just yesterday, Freddie Mac reported an average 3.65% rate on 30-year, fixed-rate loans—a whopping 1.06% downslide since just one year ago. Looking at forecasts from the Mike Tompkins company, as well as from economists at Fannie Sales Manager Mae and the Mortgage Bankers Association, Mortgage Loan it appears low mortgage rates will persist. Originator Economists at Freddie Mac predict the fourth quarter of 2019 will average a 3.7% interest rate on 30-year, fixed-rate loans, with 2019 claiming a 4% average overall. Fannie Mae expects the year to average out at 3.9%, while the Mortgage Bankers Association predicts 3.8%. Looking further ahead, the three organizations expect even more favorable conditions for 2020, predicting average rates as low as 3.4%

The Orange Tree area continues to outpace many of the other luxury areas in the valley with 3% to 6% increases per square foot in the 1 to 2.5 million dollar range. The possible housing bubble talk makes no sense. Our inventory is below normal, the economy is strong, and is projected to remain strong, banks verify income, and appraisers are under a strict microscope. The luxury market continues to go gangbusters in 2020. Sales over $1 Million in 2019 outperformed 2018 by 10%, which makes it the #1 year for in Greater Phoenix in this price range. January closings were up 52% in this price and listings under contract are up 43%. With all this demand, one would think price appreciation would be rising significantly however that hasn’t happened yet. The average sales price per square foot between $1M-$2M has only appreciated 1% while those between $2M-$3M have appreciated 0.2% and those over $3M have increased 6%. The current appreciation rate per square foot is between 8-9% for Greater Phoenix as a whole.
